New-To-Market Insurance Firm A-CAP Inks Lease at OKO Group's Class A-Plus Office Tower 830 Brickell
As financial, professional services, technology and other major corporate firms look to establish their presence in South Florida, A-CAP, a premier insurance and financial services company with over $6 billion in assets under management, will become the latest company to debut its new office at 830 Brickell in Miami’s Brickell Financial District.
As financial, professional services, technology and other major corporate firms look to establish their presence in South Florida, A-CAP, a premier insurance and financial services company with over $6 billion in assets under management, will become the latest company to debut its new office at 830 Brickell in Miami’s Brickell Financial District. The 55-story, 640,000 square foot class A-plus office tower, which is currently under construction, is being developed in partnership by OKO Group and Cain International. Headquartered in New York with offices around the country, A-CAP signed a full floor, 20,000 square-foot lease for the building’s 35th floor.
A-CAP has become the latest financial services firm to lease space at 830 Brickell, joining private equity firm Thoma Bravo, CI Financial, aviation finance firm AerCap, and Marsh Insurance. 830 Brickell is already more than 60% leased ahead of its late-2022 completion and has attracted additional top-tier office users, including Microsoft, WeWork, and others. The tower’s leasing team is actively negotiating terms and entertaining interest from prospective tenants whose space requirements exceed the balance of the building’s remaining inventory.
“A-CAP’s decision to open a Miami office at 830 Brickell reaffirms the tower’s position as the premier location for financial firms and talent in the South Florida market,” said Vlad Doronin, Chairman and CEO of OKO Group, and Jonathan Goldstein, CEO of Cain International. “830 Brickell’s growing roster of innovative tenants has shaped Brickell into one of the most desirable office submarkets in the United States and will serve as a magnet for other finance, investment, tech, and professional services firms looking to make the move here.”
“A-CAP is excited to open its new office at 830 Brickell. The building is an A-plus facility and is located at the heart of Miami’s Financial District. We look forward to calling 830 Brickell A-CAP's new home,” said Kenneth King, Chairman and CEO of A-CAP.
830 Brickell’s ownership was represented by Cushman & Wakefield’s Brian Gale, Ryan Holtzman and Andrew Trench. A-CAP was represented by Jennifer Goldstein of Douglas Elliman Real Estate.
“The new-to-market leasing activity we’re seeing for Brickell/Downtown Miami’s Class A market represents how a growing number of companies around the world are looking to establish or expand their footprint in South Florida, with 830 Brickell as the trophy address of choice. What's interesting about A-CAP's deal is that the firm expanded to a full floor after realizing more folks wanted to move to Miami, which we believe we’ll continue to see as Miami grows as a global gateway city. When you factor in tax savings, the quality of life benefits, and diversity of our talent pool, it’s no surprise why people and companies are relocating here,” said Ryan Holtzman of Cushman & Wakefield.

CI Financial’s full-floor, +/-20,000 SF office will solidify 830 Brickell as the new address of choice for financial, professional services, and technology firms establishing and growing their presence in South Florida. The 55-story tower, a joint venture between OKO Group and Cain International, is scheduled for completion in 2022.
“Miami is an incredible place to establish our U.S. headquarters and support our fast-growing U.S. business,” stated Kurt MacAlpine, Chief Executive Officer of CI Financial. “It serves as the next logical step for our expansion plans as we work to build the leading wealth management platform in the country. In addition, Miami is a vibrant, multicultural city that offers a deep talent pool, an attractive location for recruiting and a very business-friendly environment. Locating at 830 Brickell puts CI at the heart of this dynamic city and its growing financial community.”
CI Financial becomes the second major financial tenant to lease space at 830 Brickell in the last few months, joining private equity firm Thoma Bravo, which recently announced plans for a 36,500 SF office in the tower. “We are thrilled by CI Financial’s decision to make 830 Brickell the home of its U.S. headquarters. “830 Brickell has become a natural fit for new-to-market finance firms establishing a presence in Miami,” said Ryan Holtzman of Cushman & Wakefield. “Offering tenants market-leading amenities, a walkable location in the heart of the Brickell Financial District, and access to several transit options and countless shops, restaurants and residences nearby, 830 Brickell is in a league of its own – the first trophy office tower to be developed in Miami’s urban core in more than a decade, and South Florida’s only building capable of accommodating tenants in the market for core Class A-plus space.”
A 2021 analysis of Downtown Miami’s finance sector surveyed the district’s emergence as a hub for asset managers and investment advisors. A report by the Miami Downtown Development Authority (DDA) and Convergence found that the number of S.E.C.-Registered Investment Advisors (RIAs) in Downtown Miami grew from 82 in 2018 to 111 through year-end 2020, a 35% net increase. Total Reported Assets Under Management in the district more than doubled from $75 billion in 2018 to $152.4 billion during the same period.
“The steady flow of financial firms into Downtown Miami is strengthening our position as Wall Street of the South, creating job opportunities for locals, bringing new life to our city streets, and supporting existing businesses in our community,” said Miami DDA Chairman and City Commissioner Manolo Reyes. “The arrival of CI Financial reflects the Miami DDA’s ongoing pursuit of finance and technology firms across the U.S. and abroad. Each day, companies from New York, Chicago, Connecticut, California and around the world are moving or expanding to Miami and growing their businesses, hiring talent, and offering their employees an improved lifestyle along with cost savings.”

830 Brickell was designed by renowned architecture firm Adrian Smith + Gordon Gill, with interiors by Italian architecture and design company Iosa Ghini Associati. Ugo Colombo Completes Miami’s Tallest Condo Tower As CMC Group’s Brickell Flatiron Receives TCO
Brickell Flatiron, CMC Group’s new 64-story luxury condominium tower in Downtown Miami’s Brickell Financial District, has received its Temporary Certificate of Occupancy (TCO) from the City of Miami. The milestone opens the door for closings to get underway as buyers take ownership of their residences, begin interior build-outs, and prepare to move-in this fall.
With its distinct flatiron shape and curvilinear façade designed by architect Luis Revuelta, the 736-foot-high, 64-story, Brickell Flatiron tower becomes the tallest condominium south of New York City. Approximately 95% of the development’s 527 units have already been sold, with remaining residences priced from $790,000 to $3 million, and one upper duplex penthouse for $8 million.
Brickell Flatiron has attracted a diverse mix of residents since launching in 2015, including a significant percentage of domestic buyers. While the tower has enjoyed steady sales activity among buyers from Mexico, Argentina, Italy, Venezuela and Colombia, U.S. buyers have accounted for more than half of all unit sales to date. Approximately 70% of the building’s buyers came from U.S. markets, evidence that Americans are increasingly drawn to Downtown Miami’s urban lifestyle, which comes at a fraction of the price of luxury living in other gateway cities.
“When we started developing in Miami in the early 1990s, our firm viewed Brickell and Downtown as a ‘blank canvas’ that would one day come to life as a vibrant residential and commercial district where streets were alive 24 hours a day,” said developer Ugo Colombo, Founder of CMC Group. “Brickell Flatiron stands out for its unique luxury lifestyle woven into the urban landscape and is a reflection of Miami’s coming of age as a cosmopolitan city with a thriving downtown at its heart.”
Italian design architect Massimo Iosa Ghini used inspiration from Brickell Flatiron’s curved façade to outline the building’s sleek amenity spaces, creating a seamless transition from exterior to interior. The tower’s 64th-floor rooftop amenities encompass a Sky Spa, Sky Pool and Sky Gym with 360-degree panoramic views of the bay and downtown Miami’s glimmering cityscape. Residents have access to a host of therapeutic services and other offerings including private steam, sauna and locker facilities, a 6,300 SF state-of-the-art fitness center with Pilates, yoga and aerobics studios, and a juice bar. Additional features include a resort-style lap pool and separate children’s pool on the 18th floor, private movie theater with stadium seating, billiards and cigar room, wine cellar, 24-hour concierge and valet parking, on-site vehicle washing and detailing, and electric car-charging stations.
In 2016, CMC Group completed the $22.5 million sale of Brickell Flatiron’s 24,800 square foot ground-floor retail/restaurant space. The buyer, Elysee Investments, is a firm led by Avi Dishi of New York and Haim Yehezkel of Miami, which owns and manages a portfolio of commercial properties in New York and South Florida. Exciting tenants have already signed on to lease the space, including a popular London-based Japanese entertainment restaurant concept.
Delivery of Brickell Flatiron coincides with a rapid population boom in Miami’s urban core. Downtown Miami’s residential population has more than doubled since 2000 and grown by 40% since 2010, according to a recent demographics study by the Miami Downtown Development Authority. Today, more than 92,000 people live in the area and that number is expected to eclipse 100,000 by 2021. This growth has been driven by the rise of vertical residential towers and the activation of a thriving streetscape that ranks among the world’s most dynamic urban centers.
