Terra and Turnberry To Begin Construction of Grand Hyatt Miami Beach After Locking Down $392 Million In Financing

Terra and Turnberry, two of South Florida’s leading real estate development firms, have secured $392 million in construction financing that will help advance the development of Grand Hyatt Miami Beach, an 800-room, 17-story property adjacent to the Miami Beach Convention Center.

Terra and Turnberry, two of South Florida’s leading real estate development firms, have secured $392 million in construction financing that will help advance the development of Grand Hyatt Miami Beach, an 800-room, 17-story property adjacent to the Miami Beach Convention Center. The financing was provided by TYKO Capital, a multi-billion-dollar commercial real estate private equity and private credit investment management platform, backed by Elliott Investment Management and led by Adi Chugh. With pre-construction sitework already completed, the financing paves the way for the project’s groundbreaking, with delivery slated for late 2027.

"With construction financing in place and strong public support behind us, we are eager to bring this landmark hotel to life," said David Martin, CEO of Terra, and Jackie Soffer, Chairman and CEO of Turnberry. "Grand Hyatt Miami Beach will fill a longstanding gap in Miami Beach’s hospitality offerings, elevating the conventions and events that come to our community while creating jobs, new revenue and economic impact."

Strategically located at 17th Street and Convention Center Drive, Grand Hyatt Miami Beach will provide seamless access to the newly renovated Miami Beach Convention Center. With resort-style amenities, the hotel will aim to serve as Miami Beach’s first major convention hotel adjacent to and connected to the Miami Beach Convention Center, enhancing the city’s ability to attract major national and international clients.

"Grand Hyatt Miami Beach is a game-changer for major meeting and event planners and a transformative addition to our convention center ecosystem,” said David Whitaker, President & CEO of the Greater Miami Convention & Visitors Bureau. “With an unmatched location seamlessly connected to the Miami Beach Convention Center and just steps from world-renowned Miami Beach, this hotel creates a one-of-a-kind experience for meeting planners and attendees alike. As a premier, year-round destination, Greater Miami is already a powerhouse for major events, and this addition solidifies our position as a top choice for high-profile conventions and meetings from around the globe."

“Miami Beach is an iconic, grand destination known for its dynamic energy, cultural richness and world-class hospitality, and we are thrilled to introduce our Grand Hyatt brand to this key leisure and business travel market,” said Pete Sears, Group President, Americas for Hyatt. “Grand Hyatt Miami Beach will work to seamlessly blend the destination’s colorful, vibrant spirit with the brand’s bold architecture, inventive restaurants and luxury accommodations. We look forward to offering guests and World of Hyatt members a new way to experience Miami Beach in a setting that will be as inspiring as the city itself.”

Designed by Arquitectonica’s Bernardo Fort-Brescia, the property will feature 12 floors of guest rooms, including 52 suites with sweeping views of Miami Beach, along with four floors of meeting and ballroom spaces that will complement the Miami Beach Convention Center’s event programming. Guests will be able to enjoy a resort-style pool deck with panoramic city views, a signature restaurant, lobby lounge and bar, as well as retail space designed to activate the street-level pedestrian experience. Additionally, a climate-controlled skybridge will provide seamless access between the hotel and the Miami Beach Convention Center, enhancing connectivity and convenience for event attendees.

The financing news comes on the heels of a $75 million grant that the development was awarded through the Miami Beach Redevelopment Agency in late 2024, underscoring its role as a critical economic driver for the region. The grant reflects strong public and private support for the hotel’s potential to enhance Miami Beach’s global competitiveness as a premier destination for meetings, conferences and events.

The development also plans to introduce new public spaces, pedestrian-friendly promenades, bike-sharing stations, and connectivity to public transit, aligning with Miami Beach’s broader sustainability and resilience goals while providing access to the city’s nearby Lincoln Road district.

Grand Hyatt Miami Beach has been years in the making, with plans for the hotel overwhelmingly approved by Miami Beach voters in 2018. The project is a key component of the city’s efforts to transform its Convention Center District into a more dynamic, walkable and economically vibrant hub.

Iconic 'Delano Miami Beach' Hotel Reveals First Look At New Renovation Set to Reopen 2025

Ennismore, the fast-growing lifestyle and leisure hospitality company, and Cain International (‘Cain’), have revealed the first look of Delano Miami Beach to mark the countdown to its reopening in late 2025 after a complete renovation. This first look at the revisited Delano Miami Beach comes as the partnership recently celebrated the opening of Delano Dubai.

Ennismore, the fast-growing lifestyle and leisure hospitality company, and Cain International (‘Cain’), have revealed the first look of Delano Miami Beach to mark the countdown to its reopening in late 2025 after a complete renovation. This first look at the revitalized Delano Miami Beach comes as the partnership recently celebrated the opening of Delano Dubai, introducing the brand to a new destination and continuing its global expansion.

Since 1947, the striking Art Deco façade of original Delano Miami Beach has stood as a tangible celebration of the area’s architectural heritage and a homage to the mid-century Miami style. In the 90s, the Collins Avenue landmark underwent a complete renovation, overseen by hotelier Ian Schrager and world-famous designer Philippe Starck, and the result ignited Miami, transporting guests into a world of contemporary design, chic sensibility, and whimsical charm. Widely recognised for reshaping luxury lifestyle hospitality, Delano is known for swapping traditional five-star opulence for a contemporary elegance that is equally captivating – an urban resort with undeniable charm and a loyal clientele.

As before, guests will be swept into the resort through a veil of billowing white curtains that opens out into bright, Delano-white public spaces informed by soft minimalism and the interplay between dark and light. The 171 guestrooms and suites, including poolside Bungalow Suites and spectacular Penthouse Suites, will be guided by a tonal palette and organic fluidity expressed through bespoke lighting and furnishings and will incorporate reimagined Delano brand signatures, including a fresh new take on the classic ‘Apple a Day’ amenity, which will charm guests with a beautifully crafted apple-shaped glass vessel filled with curated treats. Taking advantage of the resort’s prime beachfront location, oversized windows and terraces offer breathtaking views over the dynamic Miami skyline or the shimmering Atlantic Ocean.

Delano Miami Beach will be home to four distinctive restaurant and bar concepts, including a reimagination of the iconic Rose Bar, which once played host to Hollywood royalty and the who’s who of Miami society. The resort will also feature curated retail and exclusive spaces for events and meetings, as well as a state-of-the-art wellness studio and sublime spa offering a wide array of cutting-edge treatments. Delano devotees will be delighted to rediscover the legendary ground-floor pool, which will be joined by a new beachfront amenity deck and a second pool on the fourth floor.

The design of Delano Miami Beach pays homage to its iconic Art Deco roots with careful preservation of key historical features that ensure the hotel's rich heritage is seamlessly integrated with modern elegance. The original vertical paint bands and terrazzo flooring will be reinstated, while the Delano logo and the lobby's hexagonal columns are being restored. The mezzanine bridge will be reimagined to maintain sightlines to the pool and gardens. Delano Miami Beach has been designed by Elastic Architects in collaboration with Ennismore’s in-house design team.

Sharan Pasricha, Founder & Co-CEO of Ennismore, said: “Thirty years ago, Delano ignited the Miami scene and redefined the urban resort experience. From the Rose Bar to the pool - it was a place to be, a playground for the global jet set looking for the ultimate discretion. Today, together with Cain, we continue the iconic Delano story, writing a new chapter for the brand journey, not only with the epic opening of Delano Dubai this month but with the reopening of the brand’s flagship, Miami Beach. We can’t wait for guests, both new and existing, to rediscover Delano Miami Beach.”

“Cain has always believed in the strength of combining distinctive branded offerings with coveted locations across leading gateway cities and hospitality markets,” said Jonathan Goldstein, Chief Executive Officer of Cain International “We are thrilled to be joining forces with Ennismore to breathe new life into what we consider to be one of America's most iconic hotel brands, and share its legacy with a new generation of global travelers.”

In October 2024, the Delano brand was introduced to a new destination and audience with the opening of Delano Dubai. The hotel has 251 guest rooms and suites culminating in the five-bedroom Delano Penthouse, six restaurant and bar concepts, including The Rose Bar and Blue Door restaurant, a reimagining of the famous Delano Pool and 250 meters of private beach. The first Maison Delano - the brand’s metropolitan concept - opened in Paris in April 2023, creating a bustling cocoon that seamlessly translates the Delano pillars and programming into a city social hub.

In 2024, Ennismore and Cain entered into a strategic partnership in which Cain acquired a minority stake in the Delano brand, focusing on the reopening of the flagship and global growth with exciting pipeline projects under discussions across all regions.

Witkoff Group and PPG Development have closed on $273 million in construction financing for Shell Bay, a private 150-acre, Mediterranean inspired Miami enclave featuring forthcoming Auberge-branded residences and a hotel, as well as the region’s first private golf club in decades. The financing was provided by J.P. Morgan and BDT & MSD Partners, two premier financial institutions who both have longstanding relationships with the project’s developers. Faisal Ashraf of Lotus Capital Partners represented the sponsors on the transaction.

“We’re proud to work with two of the leading real estate lenders in the United States that believe in our vision,” said Alex Witkoff, Co-Chief Executive Officer of Witkoff Group. “With 150 acres of land, Shell Bay represents a last-of-its-kind opportunity for waterfront new development of this scale in South Florida. The residences will be the most extraordinary and amenitized in the area.”

Pearl and Michael Herman’s Premium Capital purchased the property in 2018 and partnered with visionary developers Steven and Alex Witkoff to build Shell Bay Club and the Auberge Hotel and Branded Residences.

“The lifestyle we’re developing at Shell Bay is second to none,” said Ari Pearl, Founder and President of PPG Development. “Achieving this important milestone is a marker of Shell Bays success, and we value the trust our lenders have in us.”

The closing of the loan comes just before the groundbreaking of The Residences at Shell Bay, a 20-story condo tower serviced by Auberge. Featuring architecture by Kobi Karp and interiors by AvroKO, The Residences at Shell Bay is imagined as an oasis for those who live exceptionally. While the 108- residence tower is expected to open in 2027, residents already have immediate access to the amenities within Shell Bay’s idyllic private club setting. The opportunity to enjoy exclusive sporting and leisure experiences in advance of a building’s completion is a rare and hugely appealing draw for clientele in today’s new development market.

Currently open at Shell Bay and available to future residents is a private championship golf course designed by World Golf Hall of Famer Greg Norman, a 12-acre practice facility, nine-hole Par 3 course, a Racquet Club featuring all four Grand Slam surfaces, pickleball and padel courts, basketball courts, batting cages and a children's discovery playground. The destination will also boast a 48-slip private marina for direct water access to the Intracoastal, a private members’ clubhouse with an indoor/outdoor wellness spa, elevated event spaces, an array of dining venues and more. Plans for the boutique 60- key Auberge hotel and spa that will house many of these exclusive experiences are underway.

The Residences at Shell Bay provides a rare ownership opportunity to buyers seeking an elite lifestyle within this coveted destination. Central to the concept is the thoughtful interior design by AvroKO. Open-concept layouts offer panoramic views of the golf course, fairways and Intracoastal Waterway, while the custom kitchens bring high-performance, chef-caliber Gaggenau appliances together with exquisite craftsmanship. This includes finishes like custom white oak cabinetry, honed marble countertops and burnished brass hardware. The residences blur the line between indoor and outdoor living and deliver a true sanctuary for tranquility and refinement.

Further providing an unmatched lifestyle is a private collection of ultra-luxury, resident-only amenities that complement the offerings available throughout the Shell Bay Club and future Auberge hotel. A world-class food and beverage program led by Michelin-starred Chef Julien Jouhannaud offers residents private dining, and a resort-style swimming pool, full-service medical day spa, as well as a fitness center with indoor and outdoor facilities prime for personal or small-group training refine the wellness component. Children’s amenities keep kids of all ages happy and engaged, from a children’s play lab and creation studio to a gaming lounge, screening room with candy bar and a game room with bowling alley.

An exclusive marina features slips for megayachts up to 350 feet.

“After nearly a decade of hard work, it’s incredible to see our vision finally come to life,” said Jimmy Tate. “Despite countless obstacles, we never doubted Bahia Mar’s potential. We always believed this project would elevate the entire Fort Lauderdale community, but this collaboration with St. Regis exceeds even our highest expectations.”

The first phase will feature 160 elegantly appointed condominium homes spread across the two residential towers, alongside exclusive resort residences atop the hotel. The condominiums will include three- and four-bedroom options ranging from 2,600 to 3,550 square feet, in addition to stunning penthouse residences. The homes feel like secluded villas, featuring private elevator foyers and expansive, flowing spaces. Designed for effortless living and entertaining, these light-filled residences showcase modern, open layouts and wraparound glass terraces that provide sweeping views of the Atlantic Ocean, Intracoastal Waterway and Fort Lauderdale skyline. The Residences within the hotel will offer one to three bedrooms, in addition to penthouse options.

Each element of the branded residences embodies the essence of the St. Regis brand, renowned for its bespoke service and discerning taste that cultivate an exquisite lifestyle. Daily life is enriched by 17,000 square feet of interior amenities in each building designed to promote holistic wellness and create the perfect setting for unforgettable celebrations. These amenities include a luxurious spa with steam rooms, saunas, hot and cold plunges, treatment rooms and a wellness terrace; a salon offering beauty services; an indoor-outdoor fitness center; a children’s entertainment room; a library/media room; a private dining room and a billiards room. Lush terraces with summer kitchens, a private outdoor pool with a whirlpool, a pickleball court, a programmable multisport simulator and house bicycles enhance the experience.

“We’re thrilled to be collaborating with Related Group, Tate Capital and Rok Acquisitions to reimagine The St. Regis Bahia Mar Resort and Residences in Fort Lauderdale,” said Dana Jacobsohn, Chief Development Officer, North America Luxury Brands & Global Mixed-Use. “With its unparalleled waterfront location and exquisite design, this iconic property is set to transform the marina and deliver world-class luxury to travelers and residents alike.”

Owners will also have access to the resort amenities, including two resort-style swimming pools, a fitness center, an upscale spa with outdoor amenities, and a signature restaurant with dramatic water views.

Additional perks include a private residential lobby attended 24/7, a porte-cochère for enhanced privacy, on-site valet parking and self-parking options, along with private, secure climate-controlled storage, a curated collection of museum-quality art and an exclusive residents-only app.

As the home of the Fort Lauderdale International Boat Show (FLIBS), the Bahia Mar Yachting Center is already a premier destination for yachting enthusiasts worldwide. In the summer of 2023, the development team secured rezoning and approval for the transformation of the existing Bahia Mar resort.
