ISG Report Finds New Construction Condos In Miami East Of I-95 Are 83% Sold Out

Craig Studnicky's ISG World Miami Report has reported that new construction condos in Miami east of I-95 are 83% sold out. The report includes condos that are either proposed, under construction, pre-sold and recently delivered.

Craig Studnicky's ISG World Miami Report has reported that new construction condos in Miami east of I-95 are 83% sold out. The report includes condos that are either proposed, under construction, pre-sold and recently delivered. As developers have scaled back on launching new projects, the falling inventory levels have resulted in prices being pressured upwards. Only 5 buildings will break ground this year, followed by another 3 in 2019 and 3 in 2020. Since mid-2011, 20,008 new condo units have been built and only 3,294 remain unsold. Of those, only 875 are available pre-construction. The report finds that condos built since 1993 have averaged 229% appreciation, 9% annually; and, that closed sales for condos averaged $913,492 in 2017. The report also found low inventory of housing available in Miami-Dade with only 3.13% of total inventory available for sale or rent.

Fisher Island Has Been Named The Highest Earning ZIP Code in The United States

The detrimental effects of continued and increasing state tax in high tax northern states such as New York and Connecticut is beginning to show its effects and fast. Greenwich, Connecticut’s 06831 and Manhattan’s Financial District 10005 were once home to numerous Wall Street big wigs and high income earners, yet residents have either fled or shelled their capital holdings in states such as Florida.

The detrimental effects of continued and increasing state tax in high tax northern states such as New York and Connecticut is beginning to show its effects and fast. Connecticut and Manhattan were once home to numerous Wall Street big wigs and high income earners, yet residents have either fled to states such as Florida where the state is funded off of property tax and sales tax amongst others. While Greenwich, CT is still in the top 20, as is its Riverside neighborhood, Manhattan failed to crack the top 20 with any neighborhood.

Taking the cake, Miami’s ultra-luxe, hyper-private, ferry accessible Fisher Island 33109. Ask where the new residents are moving from and you will hear what you would expect, New York, Connecticut and New Jersey. Fisher Island has always attracted the rich and private, but in just a short timeframe they neighborhood has catapulted itself to a lead of over $1 million more of annual income per household at an astonishing $2.5 million per year.

Fishr Island has a fascinating history, named after South Florida pioneer and founder of Miami Beach Carl G. Fisher who purchased the island from Dana A. Dorsey, Florida’s first African American millionaire. Fisher later traded the island for William Vanderbilt’s yacht. The development that transformed the island into its current form began in the 1980’s and although there are now just over 220 properties on the island, by modern standards the island is just as exclusive only accessible by boat, ferry or helicopter.

Fisher Island’s 33109 is followed by Silicon Valley’s Atherton, CA (94027); Palm Beach, FL (33480); Palo Alto, CA (94301); Harrison, NY (10577); Gladwyne, PA (19035); Los Angeles, CA (90067); Kenilworth, IL (60043); Weston, MA (02493); San Francisco, CA (94111); Far Hills, NJ (07931); Boston, MA 02110); Portola Valley, CA (94028); Moose Wilson Road, WY (83014); Naples, FL (34102); Medina, WA (98039); Riverside, CT 06878); Old Westbury, NY (11568);  Glencoe, IL (60022), and in twentieth, Greenwich, CT (06831), according to a Bloomberg study of IRS data.

Miami has been named the top U.S. real estate market for ultra-rich foreign buyers of luxury real estate. According to the US Ultra Prime Real Estate Report, 26% of American ultra-luxury properties sold to overseas buyers were in Miami, with over 95% of the deals being completed in cash.

Miami was followed by Los Angeles at 9% and Manhattan at 3%, with ultra-luxury defined as properties costing in excess of $2,700 SF. 80% of Miami's ultra-luxury property market were sold to overseas buyers while 20% was picked up by domestic buyers. "Miami has it all, the weather, the beaches, and now Miami truly has world-class metro city centers," says Demetri Demascus a top-producer at Spectrum Realty Group. "When people travel to Miami now they are blown away with how the city has changed over the past few years. Everyone wants to live here. Compared to other prime real estate markets, ultra-luxury real estate Miami can still be purchased at a discount and the government doesn't punish you with taxes and fees for buying or owning it. Miami can offer safety from the political and economic crisis' in foreign buyers' home countries and there are many security options including high-security luxury condos and gated communities with 24/7 security. Miami also has some of the finest waterfront estates from top architects and builders like Choeff Levy Fischman and Todd Michael Glaser. There is so much variety whether it be a luxury home on North Bay Road, Pine Tree Drive, Star Island, Palm Island or a luxury condo on Fisher Island, in Porsche Design Tower or in One Thousand Museum; all with accessible modern luxuries such as Uber, Uber Eats, world-class dining and entertainment minutes away, there really is no city like it. People are coming from everywhere."

Foreign investment in South Florida homes totaled over $7 billion, 15,400 residential properties in 2017, up from $6.2 billion, 10,900 properties in 2016. Venezuelans spent the most in Miami-Dade for the second year in a row, while Argentinians spent the most in South Florida accounting for over 15% of overseas purchases. Venezuelans purchased 11%, followed by Canadians and Colombians at 9% and Brazilians at 8%. 51% of the deals were in Miami-Dade county led by Venezuelans at 12%, Argentinians and Brazilians at 9%, Colombians at 5%, French at 4% and Ecuadorians and Italians at 3%. In Broward County Canadians accounted for 12% of foreign purchases, Argentinians accounted for 8% of purchases and Brazil, Colombia and Venezuela accounted for 6% each. In Palm Beach Canadians accounted for 31% of overseas purchases and Brazilians accounted for $15%.

Hurricane Irma's Effect on The Miami Real Estate Industry

Despite the potential destruction that was anticipated by Hurricane Irma, Miami, along with most of the South Florida metropolitan real estate markets, were mostly spared from any significant or crippling damage. $38.94 billion of CMBS debt was exposed to potential damage in Florida, with $6.41 billion in Miami alone. Fort Lauderdale held an $4.32 billion exposed as reported by The Real Deal. Cranes were reported down at PMG's 300 Biscayne Avenue and Related Group's GranParaiso and Auberge Beach Residences and Spa in Fort Lauderdale. According to Turnberry Associates CEO Jeffrey Soffer in an interview on CNBC, he doesn't believe that the South Florida real estate markets or prices will take a hit in the long term. “It’s just a way of life. It doesn’t happen that often, and the reality is that Florida’s very well prepared," said Soffer. At the same time Stuart Miller of Lennar Corp. announced that Irma has delayed hundreds of home deliveries. The nation's largest home builder said that close to 700 home deliveries in Florida, George and South Carolina have been impacted. The storm came just as the company was reporting new orders rising 8% year over year. Time will tell, but it is apparent that Miami is on the way back to business as usual where the real estate market has been bolstered in recent years due to both domestic and foreign demand alike.
