Ken Griffin Acquires $1.1 Billion Mana Wynwood Portfolio in Largest Land Assemblage Deal in Florida History
Wynwood is set for another major transformation following the $1.1 billion sale of the Mana Wynwood portfolio to billionaire Citadel founder and CEO Ken Griffin, marking the largest land assemblage transaction in Florida history and paving the way for a new 35-acre Carnegie Mellon University campus in Miami.
The transaction transfers one of Wynwood's largest consolidated property assemblages from investor and developer Moishe Mana to Griffin. Rather than pursuing a conventional mixed-use redevelopment of the sprawling portfolio, the property is planned to become Carnegie Mellon University Miami, establishing a major new academic, research and innovation hub within the neighborhood.
The Miami campus is part of Griffin's newly announced $3 billion commitment to Carnegie Mellon University, with approximately $2 billion dedicated to establishing the university's Miami presence, including the value of the Wynwood real estate.
Carnegie Mellon plans to begin enrolling students in Miami in 2028, with the campus eventually expected to accommodate more than 3,500 students, approximately 300 faculty members and more than 600 staff. Construction could begin as early as next year.
The new campus is planned to incorporate research facilities and spaces connecting academia with industry and entrepreneurship. Carnegie Mellon is internationally recognized for programs including computer science, artificial intelligence, engineering and robotics.
The acquisition encompasses approximately 35 acres in Wynwood, including the property associated with Mana Wynwood at 318 NW 23rd Street. The existing complex is anchored by a convention center and has become a major destination for events including the III Points music festival.
The transaction arrives as Wynwood continues its evolution from an industrial and arts district into one of Miami's fastest-growing mixed-use and residential neighborhoods. New condominium and multifamily developments, offices, hotels, restaurants and retail have introduced a growing permanent population to an area once dominated by warehouses, galleries and nightlife.
A university campus of this scale introduces another major component to that transformation. Thousands of students, faculty and staff could establish a substantial year-round population while generating additional demand for housing, restaurants, retail and businesses throughout Wynwood and surrounding neighborhoods.
Griffin had already expanded his presence in Wynwood earlier this year through the acquisition of the 545Wyn office building at 545 NW 26th Street for more than $180 million alongside Goldman Properties.
The $1.1 billion acquisition and planned 35-acre Carnegie Mellon University Miami campus represent a significant new chapter for Wynwood, adding education, research and technology to a neighborhood already undergoing substantial residential and commercial growth.

Former Site of Al Capone's Historic Palm Island Estate Sells For $21 Million
The former site of Al Capone’s longtime Miami Beach estate has traded for $21 million, marking the latest chapter for one of the city’s most historically recognizable residential properties. Located at 93 Palm Avenue on Palm Island, the now-vacant waterfront property features 100 feet of frontage on Biscayne Bay. The site was previously home to the sprawling estate once owned by the notorious Prohibition-era crime boss before the residence was demolished in 2023.

Located at 93 Palm Avenue on Palm Island, the now-vacant waterfront property features 100 feet of frontage on Biscayne Bay. The site was previously home to the sprawling estate once owned by the notorious Prohibition-era crime boss before the residence was demolished in 2023.
The $21 million transaction represents a significant increase from the property's previous $15.5 million sale price.
According to public records, Jordan Karp of Jordan Karp LLC and Joel Lusky of The Brokerage South Florida represented the seller in the latest transaction. Mirce Curkoski and Albert Justo of ONE Sotheby’s International Realty represented the buyer.
Beyond its waterfront location, the property carries a distinctive place in Miami Beach history because of its connection to Capone. According to public records previously reported by PROFILEmiami, Capone acquired the Palm Island estate in 1928.
The original Colonial-style residence was built in 1922 and was part of an approximately 30,000-square-foot home. After acquiring the estate, Capone reportedly invested approximately $200,000 at the time into improvements that included a gatehouse, seven-foot wall, searchlights, cabana and coral rock grotto.
The property remained with the Capone family for decades. Following his ownership, the estate remained in the family until 1952, when it was sold by his wife, Mae Capone.
More than 70 years later, the century-old residence was demolished in August 2023 following a prolonged debate surrounding its potential historic preservation and vulnerability to flooding.
The demolition followed a change in Florida law that limited the ability of local preservation authorities to prevent owners from demolishing certain single-family homes in designated flood zones or properties situated below base flood elevation when the owner opposed historic designation.
Check out PROFILEmiami’s tour of the original residence before demolition.
Previous owners and developers had maintained that the aging residence was approximately three feet below sea level, experienced recurring flooding and required substantial repairs. Following the change in state law, the Miami Beach Historic Preservation Board canceled a scheduled evaluation hearing after losing jurisdiction over the property under the new regulations.
With the historic residence now gone, 93 Palm Avenue represents a vacant waterfront development opportunity on Palm Island, pairing 100 feet of Biscayne Bay frontage with a location tied to one of the most infamous figures of the Prohibition era.
The latest $21 million sale effectively begins another chapter for the property nearly a century after Capone first acquired the Miami Beach estate.

Winston Capital Affiliate Acquires Bay Harbor Islands Waterfront Homesite For $18 Million
An affiliate of David Burstyn's Winston Capital Management has acquired a premier waterfront homesite in Bay Harbor Islands for $18 million, marking a record land sale in the island community. The sale agreement, signed by trustee Noah Burton, was recorded in May.
An affiliate of David Burstyn's Winston Capital Management has acquired a premier waterfront homesite in Bay Harbor Islands for $18 million, marking a record land sale in the island community.
Property records show Winston Bay Harbor purchased the nearly half-acre parcel at 10312 West Broadview Drive from a family trust in an off-market transaction that closed this week. The sale agreement, signed by trustee Noah Burton, was recorded in May.
The north-facing waterfront property is expected to be redeveloped into a luxury speculative residence. The site offers enough development potential for an approximately 12,000-square-foot custom home, creating an opportunity for one of Bay Harbor Islands' largest new waterfront estates.
The transaction equates to approximately $914 per square foot of land. The property previously traded for $12.3 million in 2023, illustrating the rapid increase in values for premier waterfront homesites in Bay Harbor Islands.
Priscilla Burstyn of The Baron Agency represented the buyer in the transaction. The seller was represented by Zalmy Shapiro and Joel Lusky of The Brokerage South Florida, together with Jordan Karp of Jordan Karp LLC.
Burstyn serves as CEO of Winston Capital Management, a Miami-based real estate investment and lending firm. He is also a principal and co-founder of Redwood Dev Co, a development company focused on workforce and affordable housing communities.
The acquisition comes as Bay Harbor Islands continues to attract luxury residential investment due to its limited waterfront inventory and proximity to Bal Harbour, Surfside, and Indian Creek Island. The municipality has seen a series of notable residential transactions in recent years, including the 2024 sale of the waterfront estate at 9520 West Broadview Drive for just under $22 million. Earlier this year, another waterfront residence at 9640 West Broadview Drive sold for $21.8 million, establishing a new record for price per square foot in the community.
With demand for premier waterfront properties remaining strong and developable bayfront parcels becoming increasingly scarce, the acquisition at 10312 West Broadview Drive highlights the continued strength of Bay Harbor Islands' luxury residential market and the premium buyers and developers are willing to pay for exceptional waterfront homesites.

The Miami Beach Design Review Board has approved a proposal by Terra, in partnership with RG Development Group and GV Development, for a 106-unit luxury condo tower at 1250 West Avenue in Miami Beach rising 330’.
The site is currently home to the 15-story, 238-unit Bay Garden Manor which was built in 1964. The developers will also redevelop the Bikini Hostel across the street into a public park. The site was acquired for roughly $120 million in September 2025 and had a previous height restriction of 150’. The height increase was granted by the Miami Beach City Commission in exchange for a lower density than previously permitted as well as the developer designing and funding a new portion of the baywalk.
Designed by ODP Architects, the proposal reflects a more boutique, design-driven approach to waterfront living and includes reduced density, expanded publicly accessible green space, and enhancements to the Baywalk and surrounding public realm.
“The approval by the Miami Beach Design Review Board marks an important milestone for 1250 West Avenue and reflects the thoughtful evolution of the project through continued collaboration with the City, board members, and neighborhood stakeholders. Throughout the review process, the proposal received strong support and constructive feedback recognizing its boutique scale, reduced density, expanded publicly accessible green space, and contributions to the Baywalk and surrounding public realm.
Developed by Terra in partnership with RG Development Group and GV Development, the project – designed by ODP Architects – reflects a more boutique and design-driven approach to waterfront living, featuring expansive residences, enhanced open space, and an architectural vision intended to thoughtfully integrate with the character of West Avenue while elevating the neighborhood’s waterfront environment.
We appreciate the Design Review Board’s support and look forward to continuing to advance the project through the City’s review process and ongoing engagement with the community.” Said David Martin, CEO of Terra.

When Preservation Becomes Paralysis: A Missed Moment for Miami’s Waterfront, Impact of The Legal Saga at EDITION Residences, Miami Edgewater
Miami’s growth has never been accidental. It has been shaped by cycles of reinvestment, redevelopment, and adaptation to new safety standards, housing needs, and economic realities. The recent court ruling requiring the restoration of the aging Biscayne 21 condominium in Edgewater, rather than allowing its redevelopment into the planned EDITION Residences Miami Edgewater.
Miami’s growth has never been accidental. It has been shaped by cycles of reinvestment, redevelopment, and adaptation to new safety standards, housing needs, and economic realities. The recent court ruling requiring the restoration of the aging Biscayne 21 condominium in Edgewater, rather than allowing its redevelopment into the planned EDITION Residences Miami Edgewater, represents a rare moment where that forward momentum has been halted — not by market forces or public opposition, but by a legal technicality benefiting a very small minority of owners.
At the center of the dispute are eight remaining unit owners who successfully argued that the condominium declaration required unanimous consent to terminate the building. While the ruling may be legally correct under the original bylaws, it raises broader questions about how cities balance individual property rights against collective urban outcomes. The Biscayne 21 building, constructed in 1964, no longer reflects modern expectations for safety, resilience, or housing quality — concerns that carry additional weight in a post-Surfside environment where the risks of aging coastal structures are no longer theoretical.
The economic implications of the decision extend well beyond the property itself. The proposed EDITION Residences, Miami Edgewater would have generated substantial new tax revenue for the City of Miami through significantly higher assessed values, directly benefiting public services, infrastructure, and long-term capital planning. In addition, the development would have activated a multi-year construction cycle, supporting hundreds of jobs across construction trades, engineering, architecture, and professional services — many of which are local and unionized.
Instead, the city is left with a deteriorating waterfront asset that produces comparatively minimal tax income while requiring extensive ongoing maintenance and oversight. The opportunity cost is material: forgone permit fees, impact fees, property tax growth, sales taxes tied to construction and furnishing, and long-term recurring revenue from higher-value ownership. These are not abstract losses — they directly affect the city’s ability to fund resilience projects, transit improvements, public safety, and housing initiatives that benefit residents across income levels.
There is also a broader signal sent to the market. When large-scale redevelopment can be indefinitely stalled by a small number of holdouts, it introduces uncertainty for lenders, institutional investors, and development partners evaluating future projects in Miami. That uncertainty carries consequences: higher financing costs, more conservative underwriting, and reduced willingness to pursue transformative projects within the city limits. Over time, these conditions can slow reinvestment, suppress job creation, and push capital toward competing markets with clearer redevelopment pathways.
There is also a practical reality that remains largely unaddressed. With the majority of units already controlled by the developer, the building’s future as a functional residential community is uncertain at best. Even if restored to a technically habitable condition, it is unlikely to return to anything resembling its former vitality. What remains may be less a home than a hollowed structure — preserved in form, but stripped of economic and social purpose.
This outcome does not suggest that redevelopment efforts were flawless. The attempted amendment of the condominium bylaws without securing full consensus created the legal vulnerability that led to this result. However, the ruling also highlights a structural issue in Florida condominium law: a framework that can allow a small number of owners to indefinitely prevent reinvestment, even when the overwhelming majority — and the city itself — stand to benefit.
Miami is a city defined by evolution. When legal rigidity prevents that evolution, the cost is not borne by developers alone, but by residents, workers, and the municipal economy as a whole. The Biscayne 21 decision may preserve a building, but it does so at the expense of progress — limiting housing modernization, suppressing tax growth, and constraining the city’s ability to reinvest in itself. It invites a larger conversation about whether existing rules truly serve the long-term interests of Miami and its residents, or whether they unintentionally reward stagnation over responsible urban renewal.

Prosper Group partners with Belgium’s Versluys Group to develop a $650M ultra-luxury waterfront tower on the Miami River in Brickell, marking Versluys’ U.S. debut and reinforcing global demand for Miami’s luxury real estate.
Prosper Group, a Miami-based real estate development firm, has partnered with Belgium’s Versluys Group, one of Europe’s leading luxury property developers, to deliver a $650 million waterfront residential tower on the Miami River in Brickell, the city’s financial district. The collaboration marks Versluys Group’s official entry into the U.S. market and adds another world-class project to Miami’s expanding skyline.
The development will rise 60 stories across three prime parcels — 99 SW 7th Street, 66 SW 6th Street, and 625 SW 1st Avenue — which Prosper Group acquired earlier this year. Plans call for 158 ultra-luxury residences with over 300 feet of direct river frontage, offering residents a blend of urban sophistication and waterfront living. Delivery is anticipated for 2028.

Versluys also completed the full renovation of La Réserve, a five-star superior hotel in the exclusive seaside town of Knokke-Heist, recognized as one of Belgium’s most prestigious hospitality destinations.
“That Versluys Group was selected from a range of internationally renowned developers is no coincidence,” said Bart Versluys, CEO of Versluys Group. “Since 1908, uncompromising quality standards, unmatched attention to detail, and a deeply rooted customer focus have formed the foundation of our company—values that align seamlessly with Prosper Group’s vision.”

Constellation Group, a leading Miami-based real estate investment and development firm, announces the acquisition of a nearly 28,000-square-foot development site fronting U.S. 1/South Dixie Highway in Miami’s Coconut Grove neighborhood. The strategic acquisition gives Constellation Group high-visibility site near Metrorail station and Underline in one of Miami’s hottest neighborhoods.
The lot, located at 3000 SW 28 Street in Miami, is currently occupied by Farrey’s Lighting & Bath, a 100-year-old family-run business. Constellation purchased the site for $12 million from owner John Farrey. The closing took place on Oct. 1, 2025. Constellation Group, which is evaluating the highest and best use for the property with a focus on long-term value creation, will disclose plans for the site at a future date.
“This site represents a unique, long-term investment opportunity in one of Miami’s oldest, most dynamic commercial corridors,” said Eduardo Otaola, Managing Principal at Constellation Group. “This acquisition underscores our bullish perspective on both Coconut Grove and the role of transit-oriented development in Miami’s future.”
The 27,973-square-foot lot is located on the southbound side of U.S. 1, just steps from the Grove Central mixed-use center and the Coconut Grove Metrorail station. Farrey’s Lighting & Bath will continue operating at the property for up to 120 days under the terms of the agreement, allowing the company to manage the next phase of its transition.
The Coral Gables-based developer and its joint venture partner The Boschetti Group are currently building two boutique condo projects in Miami – Ella Miami Beach in Miami’s North Beach neighborhood, and Cora Merrick Park in the high-barrier-to-entry Coral Gables neighborhood – as well as an ultra-luxury boutique office project called 4225 Ponce, across from Shops at Merrick Park, that will complete later this year.
