Continuum Company Locks Down $67 Million Construction Loan For La Baia North, Bay Harbor Islands

Continuum Company has secured a $67 million construction loan from S3 Capital to advance La Baia North, its second boutique bayfront condominium in Bay Harbor Islands. The eight-story project at 9481 E Bay Harbor Drive will feature 57 residences, is already 75% pre-sold, and is scheduled for delivery beginning of 2027.

The milestone underscores the vision of Ian Bruce Eichner, the acclaimed New York developer behind Continuum South Beach, Continuum Club & Residences, and the recently acquired Palm Tree Club site in North Bay Village.

With La Baia South, its sister project, fully sold and expected to receive its Temporary Certificate of Occupancy in Q4 2025, La Baia North continues Eichner’s mission to deliver transformative waterfront projects that redefine luxury living in South Florida.

In line with Continuum’s hospitality-first approach, buyers receive lifestyle-driven services including a private yacht club membership,exclusive access to Dorsia app, and Boucher Brothers beach parnership, as soon as contract signing.

The development is strategically located near popular attractions such as Bal Harbour Shops and Miami's beaches. Each unit offers expansive layouts with terraces, catering to both luxury and convenience. The interiors, curated by Durukan Design, will feature European wide-plank wood flooring, custom kitchens with Miele appliances, and high-end finishes throughout.

La Baia North also boasts over 20,000 square feet of amenities, including a rooftop deck with a splash pad, a fitness center, heated spas, and a sunset lounge with a fire pit. Additional amenities include kids' play areas, a rooftop grill station, and water sports facilities. Additional amenities at La Baia North include: dock-side pick-up and drop-off area; residents’ Tesla program; water sports launch dock with kayaks, inflatables, and paddleboards; and more. Residents will also have access to a 24/7 concierge, valet services, and a full-time property manager for added convenience.
