The Related Group & Dezer Development Successfully Pays Off $114.7 Million Construction Loan For HYDE Suites & Residences Midtown Miami
The Related Group and Dezer Development have officially announced that they have paid off construction financing for the recently completed Hyde Suites & Residences Midtown Miami. The $114.7 million loan was issued by an affiliate of Mack Real Estate Credit Strategies, a New York lending firm, in February 2016.

The property is the partnership’s most recent co-developed project to complete, with Residences by Armani/Casa slated for a 2019 delivery. The 470-unit mixed-use Hyde Midtown, which broke ground in September 2015, is nearly completely sold out. The property’s hotel component, the first in the Midtown neighborhood, is expected to open in this fall (2018).
“The rate of closings, and subsequently our ability to fulfill this loan, speaks to the strength of the Midtown submarket as well as top-tier quality of our product,” said Ben Gerber, Vice President of Finance for The Related Group.

Hyde Midtown features 410 luxury residences and 60 designer suites, with a sleek exterior designed by Arquitectonica. The project boasts a slew of amenities, including an expansive seventh floor pool terrace, private screening theater, game room and upgraded fitness facilities. As a part of the ongoing partnership between Related and famed hospitality group sbe, all Hyde residents will be able to enjoy access to South Beach’s hottest beach club, Hyde Beach at the SLS Hotel South Beach.

Related Group and Dezer Development has completed the sale the hotel portion of the newly completed Hyde Midtown Suites & Residences luxury condo-hotel project in Midtown for $21.8 million. The buyer was Midtown Hotel Investment LLC, which is led by Haim Yehezkel of Elysee Investments and the agreement was first announced while the project was still under construction. The deal was financed via a $14.5 million mortgage provided by Bank of America and breaks down to roughly $363,000 per key. The deal was brokered by Hernan Gleizer of Optimar First International Realty. The 60-key hotel will be managed by sbe and is located at 4101 Northeast First Avenue in Midtown Miami. HYDE Midtown will be the first hotel to open in Midtown.
In total the HYDE Midtown Suites & Residences project features 410 luxury residential condos and 60 hotel suites. The 32-story, 480,000 SF building was designed by Arquitectonica with interior design by the Rockwell Group. Amenities were designed to be tailored towards millennials which include a HYDE Music Lounge & Piano Bar, restaurant, pool terrace with jacuzzi, putting green and tennis court, state-of-the-art fitness center and private screening theater. Hyde Midtown Suites & Residences initially broke ground in September 2015.

The project features 410 luxury residential condos and 60 hotel suites. The 32-story, 480,000 SF building was designed by Arquitectonica with interior design by the Rockwell Group with a total cost around $98 million. Carlos Rosso of Related Group explained that the amenities will be tailored towards millennials and the younger generation. They will feature a Hyde Musice Lounge & Piano Bar, a yet to be announced SBE restaurant, pool terrace with putting green and tennis court, state-of-the-art fitness center and private screening theater.
