The Fairchild Coconut Grove unveiled its chef-inspired, gourmet kitchens to top brokers last week in an evening that featured celebrity chef and winner of Food Network's "Chopped" Giorgio Rapicavoli of Glass & Vine. PROFILE Exclusive: Transforming Coconut Grove with David Martin of Terra
PROFILEmiami had the exclusive opportunity to sit down with David Martin, one of the founders of Terra and the mastermind behind Park Grove and Grove at Grand Bay. Find out how he is helping transform Coconut Grove into one of Miami's hottest neighborhoods.
PM: You guys have been integral in transforming Coconut Grove. What do you think of the recent new developments in Coconut Grove and the new energy they have brought?
DM: I think it is about time. I think that the world and the city is realizing a lot of the amazing assets thats Coconut Grove has. It has amazing parks, amazing schools, amazing people. Geographically it is strategically located to a lot of different other neighborhoods as well. Now with the Grove at Grand Bay project that we did, it was big, and now Park Grove with Related, I think that this is developing into a neighborhood with new architecture as well as with some of the old Florida architecture as well. It has a good diversity and design and I think that there is a lot of new restaurants that are coming and a lot of new retail. Coconut Grove is a neighborhood that has a lot of components but it is very quite and peaceful. That quiet innocence is what people are looking for to raise their families, or spend time with their families. A lot of our buyers are empty nesters so they're looking for urbanism and walkability so that tree canopy here and walkability is very important as well.
PM: How did the concept for Park Grove and the partnership between Terra & Related Group come about?
DM: My father (Pedro Martin) and Jorge (Perez) have been very good friends for many years and I have always respected a lot of Related's team so we decided to do this together and we are working to see how we can get the best out of each organization and really put it in place here in Coconut Grove. We are very excited and happy with the partnership. We were both going after the same site and we decided to do it together.
PM: Coconut Grove has seen some great towers be built in recent years. You guys built Grove at Grand Bay next door, what sets Park Grove apart from these other developments? What makes it so unique?
DM: Grove at Grand Bay is 3 acres, this one (Park Grove) is over 5 acres. Park Grove is a little more connected to the retail district and village. The amount of amenities in Park Grove is a significant number so those are some of the unique things. Also the residences, Park Grove's columns are on the exterior of the building while the columns at Grove at Grand Bay are in the interior of the residences.
PM: What is the best feature that residents will enjoy?
DM: Two things, the ceiling heights are pretty significant. Were talking about 12 feet which is an important component. Most of the comparable buildings are 9 or 10 feet. The views and the design of this building is very intellectual and very "amenitized" so I think residents are going to see a lot of see a lot of services here that is unique to other buildings.
PM: What will Park Grove mean to Coconut Grove and Miami in the short & long term?
DM: I think that there is a few things. This development will bring over 200 families to come live and be part of Coconut Grove's urban life. Also the tax revenue from this development is going to create a good financial engine for the city to create projects that will improve people's lives.
PM: Where do you see Coconut Grove's place in Miami in the next 5 to 10 years?
DM: What is interesting about Coconut Grove is that it has very restrictive zoning so I don't see many opportunities. I think that this (Park Grove) is one of the last sites left to really build something of significant scale so most of the Grove is either single family residential or T-5 in the urban district which is 5 stories so overall I think that this is going to be a unique project for many years.

PROFILE Exclusive: Terra Group Celebrates Park Grove Top-Off With Tour & New Renderings Released
Park Grove, a 3-building joint venture between Terra Group and Related Group, has celebrated the top-off of Two Park Grove as the project continues to transform the Coconut Grove skyline. They also released new renderings of the restaurant which will be by Miami restauranteur Michael Schwartz, which he said will feature a wood-fire grill and will be designed by Meyer Davis. Terra Group also released new renderings of the 5-acre "park" initiative, the lush amenity deck featuring a sculpture park, amphitheater and 5-acres of private, serene, lush landscaping for residents to enjoy, designed by Enzo Enea. According to developer David Martin, residents will notice that 12 foot ceiling height as well as the exterior column exoskeleton design as opposed to interior columns, allowing sweeping glass wall views of Biscayne Bay directly out to the Atlantic Ocean.
"This is developing into a neighborhood with new architecture as well as with the old Florida architecture so it has a good diversity and design. There are a lot of new restaurants that are coming and new retail, so I think that Coconut Grove is a neighborhood that has a lot of components but is very quite and peaceful," said developer David Martin of Terra Group. Terra Group & Related Group's Joint Venture Park Grove Approaches Top-Off in Downtown Coconut Grove
Park Grove is a 3-tower, LEED Silver certified development in Downtown Coconut Grove, built as a joint venture between Miami powerhouse developers Related Group and Terra Group. Park Grove is designed by Pritzker Architecture Prize winner Rem Koolhaas, whose clients include Tom Ford, Harry Winston, and the Faena Arts Center, in partnership with the Office for Metropolitan Architecture (OMA) and Arquitectonica. The project features 260-condo units across 3-towers, which start at $2 million. One Park Grove and Two Park Grove will be the closes to Biscayne Bay, while the third building, Park Grove Residences, will be on the downtown side of the property. The building will feature a restaurant by Michael Schwartz and 5-acres of lush landscaping throughout the property featuring a sculpture park designed by Enzo Enea. Other amenities include indoor & outdoor yoga spaces, signature spa with steam room and sauna, state-of-the-art gym, luxurious pool with cabanas, wine storage and tasting room, movie theater, adult game room, butler service, nautical concierge for yacht booking, and full-service staff.
Arbor Coconut Grove, A 52-Unit Boutique Condo Development, Coming to Downtown Coconut Grove
There is a new boutique condo development currently in prelaunch phase coming to Downtown Coconut Grove. Arbor Coconut Grove will be a 5-story, 52-unit condo development located directly behind CocoWalk. Arbor will be developed by Urban Atlantic Group and Oak Ventures and designed by Behar Font & Partners with landscape design by Witkin Hults. Units will come in 2 and 3 bedroom layouts finished raning from 1,400 SF to 2,000 SF. Units will come delivered with tile floors and top-of-the-line appliances. Duplex loft and townhome style units will feature 20' ceilings while the rest of the units will get 10' ceilings. There will also be 4 penthouses with private balconies. Amenities include a courtyard pool deck with pool and grilling areas along with a "bicycle concept" described by Nick Hamann of Urban Atlantic Group, which will allow residents to store, share and service their bikes. Units start at $799,000 targeting families that have been priced out of the Coconut Grove market but still want to live in the residential community. Urban Atlantic Group is headed up by Nick Hamann and Oak Ventures by Jeremy Waks. Sales will be overseen by Douglass Elliman as the exclusive sales broker for the project. The sales gallery just opened and the developers already expect to deliver the project in Fall 2018.

"Glass House Project" Coming to Plaza Street Coconut Grove
One of the last untouched areas of Miami's exclusive and historic Coconut Grove neighborhood is about to get a major shake-up. "Glass House Project" by developer LointerHome will bring 6 homes to the Plaza Street, Williams Avenue and Charles Avenue area and add to the quickly developing neighborhood that got lost in time. LointerHome will kick off their project in a collaboration with Louis1978 to bring an art installation including 10-foot sculptures to 2 of the lots on Williams Ave. and Charles Ave. The homes will be designed with a Coconut Grove vibe by William Hamilton Arthur IV and will range fro 1,900 SF to 2,500 SF. Pricing will start at $700,000. Construction will start this Spring and will complete in December 2016. The project will be listed with Roque Castro of Douglass Elliman.
The Coconut Grove area has seen lots of development with luxury townhomes setting record sale prices for the area on Day Ave, Elizabeth Street, New York Street, amongst others. 3025, 3027 3035 and 3037 Elizabeth Street and later 3274, 3276, 3270 and 3272 Day Avenue amongst others by Insignia Development Partners brought contemporary townhomes to a delapitdated area of Coconut Grove. Insignia Development Partners has successfully development many projects in the immediate area selling for over $700,000. New projects have recently been proposed on Plaza Street including Biscayne Capital Partner's "Grove Place," which will bring 2 luxury townhomes to 3164 Plaza St. The project will be listed with Demetri Demascus of Spectrum Realty Group. "Grove Place" is currently in the development stages.

PROFILEmiami had the exclusive opportunity to sit down with Oscar Rodriguez and Ricardo Vadia, the founders of ROVR Development and masterminds behind the notable new luxury-boutique condo development The Fairchild Coconut Grove. Together they shared their insights on their new project, careers in the South Florida real estate industry as well as their thoughts on Coconut Grove and the rest of the Miami real estate market.
PM: The Fairchild Coconut Grove seems to envelope residents with the vibe of Coconut Grove. Where did the idea come from?
OR: We found this opportunity to be unique because this is a boutique building, very private. Many of the large buildings currently being built throughout Miami-Dade County are in highly dense urban settings. In comparison, when you walk out of the front door of The Fairchild Coconut Grove, you are in a very exclusive neighborhood with single-family homes where people are walking their dogs, running, and biking. The location, coupled with its Bayfront setting made it too hard for us to pass on. We absolutely loved the site.
PM: What makes The Fairchild Coconut Grove so unique?
OR: Many things. The combination of luxuries and amenities that you have within the building itself, the surrounding neighborhood and waterfront accessibility, all within minutes of either downtown Miami or downtown Coconut Grove sets The Fairchild Coconut Grove apart from other developments.
For example, our pool directly overlooks Biscayne Bay and we will have a floating dock on the Bay from which you can launch kayaks and paddle boards directly.
We were also able to maximize the roof-decks because we don't have as much equipment as a high-rise would have. Towards the lower scale part of the building we have a typical New York rooftop garden with cove seating and an outdoor theater. These features, paired with the quaint and boutique nature of the building’s design, are part of what makes The Fairchild Coconut Grove unique.
PM: What is the best feature that residents will enjoy?
OR: In the world of boutique buildings, we offer significant amenities, among them direct water access, the highly detailed specifications of the kitchen, the floor plans, the neighborhood itself and the ability to be in an enclave setting but minutes from everywhere.. It really is the most inclusive product that is out there, including many of the other buildings in Coconut Grove.
PM: What do you think of the recent new developments in Coconut Grove and the new energy they have brought?
OR: I think that they are beautiful and well-designed. They are being developed by some serious and reputable companies with positive track records. When you have people such as Jorge Perez, David and, Pedro Martin and Peter Garner taking big risks and who have interest in investing, it isn't by coincidence. It is because this is a beautiful area and it really has great value. That proves that Coconut Grove is highly sought-after and it is just on the verge of emerging.
PM: Where do you see Coconut Grove's place in Miami in the next 5 to 10 years?
OR: Coconut Grove has been a focal point of Miami since the 19th century. It has a reputation for being a highly exclusive and nature-oriented neighborhood with a lot of green space and pedestrian-friendly sidewalks. Many of South Florida’s historical figures have lived in Coconut Grove and I think it will always retain that mystique.
What we are finding though is that, in addition to the residents that have always lived in Coconut Grove, a more internationally affluent buyer is coming to live here. I think that continues to increase Coconut Grove’s demand.
Where else in Miami do you have a waterfront neighborhood with rich history and native landscaping all bundled up into one package? That’s what drew us to Coconut Grove as a possible development site and that’s one of the reasons we are here.
