About Oasis Hallandale

One of the largest and most ambitious developments in Hallandale Beach, Oasis Hallandale is a new, transformative 10-acre mixed-use destination offering a multi-block district of residences, shops, restaurants, urban parks, and offices. Designed by Bernardo Fort-Brescia of Arquitectonica, Oasis Hallandale is a pedestrian-friendly city center to the city of Hallandale Beach located at 1000 E Hallandale Beach Blvd.

Oasis Hallandale will combine a live, work, and play lifestyle and community with boating, the nearby beaches, Gulfstream Park, the Hollywood Beach Boardwalk, Aventura Mall, Seminole Hard Rock Hotel & Casino, and the Fort Lauderdale-Hollywood International Airport all in one prime location.

The residential portion will be made up of 500 multifamily units in two 25-story residential towers. The West Tower is nearing completion with projected delivery in early 2026, while the East Tower is advancing toward full completion in 2027. Pricing for available units ranges from approximately 900 to 4,750 square feet, priced from $750,000 to $5.02 million. Homes feature floor-to-ceiling glass, expansive balconies, open-concept layouts, and imported Italian finishes.

Residents will have access to a six-level, 70,000-square-foot amenity deck, one of the most expansive in the submarket, featuring resort-style pools, wellness and fitness facilities, coworking spaces, entertainment lounges, and family recreation areas.

Unlike standalone residential towers, Oasis Hallandale is already anchored by a fully operational commercial district comprising 60,000 square feet of retail and dining and 35,000 square feet of office space across five buildings. Tenants including KC Market, Davinci Café, Oasis Fit, Oasis Dental, Delice Med Spa, and Elve Luxury are active on site, establishing a true live-work-play environment.

As a Boca Raton native and founding agent of Compass in the area, Aaron Buchbinder has witnessed firsthand the city's remarkable evolution into a luxury real estate hotspot. With deep-rooted connections and an intimate understanding of the community, Aaron offers unparalleled insights into Boca Raton's dynamic property landscape. In this exclusive Q&A, he discusses the factors driving the market's growth, emerging trends, and his personalized approach to guiding clients through the competitive real estate environment.

PROFILEmiami: What excites you most about the Boca Raton real estate market?

Aaron Buchbinder: Boca is home for me—it’s where I grew up, so it’s personal. Getting to work in my own backyard is something I never take for granted. This isn’t the same Boca I knew as a kid—it has transformed into a premier destination that goes far beyond the traditional idea of a vacation or retirement spot. We are seeing remarkable growth driven by people who want to live, work, and raise families here. From vibrant, family-friendly neighborhoods to exclusive beachfront and country club communities, Boca truly offers something for every lifestyle.

PROFILEmiami: What trends do you see shaping the area's real estate market now and in the coming years?

Aaron Buchbinder: We are seeing more families prioritizing safe neighborhoods and strong school districts. At the same time, older buyers are seeking out luxury condos and country club living. Boca offers both worlds, which is why it continues to thrive. The demand is across generations, and that’s powerful.

PROFILEmiami: How do you help clients navigate today’s competitive real estate landscape?

Aaron Buchbinder: It all starts with setting clear goals and expectations from the beginning. I tailor everything to my clients’ needs and timelines—whether they’re ready to make a move now or just starting to think about it for next year, I help them plant those early seeds. In today’s competitive market, having the right mindset and clarity around priorities is essential—especially when important life factors like schools come into play. I guide the conversation toward what really matters so we can make smart, confident decisions. From understanding the nuances of each neighborhood to leveraging off-market opportunities, I bring the insight and strategy needed to help them stay ahead.

PROFILEmiami: Are there any neighborhoods or property types you think are undervalued or emerging?

Aaron Buchbinder: New construction communities are definitely trending—especially among young families who want a turnkey lifestyle. East Boca continues to be a hot spot too, and it’s still full of opportunity.

PROFILEmiami: What does your ideal day in Boca look like?

Aaron Buchbinder: I start with a workout at The Boca Raton gym, where my family and I are members, then grab breakfast and a coffee at Saquella Café in Mizner Park. After that, I’m at the office or out at showings until about 5pm, and then it’s all about family—sports practice with the kids or dinner out. On weekends, we love relaxing by the pool at The Boca Raton. If it’s a date night, you’ll find us at Matteo’s with friends, ordering the veal chops. With the kids, it’s usually hibachi at Saiko.

PROFILEmiami: What has been the most defining moment of your career?

Aaron Buchbinder: Crossing the $100 million in sales mark for the first time was a significant milestone for my team. It wasn’t just about the number, it was about the years of hard work, trust from our clients, and the foundation we had built together.

PROFILEmiami: What advice would you give to someone considering a move to South Florida?

Aaron Buchbinder: If you’re moving with a family, lock in your school before you do anything else. That piece drives everything. And if you’re coming for the lifestyle, find a local guide who can help you find the right community that fits your rhythm—whether that means the best schools, social clubs, restaurants. South Florida has so much to offer, but it’s all about finding the pocket that aligns with your life.

PROFILEmiami: One word your clients would use to describe you?

Aaron Buchbinder: Approachable.

Building the Dream: How Bluenest is Redefining Affordable Homeownership in Miami-Dade

PROFILEmiami had the exclusive opportunity to sit down Bluenest Development CEO Salim Chraibi to discuss how his company is reshaping Miami-Dade’s attainable housing market. As home prices in Miami-Dade continue to soar, the dream of homeownership feels increasingly out of reach for the region's workforce.

Enter Bluenest Development—a homebuilder focused on attainable, for-sale housing for those earning between 80% and 140% of the area median income.

Since launching in 2018 with just six single-family homes, Bluenest has rapidly scaled by targeting emerging neighborhoods and working alongside local governments to deliver homes priced well below the county median. Their mission goes beyond housing—it's about creating generational wealth and long-term community stability.

PROFILEmiami caught up with Salim to learn about how Bluenest Development is providing homeownership opportunities to the workforce while navigating the challenges of scaling in one of America’s most competitive real estate markets.

PROFILEmiami: What inspired you to launch Bluenest Development, and how has your mission evolved since 2018?

Salim Chraibi: We started in 2018, building just six single-family homes, and right away, I saw how many people were struggling to buy a home, priced out of the American dream of homeownership. That’s what inspired me to scale. Today, we are focused on developing homes in emerging neighborhoods throughout Miami-Dade County, catering to the workforce earning between 80% and 140% of the area median income. What surprised me early on was that nearly all the workforce housing being built was for rent. No one was offering for-sale options. I’ve always believed that every business should solve a real problem, and this one matters. It’s not just a high-demand product—it’s good karma. We're building something that meets a real need and doing it at scale.

PROFILEmiami: How does Bluenest define "attainable housing," and why is this concept so important in Miami-Dade today?

Salim Chraibi: The median home sale price in Miami-Dade is $665,000, and we bring homes to market that are substantially below that number, around $450,000. We partner with local governments to offer incentives that help buyers layer financing—combining a traditional first mortgage with a second provided by the county. With the blended interest rate of 4.5%, their total monthly payment comes out to much less than what they'd pay to rent the same home. Another benefit is that they don’t have to pay for private mortgage insurance. We've had people break down in tears at the closing table because they never thought this would be possible. Years later, some still reach out to thank us.

PROFILEmiami: What’s your approach to scaling without compromising quality?

Salim Chraibi: We’ve developed a series of efficient, well-designed 3- and 4-bedroom models that we build consistently across our communities. These models are already approved in Miami-Dade, which allows us to bypass lengthy approval timelines and pull permits in under two weeks. We adapt each model to suit the character of the area, so only the elevations are different. This repeatable approach reduces costs and accelerates delivery, key factors in keeping costs down. Our scale also gives us purchasing power, and we’ve secured volume discounts with manufacturers. Homes priced around $450,000 often sell before construction is even complete, which helps reduce interest costs and our overall risk.

PROFILEmiami: Tell us more about your projects in Miami-Dade. What makes these locations strategically important for workforce housing?

Salim Chraibi: About 95% of our projects are in unincorporated Miami-Dade county, which makes the approval process easier. These areas are composed of infill locations and properties within the urban development boundary that are ideal for redevelopment

PROFILEmiami: What are some of the biggest challenges you've faced with zoning and land use in converting farmland to housing communities?

Salim Chraibi: The biggest challenge is local opposition - classic NIMBYism. Everyone agrees we need more workforce housing, but nobody wants it near them. You have residents on half-acre lots who bought over 3 decades ago and don’t want the character of the area to change with the addition of townhomes or single-family homes on smaller lots. We're not building high-rises — we're proposing compatible, low-density projects that provide homeownership opportunities. This kind of resistance is the main barrier to adding much-needed inventory.

PROFILEmiami: Your 1% down payment program is a bold step—how does it work, and what kind of buyer response have you seen?

Salim Chraibi: The program is available to buyers who make up the workforce of Miami-Dade County, typically between 80 and 140% of the Area Median Income. Buyers get pre-approved with one of our preferred lenders, who typically finance 75% of the purchase price, and the county provides the remainder through a second mortgage at 1%. The response has been incredible. Buyers are extremely grateful and are happy at the opportunity to own a home.

PROFILEmiami: Beyond building homes, how do you see Bluenest contributing to long-term neighborhood stability and generational wealth?

Salim Chraibi: We’re making generational wealth possible by lowering the barriers to homeownership. Many of our buyers can move in with less than half a month’s rent as a down payment, compared to the years it might take to save traditionally.

In many cases, our buyers gain more in home appreciation within two years than we earned as the developer. Over time, that equity builds. After 20 or 30 years, the home is paid off and can be passed down, worth significantly more than what was originally paid. We’re also building multi-generational options, like duplexes, where families can live together under one mortgage.

PROFILEmiami: Looking ahead, where do you see Bluenest in five years?

Salim Chraibi: In the next 3 to 5 years, we aim to expand across Florida because affordability is a statewide issue, starting with markets like Palm Beach County where we’re already looking at sites. We’ll continue building in Miami-Dade for as long as land is available. This is the market we know best and we’ve built strong relationships here.

PROFILEmiami: Tell us a war story

Salim Chraibi: Let’s just say—make sure you’re well insured if you’re in land development. One night my wife forgot her laptop at work and asked me to give her a ride. I was in pajamas, thinking it would be a quick ride. On the way, I got a call that there was a fire at one of our job sites—in Homestead, an hour away. So we rerouted immediately and stayed until 8 in the morning. Thankfully, everyone was safe, but it was chaos.

I was so nervous that I left the car running the entire night. When I tried to leave, the battery was dead. And of course, the skies opened up with pouring rain just as I tried to jump it. It was the longest, most stressful night of my life—and a great reminder that anything can happen in this business, usually at the worst possible time.

PROFILE Exclusive With Real Estate Developer Isaac Toledano of BH Group On Developing South Florida

PROFILEmiami had the exclusive opportunity to join Isaac Toledano, Founder of BH Group, to learn how he has built his development firm into a thriving enterprise in the highly competitive South Florida market.

PROFILEmiami had the exclusive opportunity to join Isaac Toledano, Founder of BH Group, to learn how he has built his development firm into a thriving enterprise in the highly competitive South Florida market. Isaac is currently developing The Residences on Six Fisher Island, which is set to have over a $1 billion sell out, in addition to other ultra luxury branded projects such as The Ritz-Carlton West Palm Beach, W Pompano Beach and Viceroy Residences Aventura. In all, his passion for real estate has led him to having completed 1,100+ residential units with over 10,000+ residential units in-progress.

PROFILEmiami caught up with Isaac to take an in-depth dive into his portfolio, his career and what are some of the keys that have led to his success.

PROFILEmiami [PM]: Give us your background? How did you get started in real estate? Tell us about your first deal?

Isaac Toledano [IT]: I started working when I was 15, and in 1999, I moved to Miami and began my real estate journey as a mortgage broker at a firm called The Mortgage House, which specialized in residential loans. That’s where I learned the fundamentals of the mortgage industry. By 2001, I transitioned into real estate investing.

My first deal was the purchase of a warehouse in Hallandale, followed by two apartment buildings in North Miami. Between 2001 and 2003, I was involved in multiple transactions, and by 2004, I shifted my focus to condo conversions—acquiring rental communities and converting over 1,000 units into condominiums.

In 2012, I partnered with Jorge Perez and The Related Group on our first joint venture: Hyde Beach Resort in Hollywood, a 407-unit oceanfront development that turned out to be a major success. Since then, we’ve collaborated on over 20 projects together, including Paraiso Bayviews (388 condos), Wynwood 26 (175 apartments and 30,000 square feet of retail), and many more.

In addition to Related, I’ve partnered with leading developers like Lennar, Kolter, American Landmark, and Pebb Enterprises. We have a strong belief in the Florida real estate market and remain fully committed to it. We don’t invest in other states or markets—our focus is exclusively on Florida.

PM: When did you found BH Group? What were some of BH Group's early projects?

IT: I founded BH Group in 2009. Prior to that, I made several early real estate investments through my previous real estate company. Those initial projects laid the groundwork for what would become BH Group’s broader focus on acquisitions, development, and strategic joint ventures across Florida.

PM: You work closely with your wife, tell us about that relationship?

IT: My wife, Liat, is not only my partner in life but also in business. We have eight children and one granddaughter—so we like to think of ourselves as a small family office. Some of our kids have even started working with us, which makes it even more special. Liat is deeply involved in the day-to-day operations, and her input is invaluable. Let’s just say, I never buy a piece of real estate without her blessing.

PM: What projects are you currently developing now?

IT: We currently have several projects under construction. One of them is The Residences at Six Fisher Island, a joint venture with Related Group and Teddy Sagi. Another is District 225, also in partnership with Related. We launched sales a few months ago for The Ritz-Carlton Residences in West Palm Beach and hope to begin construction by the end of the year—sales have been going very well.

We also recently launched the W Residences in Pompano Beach, which includes both residential units and a condo hotel, as well as the Viceroy Residences Aventura. Additionally, we’re working on Greenview at Presidential in collaboration with Lennar, among other upcoming developments.

In Boca Raton, we're preparing to start demolition and have just received entitlements for 500 residential units and 45,000 square feet of retail space. We're also have 400,000 square feet of office space, much of which is already pre-leased—including a recently signed lease with Equinox for approximately 37,000 square feet.

We’re fortunate to be working on many projects at once, all within Florida. We believe strongly in this market—it's one of the best in the world. We continue to see strong demand from buyers coming from all over, all looking to invest in Florida.

PM: The Residences at Six Fisher Island is a special development, tell us the story behind that project?

IT: We acquired the land for The Residences at Six Fisher Island in September 2022 for $122 million. The opportunity initially came together through a partnership with Teddy Sagi, and we later brought in Related Group to form a joint venture. After securing all necessary entitlements, we broke ground about seven months ago.

This is a truly special project—there are only 50 exclusive residences, and we’re already about 65% sold. The total expected sell-out is close to $1 billion. It’s an iconic location and one of the most prestigious developments in South Florida.

PM: You are also developing several branded residences with hospitality brands such as The Ritz-Carlton, Viceroy and W, tell us about those projects and relationships.

IT: Branded residences are being very well received in today’s market, especially here in Florida. Many buyers know exactly what they want—they’re looking for a strong brand, a prime location, and top-tier amenities, services, and lifestyle. And why not? If you're already investing several million dollars in a condo, it makes sense to get the added value that comes with a hospitality brand.

We’ve already signed several deals with Marriott. We partnered with them for the W Residences in Pompano Beach, the Ritz-Carlton Residences in West Palm Beach, and the Ritz-Carlton project in Hammock Dunes, Palm Coast. That one is a six-and-a-half-acre oceanfront site with 120 luxury condos.

We’re seeing increasing demand for branded residences for many reasons. People like the credibility and familiarity of a brand—it’s the same concept as the clothes you wear, the watch on your wrist, or the car you drive. So why not live in a building that reflects that same level of quality and prestige, with exceptional amenities, service, and lifestyle?

When you partner with the right brand, and they approve the location, they want to be involved from the beginning—helping select the architect and interior designer, and ensuring the development upholds the high standards their name represents. And that level of collaboration adds real value for everyone involved.

PM: In addition to developing luxury condominiums, you are developing a single housing family project with Lennar and own and manage over 2 million SF of commercial real estate, can you discuss the importance of being flexible between asset classes?

IT: So first of all, diversification is important. In our portfolio, you can find some commercial properties. We own a few shopping centers, office buildings, and we also own the Southland Mall in Miami, which we have very, very strong occupancy. So diversification is important.

In addition to our condo projects, we’re also developing rental properties. We’re excited to be partnering with Lennar on a project that includes 103 luxury single-family homes in the Aventura market. Construction is already underway, and we’ve sold over 20 homes so far. These homes are being developed as we speak. What makes this project particularly significant is that no single-family homes have been built in the Aventura area for the last 25 years. We purchased the former Presidential Estates golf course, which spans 104 acres in Aventura.

Our focus remains firmly on Florida, particularly the South Florida market, which we strongly believe in. We have the flexibility to pursue the right opportunities, whether it’s through us, our partners, investors, or equity partners. This approach allows us to do what we believe is best. Some of our partners are more comfortable with mixed-use projects, others with condos, and we’re happy to offer a variety of options to suit different preferences.

PM: In the past you have mentioned that you like to develop in places that you can drive to, can you discuss how the markets differ developing in Miami vs. Palm Beach or Naples?

IT: In Naples, with Kolter Group, we acquired an older condominium, terminated the condo association, completed the demolition, and received all the necessary entitlements. Now, we’re developing 12 ultra-luxury condos on 220 feet of beachfront property in Naples.

Clearly, the markets are different. The buyer who purchases an ultra-luxury condo in Naples is not the same as the one who buys a condo in Aventura. Today’s buyers are very discerning. They want to ensure they’re investing in the best location, that they’re working with a quality developer, and they won’t settle—for either the location or the quality of the building.

In West Palm Beach, we have the opportunity to work with a diverse range of buyers, including Americans and Canadians. Because we’re involved in a variety of projects, we have access to many of these buyers. Each market is unique, though. The process of getting permits and approvals in Miami is different from the process in Naples.

PM: What does BH Group do that sets you apart from other developers?

IT: What sets BH Group apart is that we’re truly local. We live here, we work here, and we only invest in Florida. That deep understanding of the market allows us to identify opportunities quickly, analyze them efficiently, and move with speed and confidence.

Unlike developers who spread themselves across multiple regions, our focus is laser-sharp. We know the nuances of each neighborhood, and we have the relationships and experience to act decisively. That local edge makes all the difference.

PM: What gets you excited to work as a real estate developer?

IT: What excites me most is seeing a project come to life—knowing that just a few years earlier, it was nothing more than an idea. Taking that vision from concept to completion is incredibly rewarding.

People often ask me what I’m chasing these days—is it money, is it success? At this point in my career, it’s really about the success of the project itself. That feeling of building something meaningful, something that adds value to a community—that’s what keeps me motivated every day.

PM: What are some of the most important lessons you learned throughout your career?

IT: One of the most important lessons I’ve learned is the value of focus and discipline. You need to stay committed and work hard—there are no shortcuts in this business. I also believe that integrity matters. If you’re honest, treat people well, and do the right thing, good things will follow. Those values have guided me throughout my career.

PM: You mentioned some of your kids are working with you now, so what is next for you and BH Group?

IT: I don’t see myself ever retiring. As long as God gives me the strength and health, I want to keep doing what I love. Real estate isn’t just a career for me—it’s a passion. And now that some of my kids are working alongside me, it’s even more meaningful. The goal is to keep building, keep growing, and hopefully pass on something lasting to the next generation.

PROFILE Exclusive Interview With Developer Alexis Bogomolni of the La Maison Penthouse at AIRE Residences

When it comes to creating transformative real estate projects that combine innovation, luxury, and thoughtful design, real estate developer Alexis Bogomolni of ABH Developer has supplanted himself as one of Miami’s most active developers shaping the future of South Florida living. With 1,500 units currently in the pipeline, from high-end boutique residences like the waterfront AIRE Residences

When it comes to creating transformative real estate projects that combine innovation, luxury, and thoughtful design, real estate developer Alexis Bogomolni of ABH Developer has supplanted himself as one of Miami’s most active developers shaping the future of South Florida living. With 1,500 units currently in the pipeline, from high-end boutique residences like the waterfront AIRE Residences in Bay Harbor Islands to larger developments and the transformation of the Wynwood Norte neighborhood, ABH is redefining what’s possible in real estate.

At AIRE Residences, Bogomolni worked to deliver the lavish La Maison Penthouse, a truly unique condominium that lives like a single-family estate but without the upkeep of a traditional house. PROFILEmiami had the exclusive opportunity to catch up with Alexis in Miami’s Bay Harbor Islands to learn how AIRE Residences is setting a new standard for boutique waterfront living.

PROFILEmiami [PM]: Tell us about AIRE Residences and give us a quick snapshot of the property.

Alexis Bogomolni [AB]: AIRE Residences is a true gem in Bay Harbor, offering a rare combination of exclusivity and privacy that’s becoming increasingly hard to find in Miami. With only seven luxury units, the building creates an intimate, serene environment perfect for those who value space and tranquility. Its prime location—just steps from Kane Concourse, Pura Vida, the Bal Harbour Shops, and directly across from The Well—adds incredible convenience, while the private marina dock enhances the waterfront lifestyle.

When we conceptualized AIRE, we saw a gap in the market for a building with a distinctly European sensibility—boutique, elegant, and private. Miami is known for large-scale resorts, but AIRE was designed to be the opposite: a sophisticated retreat that feels like a single-family estate but without the upkeep. The project has been met with an overwhelmingly positive response, and six of the seven units have already sold. The final available unit, La Maison Penthouse, is a masterpiece of design and luxury, offering 10,675 square feet of living space with a private elevator, six bedrooms with terraces, and the largest wraparound 360-degree terrace on the island.

PM: Why is Bay Harbor Islands such a desirable place to live?

AB: Bay Harbor Islands offers the perfect balance of tranquility and convenience, making it one of South Florida’s most desirable neighborhoods. The tree-lined streets and small-town charm create a peaceful environment, yet it’s just minutes from Miami Beach, Bal Harbour, and Aventura. Residents love the walkability, with places like Kane Concourse, Pura Vida, The Well, and the Bal Harbour Shops just steps away. The waterfront location provides opportunities for boating and water sports, a signature of the South Florida lifestyle. Families are drawn to its top-rated schools, and individuals value privacy and luxury. It’s an upscale community that feels unspoiled, perfectly aligning with the boutique living offered by AIRE Residences.

PM: What lifestyle and amenities does AIRE Residences offer?

AB: AIRE Residences offers a lifestyle defined by thoughtful luxury and exclusivity. The Sky Garden is a standout feature, with a Chef’s Dining Terrace for al fresco entertaining, a state-of-the-art gym, and a lounge area—all with incredible views. The private marina provides convenience for residents, direct water access, perfect for boating or enjoying peaceful waterfront moments.

Even the details are exceptional, like the beautifully textured garage that feels like an extension of the elegant lobby. Residents also enjoy two pools by the marina for relaxation and exclusivity. With private elevators opening directly into each unit and expansive wraparound terraces offering 360-degree views, AIRE redefines boutique luxury living.

PM: How does the location of AIRE Residences contribute to its appeal as a waterfront luxury residence?

AB: AIRE Residences’ location is a key part of its appeal, combining serene privacy with unmatched convenience. Nestled in Bay Harbor Islands, it’s moments away from Miami Beach, Bal Harbour Shops, and Aventura, yet it retains a quiet, neighborhood charm. The private marina dock provides direct access to the bay for boating enthusiasts, while the walkability to Kane Concourse, The Well, and Pura Vida enhances everyday convenience. This central location offers tranquility alongside proximity to world-class amenities, creating an exceptional lifestyle.

PM: Can you discuss the added value of having a private marina at the building?

AB: The private marina at AIRE Residences is a tremendous value, offering residents direct access to the water—a defining feature of South Florida living. Boating enthusiasts will appreciate the convenience of docking steps from home, while others can enjoy the serene waterfront ambiance it creates. Beyond the practical benefits, the marina adds to the exclusivity and prestige of the property, making AIRE more than a residence—it’s a lifestyle gateway.

PM: What inspired the design and concept of AIRE Residences, specifically La Maison Penthouse?

AB: The design of AIRE Residences, especially La Maison Penthouse, was inspired by the desire to merge the expansive feel of a single-family estate with the convenience of luxury condominium living. The result is a two-story penthouse with 6,922 square feet of indoor space and an additional 3,750 square feet of terraces, offering breathtaking panoramic views. It’s a unique blend of functionality and elegance that sets a new standard for boutique waterfront living.

PM: Can you tell us more about the unique features that set La Maison Penthouse apart from other luxury residences in Miami?

AB: La Maison is a rare find—a massive estate within a boutique building. Its open-concept design seamlessly connects the kitchen, lounge/bar, and living room, creating an expansive flow of space. What makes it truly unique is the wraparound terrace, the largest on the island, with a private pool, outdoor dining area, and living room. The views are breathtaking, offering a full perspective of the canal, Bay Harbor mansions, and even Billionaire Bunker to the left. It’s a home that redefines luxury living.

PM: What kind of views can residents expect to enjoy from the penthouse’s terraces and rooftop?

AB: La Maison’s wraparound terraces and private rooftop offer unparalleled 360-degree views. Residents can enjoy both sunrises and sunsets, making every day a visual masterpiece. From the two elevated jacuzzis, you can take in the entire island on one side and the serene canal, Bay Harbor mansions, and shimmering water on the other. It’s a panoramic experience that perfectly captures the beauty of Bay Harbor Islands.

PM: Can you discuss the great value of the $13.9 million listing price for this two-floor waterfront residence?

AB: The $13.9 million listing price for La Maison represents exceptional value for such a rare offering. Spanning 10,675 square feet of living space with six bedrooms, wraparound terraces, and the largest rooftop on the island, it’s a true estate in the sky. Features like two private elevators, a rooftop pool, and jacuzzis with 360-degree views add to its exclusivity. PROFILE Exclusive: 12 Questions With Developer of ELLE Residences Robert Thorne of UNCG

PROFILEmiami had the exclusive opportunity to sit down with Robert Thorne, CEO of Urban Network Capital Group (UNCG) and developer of Elle Residences Miami to delve into his background, his philosophy on development, and the exciting projects he is currently working on in Florida.

It is not every day that a globally renowned fashion and lifestyle media brand teams up with a Miami-based real estate developer to bring a world class luxury condo to the Magic City. Real estate developer Robert Thorne, CEO of Urban Network Capital Group (UNCG), recently teamed up with Elle, in partnership with Vertical Developments, to launch Elle Residences Miami, a luxury condo combining the brand’s signature Parisian influence with Miami’s vibrant culture. Robert has nearly 20 years of experience in the Florida real estate housing market in Florida, catering to demand for condo-hotels and flexible homeownership investments, with new construction properties in Brickell and Orlando. PROFILEmiami had the exclusive opportunity to sit down with Robert Thorne, CEO of Urban Network Capital Group (UNCG) and developer of Elle Residences Miami to delve into his background, his philosophy on development, and the exciting projects he is currently working on in Florida:

PROFILEmiami (PM): What is your background? Tell us about yourself.

Robert Thorne (RT): I have nearly 20 years of experience in the U.S. real estate market, having founded the Royal Bay Group and other development companies. My professional journey spans healthcare and wellness hospitality. I’ve managed both private and publicly traded companies, serving as president. From 1990 to 2000, I was in healthcare, leading an IPO for Continuecare. I then focused on healthcare in 2011 and came back to real estate in 2017.

PM: How did you get started in real estate? Tell us about your first deal?

RT: My journey into real estate began with an opportunity from a gentleman I knew who asked me to invest with him. Together, we started developing, and our first project was a home in Key Biscayne. When it sold, this property set a record for the highest dollar per square foot in the area and was purchased by the Ambassador of Mexico. It was tremendously rewarding to create a project start to finish and I knew this was what I wanted to do with my life. Following this success, I went on to develop my second home, further solidifying my passion for real estate development and the rest is history.

PM: What is your development Philosophy?

RT: Our development philosophy centers on creating communities where families can share experiences that become lasting memories. This can be achieved while offering income-producing opportunities for investors through our condo-hotel model, by which owners place their unit in the rental pool when they are not using it, thereby allowing them the potential to earn a passive income on their investment. Whether people come to relax for a week or to conduct business, the key is to ensure that their time spent is memorable. The end-user's experience is paramount and crafting these meaningful moments and exceptional experiences is at the heart of everything we do.

PM: Tell us about UNCG?

RT: Urban Network Capital Group (UNCG) is committed to developing eco-friendly and wellness-forward projects, always with an eye for quality and detail. Over the past 20 years, it has been a privilege to shape communities through innovative real estate ventures that offer unique opportunities to investors. Our distinctive approach to development, combined with our ability to think outside the box, truly gives us an edge.

A prime example of this is our latest project, ELLE Residences Miami. This development will be the first residential tower for the iconic media brand ELLE and Miami’s first residences branded by a globally renowned media and lifestyle brand. This project epitomizes our philosophy and showcases our dedication to creating exceptional living spaces.

PM: Can you tell us more about UNCG’s eco-friendly approach to development?

RT: There is so much need for environmentally conscious development and it’s a core pillar of our mission. Our company offers a healthy living environment that is eco-friendly, designed with LEED technology and solar energy. We pride ourselves on using sustainable materials and installing EV chargers at various points of all our developments as well.

PM: Tell us about Visions at Brickell Station?

RT: Visions at Brickell Station is set to redefine modern homeownership in Miami’s vibrant Brickell neighborhood by focusing on holistic wellness and offering short-term rental capabilities for utmost flexibility. This innovative condo-hotel is a collaboration between Urban Network Capital Group (UNCG) and Vertical Developments, merging the best of hospitality and real estate to create a unique well-being experience.

This boutique eight-story property integrates a rich array of biohacking features within each dwelling. Recognizing the demand for practical and accessible amenities, Visions at Brickell Station incorporates in-unit technology and design that seamlessly enhance daily well-being. This commitment to wellness extends to the shared amenity spaces, which offer a variety of options to cater to guests' specific needs.

Among the standout features are the spa’s innovative therapies, such as BrainTap Therapy and IV Therapy. Guests can also enjoy exceptional shared spaces, including a rooftop pool, an on-site restaurant and bar, a state-of-the-art gym, and corporate meeting event spaces. Visions at Brickell Station is not just about luxury, it’s about providing a comprehensive wellness experience that enriches the lives of its residents and guests.

PM: The project has a biohacking space as well as a variety of wellness components, how have these set the project apart / added value?

RT: The wellness components of this project set it apart because no one else is integrating such a comprehensive array of biohacking features into dwellings and amenities to this extent. It’s not just a clinic or a spa; it’s a holistic wellness environment. People today are increasingly seeking places that enhance their wellness experience, and our project caters to this demand.

As short-term rentals become increasingly popular in Miami, these unique wellness features position Visions at Brickell Station as a unique offering that’s a cut above other accommodations in the area, adding value for buyers who seek to rent out their unit.

PM: What other projects do you have in the works for Miami / South Florida?

RT: UNCG is currently working on several exciting projects in Florida. In South Florida, we recently announced ELLE Residences Miami in Edgewater, which has quickly become one of the most desired neighborhoods in the city, and Visions at Brickell Station in the bustling financial district. Each of these is reflective of our development philosophy for creating unrivaled experiences and introducing projects that are unlike anything else in the market.

PM: You are also quite active in Orlando, tell us about your portfolio there.

RT: Beyond Miami, we are very enthusiastic about our developments in the greater Orlando area because we feel there is a tremendous opportunity for us to create something new and bring a fresh perspective to residential and mixed-use development that will make a positive impact on the community. One of our flagship endeavors is the $170 million Visions Resort & Spa, a multi-phase development that began construction last fall and will span 55 acres. Another exciting project is The Flats Orlando, a 160-unit wellness-focused condo-hotel located near Orlando's major attractions. Our portfolio in Orlando reflects our commitment to innovation and quality, offering unique living experiences that enhance both well-being and convenience.

PM: What is your perspective on the real estate market in Miami amid a changing economic environment and rising interest rates?

RT: When discussing the real estate market in Miami amid rising interest rates, it's important to consider the broader perspective. Post-COVID, interest rates were exceptionally low, but historically, Miami has been a city of continuous growth and resilience. Despite fluctuations, both developers and buyers have consistently adapted to prevailing economic conditions and interest rates.

The recent renaissance of Miami following COVID has been remarkable. The city's growth trajectory has not only resumed but accelerated, reflecting its enduring appeal and dynamic potential. While rising interest rates might pose challenges, they are part of a broader economic cycle to which Miami has consistently adapted. The city’s real estate market remains robust, driven by its unique blend of cultural vibrancy, economic opportunities, and an ever-expanding population.

PM: What's the most important thing you've learned throughout your career?

RT: The most important lesson I've learned throughout my career revolves around the power of vision. If you have a clear vision and never give up, you will always find a way to attain it. I entered the Orlando market as a developer, we had to compete with companies that had been here for a long time and had an established reputation. I quickly learned that working collaboratively with government officials, city planners, and understanding their needs and vision for the community was key to making our dreams for projects like Visions Reort & Spa and The Flats Orlando a reality. This experience reinforced my belief that perseverance and a well-defined vision can overcome even the most daunting challenges.

PM: Where do we find you on your day off?

RT: Enjoying life while out on the water with my family.

Robert Thorne Bio:

Robert Thorne, CEO of Urban Network Capital Group, brings almost 20 years of experience to the real estate housing market in Florida. Catering to demand for condo-hotels and flexible homeownership investments, with new construction properties in Brickell and Orlando, UNCG distinguishes its products with features like wellness-focused amenities, resort-caliber services and the unique advantage of on-site hotel management to maximize the earning potential of each owner’s unit.

PROFILEmiami joined Miki at the Jem Residences Sales Gallery to learn about his career and why he set his sights on Miami to develop his next project:

[PROFILEmiami] Where did you grow up? Give us your background? How did you get involved in real estate? Tell us about your first deal?

[Miki Naftali] I moved to the U.S. in 1987 to attend the University of Southern California to pursue a degree in industrial engineering management. While going to school, I became a property manager in order to help pay my bills. My early exposure to real estate deals involved searching for rental buildings to purchase, a task I learned myself through a combination of on-the-ground exploration and common sense. My breakthrough came when I successfully identified a property for acquisition, earning my first real paycheck. I knew that I had found my passion. After spending time in Los Angeles, I returned to Israel in 1992, where I started to work as a project manager and quickly moved up the chain to senior project manager to later become CEO of a small real estate company working on various projects including residential, hotels and office buildings. My signature project at the time was a 44-story mixed-use tower in Tel Aviv, one of the tallest buildings in the city. In 2000, I made a pivotal move to New York, marking a significant chapter in my real estate career.

[PM] What was your first major development?

[MN] From 2000 to 2004 I developed several very successful residential projects in New York City. In 2004, I acquired the famous Plaza Hotel – a renowned New York landmark and one of the most recognizable brands worldwide – for $675 million. After a well-planned $450 million major gut renovation of the one million, 100-year-old building, The Plaza was transformed into the most luxurious mixed-use building. It includes 180 private residences which all sold at a record-breaking price, 152 hotel condominium suites for sale, 131 over-sized hotel rooms and 160,000 square feet of retail space that houses ultra-luxury boutiques and North America's first luxury food hall. The Plaza's world-famous interior venues were restored to their original grandeur, and the project was completed in late 2007.

[PM] When did you found Naftali Group? Give us the background on the firm.

[MN] In 2011, I founded Naftali Group after developing major projects in New York, Los Angeles, Toronto, Montreal, and Singapore as well as taking our Canadian arm public and serving as the chairman of the board. I decided it was time to start my own company and focus my energy and time on designing and developing great buildings that are financially sound, instead of splitting my time dealing with public markets. Naftali Group was founded with a passion to be the best in class. We work with the most talented designers, engineers, brokers, and in-house executives, always pushing the boundaries and standards, and delivering high-quality results in all different market types.

[PM] Naftali Group has built quite an impressive record in NYC, can you tell us what have been some of the keys to your success?

[MN] We have always stood by our product and provided the highest quality possible for each development we deliver. Our company builds projects with timeless designs and great locations based on buyer demand. We prioritize listening to our buyers and delivering on their needs. It’s a simple formula in theory, but few can make good on these promises. That is what sets us apart; the ability to consistently create quality projects, time after time. We also have a strong team that is meticulous and detail oriented. From conversion to ground-up new construction, we have a rare ability to bring together talented teams to realize ambitious goals. Ultimately, our customers are what matter the most. In one of the most competitive and advanced real estate markets in the world, our customers have chosen to buy and rent our apartments even before our projects are completed, which is a testament to the quality of our work.

[PM] When did Miami come on Naftali Group’s radar? Tell us about the acquisition of the JEM property.

[MN] The decision to invest in Miami aligns with our company's strategy of expanding into premier geographic areas with strong growth potential and creating "best in class" developments at various price points. Miami has evolved tremendously over the past few years and the buyers have become more sophisticated and are seeking a better-quality product in residential apartments. The goal is to bring the expertise gained from global markets to South Florida, invigorating neighborhoods and setting a high standard for quality real estate products in the region.

[PM] Why was Downtown Miami and Miami Worldcenter so attractive to you?

[MN] Miami Worldcenter, located in Downtown Miami, is a well-known international hub that offers excellent walkability, making it an ideal location for development. The area is home to many entertainment and cultural institutions, including the Kaseya Center, Adrienne Arsht Center, Perez Art Museum Miami, Museum Park, and the Frost Museum of Science. Additionally, the neighborhood boasts a diverse range of dining options, high-end shops, and iconic waterfront, making it an attractive destination for both visitors and residents. For those seeking an urban lifestyle, the neighborhood offers plenty of transportation options without the need for a car. JEM Private Residences, strategically located near Brightline's Miami Central Station and metro-mover, make it easy to travel to various cities in Florida within Miami and other parts of the state. The project is also less than 10 miles from Miami International Airport, making travel in and out of the city convenient.

[PM] Tell us about JEM Private Residences, what makes this tower so unique?

[NM] We have collaborated with some of the world's most talented architects and designers to create an extraordinary building in Miami. Arquitectonica leads the building's design, Rockwell Group handles the interiors, and EDSA manages the landscape. The development is an urban oasis that boasts exceptional quality, craftsmanship, and construction that will stand the test of time.

JEM Private Residences is a 67-story building with 259 units ranging from 469 to 2,052 square feet. The condos start at the 43rd floor, offering breathtaking views of the Miami skyline, Biscayne Bay, and Atlantic Ocean. The building's top floor comprises 10 penthouses, with some having their own private outdoor pools. Amenities include the JEM Club on the 50th floor, which features a Sky Deck with a 60-foot pool, jacuzzi, and custom sculpture.

[PM] How is developing real estate in Miami different from New York City?

[MN] I joke that we thought it was difficult to get approvals and permits in New York, but Miami is even more difficult. Jokes aside, there are very different pre-construction processes in New York than Miami. The obvious is that we are able to sell much earlier in the process in Florida, which has allowed us to be creative and work alongside incredible partners here locally. While there are differences, what we do see is a shift in the type of product we are delivering in Miami. As more and more buyers come from New York to Florida, we want to be able to provide a product that appeals to the New York and international buyer. This is what has influenced our unit mix and make-up of this mixed-use development.

[PM] Your daughter Danielle works with you in an EVP role overseeing marketing and design, how special is it to share that family/work relationship?

[MN] Danielle learned the business from the bottom up, starting as a receptionist, moving to an administrative assistant in one of our sales offices, and learning every trick of the trade along the way before becoming our Executive Vice President of Marketing and Design. She is highly motivated, hard-working, and keeps pushing the quality of our work, so yes, it is special and rewarding to see the growth over time and it’s very helpful because I have more time to grow the business.

[PM] Besides real estate and work, tell us about some of your other hobbies?

[MN] Family and boating are my passions. I love being on the water, it is the only place I can relax.

[PM] Where can we find you in your day off? (Favorite restaurant, country club, boat, etc)

[MN] My days off are for either family or spending time on the water.

PROFILE Exclusive: 12 Questions With Alirio Torrealba, MG Developer Founder and Coral Gables Visionary

PROFILEMiami had the exclusive opportunity to sit down with real estate developer and philanthropist Alirio Torrealba following the groundbreaking of his new Coral Gables project, The Village at Coral Gables, to see how he built MG Developer into one of the fastest growing development firms in Miami and is continuing George Merrick’s original vision developing “The City Beautiful”.

PROFILEMiami had the exclusive opportunity to sit down with real estate developer and philanthropist Alirio Torrealba, whose projects have continued the legacy of Coral Gables founder, George Merrick, and his vision for “The City Beautiful.”

Born in Caracas, Venezuela and graduated from the University of Santa Maria, Alirio Torrealba has a Law Degree with business experience in the automotive industry. From an early age he began to buy and sell used vehicles becoming an automotive agent and that is how he began his professional career in 1989 when he opened the doors of Western Motors, his first car dealership in Caracas, Venezuela.

Due to its success in the automotive industry, he could establish himself in the field and in 1992, Multimarca Automotive Group was born, originally venturing into the purchase, sale, and consignment of new and used vehicles. This experience allowed him access to the representation of important brands such as Kia, Ford, Fiat, among others. Part of his achievements with Multitarca include the positioning of the company as one of the main companies in Venezuela, dominating a large percentage of the market in the country, the growth of branches reaching more than 10, and the expansion of the product line since this experience in the Venezuelan market guided him to venture into the purchase and sale of urban buses. For 10 years (2000-2010) his focus was the automotive industry, always looking for new opportunities and exploring different ways to improve his business. It is because of this vision and desire to improve that in 2010 he was seeking to exploit different markets and develop in Puerto Rico, still under the umbrella of Multimarca Group, Alirio introduced the Kia brand to Bayamón and Humacao, Puerto Rico, strengthening its presence on the island.

In 2010 he began to participate in small real estate investments in Miami, generating an interest in the real estate business in Florida. Alirio moved to Miami in 2013 and in 2014 he began to look for opportunities with the desire to develop in the city. Motivated to find the perfect moment, he was presented with an open door in Coral Gables to build a boutique building in a very central area where developments did not exist, thus becoming the pioneers of development in Coral Gables.

Completely changing his business model and going from working with cars to working in the real estate world, he decides to open a development company, MG Developer, where he is currently the CEO. The company takes over its first project in 2015, which brought interest within the community, giving rise to new acquisition opportunities. From that year to the present date, MG Developer has managed to build and fully deliver eight projects that have generated a highly positive impact on the community.

Carrying with him the values that formed him, he also attaches great importance to corporate social responsibility and that is why he is an active ally of Fundahigado, where his company, MG Developer, is part of this international non-profit organization. Alirio shows his sense of human sensitivity by supporting professional training and development scholarships for children and youth from poor areas throughout Venezuela. In addition, in contribution to "City Beautiful" as Coral Gables is known, Alirio works in ties to promote Art and Culture.

PROFILEmiami recently caught up with Alirio following the groundbreaking of his new Coral Gables project, The Village at Coral Gables, to see how he built MG Developer into one of the fastest growing development firms in Miami and is continuing George Merrick’s original vision developing “The City Beautiful”:

PROFILEmiami [PM]: Tell us about your background, how did you get involved in real estate?

Alirio Torrealba [AT]: I arrived in Miami 8 years ago and was able to connect with the real estate industry. I got involved quickly and began to look at development options in the City of Coral Gables. The City was welcoming since day 1 and now I can say I feel at home here. It offers a very unique lifestyle and we found the perfect niche to create and develop unique projects that could continue to add value to Coral Gables.

PM: What was your first real estate development project?

AT: Our first development project was Biltmore Parc, 32 exclusive condominium residences.

PM: What is your development philosophy?

AT: Nothing beats good teamwork.

PM: You've made a name for yourself transforming Coral Gables residential real estate, can you tell us about your first involvement in the neighborhood and some of your previous projects?

AT: Biltmore Parc at the time gave us great visibility and exposure within the city of Coral Gables because it had been a long time since anything new was built in the city, this opened the doors and connected us with the neighboring people and from there arose new opportunities to buy land around that project.

PM: You recently started the construction of The Village at Coral Gables, tell us about this project?

AT: Built in the classic enclave of Coral Gables, the new Village at Coral Gables Collections revives the legacy of the City’s first architectural icon. Inspired by George Merrick’s Spanish architecture, The Village at Coral Gables reflects the community’s past and present vision—”The Village Project”—and offers 48 residences that are perfectly at home in their tropical surroundings. Here, timeless architecture and meticulously selected finishes are inspired by both the past and present, harmonizing with Coral Gables’ lush environment to create a one-of-a-kind experience. Residences range from two-bedroom flats to four-bedroom townhomes, we also offer Lofts and Villas.

PM: What is your perspective on the real estate market in Miami amid a changing economic environment and rising interest rates?

AT: Real estate in Miami has consolidated and stabilized. We are now in a market of stable prices, there is no longer a high trend, and my position is that with such a market it is still an opportunity to buy because when interest rates go down there will be a lot of demand and prices will rise. I think that with the issue of the interest rates, even being high is a good time to buy because prices have been maintained.

PM: What's the biggest obstacle you've had to overcome in your career?

AT: In my career as a developer, the biggest challenge has always been finding land to do major projects. Especially the localization of land in Coral Gables because there is not much left here so whenever we have had the chance to acquire land in the city, we take it as a great opportunity that we do not want to miss. It is the biggest effort and the one that takes more time in the process of development.

PM: What's the most important thing you've learned throughout your career?

AT: I have learned that it takes faith, perseverance, and a lot of dedication to achieve objectives.

PM: You are extremely active in the world of arts; can you tell us about your passion and relationship with art?

AT: I am a promoter of art and I like to support emerging artists to develop. I like our projects to have an art component since it is a fundamental part of the lifestyle that we promote in the city.

PM: You are very involved in the Coral Gables community, what are some of the philanthropic initiatives you have undertaken?

AT: We are very involved in the Coral Gables Community Foundation, and I always try to support their work. We also participate in the Coral Gables Museum and in general we like to participate in activities from the city because by being involved we can help the Coral Gables evolve. At the end of the day, I try to follow what has always been part of my work philosophy, which is sharing with others, working with generosity, and always trying to give one’s best.

PM: Describe your perfect Saturday night in Miami?

AT: A night out to dinner with my family in one of the many amazing places Miami has to offer.

PM: Where do we find you on your day off?

AT: Not necessarily a day off, but I always look for free time to enjoy a while running on the beach and disconnect for a second, following a healthy lifestyle.

PROFILE Exclusive: 12 Questions With Restaurant and Entertainment Mogul Mathieu Massa of Queen

PROFILEMiami had the exclusive opportunity to sit down with hospitality mogul and real estate investor Mathieu Massa, who recently opened Queen, one of Miami’s hottest new restaurants in the historic Paris Theater on Miami Beach’s Washington Avenue. Mathieu leads Mr. Hospitality Group, which has opened hotspots such as Marion, El Tucán and Queen.

He also oversees Massa Investment Group LLC, a fully integrated investment firm specializing in real estate development and hospitality which he launched in 2007. Massa Investment Group recently revealed plans to acquire the former Starwood Capital HQ in Miami Beach with Robert Rivani’s Black Lion Investment Group for $82 million.

Born in the French Riviera, Mathieu Massa hails from a family of entrepreneurs. His early inspiration comes from a lineage of great men that dates back to his great-grandfather, Sylvain Emile Massa, who migrated from Italy and settled in Cannes, France in 1908. Guided by the family’s entrepreneurial spirit from generation to generation, Mathieu embarked on a start track of higher education receiving his MBA degree from the prestigious school H.E.C in Paris and Babson College in Boston.

After graduating in 2007, Mathieu settled in Miami where he launched his private equity firm Massa Investment Group LLC. Massa Investment Group is a fully integrated investment firm specializing in real estate development and hospitality. Though initially focused on purchasing distressed assets following the subprime crisis of 2008, the company comprises all aspects of real estate development—from due diligence and positioning to branding, marketing, construction, and design.

Mathieu founded Massa Construction Group in 2009 and is well-versed in projects spanning from commercial, and residential, to hospitality and mixed-use structures. Notable projects include an extravagant villa in Cannes, France, which sold for 13 million euros in 2017, alongside four sprawling waterfront homes in Miami Beach, developed between 2015 and 2019. Three of these residential projects occupy Prairie Avenue, while the pinnacle of luxury resides within the esteemed Sunset Islands III.

Mathieu’s step into the hospitality world would then come by chance when he was approached by the famed Bâoli Cannes team to assist with the restaurant operations of their new venture in Miami Beach, a small Italian restaurant on Collins Avenue, known as Vita. First, Mathieu purchased a 50% stake in the business in 2009, and two years later took on sole ownership, transforming the sleepy Italian restaurant into the thriving Bâoli Miami we know today. The biggest overhaul was by far the entertainment, Bâoli Miami was Miami Beach’s first supper club, introducing a sophisticated dinner party concept with late-night entertainment that’s now synonymous with the city’s nightlife scene. In 2014, after the immense success of Baoli, which was named one of the best restaurants in Florida, Mathieu founded Mr. Hospitality, which would soon become the driving force behind Miami’s most successful and upscale dining establishments.

In 2023, Mathieu revealed his plans to take over the historic Paris Theater building in Miami Beach and convert it into an unprecedented and exquisitely lavish destination for fine dining and entertainment under the esteemed operation of Mr. Hospitality Group. Led by Mathieu’s visionary leadership, the 23,000-square-foot Miami landmark was meticulously transformed into an ultra-luxurious modern Japanese restaurant and lounge, coined Queen Miami Beach. The $40-million-dollar redevelopment endeavor has introduced a new level of luxury dining, since opening its doors to the public in February 2023, and marks only the beginning of Mathieu's ambitious plans to further elevate and revitalize the premier hospitality development landscape in Miami Beach.

PROFILEmiami recently caught up with Mathieu following the launch of his newest addition to Queen Miami Beach, Queen Omakase, to see how he creates trailblazing venues giving guests a heightened, luxurious entertainment-driven experience and finding synergy between real estate and design, and investing:

PROFILEmiami (PM): Tell us about your roots? Where did you grow up? What is your background?

Matthew Massa (MM): I was born and raised in Cannes, France, a city famous for hosting the annual film festival on the French Riviera. After completing my education at a business school in France, I pursued an MBA at Babson College in Boston. In 2007, I made the decision to settle in Miami, opting to take a chance on a new path in a different location rather than returning to France to manage the family businesses, which included ventures in tires, wine, and horses, among others.

PM: How did you get involved in the hospitality industry? What was your first venture into hospitality?

MM: In 2009, I was approached by the owners of Baoli in Cannes to assist with their new venture in Miami Beach, which consisted of the restaurant operations of a small Italian restaurant on Collins Avenue and 19th Street called Vita. While my background was in real estate and finance, I quickly developed a passion for the hospitality and restaurant industry as I worked tirelessly on this project. Within a few months, I became a partner, and after a year and a half, I assumed sole ownership. This marked the beginning of Baoli Miami's transformation into the thriving establishment it is today.

PM: As a hospitality entrepreneur, where do you draw your inspiration? Is there a signature vibe or features of the hospitality experience that are unique to you and your institutions?

MM: I draw my inspiration from my travels around the world: Saint Tropez, Montecarlo, Ibiza, Japan, Brazil, China, Russia, etc.. What sets us apart as a business is our distinctive European approach to people, cuisine, and service. This international perspective infuses our institutions with a unique blend of influences and a signature vibe that differentiates us from the local competition.

PM: What are they keys to running a successful world class restaurant, like Queen, in a global city like Miami?

MM: Running a successful world-class restaurant in a global city like Miami, such as Queen, requires a commitment to excellence, discipline, and unwavering consistency. Attention to detail is key, ensuring that every aspect of the guest experience, from the cuisine to the ambiance, contributes to creating a special and memorable visit. Attentive hospitality, adaptability, and innovation are also key to staying ahead of evolving trends and guest preferences.

PM: Where did the idea for Queen come about? What inspirations helped you evolve the concept?

MM: The idea for Queen was born from the space itself, which possessed undeniable uniqueness, theatricality, and spectacle. The concept organically evolved around the distinctive characteristics and existing conditions of the real estate structure.

PM: How did you acquire the property and the journey to the grand opening?

MM: The journey to Queen's grand opening began with my decision to acquire the property in November 2019. However, in March 2020, the onset of the COVID-19 pandemic brought uncertainty to the restaurant industry, with closures happening worldwide. I had to make a difficult decision about proceeding with the purchase. It was undoubtedly one of the most difficult choices I've ever made, but ultimately, it turned out to be the right one. It then took 3 years of tireless work and unwavering dedication to transform the property into what is now one of the world's most spectacular restaurants.

PM: What makes Queen so much different than any other dining experience in Miami?

MM: What distinguishes Queen is its exceptional attention to detail in crafting a truly immersive, theatrical guest experience. From the moment you step through the front entrance, you're enveloped in an atmosphere that seamlessly blends theatricality with elegance. The journey continues into the main dining room, where an open kitchen adds an interactive element to the guest’s dining experience. With multi-level spaces, state-of-the-art sound, lighting, video, and special effects, Queen sets the stage for a memorable evening. What truly sets Queen apart is its commitment to glamour and sophistication, from the meticulously curated decor and captivating art program to the elegant dress code and high-level execution of cuisine and service.

PM: Tell us about Queen Omakase. When did you decide to add the private omakase room dining component?

MM: This was decided during the design phase of the project, which actually took place during the middle of the covid lock down. Our primary objective was to introduce an exclusive, intimate, and captivating dimension to enhance our guests' experiences.

Omakase is one of the most demanding and respectful forms of dining between the Chef and the customer. What is different about curating the Queen Omakase experience for your guests? How is it different from other omakase experiences in Miami?

Our omakase room is designed to evoke the feeling of a residential open kitchen, creating an inviting and personalized atmosphere reminiscent of dining in someone's home. What truly sets us apart is the exclusive speakeasy-style access to the omakase room, guiding guests through the main kitchen and back-of-house areas for a very special and exciting journey. The omakase room itself is a masterpiece of posh, sophistication, and glamour. From the bamboo-style wallpaper to the custom Murano glass chandelier, vintage lighting fixtures, and art pieces, these elements combine to envelop guests in an atmosphere of elegance and refinement.

PM: Why did you choose Chef Max Kamakura to oversee Queen Omakase?

MM: Chef Max Kamakura was chosen to lead Queen Omakase due to his unique blend of traditional sushi expertise and innovative approach to Japanese cuisine. As a fourth-generation sushi chef from a family deeply rooted in tradition, Chef Max brings a wealth of experience and a commitment to excellence. What sets him apart is his ability to infuse traditional techniques with globally sourced ingredients, resulting in a one-of-a-kind culinary experience. Moreover, Chef Max's positive attitude and spirited energy add to the overall enjoyment of the intimate dining setting, which is important for the guest experience.

PM: What are some of Queen’s signature items that, as the owner, you would recommend to guests?

MM: First and foremost, I encourage guests to try our exquisite selection of meats, carefully sourced from top producers both in the United States and Japan. Some of our best-selling dishes, which I’d also highly recommend, include the Maitake Mushrooms, Avocado Tart, Caviar Crispy Rice, and the Cacio e Pepe Mushroom side dish, which has become a real crowd favorite.

PM: What does Queen’s opening and success mean to the city of Miami Beach?

MM: Queen's opening and success has brought a significant positive impact to the city of Miami Beach. City officials, including high-ranking figures, have expressed their pride in having such a prestigious establishment in a neighborhood that faced challenges in the past. Some city staff members have even noted that Queen's presence represents one of the most significant developments in the city in the last 25 years, comparable to the impact of notable establishments from the past. The success of Queen has revitalized the city's sense of glamour and elevated its culinary reputation. It has also caught the attention of accomplished restaurant operators, positioning Miami Beach as a competitive player alongside renowned dining destinations like Dubai, London, New York City, and Las Vegas. Queen's influence on the city is a clear indicator of its ability to reshape and enhance the dining and cultural landscape in Miami Beach.

PM: Do you intend to expand the Queen concept to other markets or is it to remain an exclusively South Beach experience?

MM: While I've received tempting offers to expand the Queen concept to various global markets like Dubai, Saudi Arabia, London, Ibiza, and Paris, I am committed to maintaining its exclusivity as a South Beach experience. After all, how many Paris Theaters can you find?

PROFILEMiami had the exclusive opportunity to sit down with Simon S. Mass, CEO and Founder of The Condo Store (TCS). Simon is often recognized as the “architect” of the pre-construction condo investment sector in Canada, with over $25 billion in project transactions and a distinguished reputation that spans across North America.

The Condo Store, which now hosts over fifty team members and more than 350 sophisticated high-net-worth clients from around the globe, started as a ten-person boutique firm he co-founded in 2004. Simon and TCS recently launched operations in Miami.

Simon has long-term relationships with hundreds of clients that include doctors, medical practitioners, and business professionals across Canada and now the United States. TCS clients account for over $500 million in annual investments.

It is common knowledge that condo investments have been one of the highest grossing asset classes over the past 25 years. These high-level personal connections allow TCS clients to have an advantage in the sector and ensures investing into a real estate project is targeted and knowledge based.

PROFILEmiami recently caught up with Simon amid his busy schedule managing TCS’s launch in Miami and developing Casa B&B Italia, a new construction luxury private residence on Miami’s Venetian Islands designed by Doo Architecture and winner of the 2020 Interior Design Magazine Best of Year for Residential Unbuilt Category and the 2019 Rethinking the Future Awards for Private Residential Concept:

PROFILE: Tell us about your background, how did you get involved in real estate?

Simon Mass: Purely by chance. I left the United Kingdom after graduating with an Engineering and Management undergraduate degree from Bath University to enroll into an MBA program at Schulich School of Business in Toronto, Canada. The idea was to graduate with an MBA, complete the marketing speciality, and enter the world of business back in London, UK. Honestly, at that time, I didn’t have a specific career path in mind and was open to finding that path organically and with no urgency, just like any other typical 21-year-old.

Real estate wasn’t on the agenda for me in terms of a business environment. I had a definite and keen interest in architecture and interior design but that was really for my own personal and vivid imagination. I was always thinking about and looking at real estate publications wondering what appealed to me and what I thought I’d like to own someday for my home.

PROFILE: How did you first get involved investing in pre-construction condominiums?

SM: While adjusting to the colder climate and heavy snowfall that are part of the winter season in most of Canada, I got lost in a snowstorm trying to find the University campus and stumbled upon a trailer that housed the sales center for a pre-construction development. Before I knew it, I had the real estate bug and fell into the pre-construction investment world.

The minute I realized that I could enjoy my time at work, make a living and grow a business and not be working for someone else, I knew that I should take extra care in understanding and utilizing the pre-construction investment model and not just look at it as a small-time side hustle while still trying to discover my calling. Without looking back, I quickly decided to make it my calling and decided to bring in many friends and family for the ride that proved to be a small steppingstone to growing the wealth of so many people around me that followed the same path. As the saying goes, the ‘snowball effect’ kicked in and people were contacting me and saying they had heard that I had insider deals with pre-construction developers, and they wanted to be given the same opportunity to make a lot of money and invest in a bricks and mortar opportunity versus risking their hard-earned money in the speculative stock market.

PROFILE: What was your first real estate deal that you worked on?

SM: This dates to the mid 1990’s and was a catalyst to my eventual decision to stay in Toronto and slowly set up the first business model for TCS. Shortly after the snowstorm incident, with just a handful of friends and classmates, I managed to secure a small number of units in a master planned community in downtown Toronto. I believe it was just twenty units, which at that time was substantial considering the average broker in the mid-1990’s handled ten transactions per year. This first foray into bulk transactions allowed me to establish a relationship with the head of the sales and marketing division at the multi-billion-dollar development (which now spans several city blocks and has over 22 towers).

It became apparent right after this 20-unit bulk deal that prices were increasing at a substantial rate and that if I was able to convince developers to reduce the down payment requirement for my firm and keep the normal, much higher rate for the brokerage and general public, I would be able to skew the ROI’s (cash-on-cash returns) for our ventures to levels that would not be conceivable to most investors. This first project had multiple other phases and the initial phase sold out within a few weeks, therefore giving me the confidence that pricing for future phases would be much higher.

PROFILE: What is your investment philosophy in regard to investing in pre-construction condominiums?

SM: Our success has been derived in large part by working with the best and most powerful developers, focusing on gentrification locations, and staying in it for the long-term. With respect to growing the business, we have been almost entirely referral based as we are not an advertiser of any kind, and we do not even show our offers to the general public. Our clients appreciate that exclusivity and reward us by continuing to purchase and invest through our firm recognizing the returns that they have recorded over the years.

PROFILE: Tell us about The Condo Store and what you guys do?

SM: Extremely important to note that 90% of our clients are doctors and surgeons. From day one, I have had a connection to medical professionals as they were my friends who had also recently graduated and entered the work force in Toronto. I always felt somewhat guilty that I graduated with both an undergrade and postgraduate degree in under five years whereas my friends who decided to go into the medical sector would only enter the work force after 9-12 years of schooling alongside a massive debt. It didn’t seem fair, and I wanted to specifically bring them in; in a way that they would be financially rewarded through real estate investing through my direct involvement.

TCS partners with developers to secure a large number of units in a new pre-construction building; in high density projects, we seek a minimum of 25% of the entire inventory, and in low density buildings, we can go as high as 100% of the inventory. Once we have secured the project with special terms (highlighted by a low-down payment structure) through educating developers and their financial lenders that it’s safer to have pre-construction buyers to have six to seven figure salaries and secure earnings (i.e., doctors) with career paths that were practically guaranteed until retirement age, over every other demographic. We keep it simple in terms of presentation materials, doctors are far too busy for long investment decks. We present the opportunity to our clients in real time, with no favoritism or special treatment on a first-come, first-served basis.

We curate only the best investments for our clients, and if that means we do not have an offer for a few months or even a full year, then that is what we will do. We will not risk our reputation to send a ‘just OK’ investment deal to our loyal clients.

The core tenet that has built our referral-based business is having skin in the game. What that means is that for every offer we put in front of our clients, we (myself and business partner, John Mehlenbacher) invest in multiple units in each deal. We invest alongside our clients and that is what differentiates us from almost everyone in the space.

PROFILE: What have been some of the keys to TCS producing consistent, successful returns for your investors?

SM: Quality and time. We hand pick three or four of the best sites annually (out of 150+ launches) and develop them into lucrative leverage-based deals; we don’t deviate from the fundamentals of a solid investment and never chase a deal.

We are not just a real estate company; we are an investment company that specializes in real estate. Keeping true to our principles, where we invest side-by-side with our clients, we ultimately offer that rare quality of being in every deal that we present. With that, we do not pump out offer after offer every other week and we are not willing to sell run-of-the-mill projects that, in our opinion, won’t allow for significant double digit returns to our clients.

PROFILE: You are now opening in Miami, can you discuss your expansion to South Florida?

SM: We have seen many of our doctor clients leave Canada for the United States. They asked for our assistance, and we also understand the magnitude of the U.S. market as it’s ten times larger than Canada population wise, and that allows us to work with millions of doctors all living, working, and seeking investments in Miami.

With our track record amongst their peers, we feel that we can grow our referral-based business within the medical practitioner space at a level that will over time be two or three times the size of our Canadian operations.

Over the years we have been able to understand the needs and wants of our core clients, and we can bring that outlook and experience to an entirely different market. We’ll bring the fundamentals of what a great real estate investment is and push to create the same deals and opportunities in Miami that we are known for in Toronto.

PROFILE: What is your outlook on the real estate market in Miami amid a changing economic environment and rising interest rates?

SM: Miami has unique characteristics that can influence its real estate market, so it goes without saying that I am very bullish on real estate investing in the right locations across Florida.

With a dynamic tourism sector that keeps on growing, and foreign investments that is now super-charged with an aggressive domestic immigration push from American citizens changing their residence to Florida and moving here and making it their home, there is so much positive news for the sunshine state.

Miami's real estate market is for the time being only minimally being influenced by a changing economic environment and rising interest rates. Looking to the future, I believe that we have yet to see the actual real estate boom that Miami (or generally Florida) has been chronicled to have been in for years. The next 10 years will most likely see massive price appreciation that will make this city even more expensive on many levels.

PROFILE: What is the biggest hurdle that you have had to overcome in your career?

SM: I’ve been very fortunate and would be the first to call myself a workaholic since a very early age. There’s a fundamental reason for my success as I’ve had the advantage of loving what I do and as such, not counting down the hours each day to end my work schedule and start on my social calendar.

I’ve overcome the hurdle of listening to all the noise in the market by keeping my mind open. Information is power, so listening to everyone but not being influenced by everyone is the challenge. For example, taking in information from so-called ‘institutional experts’ but not being bound to call it solid. Especially from those ‘experts’ who in my humble opinion are so often wrong when it comes to the real estate market, and it’s future.

I have also found that economists, for the most part, always have a skewed perspective on the value proposition of the real estate space and tend to downplay the psychological consumer mindset when it comes to property ownership.

I have been lucky that my gut feelings combined with analyzing the economic fundamentals have typically played out well; and let’s not forget that Toronto has been on a 32 year real estate growth run. That has obviously helped in our firm’s double digit, cash-on-cash, annual returns.

PROFILE: What was the first gift you bought yourself after closing a big deal or first big development?

SM: Very cliché…I walked into a Porsche dealership and an hour later, drove out in a 911. Since I was a small child, I was always in love with sports cars, so I was fortunate enough to start with a 911 in my early twenties with money that I had made from my own hard work and risk-taking tactics.

I still treat myself after every single venture as I believe that to stay motivated, an entrepreneur needs to be self-incentivized. I will add a charitable donation to my self gift-giving ritual as I feel it’s imperative that we realize how fortunate we are and to give back, even if it’s a small donation. It’s a lifestyle necessity, in my mind, to count your blessings and pay it forward.

PROFILE: Describe your perfect Saturday night in Miami?

SM: So, it all depends on who the other friends or clients are, sometimes it’s a chill evening at one of my favorite restaurants in SoFi, for example, Call me Gaby where the ambiance of European dining in a unpretentious space is always inviting. Sometimes it’s a longer evening of cocktails and fine dining at one of the many restaurants that have opened in Miami (that have outposts all across the world), such as LPM, The Surf Club or Carbone.

I’ve never been a big drinker and prefer a good dinner over a few bottles of wine. Makes my Sunday mornings a lot more efficient and painless.

PROFILE: Where do we find you on your day off?

SM: If you ask anyone that knows me well, they will tell you that I need a day off.

I’m always “on” because I enjoy what I do, as making money for your friends and clients is beyond rewarding. Deal making is a undertaking that I’m very-very passionate about. I take my role in building wealth for clients very seriously – and that’s one of the main reasons that TCS is known as the largest pre-construction investment firm in Canada built on a referral network that keeps on growing.
