Former Site of Al Capone's Historic Palm Island Estate Sells For $21 Million
The former site of Al Capone’s longtime Miami Beach estate has traded for $21 million, marking the latest chapter for one of the city’s most historically recognizable residential properties. Located at 93 Palm Avenue on Palm Island, the now-vacant waterfront property features 100 feet of frontage on Biscayne Bay. The site was previously home to the sprawling estate once owned by the notorious Prohibition-era crime boss before the residence was demolished in 2023.
The $21 million transaction represents a significant increase from the property's previous $15.5 million sale price.
According to public records, Jordan Karp of Jordan Karp LLC and Joel Lusky of The Brokerage South Florida represented the seller in the latest transaction. Mirce Curkoski and Albert Justo of ONE Sotheby’s International Realty represented the buyer.
Beyond its waterfront location, the property carries a distinctive place in Miami Beach history because of its connection to Capone. According to public records previously reported by PROFILEmiami, Capone acquired the Palm Island estate in 1928.
The original Colonial-style residence was built in 1922 and was part of an approximately 30,000-square-foot home. After acquiring the estate, Capone reportedly invested approximately $200,000 at the time into improvements that included a gatehouse, seven-foot wall, searchlights, cabana and coral rock grotto.
The property remained with the Capone family for decades. Following his ownership, the estate remained in the family until 1952, when it was sold by his wife, Mae Capone.
More than 70 years later, the century-old residence was demolished in August 2023 following a prolonged debate surrounding its potential historic preservation and vulnerability to flooding.
The demolition followed a change in Florida law that limited the ability of local preservation authorities to prevent owners from demolishing certain single-family homes in designated flood zones or properties situated below base flood elevation when the owner opposed historic designation.
Check out PROFILEmiami’s tour of the original residence before demolition.
Previous owners and developers had maintained that the aging residence was approximately three feet below sea level, experienced recurring flooding and required substantial repairs. Following the change in state law, the Miami Beach Historic Preservation Board canceled a scheduled evaluation hearing after losing jurisdiction over the property under the new regulations.
With the historic residence now gone, 93 Palm Avenue represents a vacant waterfront development opportunity on Palm Island, pairing 100 feet of Biscayne Bay frontage with a location tied to one of the most infamous figures of the Prohibition era.
The latest $21 million sale effectively begins another chapter for the property nearly a century after Capone first acquired the Miami Beach estate.

Waterfront Estate on Hibiscus Island Sells For $51.5 Million Setting New Record on Miami Beach's Palm and Hibiscus Island
A waterfront estate at 270 S. Hibiscus Drive has sold for $51.5 million, setting new records for both sale price and price per square foot on Miami Beach's guard-gated Hibiscus and Palm Islands. The transaction surpassed the previous record sale of approximately $40 million, despite that property encompassing a larger residence on a larger lot.
The home uniquely features include a full-size Ferrari Testarossa replica suspended in the main living area as a sculptural centerpiece.
Dora Puig of Luxe Living Realty represented the buyer in the transaction. Jordan Karp of Jordan Karp LLC represented the seller.
"This sale reflects where Miami Beach's luxury market is today," said Smykalov. "Buyers continue to recognize the value of exceptional design, craftsmanship and waterfront locations. Properties of this caliber rarely become available, and demand remains strong when they do."
The property, which was recently completed, is coming to market for the first time since the seller acquired it as an unfinished shell in 2021. Rather than simply complete the original plans, the residence was reimagined through a joint venture led by Luis Bosch, founder of Luis Bosch Luxury Homes, who oversaw the home's redesign and construction, and managed by Denis Smykalov of Wolsen Real Estate.
The estate combines two waterfront lots totaling approximately 21,000 square feet, with 120 feet of water frontage, and offers more than 10,000 square feet of living space. The residence includes five bedrooms, a maid's quarters, six full bathrooms, two half bathrooms, a private office and a fitness center. Additionally, it is one of the few homes in Miami Beach that features two private docks. The docks are capable of accommodating a yacht measuring up to approximately 105 feet.
One of the home's defining features is a fully soundproof private nightclub with its own private entrance, allowing it to function independently from the main residence. Designed for entertaining, the space includes professional nightclub lighting, laser effects, disco balls and a dedicated air conditioning system. An oversized pool cabana bathroom with two toilets was also designed to accommodate large gatherings.
Originally designed by a local architect, the residence was later reimagined by SAOTA, the internationally acclaimed South African architecture firm formerly known as Stefan Antoni Olmesdahl Truen Architects, with interiors by fellow South African design firm ARRCC and landscape architecture by renowned landscape architect Raymond Jungles.
Bosch, who has spent more than 20 years building luxury waterfront residences throughout Miami Beach, assembled a team of architects, designers and craftsmen to execute the project.
"Our goal was to create a home that would stand the test of time," said Bosch. "Every finish, every material and every design decision was carefully considered. We focused on quality at every stage of construction to create a residence that feels as exceptional today as it will decades from now."
Craftsmanship is evident throughout the residence. Walls are wrapped in custom millwork incorporating multiple exotic wood species, while the kitchen features handcrafted cabinetry by Bon Vivant Custom Woodworking, a South Florida company specializing in custom architectural millwork since 1981. The home also features Bronze Armani stone, shellstone and multiple varieties of natural marble throughout. Hand-selected travertine was sourced from Rome specifically for the project, while the infinity-edge pool is finished with Bali stone imported from Indonesia. A custom powder-coated steel and aluminum exoskeleton further distinguishes the home's engineering and construction.
The record-setting sale reflects the strong demand for newly completed waterfront residences on Hibiscus and Palm islands, where limited inventory and architecturally significant homes continue to command premium values.

Winston Capital Affiliate Acquires Bay Harbor Islands Waterfront Homesite For $18 Million
An affiliate of David Burstyn's Winston Capital Management has acquired a premier waterfront homesite in Bay Harbor Islands for $18 million, marking a record land sale in the island community. Property records show Winston Bay Harbor purchased the nearly half-acre parcel at 10312 West Broadview Drive from a family trust in an off-market transaction that closed this week. The sale agreement, signed by trustee Noah Burton, was recorded in May.
The north-facing waterfront property is expected to be redeveloped into a luxury speculative residence. The site offers enough development potential for an approximately 12,000-square-foot custom home, creating an opportunity for one of Bay Harbor Islands' largest new waterfront estates.
The transaction equates to approximately $914 per square foot of land. The property previously traded for $12.3 million in 2023, illustrating the rapid increase in values for premier waterfront homesites in Bay Harbor Islands.
Priscilla Burstyn of The Baron Agency represented the buyer in the transaction. The seller was represented by Zalmy Shapiro and Joel Lusky of The Brokerage South Florida, together with Jordan Karp of Jordan Karp LLC.
Burstyn serves as CEO of Winston Capital Management, a Miami-based real estate investment and lending firm. He is also a principal and co-founder of Redwood Dev Co, a development company focused on workforce and affordable housing communities.
The acquisition comes as Bay Harbor Islands continues to attract luxury residential investment due to its limited waterfront inventory and proximity to Bal Harbour, Surfside, and Indian Creek Island. The municipality has seen a series of notable residential transactions in recent years, including the 2024 sale of the waterfront estate at 9520 West Broadview Drive for just under $22 million. Earlier this year, another waterfront residence at 9640 West Broadview Drive sold for $21.8 million, establishing a new record for price per square foot in the community.
With demand for premier waterfront properties remaining strong and developable bayfront parcels becoming increasingly scarce, the acquisition at 10312 West Broadview Drive highlights the continued strength of Bay Harbor Islands' luxury residential market and the premium buyers and developers are willing to pay for exceptional waterfront homesites.

Josh Flagg Lists Reimagined Mediterranean Villa on Miami Beach's Exclusive North Bay Road For $10 Million With Jordan Karp LLC
Flagg Family Capital, in partnership with Carolwood LP, has officially listed its newly rebuilt Mediterranean villa on North Bay Road for $10 million with Jordan Karp LLC, marking one of the most compelling non-waterfront offerings to hit Miami Beach this season.
Flagg Family Capital, in partnership with Carolwood LP, has officially listed its newly rebuilt Mediterranean villa on North Bay Road for $10 million with Jordan Karp LLC, marking one of the most compelling non-waterfront offerings to hit Miami Beach this season. The home, developed by Josh Flagg who has starred on Bravo’s Million Dollar Listing Los Angeles, and redesigned by BuiltIN Studio / Gary Eisner, sits directly across from David and Victoria Beckham’s $72.5 million bayfront compound—placing it in one of the corridor’s most exclusive pockets.
The 4,000-square-foot residence is positioned on a lush 10,000-square-foot lot with a gated entry and resort-style grounds. Inside, vaulted ceilings, new custom wood flooring, bespoke millwork, and a restored limestone fireplace create a warm modern Mediterranean aesthetic. The kitchen features white oak cabinetry, SubZero appliances, and Waterworks fixtures, while the bathrooms showcase travertine accents and custom detailing throughout. A detached pool house functions as a private wellness retreat with a sauna, cold plunge, outdoor shower, and powder room.
Flagg has been clear that the timing of the listing aligns with shifting political sentiment in New York, which he says accelerated his decision to bring the home to market through broker Jordan Karp of Jordan Karp LLC.
“The minute New York elected Mandahmi, I called my broker Jordan Karp,” Flagg says. “I didn’t even wait for the acceptance speech.” Since going live for $10 million, the listing has already generated immediate attention from local, domestic, and international buyers—mirroring a larger post-election migration pattern toward tax-friendly, lifestyle-driven markets like Miami and Palm Beach.
North Bay Road itself remains one of the country’s most prestigious residential streets, home to a roster of global entrepreneurs, investors, entertainers, and legacy families. With multiple recent trades above $70 million—and several pushing past the $100 million mark—the corridor has become synonymous with scarcity, exclusivity, and record-setting land values. Inventory is minimal, and any newly finished product tends to move quickly. Flagg and Carolwood LP's property, headed by Adam Rubin and Andrew Shanfeld, is located across the street from David Beckham's $72.5 million compound on Biscayne Bay.
Flagg describes the home as “essentially brand-new,” with every system, finish, and layout refined during the renovation. Though he maintains a significant real-estate footprint in both Los Angeles and New York, he views this Miami project as part of a broader strategy to position capital in markets with strong momentum. The ongoing influx of Northeastern wealth, alongside interest from London, California, and Europe, has only reinforced that conviction.
“But let me be clear, I love New York. It’s home half the month. I spend two weeks there and two weeks in L.A., and I still own plenty of real estate between Manhattan and Long Island. I’m not changing anything in New York, I’m just taking advantage of what’s happening in Miami. It’s called business.” Said Flagg.
With the listing now active with Jordan Karp LLC, the property adds another high-profile chapter to North Bay Road’s ongoing luxury surge. And while Flagg developed the residence as an investment rather than a personal residence, he hints that Miami remains firmly on his radar.
“Florida’s fine, it’s not going anywhere,” said Flagg. “Once the noise dies down, I’ll probably just buy everything back again. I invest where it’s the right place at the right time. The only things I’m emotionally attached to are Los Angeles, New York, and zoning laws… and Florida’s been on a waitlist for all three since the 1980s.”

Sunset Harbour Office Depot Property Sells for $28.5 Million Overseen by Jordan Karp and Avenue Real Estate Partners, Underscoring Miami Beach’s Commercial Real Estate Strength
A prime commercial property in Miami Beach’s Sunset Harbour neighborhood has traded for $28.5 million, signaling continued investment momentum in one of the city’s most desirable enclaves. The 19,672-square-foot Office Depot building, situated on a 25,000-square-foot lot, was acquired by a private investor.
A prime commercial property in Miami Beach’s Sunset Harbour neighborhood has traded for $28.5 million, signaling continued investment momentum in one of the city’s most desirable enclaves. The 19,672-square-foot Office Depot building, situated on a 25,000-square-foot lot, was acquired by a private investor in a deal brokered by Avenue Real Estate Partners and Jordan Karp, LLC. The property is located at 1771 West Avenue and serves as a gateway to Sunset Harbour.
The transaction reflects the escalating land value in Sunset Harbour, a mixed-use district known for its proximity to luxury residential developments, waterfront access, and growing commercial presence. Avenue’s Aaron Butler, who represented the buyer alongside Jordan Karp, emphasized that the sale is indicative of Sunset Harbour's evolving role within Miami Beach’s real estate landscape.
“Sunset Harbour continues to be one of Miami Beach’s most sought-after neighborhoods, and this transaction reflects the increasing land value following the success of developments like 18 Sunset,” Butler noted.
Jordan Karp added that Sunset Harbour remains uniquely positioned within Miami Beach's high-end market. “Surrounded by some of the world’s most expensive residential real estate, Sunset Harbour serves as the area’s commercial hub — attracting investors focused on long-term growth opportunities,” Karp said.
The seller, George Jay Ltd. Partnership, was represented by Paul Snitkin of Anderson Carr.
Avenue Real Estate Partners, with offices in Miami Beach and Aspen, Colorado, has established a reputation for guiding high-profile transactions across South Florida’s commercial sector, with over $1 billion in deals completed. Jordan Karp, founder of his namesake brokerage Jordan Karp LLC, is known for orchestrating off-market deals across Miami’s luxury residential and commercial markets, including record-setting property sales on La Gorce Island, Allison Island, and in Brickell. Notable transactions include his $55 million off-market sale of the SLS Brickell Hotel to the Kastrati Group. To date in 2025, Karp has closed over $170 million in transactions.
The $28.5 million sale underscores both investor confidence in Sunset Harbour and the neighborhood’s trajectory as a high-value commercial and residential destination within Miami Beach.
