The Estates at Acqualina Reveals 'Villa Acqualina' 45K SF Residents-Only Ultra Luxury Amenity Complex
The Estates at Acqualina, the highly anticipated $1.8 billion ultra-luxury residential development located in Sunny Isles Beach, has revealed Villa Acqualina, the 45,000 SF residents-only amenity complex in collaboration with New York-based architecture and design firm Reddymade Architecture & Design and Miami's STA Architecture Group. The Estates at Acqualina also collaborated with the late Karl Lagerfeld.
The Estates at Acqualina, the highly anticipated $1.8 billion ultra-luxury residential development located in Miami's Sunny Isles Beach, has revealed Villa Acqualina, the 45,000-square-foot residents-only amenity complex in collaboration with New York-based architecture and design firm Reddymade Architecture & Design and Miami's STA Architecture Group. The Estates at Acqualina also collaborated with the late Karl Lagerfeld, who designed the lobbies as his first interior design project in the United States.
Villa Acqualina, situated between the North and South Residential Towers, is adjacent to Acqualina Resort & Residences. Led by award-winning architect and designer Suchi Reddy, Villa Acqualina's design was inspired by the Acqualina brand's reputation for unparalleled quality and luxury and given a cool, contemporary design scheme.
"I wanted to create a singular signature in the amenity spaces that reflects the quality of the Acqualina brand," says Reddymade-founder Suchi Reddy. "We wanted to design unique experiences in each space that synthesizes playfulness and beauty," she continues, "from a magical ice rink that feels like an underwater ice cave to a vibrant and dynamic bowling alley that embodies the energy and movement of the game."
Villa Acqualina is spread over four full floors and features a cinema, golf simulator, Formula One racing simulator, and an ice skating rink that feels like a translucent crystalline cave in one section, along with a duplex nightclub and speak-easy in another. The latter is wrapped in walls of translucent glass and video installations and, when not filled with revelers, feels like an oversized art installation. It's an all-day destination for socializing, working out, or indulging in a well-earned dose of self-care.
Meanwhile, up above is ACQUAFIT, the wellness space set at the Villa's upper level designed by Miami's STA Architecture Group. According to STA's Todd Tragash, ACQUAFIT is divided into three distinct areas – all facing the Atlantic. At its airy center point is a cardio-fitness area; to one side is a studio for spinning, yoga, TRX, and Pilates; on the other is space for cardio, a boxing ring, and stretching.
Tragash has clearly looked to the ocean for his core inspiration; "the color palette is a striking contrast of black white with splashes of 'Dreaming Green' marble etched jade mirror accents," he said. "Within the ceiling, we placed mirror-polished stainless steel ovals to evoke a water ripple effect.
"The Estates will not only provide the world's finest residences but also the world's most luxurious amenities for our residents, redefining the standard for sophisticated living," said Jules Trump, developer of The Estates at Acqualina.
Villa Acqualina is also home to Avra Miami, the Miami-outpost of the acclaimed Greek restaurant from NYC. The Miami outpost is a dining experience like no other, with a covered outdoor dining patio overlooking the Atlantic Ocean, bringing the laid back Greek Island vibes and cuisine to Sunny Isles Beach.

Palazzo di Paradiso is a singular, two-story bespoke masterpiece perched on the top two floors - 51 and 52 - of The Estates at Acqualina, the $1.8 billion residential development opening later this year in Sunny Isles Beach. Completely customizable by the buyer, Palazzo di Paradiso is unique in the luxury space, says President of Sales Michael Goldstein.
“We haven’t created the floor plan; we’ve created the canvas.” says Goldstein, “It’s the world’s finest penthouse in the world’s finest residence, and because it’s so unique and rare, we didn’t want to design it ourselves; we wanted to sit down with the buyer and create what they need,” he says.
The sky is the limit underneath 20-foot ceilings, a staircase that rises 38 feet, and two private terrace pools, one ingeniously cantilevered over the building with a glass-bottom rising 646 feet above the sand. Though the penthouse has the capacity for nine bedrooms and 10.5 bathrooms, with a one-bedroom guest suite and kitchen, it’s the owners who will decide how they want to tailor-make their new home. For the ultimate in privacy, an air-conditioned four-car garage attaches to an equally cool 458-square foot, oceanfront, Fendi Casa-furnished cabana, complete with shower, kitchen, and direct pool access.
Offered at $59 million, it is the most expensive penthouse currently on the market. From opulent rugs to chandeliers and accessories, buyers have $3.2 million to use within Miami’s Luxury Living Group showroom on Fendi Casa, Paul Mathieu, Trussardi Casa, and other Made in Italy collections to furnish their new palatial home with panache. Their designers will space-plan the home for effortless design precision. At the same time, Todd and Isabel Tragash of STA Architectural Group will work with owners to curate the finest stone, appliances, and cabinets.
“This is a house in the sky,” says Goldstein, “It’s ideal for someone who’s been thinking about a house but wants two pools, space, and maximum privacy with services and amenities where everything is maintained for them,” he says.

Jules Trump and Trump Group are under fire as Alexey and Inna Knyshova and their children, a Russian family that purchased unit 1701 in The Masions at Acqualina, have filed suit against both Trump Group and Coastal Construction. The suit alleges defects and damages including mold stating “improper construction of the Family Apartment rendered it uninhabitable, unfit for its particular purpose, and unmerchantable.”. They also stated that the defects led to health issues for the family and a sprinkler malfunctioned which flooded the apartment. The suit also states that “Neither the Developer, the Association, nor the Property Manager took any action to correct or ameliorate the water intrusion coming from the South West street-facing window for the next eight (8) months." Jules Trump has responded by telling The Real Deal that the allegations are a “twisted way of extorting (him)." The Knyshova's purchased the unit in August 2015 for $ million.
