An entity tied to One Thousand Group, whose principals include Louis Birdman, Michael Konig and Kevin Venger have just submitted to the City of Miami for UDRB review a 47 Story – 635’ tall class-A ultra-lux office tower designed by the firm of KPF Kohn Pederson Fox (KPF) one of the largest architecture firm in New York City where it is headquartered. KPF known as one of the top global architecture firm in the world for office towers having designed One Vanderbilt, 10, 30 & 55 Hudson Yards in NYC, 52 Lime Street in London, and 18 Robinson in Singapore, amongst many notable projects other around the world.
The KPF designed tower plans were files by Tower 36, LLC an affiliate of One Thousand Group via Hollywood, FL based ODP Architecture & Design who will be serving as the Florida Architect of Record for the yet to be named project, which is currently being referred to as Tower 36. A city of Miami UDRB hearing is set for next Wednesday October 18th to review the proposal which has been submitted.
The 1.6 Acre assemblage is located on the NE Corner of Biscayne Boulevard and 36th Street the plans that have been submitted include 29,000+ SF of Commercial space located in the buildings podium, 312,000+ SF of Office Space in the tower, with 671 parking spaces. The proposed project totals 610,000+ SF of floor area. Tower 36 is proposed at 47 stories with an overall planned height of 635’ where 649’ is permitted as of right under the Miami21 Zoning Code.
