Melo Group Tops Off Construction On South Tower at Aria Reserve in Edgewater

Melo Group has topped out Aria Reserve’s Arquitectonica-designed South Tower at 62 stories. The widely anticipated dual tower project in Edgewater, Miami, is the latest entry by the Melo Group into the high-end luxury market. Both towers are now officially expected to be fully completed in a record-breaking three-year timeframe since groundbreaking. The south tower is close to being sold out with over 95% of sales and the north tower is at 85% percent to this day. A few weeks ago, the developer announced it was lowering the deposit requirement to 20% due to the project’s success.

Aria Reserve is a luxury condominium development underway by the Melo Group in Miami’s Edgewater neighborhood consisting of two 62-story towers situated on five acres of waterfront land at 700 NE 24th. Street along Biscayne Bay. The development will mark the tallest waterfront dual residential towers in the United States. Slated for completion in 2025, Aria Reserve will feature 383 residences, over two-acres of exceptional open-air amenities, breathtaking architecture, and an enviable bayfront location that boasts direct unobstructed views of Biscayne Bay, the Atlantic Ocean, and the Miami Beach skyline. Aria Reserve’s was designed by internationally acclaimed architect Bernardo Fort-Brescia of Arquitectonica, with interiors by MORADA Haute-Furniture Boutique, and landscaping by ArquitectonicaGEO.

“Aria Reserve is the only development of this magnitude on Miami’s waterfront that is delivering in the next year. As the pioneer developer of Edgewater, it took us years to delicately assemble five acres of land that will now be one of the most marvelous landmarks in Miami’s waterfront skyline, with easy access to Miami Beach, downtown and Brickell and mayor highways.” Added Carlos Melo, Co-Principal, The Melo Group.

The project includes two acres of recreational space and open-air amenities. Aria Reserve offers tennis courts, paddleball, a semi-Olympic lap pool, a minigolf and pickleball, an ultramodern gym, and a half-basketball court. The amenities at Aria Reserve will also include one of the few waterfront restaurants in Miami, access to the Bay Walk, and a private dog park. In addition, there will be gardens, pools, a spa, a wine cellar, and internal and external social areas.

On the ground floor along 23rd Street, Melo Group is developing a public park with open green space that will connect to the Miami Bay walk, providing direct access to the 5-mile-long pedestrian and bicycle-friendly waterfront walkway which runs along Biscayne Bay from Edgewater, around Brickell Key, and all the way to Brickell Bay Drive in Brickell. Situated along the bayfront just north of Downtown Miami, nestled between the Venetian and Julia Tuttle Causeways – the two main arteries connecting the City of Miami and Miami Beach – Edgewater has fast-emerged as the epicenter of the new Miami. The surrounding neighborhoods of Downtown’s Arts and Entertainment District, Miami Design District, Wynwood Arts District, Midtown Miami, and Miami Beach put residents within blocks of dozens of luxury retail shops, high-end restaurants and world-class arts and culture venues.

Melo Group has been one of the most prolific development firms in Greater Downtown Miami with a portfolio of more than 8,000 residential units completed. Over the last two decades, the Melo Group has delivered 25 residential towers across Miami’s Central Business District, Edgewater, downtown. They are positioned as one of Miami’s most prominent long-term investors and landowners.
