PROFILEmiami's Curated Guide to Dining in Coconut Grove

Coconut Grove’s appeal has always extended beyond its waterfront and leafy streets. The neighborhood’s restaurants are part of the way people live here: a terrace breakfast before a walk, a casual lunch between appointments, or a dinner worth making an evening of.

Coconut Grove’s appeal has always extended beyond its waterfront and leafy streets. The neighborhood’s restaurants are part of the way people live here: a terrace breakfast before a walk, a casual lunch between appointments, or a dinner worth making an evening of. As new residential and mixed-use projects join the village, its dining scene offers another lens on the Grove’s evolution, pairing established hospitality names with homegrown concepts.

In this curated guide, PROFILEmiami explores four destinations that capture that range: CARBONE VINO for Italian-American dining and wine, Sadelle’s for breakfast and brunch, Pura Vida Miami for an everyday café stop, and Chèvre x Ziggurat for artisan sandwiches, cheese and wine. Each brings a distinct experience to the neighborhood, with options for both a quick visit and a table worth lingering over.

CARBONE VINO

CARBONE VINO - CARBONE VINO brings Major Food Group’s Italian-American dining to Grand Avenue, with chef Mario Carbone’s familiar signatures and dishes developed for the VINO concept. Bishop Design’s moody interiors give the restaurant the atmosphere for a special evening, while a bar welcoming walk-ins makes it an approachable choice for a spontaneous meal.

The menu pairs Spicy Rigatoni Vodka, Caesar alla ZZ and Veal Parmigiana with Calabrian Calamari, Tortellini Tartufo Nero and Chicken Cacciatore. Wine is central to the experience: a 3,000-bottle cellar spans more than 600 selections, with a changing by-the-glass program that opens the door to fine and rare pours.

Its appeal in the Grove lies in that balance of occasion and familiarity. Guests can settle into a full dinner or enjoy the complete menu at the bar, making the restaurant a useful neighborhood address as well as a destination.

Address: 2911 Grand Avenue, Coconut Grove, FL 33133.

Best for: Date nights, celebratory dinners, wine enthusiasts and weekend lunch. Dinner is served nightly; lunch runs Friday through Sunday, 11:30 a.m.–2 p.m.

SADELLE’S COCONUT GROVE

Sadelle’s Coconut Grove - Sadelle’s brings Major Food Group’s take on the New York breakfast and lunch institution to Mary Street. Its bright dining room and generous terrace make it an inviting place to gather, whether the plan is a quick morning meet-up or a leisurely meal with friends.

Bagel towers with smoked fish anchor a menu of chopped salads, triple-decker sandwiches, French toast and the house cheeseburger. Next door, Sadelle’s Cafe adds a separate reason to stop in: a collaboration with Bonberi founder Nicole Berrie featuring Montauk General matcha lattes, artisanal smoothies and frozen yogurt. The café offerings complement the restaurant’s more indulgent classics with options for a lighter break.

The terrace is particularly well suited to the Grove’s outdoor, unhurried rhythm. It is an easy setting for a neighborhood breakfast or a long lunch, while the adjacent café works for coffee and a treat on the go.

Address: 3321 Mary Street, Miami, FL 33133.

Best for: Breakfast, brunch, terrace lunches and afternoon café stops. The dining room serves daily from 9 a.m.–4 p.m.; the café opens at 7:30 a.m.

PURA VIDA MIAMI Coconut Grove

Pura Vida Miami’s Coconut Grove flagship brings the all-day café brand led by Omer and Jennifer Horev to Grand Avenue. Part of their Horev Hospitality portfolio, the concept combines casual service with a polished setting and a menu built around everyday breakfast, lunch and snack routines.

Options range from açaí bowls, smoothies and avocado toast to salads, wraps and substantial bowls, with 100% grass-fed and grass-finished steak among the protein choices. The location also houses Gelato by Pura Vida Miami, adding soft serve with customizable toppings, sauces and drizzles to the visit.

That variety makes it a natural fit for the Grove’s active, walkable lifestyle. It can be a morning coffee stop, a convenient lunch between errands or a place to pause with family over something sweet, giving the flagship a role beyond a single meal.

Address: 3034 Grand Avenue, Studio A, Miami, FL 33133.

Best for: Casual breakfast, quick lunches, post-workout smoothies and afternoon gelato.

CHÈVRE X ZIGGURAT

Chèvre x Ziggurat brings founder Mario Naar’s Miami cheese, wine and sandwich concept into the Ziggurat Coconut Grove Sales Center on Fuller Street. An affiliate of Think Hospitality, Chèvre has partnered with Allen Morris Co.’s ultra-luxury mixed-use development to combine a gourmet market and café experience with a preview of the project’s residential vision.

Artisan sandwiches, cheeses, charcuterie, caviar and curated wines shape the offering. La Italiana layers mortadella with whipped ricotta and truffled honey, while El Padron pairs Ibérico ham with Manchego. Basque cheesecake provides a sweet finish, and the market’s specialty pantry goods give guests something to take home. Wine and shared boards make this as appealing for a relaxed catch-up as for lunch.

The brand also drew attention with the Golden Glizzy, a $100 collaboration with Golden Goat Caviar and Ficelle Bakery. Rick Ross stopped by to sample the gold-and-caviar-topped hot dog. The creation combined Australian Wagyu with a croissant bun, crème fraîche, mascarpone, a 30-gram tin of caviar and edible gold flakes. Offered around the 2026 Miami Open and Miami Grand Prix, it was a limited-time special; check with Chèvre about any return.

For Coconut Grove, the draw is the meeting of neighborhood hospitality and new development in a setting that invites a casual visit. Fuller Street’s village atmosphere suits sandwiches, wine and conversation, giving diners a reason to explore the sales center beyond real estate.

Address: 3065 Fuller Street, Miami, FL 33133.

Best for: Artisan sandwich lunches, cheese and charcuterie, afternoon wine and casual early-evening gatherings.

Gioia Hospitality Group Set To Open La Sponda on September 19 in Coconut Grove at Vita at Grove Isle

Building on the success of Daniel's Miami, recently named the highest-ranked Florida steakhouse on the World's Best 101 Steak Restaurants list, and Daniel's, A Florida Steakhouse, which has earned Michelin Guide recognition, Gioia Hospitality Group founders Thomas Angelo and Kassidy Angelo will open La Sponda, an elegant waterfront Italian restaurant inspired by their family's heritage, this September at CMC Group’s recently delivered luxury condominium Vita at Grove Isle.

Marking the hospitality group's first Italian concept, La Sponda represents a natural evolution for Gioia Hospitality, whose reputation has been built on exceptional cuisine, warm hospitality, and thoughtfully designed destinations. More than a restaurant, La Sponda is a deeply personal expression of Thomas Angelo's lifelong connection to Italy, drawing from his family's roots in Puglia and decades spent exploring the country's regional cuisine, artisans, wineries, and traditions.

"I grew up in a family deeply rooted in southern Italy, where some of my favorite memories were made in the kitchen and my travels with my children to Puglia,” said Thomas Angelo, Co-Founder of Gioia Hospitality Group. "Those memories became the foundation for La Sponda, and our hope is that every guest who walks through our doors feels that same sense of warmth, connection, and hospitality."

"This restaurant is incredibly personal to us because it brings together our family's traditions with everything we've learned while building Gioia Hospitality. We can't wait to welcome guests into a place that feels as warm and memorable as the homes and restaurants that inspired it,” said Kassidy Angelo, Co-Founder of Gioia Hospitality Group.

“Grove Isle has long held a special place in Miami, with a history as one of the city’s most celebrated waterfront destinations,” said Ugo Colombo, Founder of CMC Group. “With Vita, our vision has been to honor that legacy while introducing a new expression of luxury and waterfront living. La Sponda is a natural extension of that vision bringing exceptional dining, hospitality and design together to create a destination that enhances the lifestyle at Vita and once again establishes Grove Isle as a place for the broader Miami community to experience and enjoy.”

While Daniel's introduced guests to one of the country's most celebrated steak programs, La Sponda continues Gioia Hospitality's culinary legacy, complementing that steak-driven foundation with handmade pasta, pristine seafood, exceptional wines, and genuine hospitality that come together around the table. Leading the culinary program is Chef Danny Ganem, who has worked alongside Thomas and Kassidy to bring the family's vision to life. Fresh pasta is made in-house daily, alongside an evolving selection of crudo, antipasti, and seafood, with signature specialties inspired by the founders' favorite dishes and family traditions, alongside dishes drawn from different regions across Italy. Highlights include Spaghetti alla Chitarra al Tartufo with Burgundy truffles, cultured butter, and Parmigiano espuma; Paccheri al Campagnolo with Aquanaria Branzino, Datterini Tomatoes, Capers, Olives; Branzino alla Vernaccia with Taggiasca olives, potatoes, tomatoes, and basil; and an Australian L'Grow Ranch Wagyu Bistecca Fiorentina, a Wagyu porterhouse finished with rosemary, Balsamico di Modena, and Gioia olive oil.

Complementing the culinary program, Wine & Beverage Director Daniel Bishop will curate a globally influenced wine collection anchored by Italy’s most celebrated regions and inspired by the Angelo family’s Italian heritage. The list will showcase benchmark reds, including Barolo and Barbaresco from Piemonte, celebrated Tuscan selections, lighter-style Etna reds from Sicily, and wines from Puglia that pay homage to the Angelo family’s roots. Bright, mineral-driven coastal whites of Italy will complement the collection, evoking the seaside regions and destinations of the Amalfi Coast, Taormina, and Cinque Terre. French, Spanish, and California wines will further round out the program, alongside select vintages spanning up to 20 to 25 years. The collection will continue to evolve over time, shaped by seasonality and guest preferences.

Signature cocktails include the refreshing Summer in Amalfi Spritz with Martini & Rossi Prosecco, St-Germain, Italicus Aperitivo, Condesa Gin Clásica, and cucumber; Zio Tony, a tropical riff on the Paper Plane, with Angel’s Envy Daniel’s Cask Bourbon, Sarti Aperitivo, Amaro Nonino Riserva, passion fruit, and lemon; and Garibaldi Fresca, a playful take on the Italian classic with Campari and fluffy pineapple and orange juices.

Over the past several years, Thomas, Kassidy, Danny Ganem, and Daniel Bishop have traveled extensively throughout Italy, immersing themselves in regional culinary traditions while building relationships with producers, winemakers, artisans, and suppliers. Every journey helped shape La Sponda, from discovering family-run wineries and sourcing exceptional ingredients to selecting handcrafted materials and finding inspiration in the timeless hospitality that defines Italy's most beloved destinations.

Designed by Martin Brudnizki Design Studio, the restaurant blends timeless European elegance with the relaxed sophistication of Coconut Grove. Nearly every element throughout the space was thoughtfully sourced from Italy, including handcrafted furnishings, imported stone, custom tables, and artisan finishes. Guests are welcomed into an intimate dining room anchored by crisp white tablecloths, hand-painted architectural details, a baby grand piano, and a private dining room tucked away for special occasions. While the restaurant is rooted in Italian craftsmanship, subtle nods to Coconut Grove can be found throughout the interiors, including custom lamps individually hand-painted by a local artist with illustrations inspired by the neighborhood's iconic peacocks and tropical surroundings. With seating for approximately 120 guests, La Sponda was designed to feel both grand and welcoming, bringing together refined luxury and the warmth of an Italian home.

True to Gioia Hospitality Group's philosophy, service will remain at the heart of the La Sponda experience. Led by an experienced front-of-house team, guests can expect warm, attentive hospitality inspired by the traditions of Italy, where every meal is treated as an occasion and every guest is welcomed like family.

La Sponda will initially open for dinner on Wednesday – Sunday. Reservations will be available on Resy.

The Lincoln Coconut Grove has locked down a $58 million construction loan for the luxury boutique condominium with 48 spacious residences in the heart of Coconut Grove, Florida. The project has begun construction and is scheduled to be completed by Q3 2028. Berkadia, a distinguished leader in the commercial real estate sector, arranged the 30-month construction loan, which includes two six-month extension options, and was provided by SME Capital.

Managing Director Scott Wadler and Vice President Bobby Dockerty of Berkadia Miami, along with Senior Managing Director Mitch Sinberg, Matt Robbins and Brad Williamson, secured the financing on behalf of the development team: LORE Development Group (a joint venture formed by Leste Group and Opportunity Fundo de Investimento Imobiliário) and Element Development.

“The Lincoln speaks directly to the sustained demand we’re seeing from both capital providers and discerning buyers for boutique, design-forward residential product in Coconut Grove,” said Wadler. “Lenders and equity partners continue to gravitate toward experienced sponsorship delivering thoughtfully curated communities in supply-constrained submarkets like the Grove.”

Added Dockerty, “The combination of limited new boutique inventory, strong pre-development interest and Coconut Grove’s enduring appeal as a family-oriented, lifestyle-driven neighborhood created a compelling opportunity for this capitalization.”

Arbor Residences has officially received its Certificate of Occupancy, marking the completion of an extraordinary vision for Coconut Grove. The achievement for the 45-residence boutique condominium in Coconut Grove comes as the project has also passed 80% sold. With the Certificate of Occupancy resident move-ins can now commence.

The milestone holds profound meaning for the Kodsi family and the entire Arbor team. More than the completion of a building, it represents the fulfillment of a dream shaped by the late Isaac Kodsi, Arbor’s beloved developer and guiding force.

“Arbor is more than a residence; it’s a visionary answer to the ever-evolving Coconut Grove landscape, committed to offering a nurturing, enriching and satisfying way of life. Our goal is for residents to find not just a home, but a welcoming vibrant community, live in comfort and thrive.” Said developer Isaac Kodsi.

Designed by Behar & Font, Arbor Residences comprises 45 homes featuring high ceilings, floor-to-ceiling windows, natural wood finishes, Bosch appliances, and spacious layouts that complement the Grove’s tree-lined character. Amenities include a rooftop terrace, pool deck, fitness center, 24-hour concierge service, and valet.

Located just around the corner from Coconut Grove’s central corridor and CocoWalk, Arbor offers a residential oasis within one of Miami’s most established and walkable neighborhoods. Pricing on available homes begins at $1.8 million, with two-bedroom-plus-den and three-bedroom, two-bath residences currently available. Sandra Masis of Cervera Real Estate, who has overseen sales since the project’s revival, continues to lead sales and marketing as Arbor enters its final phase.

Isaac Kodsi, the Miami developer and founder of Ark Capital Group, acquired Arbor out of foreclosure in 2023, returned buyers’ deposits, and restarted construction, restoring momentum to the stalled project. A longtime Coconut Grove resident, Isaac was deeply involved in the neighborhood and committed to its growth. He passed away unexpectedly in August 2025 while the building was nearing completion.

The development continues under the leadership of his daughter, Camilla Kodsi, who grew up in Coconut Grove and attended school in the neighborhood. Having worked alongside her father throughout the project, she has seen Arbor through final inspections and completion with the support of the Kodsi family. Camilla plans to continue her work as a developer in Miami, carrying forward both the Arbor vision and her father’s broader legacy at Ark Capital.

Sabal Development Sells Contemporary Coconut Grove Estate For $22.5 Million

Sabal Development, the Miami-based luxury residential developer, has sold a custom contemporary estate at 4040 Kiaora St. in Miami’s historic Coconut Grove neighborhood for $22.5 million. The residence was designed and built by the firm’s construction arm, Sabal Luxury Builder. Lourdes Alatriste served as the listing agent for the sale.

The masterfully crafted residence features six bedrooms and eight bathrooms across 8,833 square feet of livable space, totaling 9,503 square feet under roof. Designed to offer a profound sense of spaciousness and elegance, the home is defined by its soaring ceilings and light-filled interiors that effortlessly establish a luxury lifestyle experience.

“Our vision for 4040 Kiaora Street was to create a modern sanctuary that balances high-end architectural design with the natural beauty of the Coconut Grove canopy,” said Pascal Nicolai, founder and CEO of Sabal Development and Sabal Luxury Builder. “Because we develop, design, and build under one roof, every decision — from the structural envelope to the last interior finish — was made by the same team, with the same standard. The result is a complete lifestyle experience, combining expansive entertainment spaces with private wellness amenities.”

The interiors were conceived by Vitaliya Alkhovik, founder of Interiors.Vita and Executive Director of Interior Design for the Sabal organization, who led the interior architecture, finishes, and furnishing of the estate. Her design layers warm natural materials, custom millwork, and gallery-scale volumes to bring the Grove’s tropical light into every room.

“The house sits inside a mature canopy, so the interiors had to feel like a continuation of the landscape rather than a contrast to it,” said Alkhovik. “We worked with organic textures, soft mineral palettes, and generous proportions so the architecture, the greenery, and the daily life of the home read as one continuous experience.”

The heart of the estate is its seamless transition from the indoor living areas to an expansive outdoor oasis, making it a premier destination for upscale entertaining. The resort-style exterior is anchored by a tropical heated pool and spa, framed by a backdrop of mature, lush greenery. For outdoor dining and hosting, the property features both a covered summer kitchen and a dedicated outdoor kitchen cabana.

Inside, the home delivers an array of premium, lifestyle-driven amenities that cater to modern luxury demands. Health and wellness are prioritized with a private, fully equipped home gym, while indoor leisure is elevated by a custom-designed movie theater. The property also features a detached private guest house, providing versatile, high-end accommodations for visitors.

Founded in 2009 by Pascal Nicolai, Sabal Development is a Miami-based firm specializing in ground-up luxury residential development across Miami-Dade, Broward, and Palm Beach counties. It operates in full vertical integration with its construction arm, Sabal Luxury Builder, delivering bespoke, ultra-luxury residences from land acquisition through design, construction, and final furnishing. Known for exceptional quality and principal-led oversight of every project, the Sabal organization builds from Miami and Coconut Grove to Fort Lauderdale, Boca Raton, and Palm Beach.

Development Spotlight: Ziggurat Coconut Grove

Developed by The Allen Morris Company in partnership with the Espinosa family, the highly curated mixed-use Ziggurat Coconut Grove brings together just 19 ultra-luxury residences, a five-story trophy office building, approximately 45,000 square feet of retail and dining, and landscaped pedestrian spaces within a low-rise environment designed specifically for Coconut Grove.

Coconut Grove has emerged as one of Miami’s most coveted luxury residential markets, driven by a combination that is increasingly difficult to replicate: lush tropical surroundings, waterfront access, walkability, top schools, established neighborhoods and proximity to Miami’s major business districts. The Grove’s village-like character and limited supply have helped distinguish it from Miami’s more densely developed urban neighborhoods, while a new generation of luxury residential projects, restaurants, offices and retail has continued to elevate the area without sacrificing the qualities that make it unique.

Ziggurat Coconut Grove represents a natural extension of that evolution. Developed by The Allen Morris Company in partnership with the Espinosa family, the highly curated mixed-use project brings together just 19 ultra-luxury residences, a five-story trophy office building, approximately 45,000 square feet of retail and dining, and landscaped pedestrian spaces within a low-rise environment designed specifically for Coconut Grove. Rather than attempting to redefine the neighborhood, Ziggurat embraces its scale, greenery and indoor-outdoor lifestyle, creating a project that feels distinctly rooted in the Grove.

Designed by Oppenheim Architecture, with residential interiors by Collarte Interiors, Ziggurat will further enhance its surrounding neighborhood through open-air paseos, restaurants, boutiques, wellness offerings and a central landscaped courtyard. Directly across from the development, Kirk Munroe Park is slated for an approximately $8 million renovation through a partnership between The Allen Morris Company and the City of Miami, extending the project’s impact beyond its property lines and into the surrounding community.

With demolition now complete and the development advancing toward site work and vertical construction, Ziggurat is positioned to become one of the defining additions to Coconut Grove’s next chapter. Completion is anticipated in early 2028.

Project Overview

Located at 3101 Grand Avenue, Ziggurat Coconut Grove is a highly curated mixed-use development designed around the scale, walkability and character of its surrounding neighborhood.

The development will comprise two architecturally distinct buildings: a five-story, approximately 100,000-square-foot trophy office building and an intimate three-story residential building featuring 19 ultra-luxury condominium residences. Approximately 45,000 square feet of ground-floor retail will further activate the development with dining, boutiques, wellness concepts and gathering spaces organized around open-air pedestrian paseos and a central landscaped courtyard.

Demolition at the site has been completed, clearing the way for site work and vertical construction. The project is supported by a $138.5 million construction loan from BDT & MSD Partners and BHI, with completion anticipated in early 2028.

Why It Matters

Coconut Grove’s continued evolution has increasingly centered around projects that balance new development with the neighborhood’s established identity. Rather than introducing another conventional high-rise, Ziggurat embraces a low-rise approach that integrates residential, office, retail, dining and public space within a highly landscaped setting.

The project also introduces a significant new trophy office component to Coconut Grove, complementing its limited collection of luxury residences and curated retail environment. Together, the uses are designed to create an active mixed-use destination that strengthens the connection between Grand Avenue, Commodore Plaza and the surrounding Grove community.

Directly across from the development, Kirk Munroe Park is slated for an approximately $8 million renovation through a partnership between The Allen Morris Company and the City of Miami, further enhancing the public realm surrounding the project.

Architecture & Design

Designed by Oppenheim Architecture, Ziggurat takes its architectural identity from Coconut Grove’s tropical landscape and distinctive sense of place. Natural stone, cascading greenery, deep terraces and landscaped open spaces are incorporated throughout the development, creating architecture intended to feel integrated into the Grove rather than separated from it.

The project’s low-rise massing is organized around landscaped courtyards and open-air pedestrian paseos connecting its residential, office and retail components. Landscape architecture by Andres Arcila with Naturalficial further integrates vegetation into the architecture, while the residences feature interiors by Collarte Interiors.

The result is a contemporary interpretation of Coconut Grove living centered around natural materials, indoor-outdoor spaces and the neighborhood’s established pedestrian scale.

Residences

Ziggurat’s residential component introduces an exceptionally limited collection of 19 ultra-luxury condominium residences, designed to provide the privacy and scale of a private home within the center of Coconut Grove. Pricing starts at $3.5 million.

Residence features include:

  • Two- to five-bedroom residences

  • Residences ranging from approximately 1,254 to more than 5,000 square feet

Office & Retail

Ziggurat’s commercial component will introduce approximately 100,000 square feet of trophy office space within a boutique five-story office building, offering companies a differentiated workplace environment in the heart of Coconut Grove.

The office building will be complemented by approximately 45,000 square feet of ground-floor retail, dining and wellness offerings integrated throughout landscaped open-air paseos and a central courtyard. Plans call for a mix of bistros, boutiques and wellness concepts designed to create activity throughout the development and reinforce the pedestrian-oriented character of the surrounding neighborhood.

At the top of the office building, a rooftop restaurant and lounge by a local Michelin-starred chef is planned to offer views toward Biscayne Bay.

Office leasing is being led by Ryan Holtzman, Andrew Trench and Brian Gale of Cushman & Wakefield, alongside Thad Adams of The Allen Morris Company. Daniel Cardenas and Michael Sullivan of Vertical Real Estate are leading retail leasing.

  • 24-hour valet

  • Hospitality-trained concierge

  • Dog walking and pet-care services

  • Dry-cleaning services

  • Immediate access to the development’s dining, retail and wellness offerings

Location

Located at 3101 Grand Avenue, Ziggurat sits in the heart of Coconut Grove, placing residents and office users within walking distance of the neighborhood’s restaurants, shops, parks and waterfront destinations.

The development is positioned directly across from Kirk Munroe Park and near Coconut Grove’s established commercial core along Grand Avenue and Commodore Plaza. Coral Gables, Brickell, Downtown Miami, Key Biscayne and Miami International Airport are all within convenient reach, while the project’s location allows residents to experience the walkability and village-like atmosphere that distinguishes Coconut Grove from many of Miami’s other luxury residential markets.

The planned approximately $8 million renovation of Kirk Munroe Park will further enhance the immediate neighborhood, creating an improved public green space directly across from Ziggurat.

Development Team

Ziggurat Coconut Grove is being developed by The Allen Morris Company in partnership with the Espinosa family, bringing together a multidisciplinary team focused on architecture, landscape, residential design and placemaking.

Oppenheim Architecture is leading the project’s architecture, with residential interiors by Collarte Interiors and landscape architecture by Andres Arcila with Naturalficial.

Residential sales are exclusively represented by ONE Sotheby’s International Realty. Office leasing is being handled by Cushman & Wakefield alongside The Allen Morris Company, while Vertical Real Estate is leading retail leasing.

Sales Information

The residential component of Ziggurat Coconut Grove is nearly sold out, underscoring demand for the project’s limited collection of just 19 homes.

Residences range from approximately 1,254 to more than 5,000 square feet, with pricing ranging from approximately $3.5 million to $15 million. Residential sales are exclusively represented by ONE Sotheby’s International Realty.

CMC Group and Fort Partners have commenced vertical construction at Four Seasons Private Residences Coconut Grove, the global brand’s first standalone residential offering in Florida. With foundation work complete, the 20-story waterfront tower is now rising above Biscayne Bay, marking a major construction milestone as the development remains on schedule for completion in 2028.

South Florida-based real estate development firms CMC Group and Fort Partners have commenced vertical construction at Four Seasons Private Residences Coconut Grove, the global brand’s first standalone residential offering in Florida. With foundation work complete, the 20-story waterfront tower is now rising above Biscayne Bay, marking a major construction milestone as the development remains on schedule for completion in 2028. This milestone follows the team's successful $323.8 million construction financing earlier this year, which attracted exceptional interest from the lending community and further reinforced confidence in the project as it advanced toward vertical construction.

“Reaching this milestone is a significant moment because it demonstrates that our vision for Four Seasons Private Residences Coconut Grove is becoming a reality,” said Ugo Colombo, Founder of CMC Group. "From the outset, we believed this would be an exceptional addition to Coconut Grove — from its location to its design and the strength of the Four Seasons brand — and it's rewarding to see that confidence reflected as construction advances. CMC Group and Fort Partners have always been committed to delivering projects that stand the test of time, and we're pleased to see this one progressing as planned.”

“The most successful projects are the ones that inspire confidence long before they're completed,” said Nadim Ashi, CEO of Fort Partners. “The continued interest we've seen from buyers, together with the support of our financial partners, reflects the quality of this development and the experienced team behind it. We're pleased to see construction advancing on schedule as Four Seasons Private Residences Coconut Grove continues to take shape.”

Since launching sales in 2024, Four Seasons Private Residences Coconut Grove has continued to generate strong interest from local, national and international buyers drawn to the rarity of a standalone Four Seasons residential offering in one of Miami's most sought-after neighborhoods. That sustained demand, together with the institutional confidence demonstrated through the project's successful financing earlier this year, reflects the strong foundation supporting the development as it continues to advance on schedule.

Designed by Miami-based architect Luis Revuelta with interiors by acclaimed Florentine designer Michele Bönan, the development will feature 70 residences ranging from 2,025 to 3,975 square feet, along with four penthouses spanning up to 9,690 square feet. The curved design maximizes panoramic water views through expansive floor-to-ceiling windows, while open floor plans and ceiling heights ranging from 10 to 11 feet create spacious, light-filled residential experiences. Each home is accessed via dedicated elevator entry.

Residents will enjoy the lifestyle of a world-class Four Seasons resort, even without the presence of a hotel. The resort-style amenities collection includes a pool deck, restaurant, state-of-the-art fitness center, yoga studio, massage treatment rooms, a spa featuring a cold plunge, hydromassage pool, horizontal shower, ice fountain, sauna circuit inspired by ancient Roman bath chambers, and much more. Five-star Four Seasons service completes the offering, with everything from a dedicated Director of Residences and Lifestyle Manager to housekeeping and butler services, in-residence dining, valet, wellness programming and more.

Together, CMC Group and Fort Partners have earned a reputation for delivering landmark residential developments that define their markets. Their combined track record of bringing ambitious projects from vision to completion has established them as two of South Florida’s most respected luxury developers, reinforcing buyer and institutional confidence in Four Seasons Private Residences Coconut Grove.

Sales at Four Seasons Private Residences Coconut Grove are being handled in-house by CMC Real Estate and Fort Realty.

Signature Penthouse at Vita at Grove Isle Furnished by Artefacto Hits the Market for $23.5 Million

A landmark two-level penthouse with private 40’ rooftop pool in the nearly sold-out waterfront development by renowned Miami developer Ugo Colombo of CMC Group has hit the market for $23.5 million listed with Nelson Gonzalez, Senior Vice President and top-producer with over $4 billion in career sales at Berkshire Hathaway HomeServices (BHHS) EWM Realty.

SOLE PH‑1 at Vita at Grove Isle (5 Grove Isle Dr., Coconut Grove, Fla.) is offered fully furnished by Artefacto – the internationally acclaimed interior design brand. The residence spans nearly 13,000 square feet of total living space, including 7,000 square feet of interiors and 5,600 square feet of outdoor spaces. Atop it all sits a striking, private 40-foot rooftop pool with uninterrupted vistas of Biscayne Bay and the downtown Miami skyline. With an asking price of $23.5 million, SOLE PH‑1 is the largest and most expansive residence within the boutique island development.

“This penthouse stands apart in Coconut Grove,” said Gonzalez. “It is rare to find a condo with such abundance of private amenities, typically found only in a single-family home. In addition to the private amenities, residents get to enjoy additional amenities and luxuries offered by Vita at Grove Isle, and another layer of security offered by private-island living. For buyers seeking privacy, outdoor living with sweeping views, and immediate access to Miami’s cultural and social hubs, SOLE PH‑1 is truly a standout opportunity.”

The four-bedroom, five-and-a-half-bath residence is accessed via a private elevator that opens into a grand foyer, leading to expansive living areas defined by 11-foot ceilings and walls of glass that fully retract to connect the interiors with 13-foot-deep waterfront terraces. Designed for seamless indoor-outdoor living, the home features finely appointed Artefacto interiors and premium finishes throughout, including a Molteni kitchen with Miele appliances, frameless Barausse doors, and an integrated Crestron smart home system with Lutron HomeWorks lighting.

The Bayfront primary suite has a spa-inspired, book-matched marble bath and oversized double closets, while three additional guest bedrooms with en-suite baths capture serene water views from the opposite side of the residence. A sculptural spiral staircase ascends to the penthouse’s signature, 97-foot-long rooftop terrace – an elevated entertainment environment featuring the 40-foot pool, a summer kitchen, and multiple lounge areas framed by waterfront panoramas.

“From the outset, Vita at Grove Isle was designed to highlight Coconut Grove’s natural beauty and elegant lifestyle,” said Ugo Colombo, Founder and CEO of CMC Group and developer of Vita. “SOLE PH‑1 elevates that vision, pairing grand-scale indoor-outdoor living with meticulous craftsmanship and a rooftop environment that embraces the surrounding water and skyline.”

The offering arrives as Vita continues to see strong closing momentum following its completion in late 2025. The seven-story, 65-residence building is now nearing sellout, having recently reported nearly $400 million in closings in under 60 days. Average residence prices stand at approximately $8.5 million, with a notable share surpassing $10 million. At the top of the market, Vita has recorded multiple penthouse transactions above $15 million, including several exceeding $20 million, underscoring the project’s position within South Florida’s rapidly expanding super-prime residential landscape.

“Miami – and Coconut Grove, in particular – is firmly on the radar of ultra-high-net-worth buyers,” Gonzalez added. “Today’s top buyers want more than just turnkey interiors or smart technology…they’re looking for outdoor living and waterfront experiences that feel effortless and extraordinary. SOLE PH‑1 delivers on all fronts, combining scale, privacy, and panoramic vistas in a market where homes like this are increasingly hard to find.”

Set on a 20-acre private island, Vita at Grove Isle grants residents exclusive access to the Grove Isle Racquet & Yacht Club, which features eight Har-Tru tennis courts, pickleball and padel courts, along with a bayfront pool and poolside bar. The development will soon welcome La Sponda, an Italian waterfront restaurant opening this summer with views of Biscayne Bay. Additional amenities include private resident event spaces, a spa, fitness center, and yoga studio.

With only a limited collection of residences remaining, SOLE PH-1 represents a singular opportunity to acquire one of the largest and most distinctive penthouses currently available in Coconut Grove – within a development that has quickly emerged as one of the neighborhood’s most sought-after waterfront addresses.

Arbor Residences Achieves TCO in Coconut Grove As Sales Pass 70%

Arbor Residences, the 45-residence boutique condominium in Coconut Grove, has achieved Temporary Certificate of Occupancy (TCO), marking a major milestone for the family-led development as sales surpass 70%.

Arbor Residences, the 45-residence boutique condominium in Coconut Grove, has achieved Temporary Certificate of Occupancy (TCO), marking a major milestone for the family-led development as sales surpass 70%.

The milestone carries particular significance for the Kodsi family.

Today, development continues under the leadership of his daughter, Camilla Kodsi, who grew up in Coconut Grove and attended school in the neighborhood. Having worked alongside her father throughout the project, she has seen Arbor through final inspections and completion with the support of the Kodsi family. Camilla plans to continue her work as a developer in Miami, carrying forward both the Arbor vision and her father’s broader legacy at Ark Capital.

“Reaching TCO at Arbor is an incredibly meaningful milestone,” said Camilla Kodsi. “It was an honor to work alongside my father through every stage of the project, and I’m deeply grateful to the Arbor team whose dedication brought the building to completion. Having grown up and now living in Coconut Grove, it’s especially rewarding to contribute something lasting to a neighborhood that means so much to me. I look forward to continuing my work developing projects in Miami.”

Sandra Masis added, "Coconut Grove has always been one of Miami’s most special neighborhoods, and buyers can feel the care that went into Arbor,” she notes. “From the scale of the building to its walkable location steps from CocoWalk, the parks, and the Grove’s vibrant and growing dining scene, this is a place designed to fit seamlessly into the neighborhood and feel like home from day one.”

Designed by Behar & Font, Arbor Residences comprises 45 homes featuring high ceilings, floor-to-ceiling windows, natural wood finishes, Bosch appliances, and spacious layouts that complement the Grove’s tree-lined character. Amenities include a rooftop terrace, pool deck, fitness center, 24-hour concierge service, and valet.

Located just around the corner from Coconut Grove’s central corridor and CocoWalk, Arbor offers a residential oasis within one of Miami’s most established and walkable neighborhoods. Pricing on available homes begins at $1.7 million, with two-bedroom-plus-den and three-bedroom, two-bath residences currently available. Sandra Masis of Cervera Real Estate, who has overseen sales since the project’s revival, continues to lead sales and marketing as Arbor enters its final phase.

With TCO secured and move-ins approaching, Arbor Residences stands as a completed boutique development shaped by family stewardship and long-term commitment to Coconut Grove. Resident move-ins are slated for early spring 2026.
