Terra, One Thousand Group and Major Food Group Reveal $55 Million, 15,000 SF Three-Story Penthouse At Villa Miami in Edgewater
Marking one of the most ambitious residences ever brought to market in the city, Villa Miami unveils a 15,000-square-foot, three-story estate in the sky. Conceptualized by acclaimed interior designer Vicky Charles of Charles & Co., the waterfront triplex crowns the top of the 56-story tower.
Villa Miami is under construction, on track for delivery late 2027.
Developed by Terra (David Martin), One Thousand Group (Kevin Venger, Louis Birdman, Michael Konig), and Major Food Group (Jeff Zalaznick, Mario Carbone, Rich Torrisi, Alex Pirez), Villa Miami fuses bold architecture with five-star hospitality in a highly curated, low-density setting of just 70 residences. The 650-foot-tall waterfront condominium is set to become a new architectural landmark on Biscayne Bay, featuring a rooftop helipad and a distinctive copper-colored exoskeleton designed by ODP Architects.
“This triplex design represents the caliber of residences the new Miami market is craving,” said David Martin, CEO of Terra. “Vicky Charles is behind some of the world’s most elegant private estates, and she brings a level of sophistication rarely seen in Miami. Her design for this residence is worldly, timeless, and unlike anything else in the city. This residence delivers the scale and privacy of a single-family home across three floors in the sky.”
Charles drew inspiration from mid-century Italian villas and Biscayne Bay. An AD100 designer with a client roster that includes the Beckhams, the Clooneys, Ashton Kutcher, and Mila Kunis, Charles brings a signature sense of warmth and depth to Villa, her first-ever Miami condo tower project. Upon entry, a sculptural spiral staircase makes a dramatic statement, complemented by diamond-patterned stone, ambient lighting, and hand-applied plaster walls.
“Every aspect of this project is deeply personal to us,” said Charles. “We approached every detail through the lens of luxury, incorporating distinctive marbles, custom patterns, and highly curated amenity offerings.”
Priced at $55 million, the fully finished and furnished three-story residence designed by Vicky Charles spans 12,752 interior square feet and 2,069 square feet of exterior space, including a 185-square-foot private entry foyer. It features five bedrooms, five bathrooms, two powder rooms, and four private terraces, along with estate-scale amenities: two full kitchens, a private pool, gym, sauna, steam room, massage room, office, staff quarters, private elevator, and two laundry rooms, all elevated high above Biscayne Bay.
The first level includes the dramatic spiral staircase framed by two-story bay views, the primary suite, two secondary bedrooms, a dual-vanity marble bath, office, family room, two terraces, and a walk-in closet connected to a laundry room. A corner study with a built-in bar and a rec room with a copper-detailed marble bar complete the floor.
Dedicated to entertaining, the second floor unveils a chef’s kitchen flowing into the great room, formal dining space, and waterfront terrace. A hidden butler’s kitchen, wine cellar, and staff quarters enhance functionality.
The top level is a full-service wellness and leisure deck featuring a bayfront infinity pool, gym, sauna, steam and massage room, lounge, billiards room, bar, and two covered outdoor areas.
“This residence embodies the pinnacle of luxury entertainment,” added Charles. “It’s a defining feature that sets this space apart as truly one-of-a-kind.”
“This triplex really reflects where Miami’s market is today,” said Kevin Venger of One Thousand Group. “Buyers are looking for ultra-luxury homes with space, privacy, and a true sense of lifestyle—and that’s exactly what we’ve created here. Vicky’s design brings it all together beautifully, making this a one-of-a-kind residence that speaks to how people want to live in Miami now.”
Villa Miami has attracted strong interest from both domestic and international buyers, with residents hailing from the Northeast, California, Canada, Latin America, and Europe. The building appeals to a high net worth demographic that includes professional athletes, CEOs, and top executives in finance and tech, reflecting South Florida’s evolving buyer profile. Miami has become a go-to destination for billionaires, tech moguls, and finance executives, fueling a wave of record-breaking real estate deals and establishing the city as home to some of the country’s wealthiest individuals, including Jeff Bezos and Ken Griffin.
The tower also marks the first branded residential tower by Major Food Group, the acclaimed team behind CARBONE, ZZ’s Club, and Dirty French. The group has curated every aspect of the resident experience, from interiors to culinary programming. At the heart of the tower is The Copper Club, a three-level private amenity suite with private dining, lounges, screening room, salon, wellness facilities, and a rooftop helipad. On the ground floor, a waterfront restaurant by Major Food Group will offer residents VIP access and priority seating.
Terra and One Thousand Group have come together as partners for the first time to present Villa Miami. Led by David Martin, Terra recently delivered Five Park Miami Beach and Mr. C Residences Coconut Grove, and has previously completed residential developments including the Renzo Piano-designed Eighty Seven Park, the Rem Koolhaas/OMA-designed Park Grove, and the Bjarke Ingels-designed Grove at Grand Bay towers. Marking a significant milestone for one of Miami’s most anticipated residential towers, Villa Miami completed its concrete foundation pour on May 9. Moss Construction led the 14-hour pour that involved more than 3,400 cubic yards of concrete and 2,095 tons of steel to form the tower’s foundation, further accelerating momentum on the 650-foot waterfront landmark rising in Miami’s Edgewater neighborhood, on track for delivery in 2027. Construction on the tower is advancing swiftly with the concrete pour being completed four weeks ahead of schedule.
“The strength of today’s luxury market is defined by discernment as buyers are seeking more than just a home,” said David Martin, CEO of Terra. “The pace of progress at Villa Miami speaks volumes about the demand for a truly differentiated product and the strength of Miami’s real estate fundamentals. This milestone marks the beginning of a tower that will reshape the Edgewater skyline and redefine luxury living in Miami.”
The copper-clad, 56-story tower introduces a limited collection of just 70 half- and full-floor residences, offering a residential experience defined by world-class service, design and culinary excellence. Villa Miami is the first-ever residential tower branded by the globally celebrated Major Food Group and marks the inaugural collaboration between Miami legacy developer David Martin’s Terra and One Thousand Group.
“This concrete pour marks the moment Villa Miami shifts from vision to vertical reality,” said Kevin Venger, Co-Founder of One Thousand Group. “We’re building a legacy with a team that is pushing the boundaries of design and delivering at the highest standard, from the ground up.”
The pour recruited 43 concrete trucks, operating in a coordinated rotation throughout the day. Structural work is being led by Moss Construction, with architectural design spearheaded by ODP Architects under the leadership of Kurt Dannwolf. Villa Miami is distinguished by its striking copper-colored exoskeleton—an architectural statement conceived by ODP and engineered by global structural design firm DeSimone.
Located at 710 NE 29th Street, Villa Miami broke ground in December 2024 and secured a $285 million construction loan provided by TYKO Capital, a commercial real estate private equity and credit platform backed by Elliott Investment Management and led by Adi Chugh.
While construction continues, the project has already drawn significant buyer interest. With residences starting at $5.5 million and ranging from 3,000 to over 6,000 square feet, Villa Miami’s full- and half-floor homes cater to discerning buyers looking for estate-style residences in the sky with round-the-clock service and programming.

Among the notable projects that the firm has provided financing for in New York City and Miami are Manhattan's Flatiron Building, One High Line’s luxury condos, Miami's St. Regis Residences, and the 830 Brickell Class-A office building. Financing was arranged by Walker & Dunlop’s Keith Kurland and Jordan Casella who also recently worked with Terra on the $170 million construction loan for the first phase of the firm’s $1 billion mixed-use project near Sweetwater’s Dolphin Mall, Upland Park.
“The financing secured for Villa Miami underscores the demand for an exceptionally curated residential experience within an intimate, boutique setting,” said David Martin, CEO of Terra. “Today’s lenders are drawn to best-in-class projects led by trusted teams with a proven track record. Set to rise 650 feet and 56 stories, Villa Miami celebrated its groundbreaking on December 5th during Miami’s Art Week. These areas offer some of the city’s most desirable and walkable lifestyle destinations, with top-rated dining, high-end boutique shopping and cultural hotspots. Villa Miami will also be home to a new Major Food Group’s restaurant concept opening on the ground floor.
Villa Miami marks MFG’s debut in residential development. Co-founded by hospitality visionaries Jeff Zalaznick, Mario Carbone, Rich Torrisi and Miami partner Alex Pirez, Major Food Group brings its signature high-end dining experience directly to residents with Villa Miami’s Copper Club, an exclusive private club spanning multiple floors which houses the tower’s exclusive amenity suite.
The interiors at Villa Miami are crafted by Vicky Charles of Charles & Co., known for her work with high-profile clients like Sony Music, Goop and celebrities such as George and Amal Clooney, Ashton Kutcher and Mila Kunis, and David and Victoria Beckham. Inspired by Villa Miami’s bayfront location, Charles designed interiors that reflect the romance of waterfront cities like Venice and the French Riviera, reimagined with a modern Miami flair.
