The Rider Residences And Wynwood-Based Crypto Mortgage Lender 'Milo' Unveil Crypto-Backed Real Estate Financing Program
The Rider Residences, Miami’s first crypto-native condominium development by Rilea Group and Ciprés, have unveiled an innovative financing collaboration with Milo, the leading crypto mortgage lender based in Wynwood.
The Rider Residences, Miami’s first crypto-native condominium development by Rilea Group and Ciprés, have unveiled an innovative financing collaboration with Milo, the leading crypto mortgage lender based in Wynwood. This new partnership marks a groundbreaking advancement in how digital asset holders can acquire real estate in Miami.
Through this collaboration, crypto investors can now leverage their Bitcoin or other digital assets as collateral to secure cash deposits toward the purchase of their units at The Rider, without selling their crypto. This initial crypto-collateralized loan allows buyers to fund their 40% pre-construction deposits while retaining the upside potential of their holdings.
Once the building is complete, Milo will offer buyers a second round of financing: a 30-year crypto mortgage secured by the property, the only crypto-backed option of its kind on the market today. At closing, clients will not need to come up with any cash down payment as Milo can finance 100% of the purchase price.
“This is a game-changer for sophisticated buyers who want to maximize their financial strategies while securing hard assets in a desirable market. The Rider is at the forefront of this movement, offering a complete solution for transactions that align with the future of wealth and ownership,” said Diego Ojeda, President of Rilea Group.
Interest rates for the down payment crypto loan are in the high single digits, making it an attractive solution for clients who do not want to sell any Bitcoin and expect future appreciation. Clients will be able to access the loans to fulfill their deposit schedule with The Rider.
At Milo, we’re redefining crypto’s role in everyday life. By offering Rider buyers cash liquidity without the need to sell their Bitcoin, we’re paving the way for seamless property ownership alongside untapped crypto potential," said Josip Rupena, CEO of Milo. The Rider, positioned at the nexus of Wynwood, Midtown, and the Design District, continues to make headlines, most recently for completing Miami’s first wallet-to-wallet Bitcoin condo sale. With bold, 1970s-inspired interiors by RADYCA and a curated collection of resort-style amenities, The Rider offers fully furnished studios to three-bedroom residences, priced from the $400Ks to over $1.8M. Delivery is expected in late 2026. This milestone further cements The Rider’s reputation as Miami’s premier real estate destination for crypto-native buyers.

Citadel’s new Foster + Partners-designed supertall tower at 1201 Brickell Bay Drive has received FAA approval at 1,049’, the maximum height permitted in Miami. The proposed project will be a mixed-use development featuring 1.4+ million square feet of office space, a 212-room rooftop hotel, fine dining restaurants, a health spa, fitness club, and more. The tower will rise 58-stories of floors with the hotel lobby at the top 58th floor and a landscaped pavilion atop the tower on the 62nd floor. In January 2025 PROFILEmiami reported that Ken Griffin brought in New York-based Related Companies to develop co-develop the tower.
Designed by Foster + Partners, the 1.7+ million square foot supertall tower will serve as the headquarters for Griffin's Citadel and Citadel Securities. Construction of the $1 billion-plus development is expected to begin in late 2025, with plans for subsequent phases that include additional office space, residential units, and parking facilities across the street.

Summer 2025 Construction Update For Miami's 325' Tall Signature Bridge As The Arches Take Form On 'The Fountain'
Miami’s Signature Bridge, known as The Fountain, is entering a new phase of construction as the project’s iconic arches begin to rise above I-395, offering a first glimpse of the monumental structure set to redefine the city’s skyline.
Miami’s Signature Bridge, known as The Fountain, is entering a new phase of construction as the project’s iconic arches begin to rise above I-395, offering a first glimpse of the monumental structure set to redefine the city’s skyline. The six-arch bridge, designed as both a transportation link and architectural statement, is progressing steadily according to the Florida Department of Transportation. Once complete, it will improve traffic flow between I-95, I-395, and SR 836 while creating an iconic new visual gateway into downtown with six sweeping arches. Set to span 1,025’ over NE 2nd ave. and Biscayne Boulevard, the largest of the six-arches will reach 325’ tall and 650’ wide. Several key segments of the arches are now being installed, with full vertical completion anticipated in 2027.
The Signature Bridge is the centerpiece of a larger infrastructure initiative that includes reimagining the space beneath it. Known as The Underdeck, this 55-acre public park will stretch from Overtown to downtown, reconnecting neighborhoods long divided by highway infrastructure. Planned amenities include green space, pedestrian paths, public art, and event areas. The broader design-build effort is being led by the Archer Western–de Moya Joint Venture in collaboration with FDOT and the City of Miami. More than just a road project, the Signature Bridge aims to blend mobility, urban design, and community revitalization into a single, transformative vision for Miami.
The Signature Bridge project has had its fair share of drama. In July 2018 the bridge was awarded a Notice to Proceed following an April 2018 hearing where the State of Florida Division of Administration Hearing ruled in favor of FDOT after bridge advocate and former Miami City Commissioner Marc Sarnoff filed a lawsuit alleging that FDOT violated their 2013 settlement agreement via their handling of bids to design and build the bridge by manipulating scoring to allow the Archer Western and The de Moya Group's proposal to win. In May 2018 a Judge ruled in favor of FDOT to allow them proceed with the winning design.

Leading real estate developer Related Group and partner Alta Developers held a “topping off” ceremony for Casa Bella Residences by B&B Italia on July 9th, 2025, bringing the 56-story tower one step closer to completion with over 90% of units already in contract. Rising at 1400 Biscayne Boulevard, Casa Bella places residents at the center of Downtown Miami’s vibrant Arts and Cultural District, just steps from the city’s top cultural and civic landmarks. Completion is slated for summer 2026.
As the first residential partnership for B&B Italia – the famed Italian design house known around the world for its high-end collaborations with legacy brands such as Rolex, Hermès and Rolls-Royce – Casa Bella is envisioned as a refined oasis. With architecture by award-winning firm Arquitectonica and interiors by the renowned designer and former B&B Italia creative director Piero Lissoni, every aspect of the building seamlessly blends a distinctive contemporary Italian aesthetic with Miami’s sleek, cosmopolitan sensibility.
“Reaching the topping off milestone at Casa Bella is especially meaningful because it brings us one step closer to delivering a project that merges exemplary European style and craftsmanship with the energy and soul of Downtown Miami,” said Nick Pérez, President of Related’s Condominium Division. “Casa Bella reflects a rare collaboration between global design icons and Miami-based visionaries, and we’re proud to see that vision come to life with such strong support from buyers.”
The building’s 319 residences range from one to four bedrooms and offer soaring ceilings, sweeping views, private elevator access, state-of-the-art kitchens with Sub-Zero and Wolf appliances, and an exquisite selection of European fixtures hand-picked by the B&B Italia team.
Casa Bella’s Penthouse Collection comprises 10 exquisite homes with seven distinct floor plans, including a pair of triplex residences with private rooftop terraces, each featuring spa pools and indoor/outdoor summer kitchens with panoramic views of the Biscayne Bay. These penthouses come fully furnished by B&B Italia, delivering a turnkey luxury living experience defined by world-class craftsmanship and timeless Italian design.
Bringing new meaning to sophisticated Italian living, a comprehensive array of amenities leave little to be desired. A world-class wellness center caters to fitness-minded residents, featuring professional-level equipment, as well as dedicated yoga and spin rooms, while the spa facilities offer on-demand services including massages, facials, blowouts and manicure/pedicures. Additional highlights include a spacious venue for hosting events, a wine vault and private tasting lounge, as well as a plush private theater and co-working spaces.
Outdoors, landscape architect Enzo Enea envisioned a pool deck with lush Italian-inspired gardens to create an oasis within Downtown Miami. The 80-foot lap pool is surrounded by private cabanas and shaded lounge areas, as well as an open-air lawn for yoga and meditation. A poolside bar and Mediterranean café will have light bites and refreshments on offer. On the 56th floor, residents can access the tower’s rooftop pool and terrace, which is complete with a state-of-the-art observatory.
Located within minutes of Miami’s most desired attractions, Casa Bella offers seamless access to esteemed cultural institutions including the Museum of Art and Design, Pérez Art Museum, The Phillip and Patricia Frost Museum of Science, Miami Heat’s Kaseya Arena, and the city’s see-and-be-seen districts: Wynwood, Miami Design District, Miami Beach, Brickell and Coconut Grove.
Fortune International Realty is the building’s exclusive sales and marketing agent with a sales team led by Susie Prada.

Building the Dream: How Bluenest is Redefining Affordable Homeownership in Miami-Dade
PROFILEmiami had the exclusive opportunity to sit down Bluenest Development CEO Salim Chraibi to discuss how his company is reshaping Miami-Dade’s attainable housing market. As home prices in Miami-Dade continue to soar, the dream of homeownership feels increasingly out of reach for the region's workforce.
Enter Bluenest Development—a homebuilder focused on attainable, for-sale housing for those earning between 80% and 140% of the area median income.
Since launching in 2018 with just six single-family homes, Bluenest has rapidly scaled by targeting emerging neighborhoods and working alongside local governments to deliver homes priced well below the county median. Their mission goes beyond housing—it's about creating generational wealth and long-term community stability.
PROFILEmiami caught up with Salim to learn about how Bluenest Development is providing homeownership opportunities to the workforce while navigating the challenges of scaling in one of America’s most competitive real estate markets.
PROFILEmiami: What inspired you to launch Bluenest Development, and how has your mission evolved since 2018?
Salim Chraibi: We started in 2018, building just six single-family homes, and right away, I saw how many people were struggling to buy a home, priced out of the American dream of homeownership. That’s what inspired me to scale. Today, we are focused on developing homes in emerging neighborhoods throughout Miami-Dade County, catering to the workforce earning between 80% and 140% of the area median income. What surprised me early on was that nearly all the workforce housing being built was for rent. No one was offering for-sale options. I’ve always believed that every business should solve a real problem, and this one matters. It’s not just a high-demand product—it’s good karma. We're building something that meets a real need and doing it at scale.
PROFILEmiami: How does Bluenest define "attainable housing," and why is this concept so important in Miami-Dade today?
Salim Chraibi: The median home sale price in Miami-Dade is $665,000, and we bring homes to market that are substantially below that number, around $450,000. We partner with local governments to offer incentives that help buyers layer financing—combining a traditional first mortgage with a second provided by the county. With the blended interest rate of 4.5%, their total monthly payment comes out to much less than what they'd pay to rent the same home. Another benefit is that they don’t have to pay for private mortgage insurance. We've had people break down in tears at the closing table because they never thought this would be possible. Years later, some still reach out to thank us.
PROFILEmiami: What’s your approach to scaling without compromising quality?
Salim Chraibi: We’ve developed a series of efficient, well-designed 3- and 4-bedroom models that we build consistently across our communities. These models are already approved in Miami-Dade, which allows us to bypass lengthy approval timelines and pull permits in under two weeks. We adapt each model to suit the character of the area, so only the elevations are different. This repeatable approach reduces costs and accelerates delivery, key factors in keeping costs down. Our scale also gives us purchasing power, and we’ve secured volume discounts with manufacturers. Homes priced around $450,000 often sell before construction is even complete, which helps reduce interest costs and our overall risk.
PROFILEmiami: Tell us more about your projects in Miami-Dade. What makes these locations strategically important for workforce housing?
Salim Chraibi: About 95% of our projects are in unincorporated Miami-Dade county, which makes the approval process easier. These areas are composed of infill locations and properties within the urban development boundary that are ideal for redevelopment
PROFILEmiami: What are some of the biggest challenges you've faced with zoning and land use in converting farmland to housing communities?
Salim Chraibi: The biggest challenge is local opposition - classic NIMBYism. Everyone agrees we need more workforce housing, but nobody wants it near them. You have residents on half-acre lots who bought over 3 decades ago and don’t want the character of the area to change with the addition of townhomes or single-family homes on smaller lots. We're not building high-rises — we're proposing compatible, low-density projects that provide homeownership opportunities. This kind of resistance is the main barrier to adding much-needed inventory.
PROFILEmiami: Your 1% down payment program is a bold step—how does it work, and what kind of buyer response have you seen?
Salim Chraibi: The program is available to buyers who make up the workforce of Miami-Dade County, typically between 80 and 140% of the Area Median Income. Buyers get pre-approved with one of our preferred lenders, who typically finance 75% of the purchase price, and the county provides the remainder through a second mortgage at 1%. The response has been incredible. Buyers are extremely grateful and are happy at the opportunity to own a home.
PROFILEmiami: Beyond building homes, how do you see Bluenest contributing to long-term neighborhood stability and generational wealth?
Salim Chraibi: We’re making generational wealth possible by lowering the barriers to homeownership. Many of our buyers can move in with less than half a month’s rent as a down payment, compared to the years it might take to save traditionally.
In many cases, our buyers gain more in home appreciation within two years than we earned as the developer. Over time, that equity builds. After 20 or 30 years, the home is paid off and can be passed down, worth significantly more than what was originally paid. We’re also building multi-generational options, like duplexes, where families can live together under one mortgage.
PROFILEmiami: Looking ahead, where do you see Bluenest in five years?
Salim Chraibi: In the next 3 to 5 years, we aim to expand across Florida because affordability is a statewide issue, starting with markets like Palm Beach County where we’re already looking at sites. We’ll continue building in Miami-Dade for as long as land is available. This is the market we know best and we’ve built strong relationships here.
PROFILEmiami: Tell us a war story
Salim Chraibi: Let’s just say—make sure you’re well insured if you’re in land development. One night my wife forgot her laptop at work and asked me to give her a ride. I was in pajamas, thinking it would be a quick ride. On the way, I got a call that there was a fire at one of our job sites—in Homestead, an hour away. So we rerouted immediately and stayed until 8 in the morning. Thankfully, everyone was safe, but it was chaos.
I was so nervous that I left the car running the entire night. When I tried to leave, the battery was dead. And of course, the skies opened up with pouring rain just as I tried to jump it. It was the longest, most stressful night of my life—and a great reminder that anything can happen in this business, usually at the worst possible time.
Constellation Group, Boschetti Group and Vietmar Begin Vertical Construction On 'Ella Miami Beach' At 65% Sold
Vertical construction has commenced at Ella Miami Beach, a 10-story boutique condominium in the heart of Miami Beach’s North Beach neighborhood which is now 65% pre-sold. Sheet piling work has been completed, and piling work is in progress, with the project set to begin going vertical.
Named after first lady of jazz Ella Fitzgerald, Ella consists of 103 curated residences at 6940 Abbott Avenue, just blocks from the Atlantic Ocean and Biscayne Bay, with architecture and interior design features that pay homage to Miami’s Art Deco past. A collaboration between Miami-based Constellation Group, Vietmar and The Boschetti Group, Ella Miami Beach broke ground in February and is slated for completion in early 2027.
Ella’s studios, one- and two-bedroom floor plans range from 429 square feet to 1,756 square feet of indoor and outdoor space, with prices starting at $600,000 – an attractive and competitive price point for new construction in Miami Beach, where prices typically begin at $1 million.
Through its partnership with Nomada Residences, a full-service property management firm that specializes in premium short--term or seasonal rentals, Ella Miami Beach also helps owners maximize profitability and preserve the value of their property.
“Buyers are clearly gravitating toward new condominium product,” said Eduardo Otaola, Managing Principal of Constellation Group. “In this corridor, there’s a real lack of boutique, well-amenitized buildings like Ella—especially those that allow short-term rentals. That combination has made the project especially attractive to today’s buyers.”
“Because of Ella Miami Beach’s flexible rental options and extraordinary location, we’ve seen tremendous interest from both end users and investors,” said Daniel de la Vega, President of One Sotheby’s International Realty. “North Beach is one of the last frontiers of Miami Beach with untapped potential. It’s benefiting from the same upward trajectory we saw in neighborhoods like South of Fifth a decade ago.”
Further solidifying North Beach’s evolution, the City of Miami Beach in March embraced a plan to redevelop the iconic Deauville Beach Resort at 6701 Collins Avenue with a 100-unit branded condo, 150-room hotel and quasi-replica of the original MiMo-style hotel designed by architect Melvin Grossman.
“The Deauville redevelopment underscores North Beach’s rising prominence and marks a clear shift in Miami Beach’s center of gravity,” said Eduardo Otaola, Managing Principal of Constellation Group. “Ella Miami Beach is helping lead this transformation by delivering a high-quality, design-forward building that serves the mid-market buyer—offering full-service amenities and the flexibility of short-term rentals in a boutique setting.”
Designed by Arquitectonica with interiors by Steven G., Ella Miami Beach’s residences feature 9-foot-high ceilings throughout, contemporary ItalKraft kitchens with stone countertops and JennAir appliances, and European-inspired designer closets. Select homes offer impressive views of Biscayne Bay, the Atlantic Ocean, and the Miami skyline. Amenities at Ella Miami Beach include a rooftop pool and fitness center with views of Biscayne Bay and Downtown Miami, a pickleball court with Atlantic Ocean views, residents’ lounge, summer kitchen with an outdoor dining area, and an observation deck and lounge. Wellness amenities include an outdoor yoga and meditation deck, a cold plunge and a sauna. Other lifestyle conveniences include private beach club access managed by The Boucher Brothers, a coworking area for remote workers, complimentary beach cruisers, bike and beach toy storage, onsite parking and retail, and more.
The Ella Miami Beach sales gallery is located at 6897 Collins Avenue in Miami Beach.

How The Maimon Group Redefines Luxury Living for the World's Most Discerning Clients
The world's most successful individuals have changed what luxury means. They no longer want standard five-star service. What they're looking for is something entirely different. They want experiences that feel completely personal while maintaining absolute privacy.
The world's most successful individuals have changed what luxury means. They no longer want standard five-star service. What they're looking for is something entirely different. They want experiences that feel completely personal while maintaining absolute privacy.
Based in Los Angeles, The Maimon Group has spent years understanding precisely what these discerning clients actually want. It's not about following industry standards. It's about anticipating needs that most people can't yet articulate.
Rethinking Luxury Through Strategic Partnerships
Most luxury companies fight each other for the same clients. The Maimon Group decided to try something completely different. Instead of competing, we started building partnerships.
Here's how it works: luxury service providers help each other deliver better experiences. A private chef recommendation leads to the perfect sommelier. The right art curator connects with the ideal gallery owner.
This approach now covers over 100 properties, with more than 200 reservations happening monthly. But the real breakthrough came with our technology platform.
Think of it as a private network where real estate agents, travel advisors, and property managers can access the same luxury inventory instantly. Reservations happen in real time. Commission structures adapt to different partnership arrangements. The entire system functions more effectively when everyone has access to the same exceptional properties.
Knowing What a Client Wants Before They Do
The most successful people in the world share one thing: their time is incredibly valuable. They don't want to spend it coordinating details, even luxury details.
The Maimon Group's concierge team has learned to anticipate what clients need before they have to ask. Sometimes, that means having a private jet ready before a client realizes their schedule has changed. Other times, it's securing impossible restaurant reservations for a dinner that hasn't been planned yet.
The range of services has evolved far beyond property management. Private jet and yacht coordination happens seamlessly. Exclusive restaurant access gets arranged alongside private chef experiences. Personal shopping and styling services are complemented by art curation and gallery connections. Health and wellness programs adapt to individual schedules and preferences. Corporate events get planned with the same attention to detail as intimate personal gatherings.
What makes this work is understanding that complexity should be invisible to the client. They want sophisticated experiences, not sophisticated logistics.
Technological Integration for Maximum Comfort
Most smart home technology requires you to be smart about operating it. That defeats the purpose entirely.
The Maimon Group's properties use technology differently. Systems learn individual preferences without requiring programming. Lighting, temperature, music, and even ambient scents adjust automatically based on patterns and preferences. The technology disappears into the background.
Security reflects this same philosophy. Biometric entry systems work intuitively. Surveillance networks offer comprehensive privacy protection through facial recognition and extensive coverage. Underground parking connects directly to private elevator access. Everything functions seamlessly without demanding attention.
The goal is simple: technology should enhance the human experience, not complicate it. When systems work invisibly, concierge teams can focus entirely on personal service and building genuine relationships with clients.
Creating Lifestyle Ecosystems Beyond Real Estate
Los Angeles can be an impossible city to navigate, even when you have unlimited resources. Knowing the right people makes all the difference.
The Maimon Group has spent years building relationships that most people can't access independently. Want a table at that impossible-to-book restaurant tonight? Our team can make it happen. Need access to a private club for a business meeting? That's already arranged.
Our network extends throughout the city. West Hollywood's Sunset Strip. Melrose Avenue's exclusive boutiques. Beverly Hills' luxury shopping districts. But it goes deeper than locations.
Michelin-starred chefs will create private dining experiences. Renowned wellness centers develop personalized health programs tailored to individual needs. Luxury spas provide preferential treatment. Exclusive golf courses offer priority access. Gallery openings and cultural events include VIP treatment.
For automotive enthusiasts, this means access to rare car collections and professional racing experiences. Morning fitness sessions at Runyon Canyon get coordinated seamlessly. Private screenings at historic venues happen naturally. Intimate concerts at iconic locations become part of regular life.
This isn't just service coordination. It's access to a social and cultural network that defines sophisticated California living.
Flexible Asset Management for Evolving Needs
Property owners often struggle with a fundamental question: how do you maximize returns without compromising the luxury experience?
The Maimon Group approaches this differently. Our business model accommodates both exclusive and non-exclusive arrangements tailored to the specific needs of each property. Real estate agents can participate through affiliated programs that generate commissions while helping property owners optimize their investments.
Expansion into the Entertainment and Production Industry
Imagine staying in a villa that served as the backdrop for a major Hollywood production. That's not just marketing; it's an entirely different kind of luxury experience.
The Maimon Group discovered something interesting about our properties. Many serve as ideal filming locations for movies, TV shows, and high-end events. It creates additional revenue for property owners while offering clients something truly unique.
Our partnerships with the film industry go beyond just providing locations. Clients can sometimes attend actual shoots or organize private events at properties where famous films were produced. For people who value exclusive access to the entertainment world, this adds a layer of prestige that can't be replicated elsewhere.
It's not just about the novelty. Properties that have served as movie sets carry a certain cachet that enhances the entire luxury experience.
Innovations in Customer Experience Design
Luxury keeps evolving. What impressed people five years ago now feels standard.
The Maimon Group stays ahead by experimenting with concepts that most companies won't try yet. Artist residency programs turn villas into creative laboratories where clients can witness artistic creation firsthand. Living spaces become galleries where new work gets created in real time.
Sustainability has evolved from being merely good practice to being what sophisticated clients expect. Solar energy investments and eco-friendly management systems align with the lifestyle preferences of affluent individuals. Luxury and environmental responsibility aren't competing priorities anymore.
What to Look for in Luxury Service Partners
Not all luxury service providers operate at the same level. Some focus on individual transactions. Others understand that exceptional clients need comprehensive lifestyle support.
Look for companies that coordinate everything, such as transportation, dining, entertainment, and wellness, as interconnected parts of your life rather than separate services. The best providers use technology to enhance personal relationships, not replace them. They maintain 24/7 accessibility while keeping interactions genuine and intimate.
Crisis adaptability matters more than most people realize. Services should maintain quality and ethical standards even during difficult circumstances. The provider's long-term vision also makes a difference. Do they view relationships as ongoing partnerships that evolve with changing needs, or are they focused on individual bookings?
These distinctions become crucial when your lifestyle demands seamless coordination across multiple complex requirements.
The Maimon Group has figured out something that most luxury companies miss: exceptional clients don't want more services; they want better integration of the services they already need.
Our approach combines technology that works with genuine personal relationships. The result creates lifestyle experiences that go far beyond traditional hospitality. We're not just setting new standards. We're defining what luxury service means for people whose success demands something entirely different.

On Tuesday, June 24, the Coral Gables Museum hosted ‘A Comprehensive Analysis of Coral Gables’ presented by CORA Merrick Park, bringing one of the most extensive real estate market reports on Coral Gables to date. The event, titled The Evolution of Coral Gables, featured a panel discussion moderated by Demetri Demascus of PROFILEmiami and included key voices shaping the city’s future: Jay Phillip Parker, CEO of Douglas Elliman Florida; Eduardo Otaola of Constellation Group; Coral Gables Vice Mayor Rhonda Anderson; and Ana Bozovic of Ana Analytics. Together, the panel explored the growth trajectory of Coral Gables, including its appeal for families, the rising demand for wellness-focused living, public art initiatives, and pricing trends that have elevated the neighborhood’s real estate market in recent years.
The conversation also offered attendees a detailed, data-driven breakdown of Coral Gables' current housing inventory, future development pipeline, and the challenges developers face due to limited land supply and high barriers to entry. Ana Bozovic’s report highlighted how the scarcity of new, wellness-oriented residential products has created a distinct market gap—one that CORA Merrick Park is strategically designed to fill. The panelists also emphasized Coral Gables' long-term vision for development, focusing on sustainable growth, health-conscious living, and maintaining the architectural integrity of The City Beautiful.
CORA Merrick Park, developed by Constellation Group and The Boschetti Group, will be Coral Gables' first wellness-focused residential building and one of the city’s first to achieve WELL Certification. Designed with guidance from wellness consultants and Lamarca Well, CORA integrates cutting-edge health features such as advanced air and water filtration, biophilic design, smart wellness technology, and personalized wellness concierge services. Residents will enjoy amenities such as a rooftop padel court, spa and recovery facilities, fitness center, and resort-style pool, all carefully curated to promote physical, mental, and emotional well-being.
Slated for completion in 2027 at 4241 Aurora Street, CORA will offer 74 residences ranging from one- to three-bedroom plus den homes, with prices starting in the $900,000s. The project also includes over 8,000 square feet of retail, 13,000 square feet of office space, and a public park featuring a sculpture by renowned artist Jaume Plensa. CORA represents a new chapter for Coral Gables, blending luxury, culture, and wellness in the heart of Merrick Park, supported by Douglas Elliman Development Marketing as the exclusive residential sales brokerage.
Miami Beach City Commission Grants Final Approval for Terra’s Deauville Redevelopment
The long-awaited redevelopment of Miami Beach’s historic Deauville Hotel site has cleared its final hurdle, with the Miami Beach City Commission granting full approval to Terra’s development plans. The decision, made on Friday, June 27, finalizes zoning, land use, building height, and public-benefit commitments, paving the way for a major transformation of the iconic North Beach property.
With development plans now fully approved by the City Commission, the next step will be a review by the Historic Preservation Board later this year to evaluate design details and preservation components.
Terra’s plans include a partial reconstruction of the hotel’s historic elements, a new residential tower designed by Foster + Partners, major infrastructure upgrades, and a $7.5 million contribution toward the revitalization of the Byron Carlyle Cultural Center. The plan also commits to significant public benefits, including infrastructure improvements, increased beach access, public parking, and cultural investments. The overall project will feature reduced density compared to previous proposals, aimed at minimizing traffic congestion, infrastructure strain, and environmental impacts.
David Martin, CEO of Terra, described the Commission’s approval as a pivotal moment for both the Deauville site and the broader North Beach community. “The approval marks a major step forward in restoring the site’s historic and cultural significance,” Martin said. “With this green light, Terra is now fully committed to delivering a world-class development that reflects the community’s values, prioritizing architectural excellence, environmental responsibility, and meaningful public benefit.”
Originally built in 1957, the Deauville Hotel once stood as a symbol of Miami Beach’s golden era, famously hosting the Beatles’ first U.S. television performance. In recent years, however, the property fell into disrepair and was ultimately demolished following structural decline. Terra’s redevelopment aims to honor the Deauville’s legacy while contributing to North Beach’s long-term growth.
Public benefits included in Terra’s redevelopment plans include enhanced stormwater infrastructure to address flooding, two new pedestrian pathways connecting to the beachwalk, 150 public parking spaces, traffic improvements, and a $7.5 million contribution toward the revitalization of the nearby Byron Carlyle Cultural Center. According to Martin, the project is expected to generate over $16 million in annual revenue for the North Beach Community Redevelopment Agency, providing ongoing resources for neighborhood reinvestment.
“We look forward to working closely with the City and local stakeholders as we move into the next phase of bringing the reimagined Deauville to life,” Martin added.
