City of Miami Beach, Terra and GFO Investments Hold Groundbreaking For Daniel Buren-Designed Pedestrian Bridge

The City of Miami Beach, in partnership with developers Terra, led by David Martin, and GFO Investments, led by Russell Galbut, have broken ground on the colorful pedestrian bridge that will soon welcome millions of visitors who enter Miami Beach along 5 Street.

The City of Miami Beach, in partnership with developers Terra, led by David Martin, and GFO Investments, led by Russell Galbut, have broken ground on the colorful pedestrian bridge that will soon welcome millions of visitors who enter Miami Beach along 5 Street. Construction for the new Daniel Buren-designed landmark began in January and is expected to be completed by the summer or fall of 2026. The striking piece is being developed as part of a public-private partnership between the city and the Five Park development team. In 2022, Martin and Galbut delivered the Canopy Park to the community under a similar arrangement that paved the way for the adjacent 48-story Arquitectonica-designed condo tower that opened late last year.

“Our new pedestrian bridge isn’t just about aesthetics—it’s about safety, accessibility, and walkability," said Miami Beach Mayor Steven Meiner. "By providing a secure and enjoyable way to cross one of our busiest roadways, we're making Miami Beach safer and more connected.

“This project represents a transformative milestone for Miami Beach, blending world-class public art and practical connectivity to enhance the urban experience,” said Martin, CEO of Terra. “Daniel Buren’s visionary design elevates a simple pedestrian bridge into a work of art, while providing much-needed accessibility and connectivity between some of our city’s most vibrant neighborhoods. We are proud to partner with the City of Miami Beach and GFO Investments to deliver this landmark as part of the Five Park development.”

More than a bridge, the Fifth Street Pedestrian Bridge is the crowning gem that will complete the area's circulation network, linking the South of Fifth and West Avenue neighborhoods. This elevated crossing will connect the city’s popular Beachwalk amenity in South Pointe Park to the coming Baywalk amenity. Once completed, the bridge will enhance bicycle and pedestrian travel for residents and visitors alike.

Buren, an internationally acclaimed French conceptual artist, is celebrated for his work at the Solomon R. Guggenheim Museum in New York City and the Guggenheim Museum Bilbao in Spain as well as his work at the acclaimed international cultural exhibition in Italy, the Venice Biennale. The Miami Beach project is expected to redefine the city’s urban landscape, becoming a signature architectural and artistic achievement.

Known for creating some of the world’s most iconic public art installations — such as the black-and-white marble columns at the Palais Royal in Paris and the vibrant sails of colored glass at the Louis Vuitton Foundation — Buren’s 158-foot enclosed pedestrian bridge will feature a mosaic of vibrant, translucent panels, which transform sunlight into a kaleidoscope of colors, casting dynamic patterns across the walkway and street below.

Designed with accessibility in mind, the bridge will feature elevators and stairs that are thoughtfully integrated into the surrounding landscaping and greenery, ensuring ease of use for all residents and visitors.

Upon completion, the bridge will offer effortless access to Miami Beach’s premier attractions, including world-class dining, luxury retail, wellness centers, arts venues and elevated nightlife experiences, further enhancing the city’s vibrant appeal.

The project was partially funded by a General Obligation Bond approved by City of Miami Beach voters in 2018.

Robert Rivani's Black Lion Investment Group Sells Restaurant Space Occupied by CATCH in South Beach For Record $28.2 Million

Black Lion Investment Group, led by Robert Rivani, has sold one of their trophy assets in Miami Beach’s highly sought after South of Fifth neighborhood for $28.2 million to Texas-based investor River Oaks Properties, led by its President Adam Frank.

Black Lion Investment Group, led by Robert Rivani, has sold one of their trophy assets in Miami Beach’s highly sought after South of Fifth neighborhood for $28.2 million to Texas-based investor River Oaks Properties, led by its President Adam Frank. Purchased in 2022 for $11.5 million, Black Lion strategically acquired the location at 200 South Pointe Drive and within weeks signed a 15-year lease to bring in CATCH, one of the most renowned dining destinations in the country. The transaction marks the highest value attributed to a freestanding restaurant property in Florida’s history, showcasing the demand for irreplaceable assets in Miami’s exclusive South of Fifth neighborhood.

“We are proud to have played a key role in bringing a world-class tenant to one of Miami’s most iconic neighborhoods. CATCH has elevated the city’s dining scene, and we are grateful to their team for placing their trust in us and our property,” said Rivani. “This deal underscores the resilience and growth potential of the restaurant industry in the South Florida market.”

CATCH first opened its doors in New York City's Meatpacking District in 2011. Its Miami outpost, which debuted last summer, offers an impressive 23,000-square feet of space. The restaurant showcases a mix of indoor dining and an outdoor rooftop space, designed by Rockwell Group.

JLL Capital Markets' Alex Sharrin and Jeffrey Cicurel represented Black Lion in the transaction, and procured the buyer represented by Pegasus Investment's David Chasin and Daylin Ackerman.

“CATCH Miami Beach represents a rare fusion of a critically acclaimed dining operator, underpinned by credit, and positioned amidst some of the most coveted real estate in the country – Miami Beach’s South of Fifth neighborhood,” Sharrin added.

Black Lion’s portfolio includes an impressive array of hospitality-driven properties with tenants including Gekko, Amara, Rosa Negra, and the upcoming GAIA. Rivani recently cemented his bullish run on Miami by purchasing a 160,000-square foot office building at 1691 Michigan Ave in April 2024. Coined ‘The Rivani’, the hospitality visionary plans to transform the office building into a Class X space showcasing features you would find at an exclusive 5-star hotel including a concierge, spa, meditation room, fitness center, salon, cafe, and a Japanese restaurant and speakeasy.

“Miami continues to solidify its status as a world-class, thriving city and we are proud to play a part in its evolution,” said Rivani. “We are excited to soon unveil an incredible lineup of tenants who will be joining ‘The Rivani’ this year.”

Regus, a global leader in flexible office spaces, has secured a long-term lease for the entirety of 429 Lenox, a 45,789-square-foot Class A boutique office building in Miami Beach’s South of Fifth neighborhood. This marks Regus’ largest footprint in the area, reflecting the growing demand for coworking spaces in South Florida.

The lease was brokered by Colliers South Florida, with Vice Chair Stephen Rutchik and Vice President Ana Paula representing the landlord, Azora Exan. JLL’s Adam Bernstein represented Regus in the transaction.

“429 Lenox's prime location in the highly sought-after South of Fifth neighborhood made it an exceptional choice for Regus’ expansion,” said Paula. “As the market shifts towards prioritizing lifestyle, prime location, and modern workspaces, the property offers an unmatched blend of unique rooftop access, plug-and-play office solutions, and contemporary amenities. Its proximity to the MacArthur Causeway ensures seamless access in and out of Miami Beach, positioning it as an unparalleled option for today’s forward-thinking businesses.”

Designed by renowned architect Kobi Karp, 429 Lenox features contemporary office spaces tailored for businesses seeking a prestigious address in a dynamic, amenity-rich environment. Key features include a rooftop deck, on-site parking, and prime signage opportunities. Its South of Fifth location provides easy access to luxury residences, upscale dining, and Miami’s iconic beaches.

Arturo Vinueza, Vice President of Investments at Azora Exan, highlighted the significance of the lease: “We are excited to welcome Regus at 429 Lenox, marking a new chapter for our office building in the vibrant South of Fifth neighborhood. This lease highlights the strength of premium office space in Miami, particularly in walkable, amenity-rich areas, aligning with our national office investment thesis. We look forward to welcoming a diverse community of entrepreneurs and professionals who will thrive in this environment.”

Regus plans to operate the location under its SPACES brand, emphasizing flexibility and innovation in workspace solutions. The new office is set to open in the fourth quarter of 2024 and will join Regus’ other Miami Beach locations, solidifying its presence in the market.

The full-building lease underscores the increasing appeal of coworking spaces in Miami Beach, where office vacancy rates remain low, recorded at just 8.7% in Q3 2024. As companies continue to embrace hybrid work models, demand for adaptable, lifestyle-driven workspaces is surging. Coworking spaces like those offered by Regus cater to businesses seeking environments that enhance productivity and work-life balance.

The broader trend aligns with a post-pandemic shift in workplace priorities, with businesses opting for premium, flexible spaces in prime locations. The 429 Lenox lease reflects this evolution, cementing Miami Beach’s status as a competitive and vibrant office market.

New York-based restaurant Philippe by Philippe Chow has signed a 15 year lease to occupy the coveted restaurant space at One Ocean South Beach which was acquired by Robert Rivani’s Black Lion Investment Group in November 2022. With plans to open the flagship outpost in Q2 2024, Abraham Merchant and Richard Cohn are bringing the brand's legacy of sophisticated Beijing-inspired dining to Black Lion’s entire ground floor space at One Ocean in the heart of the South of Fifth neighborhood.

“Landing a legendary restaurant brand with an incredible following is in step with Black Lion’s vision to curate an epicenter for elevated dining and nightlife experiences,” said Robert Rivani. “Philippe by Philippe Chow will deliver a culinary cornerstone unique to the neighborhood and is the perfect fit for its future.”

Philippe by Philippe Chow will occupy 13,500+ square-feet on the corner of South Pointe and Ocean Drive. Attached to multi-million dollar residential condos, the space interiors span 10,000-square-feet with 3,500-square-feet of exteriors. An iconic restaurant for almost two decades, Philippe Chow’s first, and now flagship, location opened in Uptown Manhattan in 2005. Since then, the restaurant remained an undisputed favorite among New York City’s power crowd—including athletes, musicians and film stars—who crave Chef Chow’s interpretation on traditional Chinese cuisine.

Known for his modern, flavorful, and theatrical style, Chef Philippe Chow—the brand’s visionary and namesake—is world-renowned for his lavish, Beijing-style dishes and pioneered the way for fine-dining Chinese cuisine in the U.S.

“The expansion of Philippe Chow to such an iconic location in this taste-making gateway city is a key milestone for the brand both here in the United States and overseas,” says Abraham Merchant, president and CEO of Philippe Chow.

This will be Philippe by Philippe Chow’s southern flagship in the United States, following its Washington DC Wharf outpost opening in April of 2023, along with a downtown Nashville location targeted for a 2024 Q1 opening. In addition to the US expansion, the Middle East expansion continues, in addition to a multi-unit agreement in KSA, a new agreement in Kuwait City has been signed, and discussions are proceeding in Egypt and Dubai.

With nearly two decades of storied history, the Chinese eatery is a carefully crafted offering where substance drives notoriety. Meticulously designed signature dishes are infused with the flavor of Chow’s upbringing and made with the freshest ingredients, including the legendary Peking Duck, carved tableside for an unparalleled experience.

Black Lion was represented by Fabio Faerman and Sebastian Faerman with FA Commercial, while Philippe Chow was represented by Jeremy Modest and Ryan Tucker of RIPCO Real Estate.

“We were thrilled to work with Phillipe Chow to support the company’s expansion to South Florida. The Miami market continues to showcase strength and remains an attractive location for world class operators,” said Jeremy Modest, Executive Managing Director at RIPCO Real Estate. Our goal at RIPCO Florida is to help guide the best tenants New York City has to offer down to Florida by focusing on finding excellent locations and the right Landlord’s to partner with which was demonstrated in our work with Philippe Chow.

Specializing in ownership of flagship restaurant properties, Rivani’s vision for Black Lion’s transformative “Restaurant Row” along South Pointe Drive is now complete, with Philippe by Philippe Chow anchoring One Ocean South Beach, Catch Miami Beach opening at the Continuum high-rise this fall, and Marea Condominium’s multi-restaurant space reaching 100% occupancy with Kosushi Miami, a Brazilian-based Michelin Star restaurant; RED, a locals-favorite steakhouse; and a soon-to-be-announced, world-renowned tenant.

Since 2022, Black Lion has secured over $100 million in acquisitions across South Florida with a rapidly expanding portfolio of restaurant/hospitality properties from Miami Beach to Wynwood, Brickell and Downtown – including the space for Gekko by David Grutman x Bad Bunny; Amara at Paraiso with chef Michael Schwartz; Wynwood Jungle with a newly opened Fable rooftop restaurant; the ground floor of Zaha Hadid’s iconic One Thousand Museum; and Delilah at Brickell Bay boardwalk.

It will also be the first new commercial building to be built in Miami’s South of Fifth neighborhood in more than 15 years. This summer, less than one year after acquiring the site, Sumaida + Khurana and Bizzi & Partners received unanimous design approval by the Historic Preservation Board of Miami. Led by the powerhouse team behind Catch Hospitality Group (CHG), Tilman J. Fertitta, Mark Birnbaum, and Eugene Remm, CATCH MIAMI BEACH will open in 2023 and will mark the seventh outpost of the highly acclaimed brand, with locations in New York, LA, Las Vegas, and Aspen, with more in the pipeline.

“On the heels of two successful openings on the west coast, we are ready and eager to continue our expansion,” said Tilman Fertitta, Catch Hospitality Group partner. “Miami Beach has experienced tremendous growth over the last few years and the city’s evolving dining scene makes it the perfect time to bring our iconic brand to one of the greatest destinations in the world.”

Slated to open in the fall of 2023, the globally-influenced seafood restaurant will be located in Miami Beach’s illustrious SoFi neighborhood. CATCH MIAMI BEACH will be perfectly situated alongside Miami’s premier waterfront real estate, near some of the city’s highly-coveted and highest-grossing restaurants, including Prime One Twelve, CARBONE, Joe’s Stone Crab, and Milos.

Much like its New York, Los Angeles and Aspen counterparts, the expansive 22,000 sq ft restaurant is divided evenly between indoor dining and an open air terrace with retractable rooftop and will be designed by Rockwell Group, the famed interdisciplinary design team behind CATCH STEAK ASPEN and CATCH STEAK LA. With this location, Rockwell Group took the energy and excitement of the original Los Angeles location, an open-air haven, and amplified it to create a fantastical, tropical escape. CATCH MIAMI BEACH’s design celebrates the many elements of its vibrant surroundings from the neighborhood’s history as a golden playground in the 1920s to the city’s lush landscape and balmy nights and the iconic Floridian "Mediterranean Deco" architecture. Refined materials, such as bronze, antique mirror, bold marble, lacquer paints, venetian plaster and rich contrasting woods, are intricately layered with lush florals and dramatic lighting inside a sumptuous conservatory-inspired atmosphere.

“We are thrilled to bring the CATCH experience to Miami Beach,” said Mark Birnbaum, Catch Hospitality Group partner. “With its unparalleled indoor / outdoor dining and expansive retractable rooftop, this location is the perfect place for the next CATCH outpost. We look forward to welcoming the community into CATCH and hope they are as excited as we are to enjoy all the restaurant has to offer.”

Featuring modern renditions of classic dishes, CATCH’s streaming, shareable style of dining marries simple yet elegant seafood, sushi, and steak with excellent service and a lively vibe. The menu at CATCH MIAMI BEACH will offer many of the classic CATCH dishes the brand has become known for, alongside locally influenced dishes. In addition to a la carte service, the restaurant will be available for private and semi-private events, offering the quintessential Miami Beach backdrop.

“Following our recent openings in Aspen and LA, I am so excited to announce this location in a city that has become a second home for me. Miami Beach is a very special place, and I am looking forward to bringing CATCH’s three pillars of great food, service and vibe to this coastal city.” said Eugene Remm, one of three Catch Hospitality Group partners.

CATCH MIAMI BEACH will be located at 200 South Pointe Dr, Miami Beach, FL 33139 and occupy the crown jewel restaurant space at the iconic Continuum building, owned by President of Black Lion, Robert Rivani.

“CATCH MIAMI BEACH is a game changer for the neighborhood and Miami Beach as whole,” said Rivani. “Black Lion acquired this one-of-a-kind building with a mission to curate a distinctive hospitality scene in South Point’s ‘Restaurant Row’ and CATCH is the ideal brand to usher in a new era of elevated hospitality and dining.”
