A record-breaking sale took place in Pinecrest for a property that was on the market for just 6 days and sold for $5.6 million. 6035 SW 92nd Street is the most expensive resale of a home that is over 10 years old in Pinecrest. The home, dubbed “Magnolia House,” was purchased by Marc and Kerrie Ferrentino who are relocating from New York. Marc is the Chief Strategy Officer of tech company Yext. They were represented by Blair Sonville with Lowell International Realty and Michael Martinez with ONE Sotheby’s International Realty represented the seller, Matthew Adler, who is a prominent real estate developer.

Magnolia House was designed by architect Cesar Molina and built by Mackle Construction. The home features 7-bedrooms and 8.2 bathrooms with 8,863 sq.ft. of living space. The sale, which closed for $4.15 million, was represented by Hilda Jacobson and Barbara Estela of Douglas Elliman. The estate, which is located at 6801 SW 92 St. in Pinecrest, was completed in 2017 and was developed and sold by Bahri Developments, Inc. The 7,808 SF residence is spread over 8 bedrooms and 8.5 bathrooms. The property is fully gated for ultimate privacy and is designed with superior finishes including Mia Cucina Italian designed kitchen cabinetry and vanities, smart home technology and Lutron systems, elevator, double-height ceilings with floor-to-ceiling glass, a resort style professionally landscaped grounds, heated pool, fully equipped outdoor kitchen and an adjacent guest quarters/gym with a full bath. 6801 SW 92nd Street was listed for $4.4 million. 

South Miami Becomes First City in Florida to Mandate Solar Panels on New Homes

South Miami has become the first city in Florida to mandate solar panels on new homes, joining 3 cities in California including San Francisco as the only cities in the U.S. to implement the legislation. The mandate also applies to those seeing to increase the square footage of their home by 75% or more. The legislation states that there must be 2.75 kW for every 1,000 SF of roof space.   

“This is about my children and my grandchildren and your children and grandchildren. We are running out of time. It benefits everybody except auto companies and the utilities,” said South Miami Mayor Phillip Stoddard.

The mandate has been met with opposition from residents, developers and city officials alike, as some feel that it is another case of government overreach. Others argue that the new mandates push the cost of living higher, hurting affordable housing and development in the city.

“All over South Miami, houses are being torn down,”said South Miami City Commissioner Josh Liebman. “This is government bureaucracy on the most micro-level. We must protect freedom of choice.”

Stoddard has advocated for implementing renewable energy solutions and reducing carbon emissions to help combat environmental factors such as global warming and rising sea levels. The final vote is on July 18, 2017 and is expected to pass after city commissioners approved the legislation 4-1 in early July 2017. Tesla's sister company, Solarcity, headed by Elon Musk has made major inroads bringing renewable energy to consumers offering solar panels, an integrated "Solar Roof" that is blended into the roof shingles, and a Powerwall that acts as a generator. Former NBA star Carlos Boozer has listed his Pinecrest mansion for $3.95 million. The home is a 7,250 SF Mediterranean covering 7 bedrooms and 8.5 bathrooms. The Miami Heat's 24 year old Tyler Johnson purchased a mansion in Pinecrest for $4.85 million, as reported by The Miami Herald. The 6 bedroom 10 bathroom residence was listed with Douglas Elliman and is close to 12,000 SF. It features a beautiful pool, 2 kitchens, media room, basketball court, elevator, multiple living rooms and outdoor entertainment area with summer kitchen. Johnson signed a $50 million deal with the Heat earlier this year.
