Following its overwhelming success in New York City and Milan, Casa Cipriani, the latest private club experience founded by the four-generation international hospitality family, is expanding its vision to Miami Beach. Casa Cipriani Miami, developed by Miami-based 13th Floor Investments and New York- based Midtown Equities, will include a 40-key all-suites hotel, a private members club, and 23 ultra-luxury residences situated directly on the oceanfront at 3611 Collins Avenue.
Designed by New York-based architect Brandon Haw, the 17-story Casa Cipriani Miami tower will embody timeless elegance and luxury, featuring a signature restaurant and club lounge, a Cipriani Spa, and unobstructed views of the Atlantic Ocean, providing an authentic lifestyle experience that exemplifies the Cipriani brand’s commitment to excellence. Partly inspired by Casa Cipriani New York, Casa Cipriani Miami will elevate the brand's legacy with exclusive residences in addition to the private club and hotel experience. The development will boast curated culinary offerings and refined amenities, making it a landmark destination for Miami. Sales for the residences are expected to launch later this year, followed by an official groundbreaking.
“We are incredibly excited to partner with the Cipriani Family to bring the world-class hospitality brand to Miami Beach, marking its expansion beyond New York City and Milan,” said Joe Cayre of Midtown Equities and Arnaud Karsenti of 13th Floor Investments.
Casa Cipriani Miami’s architectural design will evoke the splendor of the grand 1930s-era Art Deco hotels found along Collins Avenue through a modern interpretation creating a new landmark for Miami Beach. The building will reflect the timeless style of Cipriani, tracing back to the original Harry's Bar established by Giuseppe Cipriani in Venice in 1931.
"Building on the humbling success of our first Casa Cipriani in New York, followed by Milan, we’re excited to partner with 13th Floor Investments to bring our latest hospitality concept to Miami Beach. Miami is an international beloved destination where we already have several projects, and it has become a vibrant center for arts, design, entertainment, and business. We look forward to welcoming a local and international community who appreciates a home to relax in, with great service and privacy in splendid surroundings.”
Since its founding in 2008, 13th Floor Investments has completed nearly 4,000 residential units across South Florida, with a robust pipeline of more than 4,800 units in development and under construction slated to be delivered over the next few years. Today, the firm is focused on the development of luxury residential, mixed-use multifamily, and transit-oriented developments, growing the firm’s industrial portfolio, and expanding its single-family homebuilding business, 13th Floor Homes.
Midtown Equities partnered with Cipriani to develop the first Casa Cipriani in the U.S. in New York City at the Battery Maritime Building in Lower Manhattan. The firm is a privately-held real estate investment and development company that serves as the investment platform for the Cayre Family. Headquartered in New York City, the firm maintains an exceptional portfolio of over 100 properties that encompass more than 14 million square feet in the retail, office, residential, industrial, and hospitality sectors. The firm actively acquires, develops, leases, and manages properties ranging from urban redevelopment projects to commercial centers in New York, Washington, D.C., Miami, Chicago, and Los Angeles as well as abroad.

FIRST ON PROFILE: Allen Morris Co., one of the leading real estate firms in the Southeast U.S., has revealed a transformative new mixed-use development in the heart of Coconut Grove. The iconic Oppenheim Architecture-designed plans invite the community in and complement the natural environment of the Grove and enhance walkability.
The project, located at 3101 Grand Avenue at the intersection of Grand Avenue, Matilda Street and Florida Ave, will span approximately 1.7 acres and include an office, residential, and retail component, all of which reflect the vibrant and unique character of Coconut Grove. The project’s name is still being finalized.
The proposed development will include a five-story office building comprising 100,000 square feet of world-class office space, a three-story condominium building with 20 ultra-luxury residences, and approximately 40,000 square feet of retail space on the ground floor of the two structures. A standout feature of the project will be a rooftop restaurant offering panoramic views of Biscayne Bay.
The development will also feature pedestrian-friendly paseos leading to a central interior courtyard filled with lush plantings that will create a relaxing environment for residents, workers and visitors alike. The ground floor retail spaces will spill into this area, with plans for a mix of shops, restaurants, and wellness-oriented concepts.
Prices will range from $2.5m to $8m.
The Allen Morris Company will be partnering with the Espinosa family on the development, a long standing and well-regarded family in the Grove who have owned and operated a business on the parcel since 1961. They plan to open a new location nearby, within Coconut Grove, to continue operations and will open an outlet of Coconut Grove Laundry & Cleaners on the site once the property is redeveloped.
As evidence of its commitment to the project and the community, The Allen Morris Company will be moving their corporate headquarters to the proposed office building where they plan to occupy approximately 15,000 square feet. The firm, however, will maintain its family office presence at its award-winning Alhambra Towers in Coral Gables.
“This site is the jewel at the center of historic downtown Coconut Grove. We feel strongly compelled to create a project on the site that captures the essence of The Grove: blending the natural and built environments and harmonizing through its design the residential and commercial elements of this neighborhood,” says Spencer Morris, President of Allen Morris Co. “Moving our corporate offices to Coconut Grove is also a defining moment in our 66-year history.”
“It was essential for us to ensure the project embodies the incomparable spirit of Coconut Grove and contributes positively to the neighborhood while allowing us to continue to serve Coconut Grove and surrounding areas where we have operated our business for more than 60 years,” said an Espinosa Family representative. “Our desire was to create something we could take pride in—an endeavor that leaves a meaningful and lasting legacy for future generations, and we believe we have found the best partner possible in Allen Morris Co. because of their commitment to embrace and preserve the Grove’s uniqueness”
Ryan Holtzman, Andrew Trench and Brian Gale with Cushman & Wakefield will manage office leasing alongside Thad Adams with The Allen Morris Company. The Saddy Delgado team with ONE Sotheby’s International Realty will oversee condominium sales. Daniel Cardenas and Michael Sullivan with Vertical Real Estate will lead the retail leasing efforts.
“The project will redefine the office experience in Coconut Grove, combining cutting-edge architecture, state-of-the-art amenities and a deep connection to the vibrant Grove community,” adds Ryan Holtzman, Executive Managing Director, Cushman & Wakefield. “It will set the gold standard in the office world—offering tenants an unparalleled blend of style, warmth and inspiration. It will undoubtably drive a flight to quality, drawing Miami’s top firms and attracting new-to-market firms from leading global cities,”
Designed by Oppenheim Architecture, the development will be a captivating addition to Coconut Grove’s landscape, blending the area's rich natural surroundings with modern architectural elements. The building will incorporate lush plantings, with oolite stone cladding and other natural materials throughout the design to compliment the neighborhood’s distinctive style. Andres Arcila, with Naturalficial, will direct the landscape design for the project.
“This project sets a new standard for luxury living in Coconut Grove, a market that continues to be one of the most sought-after in South Florida,” said Daniel de la Vega, President of ONE Sotheby’s International Realty. “The residences present a rare opportunity to own a home in a Chad Oppenheim-designed building located at the center of it all—with unbeatable walkability and access to the best of the neighborhood. We are proud to represent a development of this caliber and contribute to the continued evolution of Coconut Grove.”
In addition to the development’s focus on community and sustainability, Allen Morris Co. and the Espinosa family are proposing to partner with the City of Miami by agreeing to manage and financially contribute to a series of public improvements to the nearby Kirk Munroe Park and Fuller Street that will realign the civic heart of Coconut Grove and reinforce the neighborhood’s pedestrian character.

Mr. C Hotel & Residences West Palm Beach marks Terra’s first development in the Palm Beach County market and the third South Florida property for the Mr. C luxury hospitality and residential brand, founded by brothers Ignazio and Maggio Cipriani. The project will follow the success of the brand’s two successful Miami properties: the Mr. C Miami Coconut Grove hotel, and the sold-out Mr. C Residences in Coconut Grove, which is also being developed by Terra and is nearing delivery later this year.
Terra and Sympatico have tapped Douglas Elliman to lead sales and marketing for the development’s condominium component. Residences will include one- to four-bedroom units measuring between 830 and 2200 square feet in size. Owners on select floors will also have the option of entering their units in the property’s hotel rental program. Sales are anticipated to launch in November.

Members of the fourth generation of the Cipriani family, internationally renowned for restaurants, landmark event spaces, lounges, and residences, Ignazio and Maggio Cipriani conceptualized a hospitality and residential brand that would bring the best of Old World and modern luxury together for today’s most sophisticated clientele. In June 2011 the first Mr. C hotel was born in Beverly Hills, California, setting a new era in timeless yet contemporary hospitality. It was followed by hotels in New York City, with Mr. C Seaport, and Miami, with Mr. C Miami Coconut Grove. The company’s residential portfolio includes Mr. C Residences now underway in Coconut Grove and Jumeirah.
“Mr. C represents a modern interpretation of old-world sensibilities, and my brother and I are very proud to add this exciting new location to our expanding brand. We are happy to align our vision once-again with Terra whose partnership and professionalism we value very much and add a new relationship with Sympatico whose reputation is well known in the South Florida market,” said Ignazio Cipriani, Co-Owner of Mr. C Hotels.
Award-winning firm Arquitectonica will lead the architectural design for Mr. C Hotel & Residences West Palm Beach, with the property’s lush landscaping designed by Landscape Design Workshop. Meyer Davis will curate the project’s interiors and amenity spaces in collaboration with Ignazio and Maggio Cipriani to include signature design cues from the brand.

FIRST ON PROFILE: The NYC and Miami-based Landau Properties, led by Jonathan Landau, has launched sales for the highly-anticipated Indian Creek Residences & Yacht Club on Miami’s Bay Harbor Islands. The boutique building offers nine luxury condominium homes and six yacht slips, providing one of the only private yacht clubs in the area and a sought-after opportunity for waterfront views of the coveted Indian Creek Island.
The NYC and Miami-based Landau Properties, led by Jonathan Landau, has launched sales for the highly-anticipated Indian Creek Residences & Yacht Club on Miami’s Bay Harbor Islands. The boutique building offers nine luxury condominium homes and six yacht slips, providing one of the only private yacht clubs in the area and a sought-after opportunity for waterfront views of the coveted Indian Creek Island and exclusive Indian Creek Country Club. Pricing begins at $5.6 million for a half-floor home, with penthouse residences starting from $11 million with sales and marketing exclusively overseen by OFFICIAL Partners.
“Indian Creek Residences & Yacht Club is the first true luxury boutique new development overlooking Indian Creek Lake,” said Jonathan Landau, Founder and CEO of Landau Properties. “This unique site afforded us the rare opportunity to build a fully amenitized limited collection residential experience on Bay Harbor Islands, something for which the neighborhood has been waiting a long time. These homes are certain to resonate with buyers who appreciate exceptional design and are looking for a comprehensive lifestyle experience in Miami’s most desirable waterfront neighborhood.”
The eight-story waterfront development is being designed by acclaimed Miami-based architect Kobi Karp with interiors by Linda Zarifi of Zarifi Design, representing the designer’s first ground-up condo in Miami. A counterpoint to the tall, boxy, glass towers that have become synonymous with new development in Miami, the boutique, high-design building will pay homage to Bay Harbor's large concentration of mid-century modern design. Curved edges, neutral natural materials and sculptural details define the building inside and out. Lush, tropical and mature landscaping by Enea Garden Design will envelope the building and convey a resort-like return to nature.
“Today’s luxury buyers are looking for one-of-a-kind homes that combine show-stopping views with world-class finishes and amenities that meet their every need,” said Oren Alexander of OFFICIAL Development Advisors, the exclusive sales and marketing firm for the development. “Indian Creek Residences & Yacht Club is the only opportunity on the island to own a property with the amenities of a fully serviced condominium and the discretion of a private home. Indian Creek has garnered much attention lately from captains of industry, so it’s no surprise that we’ve already had strong interest in these homes before launching, with the most discerning buyers needing to guarantee their spot in this building.”
Ranging from three- to five-bedroom homes spanning from 3,300 to over 5,600 square feet, the collection of half-floor homes, duplex residences and full-floor penthouses combine unobstructed, postcard-like views with best-in-class modern finishes, in addition to private balconies and wine feature walls. Each residence boasts stunning panoramas of Indian Creek Lake and Biscayne Bay, as well as the Indian Creek Golf Course. Most also feature direct elevator entry for added privacy. All three-and five-bedroom homes feature spaces that can serve as additional bedrooms or home offices for added flexibility. Penthouses offer 75 feet of unobstructed water views.
The luxurious interiors designed by Zarifi feature Gaggenau appliance packages, Zenia white oak cabinetry with custom millwork, Taj Mahal stone countertops and islands, and Fantini fixtures in the chef-quality kitchens. Primary baths boast travertine floors and walls, and freestanding soaking tubs, with many offering water views.
“Bay Harbor Island has one of the largest concentrations of mid-century modern homes in the country,” said Linda Zarifi, Founder of Linda Zarifi Design. “Morris Lapidus, the pioneer of this movement, once said, ‘If you create the stage setting and it is grand, everyone who enters will play their part.’ At Indian Creek Residences & Yacht Club, we aimed to do just that: unveil a luxury and dramatic product modernized to 21st century living. Through every surface, material and feature, we push the boundaries of design while revealing something special along the way.”
In addition to expansive, elegant homes, Indian Creek Residences & Yacht Club will offer a comprehensive, resort-style amenities package for residents. The owners’ yacht club and private marina is complete with one shared slip and five available for purchase, dockmaster concierge services and an outdoor lounge with bar. Additional amenities include a world-class spa with sauna and steam rooms, dedicated treatment room and red-light therapy room; state-of-the-art fitness center; outdoor yoga lawn; outdoor waterfront lounge with hot tub; The Parlour, a flexible creative space with a custom wet bar offering personal storage, coffee bar, home office space and entertainment lounge with a high-fidelity audio system; and a 2,600-square-foot landscaped rooftop terrace featuring a pool, private dining area, outdoor kitchen and bar, and outdoor screening pavilion with lounge seating. The building also offers a full-time doorman, resident concierge and 18 private parking spaces.

FIRST ON PROFILE: DAMAC Sets The Record Straight Addressing Misconceptions Following Special Commission Meeting, To Proceed With Submission B
FIRST ON PROFILE: DAMAC International, a Dubai-based luxury property developer renowned for setting ambitious standards in design and innovation around the globe, and the developer behind the forthcoming Zaha Hadid Architects-designed ultra-luxury condominium at 8777 Collins Avenue in Surfside, is setting the record straight to address misconceptions and misinformation following the July 25th Town of Surfside Special Commission Meeting in order to promote an informed dialogue.
The developer is set to move ahead with Submission B, the wedding cake design which meets all current Town zoning requirements.
In June 2023, DAMAC submitted an application for site plan approval incorporating two design variations by the world-renowned architectural firm Zaha Hadid Architects for 8777 Collins Avenue to the Town of Surfside. As part of the application, DAMAC submitted two design variations with a common theme. The submission was based on alternative interpretations of the Town’s regulations. Submission A features consistent elevations on all sides and Submission B, colloquially referenced as the “wedding cake,” steps in on the South elevation.
Following the Town Commission vote on July 25th not to proceed with an ordinance that would, if adopted, establish a mechanism for Commission to provide setback flexibility for sites in the H-120 zone, DAMAC will be proceeding with Submission B, which is the wedding cake design. Submission B meets with all current Town zoning requirements but the proposed development at 8777 Collins Avenue is not without challenges.
The developer understands the unique and significant sensitivities involved with this property and remains committed to addressing concerns and to maximizing benefits for stakeholders while also ensuring privacy for future residents of its exclusive boutique condominium.
There have been several myths surrounding the proposed development and facts to dispel inaccuracies responded to in a statement provided by DAMAC International to PROFILEmiami can be found below:
MYTH 1:
A nefarious meeting was held in Dubai between the developer and Mayor of Surfside, and the developer bankrolled the trip for its own gain.
FACT:
Not true. As part of a planned journey to Israel for his son’s graduation last year, the Mayor of Surfside had a prearranged stopover in Dubai. During this stopover the Mayor of Surfside attended a meeting, suggested by senior management at DAMAC International, to meet with the DAMAC Chairman. This allowed them to meet for the first time and casually discuss the developer’s plan for 8777 Collins Avenue and how a memorial might be accommodated on site.
DAMAC strongly objects to any inference of wrongdoing. It should also be noted that DAMAC did not pay for any flights, accommodation or any other expenses incurred by the Mayor during his stay.
MYTH 2:
A memorial to the victims of the Champlain Towers South disaster will/should be located in the center of the property.
FACT:
The Town of Surfside and the Town’s Memorial Committee have already agreed to a memorial immediately adjacent to the property on a portion of 88th Street. This decision is memorialized in the Town’s Resolution Number 2022-2853, passed on January 11th 2022, whereby the town manager was directed to pursue all governmental approvals necessary to permanently close a section of 88th Street located in between Collins Avenue on the west and the public beach to the east for a memorial park and pedestrian plaza.
DAMAC purchased the property out of receivership as part of a court-directed process to fund a compensation fund for victim families. There is no condition of the sale requiring a memorial to be located on the site.
Despite being under no obligation to accommodate an onsite memorial, DAMAC has attended and partook in discussions with Surfside Commissioners and members of the Town’s Memorial Committee more than a year ago, to discuss the potential to incorporate a memorial on the property. The ordinance modifications necessary to facilitate a memorial on the site was subsequently rejected by the Town of Surfside on 25th July 2023.
MYTH 3:
DAMAC proposed the potential setback ordinance modifications discussed by the Town Commission on July 25th for its own benefit.
FACT:
The ordinance modification was proposed by Town management following meetings with victim families where some family members had asked for the opportunity for an extension of the public memorial on the property. The ordinance, if adopted, would provide the Town Commission the flexibility to adopt modified setbacks for the property that would, in turn, allow additional space to be created for an extension of the public memorial space. The ordinance change is not necessary for the development of the property as proposed.
MYTH 4:
If the ordinance reviewed on July 25th is ultimately approved, DAMAC would be the sole beneficiary of the ordinance and would receive 37,600 square feet extra buildable area (worth $50 million) as a result.
FACT:
Not true. First, the proposed ordinance would apply to all H-120 zoned land and is not exclusive to the property.
Second, DAMAC’s current plan Submissions are roughly equal in overall size and the application of the proposed ordinance would not result in additional floor area.
The Town Attorney clarified this issue at the July 25th Commission meeting. See link to video here.
Niall Mc Loughlin, DAMAC International Senior Vice President of Communications concluded “We also note comments from the previous Town Commission prior to the sale of the site (and repeated by the former Mayor at the July 25th meeting) that the Town is committed to not “down zoning” the property.”
“Given the upcoming Town elections, DAMAC would not be surprised to see further caustic ‘political theatre” in Surfside, additional grandstanding, and attempts to derail the project and publicly discredit the company for political gain or self-interest. We are confident that the submitted project is consistent with the Town’s regulations and look forward to continuing to work with the Town and stakeholders,” said Niall Mc Loughlin.
