The William, a 374-unit, 26-story residential tower in North Miami Beach developed by Blue Road and Ilia Development Group, with sales and marketing led by Fortune Development Sales, has achieved 35% sold since launching sales in late Q3 2025. Situated at 2040 NE 163rd Street, the project continues to gain traction for its new construction offering, lifestyle-driven amenities, central location and international appeal.
The sales progress comes as buyers and investors are becoming more intentional about where they commit capital, looking for markets where connectivity, livability and relative value can support long-term appreciation. As limited availability and rising prices continue to define Miami’s most established neighborhoods, attention is shifting toward North Miami Beach, an area that has evolved into a coveted lifestyle destination.
“This milestone confirms what we believed from the beginning: buyers are ready to look at North Miami Beach differently,” said Jorge Savloff, founder and CEO of Blue Road. “The city has the access, lifestyle and momentum people are seeking, and The William is helping define what this next chapter can look like. Reaching 35% sold shows that buyers recognize the opportunity to be part of that growth early.”
The project spans a broad buyer base, from domestic purchasers seeking a more approachable path into Miami to international investors, particularly from Latin America, drawn to its EB-5 investment opportunity. Residences are priced starting in the mid $400,000s, providing a rare entry point into a new development elevated by world-class design.
“The William’s momentum stands out at a time when condo buyers are being highly selective,” said Edgardo Defortuna, President and CEO of Fortune International Group. “The interest we are seeing from Colombia, Argentina and Mexico speaks to the continued strength of international demand for Miami, particularly when buyers see a compelling investment opportunity in properties that offer new construction, excellent connectivity, and strong long-term growth potential.”
Residences at The William range from studios to three-bedroom floor plans spanning 552 to 1,412 square feet, with sweeping balconies and floor-to-ceiling windows that bring light, views and outdoor living into the everyday experience. Interiors offer imported porcelain flooring throughout, setting a refined foundation for daily living. Kitchens bring together form and function with custom Italkraft cabinetry in a warm tobacco walnut finish, accented by tinted glass doors, brushed black chrome fixtures by Hansgrohe, quartz countertops with seamless backsplashes, and a fully integrated suite of Bosch appliances. Bathrooms echo this attention to detail with contemporary Italkraft cabinetry, quartz surfaces, porcelain tile walls and flooring, and Hansgrohe fixtures.
More than 40,000 square feet of amenities across the tower are designed around everyday living. Offerings include a resort-style pool and sun deck, fitness and wellness facilities, spa treatment rooms, outdoor dining and lounge areas, co-working and café spaces, a children’s playroom and playground, and rooftop gathering areas featuring a pickleball court, courtside lounge and sweeping views of Biscayne Bay and the Atlantic Ocean.
Architecture is led by internationally renowned Carlos Ott in collaboration with Behar Font & Partners, with interiors by Miami-based Urban Robot. Together, the design team brings a high-caliber residential vision to North Miami Beach, pairing a striking louvered façade with warm, contemporary interiors and shared spaces.
Positioned between I-95 and the Atlantic Ocean, The William places residents at the center of it all. Aventura Mall and Bal Harbour Shops, Oleta River State Park, golf courses, marinas, and world-class healthcare are minutes away, while access to I-95, SR-826, two international airports, and the Brightline Aventura station ensure effortless regional and global travel.
The William’s sales gallery is located at 16251 West Dixie Hwy, North Miami Beach.

North Development has launched House of Wellness, a new wellness-integrated residential brand designed to make wellness-driven, high-design urban living more accessible. The brand’s first project, House of Wellness Brickell, is officially launching sales this month.
The debut of House of Wellness follows the success of North Development’s first residential concept, Domus FLATS, which achieved strong demand and sell-out performance across its projects. Building on that momentum, House of Wellness introduces a flexible condominium product that aligns wellness, hospitality-inspired services, and efficient design built for today’s urban living demands.
What truly sets House of Wellness apart is its Integrated Wellness Method, a structured, ongoing wellness program built directly into daily life, connecting personalized health assessments, curated services, and community programming into a seamless living experience.
“House of Wellness reflects how people want to live and invest today,” said Ricardo Dunin, Founding Partner of North Development. “We’ve seen firsthand with Domus that efficient, design-led residential concepts resonate strongly with the market. We believe that wellness focused buildings have been solely affordable by wealthy buyers for too long. It is time to make wellness accessible to everyone. “
The building unveils over 22,000 square feet of dedicated wellness, fitness, and lifestyle programming, anchored by a rooftop deck on the 35th floor with a rooftop club room and panoramic city and bay views. The brand’s Integrated Wellness Method begins with a full-body assessment and personalized baseline for each resident, followed by ongoing evaluations to track progress over time. Wellness is supported through access to on-site professionals and guided programming, all overseen by a dedicated Lifestyle Director who curates wellness, social, and educational experiences. This ensures that the offering remains active, measurable, and seamlessly integrated into daily life through intelligent technology and a dedicated wellness app. Residents also have access to on-site nutritional and fitness experts charged with creating tailored programs for holistic well-being.
The building’s wellness and lifestyle amenities include a full-service spa, including a hammam, sauna, steam room, cold plunge, indoor and outdoor fitness facilities, treatment rooms, co-working spaces, social area, juice bar and pantry, podcast room, hair salon, ground-floor urban lounge, and pet-friendly amenities including a dog spa and dog park.
Located at 152 SW 9th Street in Brickell, adjacent to The Underline and the Metromover, and within walking distance of Mary Brickell Village and Brickell City Centre, House of Wellness Brickell sits at the center of Miami’s most connected urban district. Rising 34 stories, the tower will house 656 condominium residences, with a curated mix of studio, one-, and two-bedroom floor plans starting at $390,000.
“Our work has always been about building systems, not just buildings,” said Juan Carlos Tassara, Founding Partner of North Development. “With House of Wellness, we’re applying lessons from 70 delivered projects to create a residential concept that aligns wellness, hospitality, and long-term investment performance.”
House of Wellness Brickell also incorporates a building-wide water purification system in partnership with CLEAR.
Architecture is led by MC+G Studio, with interior design by Urban Robot. Residences are intentionally compact, pairing smart layouts with bold, contemporary design to deliver a highly livable, design-led urban experience. The building will be professionally operated and managed by North Management, North Development’s in-house management arm.
Sales for House of Wellness are underway and will be marked by a celebration in March, followed by the opening of the project’s sales gallery. Exclusive sales and marketing are being led by Fortune Development Sales.

Continuum Company, the New York and Miami-based real estate development firm behind one of South Beach’s most iconic waterfront communities, has launched Continuum 12000 Sport & Wellness Residences, located at 12000 North Bayshore Drive on the waterfront in North Miami. Construction is slated to begin in 2027.
Central to the vision is The Mermaid Club™, approximately 150,000 square feet of waterfront, sport, and wellness spaces with exclusive access to Biscayne Bay – right from your backyard. Continuum’s most defining asset is more than 1.5 acres of submerged land that will be transformed into a one-of-a-kind immersive waterfront experience never before seen in Miami.
“Continuum Sport & Wellness is a transformational project,” said Ian Bruce Eichner, Founder and Chairman of Continuum Company. “We’ve drawn on decades of experience developing luxury waterfront communities to create an unrivaled residential experience that blends sport, wellness, and the best of Miami living.”
Positioned along Biscayne Bay overlooking Indian Creek, the 20-story glass tower will feature 262 private residences, including one- to three-bedroom homes, waterfront villas, and penthouses. All residences will offer private terraces with panoramic views of the ocean and Miami skyline, along with wellness-forward features such as NSF-certified water filtration and cedar saunas.
In a world where wellness has become a check-the-box amenity, Continuum Sport & Wellness Residences sets a new standard for luxury living rooted in the proven health benefits of waterfront living.
Continuum’s exclusive amenity innovation begins steps from your home at the Mermaid Club’s aquatic playground, a historic Beach Deck, designed for yoga, sun, and relaxation, along with superyacht-caliber amenities including floating pools, paddleboards, water toys, and a 20-slip private marina for boat owners.
“The reality is, in Miami you’re surrounded by water, but you can’t get on it,” said Eichner. “At 12000, you don’t just get a great view, you get a first-of-its-kind immersive waterfront experience.”
Steps from the waterfront, wellness continues with a curated collection of sport, leisure, and social experiences. Residents will enjoy a 4,500-square-foot fitness center with Booty Builder® equipment and a state-of-the-art spa and longevity center featuring contrast therapy, cold plunges, and infrared saunas. Staying true to the Miami lifestyle, the property offers indoor pickleball and multi-sport courts, golf and multi-sport simulators, and putting greens for golf enthusiasts.
“From my tennis days at IMG Sports Academy, wellness has always been foundational in my life. And now living in Miami, having personally experienced the power of being on the water, it became a dream of mine to develop a waterfront property focused on wellness,” said Allie Eichner, President of Continuum Florida. “Continuum 12000 is my vision for Waterfront Wellness, blending the legacy of Continuum with The Mermaid Club™’s water-focused approach to well-being to create residences that elevate how you feel, operate, and experience life.”
Just like Continuum on South Beach, daily life is imagined with hospitality at its core; every space provides an opportunity to connect and make memories with family and friends, from a sports screening room, alfresco bar and lounge to dining areas with a demonstration kitchen. Residents will enjoy exclusive perks, including Yacht Club and Beach Club memberships, waterfront and poolside attendants, organic food delivery, and an on-site market, for a complete resort-style experience that is seamless and frictionless.
Continuum continues to innovate in interiors with world-renowned Paul Duesing Partners, the creative force behind Rosewood’s Las Ventanas in Mexico and the original designer for Continuum South Beach. The project also features architecture by Kobi Karp, wellness-inspired landscaping by Urban Robot, and in-house sales led by Continuum Realty.

The new sales gallery for Cora Merrick Park – the first wellness-oriented residences in Coral Gables – is now officially open at 4200 Laguna Street in Coral Gables. On Tuesday, Sept. 30, developers Constellation Group and The Boschetti Group celebrated the grand opening of the gallery with Douglas Elliman Development Marketing, inaugurating the space and giving the community a sneak peek of the luxurious details and wellness features that make this project unique. Guests enjoyed live music, sipped adaptogenic cocktails and wellness elixirs, and participated in immersive demonstrations of red-light therapy panels and lymphatic compression treatments, curated by Centner Wellness. Inside the gallery, guests explored Cora’s signature finishes – natural stone, wood, and tile imported from Europe and around the world.
Designed by Arquitectonica with interiors by Urban Robot, Cora Merrick Park is delivering 74 refined residences priced from the $900,000s to over $4 million to Merrick Park – Coral Gables’ world-class shopping and dining destination. The project is directly across the street from Shops at Merrick Park, and walking distance to downtown Coral Gables and the Metrorail, and just minutes from Coconut Grove, University of Miami and Downtown Miami/Brickell.
“Cora Merrick Park is the first residential community in Coral Gables designed to integrate wellness into everyday living,” said Eduardo Otaola, Managing Principal at Constellation Group. “At the same time, it meets pent-up demand for new luxury product in Coral Gables. Cora offers a compelling alternative to the single-family home market in an irreplaceable location that delivers walkability, community, and the quality-of-life benefits that Coral Gables is known for – all in a finished turnkey-project with world-class amenities.”
Spanish wellness firm Lamarca Well, best known for creating the first wellness hub in Madrid, Spain, is overseeing Cora’s wellness programming. Key components include biophilic design, advanced air and water purification systems, noise-reducing acoustic design, non-toxic building and cleaning materials, a fitness center with a dedicated recovery area, and a spa with infrared sauna, steam room, contrast hydrotherapy (hot and cold) pools, and red-light therapy panels. Additional offerings include a resort-style roof deck pool, yoga and meditation area, lobby tearoom, and the first rooftop padel court in Coral Gables.
“At CORA Merrick Park, we believe wellness isn’t just about offering a product or service – it’s about delivering a lifestyle and creating environments that support lasting change,” said Mischka Capriles, Lamarca Well co-founder.
Lamarca and Arquitectonica will also oversee Cora’s enrollment in the International Well Building Institute (IWBI) WELL for residential program – an evidence-based, third-party certification aimed at creating healthier, more resilient homes.
Located at 4241 Aurora Street, Cora Merrick Park offers 13 unique floor plans, from one-bedrooms to expansive three-bedroom plus den residences. Each home has 10-foot ceilings, Italkraft kitchens, Sub-Zero/Wolf appliances, designer stone countertops, custom porcelain flooring, walk-in closets, and private, expansive lanais in select residences.
Cora offers a design-forward reinterpretation of the Spanish Mediterranean aesthetic through a modern, wellness-focused lens. Classic natural materials are used in novel ways to bring natural sophistication to interior spaces. Coralina stone and marble are paired with a dark stained oak – a nod to Coral Gables’ oak canopy – to create a moody, sexy color palette. Textured lime-wash walls and soft, organic stone forms – from the fluted marble lobby column to the rounded edges of the kitchen islands and bathroom vanities – foster calm and evoke a connection to nature. In the residences, a unique chevron-patterned, porcelain-tile floor from Spain’s Living Ceramics puts a contemporary spin on the classic design motif. Floor-to-ceiling windows usher in natural light to create a modern aesthetic rarely seen in the city.
Hospitality-inspired details, including a striking sculptural reception desk in the lobby and custom property fragrance, bring an added touch of European elegance. Outside, an original sculpture by celebrated Catalan visual artist Jaume Plensa anchors a lush 5,000-square-foot park, underscoring Cora’s seamless blend of art, architecture, and wellness.
