Related Group Unveils Andare Residences By Pininfarina On Fort Lauderdale's Las Olas Boulevard

Related Group (Related), in partnership with legendary Italian design house Pininfarina, is set to launch sales for Andare Residences by Pininfarina (Andare), a recently unveiled boutique condominium development in the heart of Fort Lauderdale's Las Olas Boulevard. Featuring a collection of 163 bespoke residences, the 45-story tower is the first luxury condominium development set to rise above Las Olas Boulevard in nearly 20 years. Located just two miles from Las Olas Beach, Andare will offer residents the best of coastal and metropolitan living, providing unobstructed ocean views and seamless connectivity to the city’s urban core. Sales officially launch on Wednesday, October 18, with prices starting at $1.6 million for a two-bedroom residence.

An international icon known for conceiving many of the most beloved designs in automotive history, Pininfarina worked closely with the tower’s architect of record, CFE Architects, and landscape architect, Architectural Alliance Landscaping, to create a cohesive design inspired by the area’s timeless energy and maritime roots. Soaring to over 540 feet in height, Andare is instantly recognizable by its distinctive facade, characterized by undulating wraparound balconies, which lend it a flowing, wave-like appearance.

Among the biggest priorities for the Andare design team was creating a harmonious marriage between the tower’s ground-floor areas and the pedestrian thoroughfare. To achieve this, Pininfarina and its collaborators encased the tower’s stunning double-height lobby in floor-to-ceiling windows, allowing for the space’s curated museum-quality art and ample biophilic elements to add energy to the exterior paseo. Furthering the connection between Andare and its surroundings is the tower’s signature feature: a striking 36-foot arch that serves as a grand entrance into the tower, while creating a seamless connection with the highly anticipated Tunnel Top Park.

The thoughtful approach to design is reflected within each of Andare’s residences, which range in size from 1,800 to over 4,300 square feet and feature open-concept living areas, floor-to-ceiling windows and spectacular views of the New River and the Atlantic Ocean. Oversized wraparound balconies extend each homes’ footprint and further promote seamless indoor-outdoor living. PMG, in partnership with Greybrook Realty Partners, has broken ground on X Las Olas, their new mixed-use, purpose-built rental project on Fort Lauderdale's New River. The multi-phase project will include 1,200 residential units, 30,000 SF of ground floor retail space featuring restaurants and shops, and a public plaza along the riverfront. Phase 1 will feature a 35-story residential tower with 639 units which range in size from studios to 4 bedroom floor plans; although unit sizes will be on the smaller side. The groundbreaking comes after PMG closed on a $153.0 million construction loan financed by Broad Street Real Estate in July 2017. X Las Olas was designed by Falkanger, Snyder, Martineau & Yates with John Moriarty & Associates (JMA) as the GC. X Las Olas will fall under PMG’s X Social Communities portfolio. Social Communities also known as “XSC” is a new multi-family housing division of PMG geared towards delivering the most fun and convenient living experience at an attainable price point. New Renderings Released of Related Group's Icon Las Olas' Amenities & Common Spaces

Icon Las Olas, Fort Lauderdale’s tallest building which topped off at 455 feet, has released new renderings of their amenity and common spaces. The tower will be a rental tower featuring luxury apartments in Downtown Fort Lauderdale and is expected to open Fall 2017, leasing started this month (June 2017). From Related Group and designed by Sieger Suarez Architects with interiors by Steven G., Icon Las Olas will be among the most expensive buildings in Fort Lauderdale with rents between $2,500 and $7,000. The property was co-developed by The Related Group with Rabina Properties and Perella Weinberg Partners and features 272-apartment units.  

Las Olas City Centre sells for $220 Million

Las Olas City Centre has sold to Deutsche Bank for $220 million as reported by The Real Deal. Located at 401 East Las Olas Boulevard, 401 East Las Olas LLC sold the Class A Fort Lauderdale property to TAF gg Las Olas LP, an affiliate of Deutche Bank’s asset management arm RREEF Property Trust in a deal financed with a $100 million mortgage from Wells Fargo. Las Olas City Centre is a 23-story, 725,898 SF,  LEED Gold certified, mixed-use commercial building with office space and retail built in 2002. Major tenants are Bank of America and Patriot National. Average rent at Las Olas City Centre is around $47 SF and there is about 408,064 SF of leasable space as per the CoStar Group. JP Morgan purchased the building in 2011 for $164 million and reported a 6.3% cap rate.
