Selling Globally: Using Technology to Access International Real Estate Demand
Real estate has always had a global audience, but access has historically been limited by geography, timing, and process. Today, that dynamic has shifted. International buyers are more informed, more selective, and increasingly comfortable transacting remotely. What was once a relationship-driven, in-person process is now being redefined by digital access and immediacy.
PropTech is at the center of this shift, giving developers and sales teams the ability to reach, engage, and convert buyers anywhere in the world.
The opportunity is significant. Markets like New York City, Miami, Dubai and Toronto have long attracted international interest, but that demand has taken on new importance in today’s environment. Global buyers can act as a stabilizing force when local markets slow, bringing in diversified capital driven by lifestyle goals, long-term investment strategies, or currency advantages. For new development projects, expanding beyond a local buyer pool is no longer a bonus, it is a necessity.
Historically, reaching these buyers came with challenges. Physical sales galleries limited access to those who could be present. Time zone differences slowed communication. Inventory and pricing were not always transparent or easily accessible. Transactions often required layers of manual coordination, adding friction to an already complex process. These barriers made it difficult to effectively engage international prospects, let alone convert them.
PropTech has fundamentally changed that equation. Today, buyers can explore projects at any time, from anywhere, through centralized digital platforms like BLACKLINE. Real-time inventory and pricing provide clarity and confidence, while digital contract generation and secure deposit systems streamline the path to purchase. The reliance on physical presence has been replaced with a model that prioritizes accessibility, speed, and transparency. For developers and sales teams, this means the ability to operate continuously, without the constraints of geography.
Equally important is the experience itself. For international buyers, confidence is built through clarity and immersion. The traditional sales gallery has evolved into a digital environment where high-quality renderings, interactive digital twin models, and virtual walkthroughs bring a project to life. These tools are not simply visual enhancements, they are essential in helping buyers understand space, context, and value from a distance. A well-executed digital experience ensures that the story of a development remains consistent, regardless of where the buyer is engaging from.
Behind the scenes, data plays a critical role. Modern CRM systems allow teams to track every interaction, from initial inquiry to final purchase, across multiple regions. This level of visibility provides insight into buyer behavior, preferences, and intent. It enables more targeted outreach, more relevant communication, and ultimately, more efficient sales strategies. Digital marketing channels can then be layered on top, allowing teams to reach specific international audiences with precision, rather than relying on broad, unfocused campaigns.
The competitive advantage is clear. Developers and sales agencies that embrace PropTech are able to move faster, operate more efficiently, and extend their reach far beyond traditional boundaries. They are no longer limited by physical infrastructure or local demand. Instead, they are positioned to meet buyers where they are, with the tools and information needed to make confident decisions.
The shift from local to global selling is already underway. PropTech is not an added layer to the sales process, it is becoming the foundation. As the industry continues to evolve, we are seeing developers go all in on these platforms to create a borderless approach to capture the next wave of international demand.

Inside Alhambra Parc: Where Miami Luxury Meets BLACKLINE’s Sales Technology
In Miami’s pre-construction market, where competition is fierce and buyer expectations are higher than ever, standing out takes more than prime location and beautiful design. At Alhambra Parc Residences in Coral Gables, that competitive edge comes from BLACKLINE, a platform built to power sales and transform the way buyers connect with new developments.
In Miami’s pre-construction market, where competition is fierce and buyer expectations are higher than ever, standing out takes more than prime location and beautiful design. It requires a sales experience that is as elevated as the residences themselves. At Alhambra Parc Residences in Coral Gables, that competitive edge comes from BLACKLINE, a platform built to power sales and transform the way buyers connect with new developments.
Blending Mediterranean-inspired architecture with modern amenities, Alhambra Parc captures the spirit of Coral Gables. But what sets it apart is not just its design — it is how the development is brought to life inside the sales gallery. Instead of simply using traditional boards and models, buyers are invited to experience the residences through BLACKLINE Realm, an immersive platform that allows them to explore layouts, compare floor plans, and even visualize views with a simple touch.
“BLACKLINE really sets our sales gallery experience apart,” says Anniella Tabraue, Sales Director for Alhambra Parc. “Buyers want more than a brochure. The 3D model allows us to show buyers where units are within the building and they can truly experience their views throughout the different times of day as well as understand the setting of the surrounding area.”
For the sales team, the benefits run even deeper. BLACKLINE is more than a presentation tool — it is the engine that drives every aspect of the sales cycle. Pricing, inventory, and client data are all centralized, ensuring accuracy and saving valuable time. “It keeps everything organized,” Anniella explains. “Everthing is updated in real-time so I know the details I’m showing clients are always current. With BLACKLINE, we’re able to match the sophistication of the product with a sales process that feels just as elevated. It makes a real difference.”
Beyond inventory management, BLACKLINE’s platform streamlines workflows for agents. From generating real-time availability reports to tracking buyer activity, the system equips the team with insights that inform strategy and improve efficiency. Features like digital reservations and automated contract workflows also make the experience seamless for buyers, making the path from interest to purchase smoother than ever.
Clients have also embraced the technology. As Tim Ng, Founder & CEO of BLACKLINE, explains: “What buyers love about BLACKLINE Realm is the ability to explore a home in a way that feels personal. They can walk through different layouts, compare options, and visualize what their life could look like before construction even begins. It brings confidence to a process that can otherwise feel abstract.”
For developers and sales agencies, the takeaway is clear. Success is no longer just about building beautiful residences — it is about creating a sales journey that reflects the lifestyle buyers are investing in.
For buyers exploring a project on BLACKLINE, they can see the spaces in real time, interact with the options, and make decisions with confidence. It’s a transparent and exciting process.
By pairing Alhambra Parc’s timeless design with BLACKLINE’s innovative sales engine, the team has set a new standard for what new development sales in Miami can look like.

YUPIX, an immersive technology platform that is revolutionizing the real estate industry, has expanded their partnership with nationwide developer Property Markets Group (PMG) following unparalleled sales in their first project together, E11EVEN Hotel & Residences, co-developed by E11EVEN Partners. This second phase in the ongoing partnership puts four exclusive new residential towers across Miami in front of high-net-worth buyers through multisensory meta-reality tours before construction begins.
Data from YUPIX’s meta-reality tours with PMG have shown a high sales conversion rate above 90% in multi-million dollar residences. A testament to the technology’s power to influence decision making, over $700 million were generated in direct sales over a 5-month period as a result of the YUPIX tours for E11EVEN Residences.
“Our partnership with YUPIX has been extremely successful and we are excited to expand it to our other projects,” said Ryan Shear, Managing Partner of PMG. “YUPIX’s immersive experience is one of the many reasons why E11EVEN Residences Beyond has been so well received. Virtual Reality and meta technology are tools that help us as developers work more efficiently and help buyers make more informed decisions.”
YUPIX’s cutting-edge technology will be on display in each building’s sales gallery and pop-up activations, allowing prospective buyers to interact with meta-reality simulations of a tower’s opulent amenities, panoramic views, and high-design residences. Using high-definition headsets and an acute attention to detail, the tours allow participants to gain a deeper perception of each development - like walking through various unit layouts and visualizing customized finishes. With Miami a booming market for international buyers, YUPIX showcases projects to a global audience by offering tours in cities around the world - from Dubai and New York to Mexico City and Nassau.
“Our technology’s hyper-realistic content offers users the opportunity to experience a product from anywhere in the world before construction even begins,” said Patricio Navarro, CEO of YUPIX. “It disrupts the industry’s traditional sales process; allowing developers to sell the most expensive units and penthouses before breaking ground, which is historically unheard of.”
The YUPIX Arena is located at 2811 NW 5 Ave., Miami, FL 33127, and offers tours by appointment only.

Wellness Real Estate Is On The Rise. Inside Healthy Homes With Cyber-Wellness.
The world’s first home automation system was invented in 1966 by Jim Sutherland. ECHO IV, or Electronic Computing Home Operator, allowed users to control their home’s temperature, store recipes or shopping lists, and power appliances. However, ECHO was never commercially sold.
The world’s first home automation system was invented in 1966 by Jim Sutherland. ECHO IV, or Electronic Computing Home Operator, allowed users to control their home’s temperature, store recipes or shopping lists, and power appliances. However, ECHO was never commercially sold.
It would only be until the 1970s when general-purpose home automation technology would be first introduced to the public. At first, the technology was only simple enough to make appliances and light fixtures in homes run more efficiently. Since then, home automation has evolved into smart-home technology and integrative systems for climate, entertainment, security, and more. One such system is the 2019 DARWIN Home Wellness Intelligence platform, the first of its kind ever.
DARWIN is a network designed to be integrated into the home and target respiratory, cardiovascular, and immune and cognitive health through methods including air purification, water filtration, circadian rhythm lighting, and comfort-focused technologies to simulate the outdoors. According to Delos, the company behind DARWIN, the system uses algorithms and sensor technology to help reduce stress, improve quality of sleep, and increase performance.
Delos believes that our environment, or our homes, are the places that contribute the most to our health--up to 70%, they claim.
Consumers are considering their health and the ways in which they can upgrade their homes with new technologies more than ever before, especially while many are self-quarantining due to the COVID-19 pandemic. One of the more popular and readily available automation devices is the Amazon Echo, which is a smart speaker that allows users to answer questions, play music, and control home devices. Amazon said in January of 2019 that more than 100 million “Alexa” devices had been sold, highlighting the demand that has risen towards these types of systems.
One Miami-based company that has been the catalyst that simplifies complex innovations in personalized solutions is the tech integration company HEDSouth, which has been installing wellness technology in homes and other spaces since 2018.
HEDSouth is now one of the first 50 accredited and approved dealers for DARWIN, and the only Miami installer for it. HEDSouth, which has expanded into Southern California, also carries electronics and luxury brands such as Lutron for lighting and custom motorized shades, Sonos for Music, Sony for premium video entertainment, and Crestron, Savant, and Josh.ai for complete and simple control.
Developers, real estate leaders, and design professionals alike are thinking ahead about the future of at-home wellness technology, with much of South Florida welcoming its first wellness residences. These include private single-family homes and Coral Gables’s Villa Valencia, the first U.S. condominium development to debut DARWIN. Projects by HEDSouth with wellness elements are underway in Boca Raton, Weston, Fort Lauderdale, and Miami.

How Can Offices Fight Off Viruses? Clean Science Solutions Completes 18 Month Field Study To Purify Indoor Environments & Eliminate Most Viruses
Clean Science Solutions, a New York City-based real estate proptech firm that specializes in commercial solutions to purify air and sanitize surfaces, has completed an 18 month field study demonstrating that the technology effectively sanitizes air and surfaces from bacteria, viruses, mold, VOCs, smoke and odors.
The timing for such technology is now more important than ever as COVID-19, also known as the novel Coronavirus, has reached pandemic status in the United States.
Clean Science Solutions partnered with a leading New York City-based real estate development and investment firm who owns and manages over 6.5 million SF of property in New York City, to run the 18 month field study to test Clean Science Solution’s PHI-Cell® units within a 50 story, 1.2 million SF building. The firm found the results extremely compelling— lowering VOCs in the air at a rate significantly faster than natural (or HVAC-system-induced) dissipation.
“I’ve always felt like the next revolution in this world is environmental, and now we are looking at an indoor environmental revolution,” said Thomas M. Misisco, the CEO of Clean Science Solutions. “Some commercial properties have contaminated HVAC systems and now, seeing the effects that COVID-19 has had on our community, we expect a rising demand for clean, purified air in both the workplace and residential properties. We offer a solution for building owners to provide their tenants with a cleaner working environment to offer their employees, clients and customers.”
If not property maintained, heating ventilation and air conditioning systems (HVAC) are prone to mold growth and harboring viruses and bacteria. Clean Science Solutions offers building owners and tenants a peace of mind trusting that the air and surfaces in their buildings are continuously and actively cleansed to reduce toxins above and beyond the typical HVAC maintenance schedule. The Advanced Oxidation Technology (AOT) works on a molecular level to reduce toxic compounds in the air and on surfaces. The system supplements your existing filter and is 99% effective in reducing viruses and bacteria like MRSA, Swine Flu, Norovirus and more. It also reduces VOCs up to 99%, odors and mold up to 98% and smoke up to 70%.
Clean Science is a licensed distributor and reseller of patented Photohydroionization® PHI-Cell® or REME Halo® patent pending technologies manufactured by RGF Environmental Group, Inc, offers air and surface purification units which leverage AOT to kill bacteria, viruses, mold, and drastically reduce VOCs and odors within interior environments. Over the last 15 years, this technology has been installed to serve customers across several industries including healthcare, food processing, military, government, marine, hospitality, and residential and commercial real estate.
COVID-19 is genetically similar to other viruses that RGF has previously tested. This has given reason to believe that RGF technologies could be effective in reduction of COVID-19, however, no definitive claims can be made at this time. COVID-10 is a member of the RNA Coronavirus subfamily which have validated test results showing a 99+% reduction in similar viruses.
Clean Science products consume very low amounts of energy, about 12 watts, which is about the same as the lightbulb in a refrigerator, and test safe for Ozone levels, emitting little to none. Clean Science Solutions helps landlords bring peace of mind to themselves and their tenants while also helping them reach their target IAQ standards to pass sample tests for LEED Certification.
