On the heels of breaking ground on Casa Wyn and Wyn 05 in Miami’s Wynwood Norte district, ABH Developer Group has broken ground on two more projects in the heart of the district. The first, Wyn Ave, located at 3332 NW 5th Ave., is a six-story mixed-use development featuring 44 apartments and 2,370 square feet of square feet of ground floor retail space. The second, W35 located at 319 NW 35th St., is a five-story mixed-use development featuring 24 apartments and 2,500 square feet of ground floor office space. MG3 serves as the general contractor for both projects. W35 is scheduled to be completed first in Q2 2025 with Wyn Ave following shortly thereafter in Q3 2025.

Designed by Modis, Wyn Ave seamlessly integrates a modern, urban design. The project offers a variety of studio, one- and two-bedroom layouts spanning from 423 to 874 square feet. Apartments include contemporary finishes, state-of-the-art kitchens and washer and dryer. Five retail spaces on the ground level will fuse the streetscape with vitality, among them of which is a prominent tenant to be announced in the near future. The building includes many desirable amenities including a rooftop pool deck, fitness center, garden, co-working spaces and electric car charging stations. With rents starting at $2,400, Wyn Ave is a rare opportunity for those seeking attainable rental options in a prime Miami location.

Also designed by Modis with a modern urban design, W35 offers move-in ready studios, one- and two-bedroom apartments ranging from 477 to 510 square feet. Units include high quality contemporary-style finishes, walk-in closets and washer and dryer. A rooftop terrace with a barbecue area and solarium provides an ideal setting for entertainment and relaxation with outdoor workspaces that deliver a serene environment for productivity. To promote eco-friendly transit, all residents will have access to complimentary on-demand electric scooters, fostering sustainable and convenient exploration of Wynwood, the Design District and Midtown.

"We're thrilled to have reached these milestones and extend our appreciation to the community for their unwavering support," stated Alexis Bogomolni, CEO of ABH Developer Group. "Wyn Ave and W35 are symbols of our dedication to sustainability and the creation of accessible living spaces in the dynamic Wynwood Norte District. Our vision is to help sculp the future of the Wynwood Norte community, enrich lifestyles, and contribute to the area's vibrancy. We’re excited to get these developments off the ground and deliver beautiful projects to the area.”

Valentin Carbonell, COO of ABH Developer Group, added, “These two pivotal projects will help reshape the 5th Avenue corridor in Wynwood Norte. Surrounded by an array of dining options, nightlife and easy access, 5th Avenue is becoming a hub of convenience and culture in our community, and we’re pleased to be part of the neighborhood’s revitalization.”

The Wynwood Norte district is bordered by I-95 to the west and North Miami Avenue to the east, and Northwest 29th Street to the south and I-195 to the north. Given its walkability to many art, cultural and entertainment and dining destinations along with its recent zoning overhaul, the neighborhood is poised for significant development.

ABH has topped off construction on Wyn 05, a mixed-use rental community with 25 modern apartments and approximately 1,000 square feet of retail space, and is under construction on Casa Wyn, a 24-unit condominium, both in Miami’s Wynwood Norte district. ABH Developer Group is the largest property owner in the Wynwood Norte District, having assembled a total of 180,000 square feet since 2021. The firm has 13 projects ranging from 24 to 150 units in various stages of development within the Wynwood Norte boundaries.

In the heart of Miami's vibrant cultural landscape, a remarkable transformation is underway. Led by Alexis Bogomolni, ABH Developer Group, a rapidly growing, fully integrated real estate firm, has taken the reins as the largest property owner in the Wynwood Norte District. Since 2021, the firm has methodically assembled an impressive 180,000 square feet of prime real estate within the district, setting the stage for an ambitious plan to revitalize this burgeoning neighborhood.

Wynwood Norte, nestled between I-95 to the west and North Miami Avenue to the east, with Northwest 29th Street to the south and I-195 to the north, has always held promise due to its proximity and walkability to art, culture, entertainment, and dining destinations including Wynwood, the Miami Arts District and Midtown. However, it was a recent zoning overhaul that truly unleashed the potential for significant development. ABH Developer Group saw an opportunity not just for growth but for the creation of attainable housing options that cater to working families and young professionals.

The firm's vision extends beyond constructing individual buildings; it's about catalyzing a community's resurgence. By amassing a collection of properties and embarking on a multifamily development journey, ABH aims to make a lasting impact on Wynwood Norte's landscape. They understand that revitalization requires more than bricks and mortar; it necessitates a commitment to the community's well-being.

To that end, ABH Developer Group has forged a close partnership with The Wynwood Community Enhancement Association. This collaboration aligns with working with the area’s stakeholders to restore and expand the neighborhood's housing stock, enhancing its quality of life, and making tangible improvements.

One of ABH’s latest projects, Casa Wyn, epitomizes their vision for sustainable, community-focused development. This strikingly designed boutique 24-unit condominium at 355 NW 31st St., offers all residents on-demand electric scooters with dedicated parking and storage. Wynwood Norte, with its tree-lined streets, wide sidewalks, and dedicated bike lanes, is a pedestrian-friendly neighborhood, and Casa Wyn not only promotes the use of eco-friendly transit but also enhances the neighborhood's overall accessibility and convenience. Casa Wyn is poised to breathe new life into the area, promoting an outdoor-centric lifestyle while minimizing traffic congestion.

“Our vision was to deliver a more sustainable development that will breathe new life into the area, foster a healthy lifestyle and minimize traffic. With its appealing price point, Casa Wyn will also further our goal of enhancing accessibility to home ownership, specifically targeting younger individuals who are eager to own their own apartments. In an environment dominated by developers building expensive condos, we’re aiming to counter the growing challenge faced by the younger generation.”

ABH Developer has also begun vertical construction on Wyn 05, a boutique four-story mixed-use development featuring 25 modern apartments and ground floor retail space at 3422 NW 5th Ave. Wyn 05 will present a coveted opportunity for renters and visitors seeking affordable and flexible living options in this prime location.

The firm is poised to break ground on two other projects in the Wynwood Norte district this quarter, including W35, a four-story mixed-use development with 24 sleek apartments, 2,500 square feet of ground floor office space and a rooftop terrace at 319 NW 35th St; and Wyn Ave, a five-story rental project located at 3332 NW 5th Ave. that will deliver an additional 48 apartments to the neighborhood.

Founded in 2021 and headquartered in Miami, ABH Developer Group has quickly become a prominent player in South Florida's real estate scene. With a portfolio that includes over 750 units in the pipeline, the firm is leaving its mark on the region's residential and commercial landscape.

As they continue their impressive growth, ABH Developer Group's efforts in Wynwood Norte exemplify their commitment to not just building properties but transforming communities. Through their collaboration with Wynwood CEA and their dedication to sustainable, attainable housing, they are helping shape a brighter future for this vibrant district. In the ever-evolving story of Miami, ABH Developer Group is a vital chapter, showing us that the true potential of a community lies in the hands of those who are committed to its growth and well-being. Wynwood Norte Takes A Step Towards Approval After Rezoning Approved By Miami City Commission

Wynwood Norte is one step closer towards approval after the Miami City Commission voted unanimously to approve the rezoning of the area just north of Wynwood to allow mid-rise development for infilled housing. The community plan still needs to be reviewed by state officials.

Wynwood Norte is one step closer towards approval after the Miami City Commission voted unanimously to approve the rezoning of the area just north of Wynwood to allow mid-rise development for infilled housing. The community plan still needs to be reviewed by state officials. The zoning changes included relaxing the parking requirements for both residential and commercial properties and allowing development up to four floors for projects with 20% affordable housing. In the development area on NW 36th Street and North Miami Avenue mixed-use projects can now rise up to eight stories and residential projects can now rise five stories. Miami-Dade County will also partner with developers to redevelop roughly 1,400 units on county owned land. The revitalization plan was organized by the Wynwood Community Enhancement Association and planned by PlusUrbia. The Wynwood Community Enhancement Association is made up of a mix of local residents, property owners, community organizations and local businesses who recognized that the current zoning stifled development in the area.
