Since 2021, the firm has methodically assembled an impressive 180,000 square feet of prime real estate within the district, setting the stage for an ambitious plan to revitalize this burgeoning neighborhood.

In the heart of Miami's vibrant cultural landscape, a remarkable transformation is underway. Led by Alexis Bogomolni, ABH Developer Group, a rapidly growing, fully integrated real estate firm, has taken the reins as the largest property owner in the Wynwood Norte District. Since 2021, the firm has methodically assembled an impressive 180,000 square feet of prime real estate within the district, setting the stage for an ambitious plan to revitalize this burgeoning neighborhood.

Wynwood Norte, nestled between I-95 to the west and North Miami Avenue to the east, with Northwest 29th Street to the south and I-195 to the north, has always held promise due to its proximity and walkability to art, culture, entertainment, and dining destinations including Wynwood, the Miami Arts District and Midtown. However, it was a recent zoning overhaul that truly unleashed the potential for significant development. ABH Developer Group saw an opportunity not just for growth but for the creation of attainable housing options that cater to working families and young professionals.

The firm's vision extends beyond constructing individual buildings; it's about catalyzing a community's resurgence. By amassing a collection of properties and embarking on a multifamily development journey, ABH aims to make a lasting impact on Wynwood Norte's landscape. They understand that revitalization requires more than bricks and mortar; it necessitates a commitment to the community's well-being.

To that end, ABH Developer Group has forged a close partnership with The Wynwood Community Enhancement Association. This collaboration aligns with working with the area’s stakeholders to restore and expand the neighborhood's housing stock, enhancing its quality of life, and making tangible improvements.

One of ABH’s latest projects, Casa Wyn, epitomizes their vision for sustainable, community-focused development. This strikingly designed boutique 24-unit condominium at 355 NW 31st St., offers all residents on-demand electric scooters with dedicated parking and storage. Wynwood Norte, with its tree-lined streets, wide sidewalks, and dedicated bike lanes, is a pedestrian-friendly neighborhood, and Casa Wyn not only promotes the use of eco-friendly transit but also enhances the neighborhood's overall accessibility and convenience. Casa Wyn is poised to breathe new life into the area, promoting an outdoor-centric lifestyle while minimizing traffic congestion.

“Our vision was to deliver a more sustainable development that will breathe new life into the area, foster a healthy lifestyle and minimize traffic. With its appealing price point, Casa Wyn will also further our goal of enhancing accessibility to home ownership, specifically targeting younger individuals who are eager to own their own apartments. In an environment dominated by developers building expensive condos, we’re aiming to counter the growing challenge faced by the younger generation.”

ABH Developer has also begun vertical construction on Wyn 05, a boutique four-story mixed-use development featuring 25 modern apartments and ground floor retail space at 3422 NW 5th Ave. Wyn 05 will present a coveted opportunity for renters and visitors seeking affordable and flexible living options in this prime location.

The firm is poised to break ground on two other projects in the Wynwood Norte district this quarter, including W35, a four-story mixed-use development with 24 sleek apartments, 2,500 square feet of ground floor office space and a rooftop terrace at 319 NW 35th St; and Wyn Ave, a five-story rental project located at 3332 NW 5th Ave. that will deliver an additional 48 apartments to the neighborhood.

Founded in 2021 and headquartered in Miami, ABH Developer Group has quickly become a prominent player in South Florida's real estate scene. With a portfolio that includes over 750 units in the pipeline, the firm is leaving its mark on the region's residential and commercial landscape.

As they continue their impressive growth, ABH Developer Group's efforts in Wynwood Norte exemplify their commitment to not just building properties but transforming communities. Through their collaboration with Wynwood CEA and their dedication to sustainable, attainable housing, they are helping shape a brighter future for this vibrant district. In the ever-evolving story of Miami, ABH Developer Group is a vital chapter, showing us that the true potential of a community lies in the hands of those who are committed to its growth and well-being. A consortium of three visionary developers, Lionheart Capital, Leviathan Development, and Well Duo, is set to further transform the Miami Design District with the introduction of MIRAI Design District at 4200 NE 2nd Avenue designed by Kengo Kuma and Associates (KKAA). This groundbreaking mixed-use development, which will be super-star Architect Kengo Kuma first mixed-use project in the United States. promises to redefine elegance and simplicity in architectural design and become another world-class draw for Miami.

The building integrates tech-savvy and sustainable features, offering high-tech lobbies, operable windows, VRS systems, and a living green roof adorned with solar panels.

"North Bay Village offers an ideal setting for buyers seeking both the privacy of an island community and the proximity to Miami’s hottest new restaurants and neighborhoods," said Jay Phillip Parker, CEO of Douglas Elliman Development Marketing, who heads the sales for the project. "We're excited to present the next phase of Continuum within this bold waterfront development that truly curates a vibe of its own.”

Continuum Company assembled a world-class team, combining architecture by the renowned Arquitectonica, interiors curated by Durukan Design, and landscape architecture by Martha Schwartz Partners (MSP), to create a chic and vibrant aesthetic. The residences will offer a variety of spacious floor plans, each featuring private wrap-around terraces with sunset to sunrise views from every residence. Merging style and substance, the best-in-class kitchens present state-of-the-art Subzero/Wolf integrated appliances, custom European cabinetry, a culinary island and quartz countertops. Stepping into primary baths, residents will find marble stone flooring, dual rainfall showerheads overlooking the water, arched mirrors and Dornbracht fittings.

Continuing to cater to the lifestyle brand that Continuum has curated, Continuum Club & Residences will offer over 50,000 SF of transformative indoor and outdoor amenities. Facilitating a luxurious resort lifestyle on the water, the project will feature a waterfront resort pool with cabana seating, a garden pool for recreational activities, a jacuzzi plunge, a marina with boating pickup and drop off, and a waterfront lawn for social ventures. For residents who desire a wellness destination to call home, the development will feature a state-of-the-art indoor fitness studio and separate movement studio, as well as an immersive resident spa, with private treatment rooms, cryotherapy chamber and infrared sauna. Active residents will also have access to a double-height indoor sports court for pickleball and other games, along with a watersports dock stocked with all your floating needs, including kayaks and paddleboards.

Enriched in livability, Continuum Club & Residences features several culinary and entertainment activities, such as a destination waterfront restaurant with dining terraces and resident charging privileges, a private dining room, outdoor dining pavilion, and exclusive Continuum 24/7 Marketplace and Minibar. With convenience at the center of it all, the project also features a Continuum Resident’s App, E/V Charging Stations, secured bicycle and e-bike storage, temper-controlled storage and Tesla House car.

Furthermore, the amenity offerings continue with kids-focused activities such as an arcade, virtual lounge, children’s playroom and outdoor splash pad. Young learners can also find homework pods and a study hall on-site. Adults at Continuum Club & Residences can relax while working from home in the outdoor garden or cabanas with WiFi, the waterfront board room with A/V capabilities, or the executive lounge with work pods and a waterfront workspace terrace. Furry friends are celebrated at the development, where they have access to amenities such as an outdoor dog park, an indoor dog wash and spa, a companions lounge and The Island Walk, a waterfront promenade featuring a dog walk.
