Neocis Establishes New 38K SF Headquarters At 545wyn in Miami's Wynwood Arts District

Neocis, the leader and pioneer in robot-assisted dental implant surgery, has signed a new lease for 38,000 SF of Class A office space at 545wyn in the Wynwood Arts District. The move is scheduled for October 2022 following Neocis’ exponential sales and employee growth since securing FDA market clearance for its Yomi® Robot-Assisted Dental Surgery System in 2016.

Neocis, the leader and pioneer in robot-assisted dental implant surgery, has signed a new lease for 38,000 SF of Class A office space at 545wyn in the Wynwood Arts District. The move is scheduled for October 2022 following Neocis’ exponential sales and employee growth since securing U.S. Food and Drug Administration (FDA) market clearance for its Yomi® Robot-Assisted Dental Surgery System in 2016. As the first and only robotic-assisted surgical system cleared by the FDA for dental implant surgery, Yomi has been used to place more than 10,000 dental implants to date and has steadily increased in usage among dental implant surgeons throughout the United States. Since 2016, over 140 dental surgeons have completed cases using Yomi.

“Miami is an excellent market for business growth and this relocation will provide us with even more space and flexibility to build upon our footprint as a healthcare technology innovator,” said Alon Mozes, PhD, co-founder and CEO of Neocis. “Over 75 Yomi systems have been installed thus far and we expect this number to rise significantly as our employee headcount increases in the new office.”

The Neocis team currently consists of more than 130 employees. The company made over 60 new hires in 2021 and plans to continue expanding throughout 2022.

"I was so excited to learn that Neocis was re-committing to the Magic City. Their presence is critical to our expanding healthtech industry, and they are a Miami success story. With $122M+ raised and 100+ employees, they are further proof that you can raise capital, find talent, and scale within our ecosystem.” Said Mayor Francis Suarez

Dental implant surgery, which has become the standard of care for replacing missing teeth, requires extreme accuracy to avoid critical anatomical structures. Yomi allows the dentist to precisely pre-plan the dental implant procedure and then guides their hand during the surgery according to the pre-operative plan by using haptic robotic feedback. Due to the increased accuracy and digital planning provided by Yomi, dentists are often able to operate with a smaller incision, resulting in less pain and faster recovery for patients.

JLL Managing Director, Cameron Tallon, represented the tenant, Neocis, in the lease transaction totaling 38,000 square feet. The Blanca Commercial Real Estate team of Juan Ruiz and Randy Carballo represented Sterling Bay, the 545wyn property’s ownership.

Developed by Sterling Bay and designed by Gensler, 545wyn is Wynwood’s first-ever Class A office and retail property, offering tenants an unmatched suite of exclusive, highly sought-after tenant amenities including a state-of-the-art wellness center, touchless entry technology, indoor/outdoor conference rooms, sweeping outdoor lounges and private balconies. After recently achieving WELL Health-Safety Rating, 545wyn has also achieved RESET Air marking the property as one of the healthiest commercial buildings in Miami. Featuring bold, colorful street art both within the property and on its exterior, 545wyn authentically reflects Wynwood’s vibrancy and embraces its reputation as a hub for innovation and culture.

Miami Design District Reveals Its Next Iconic Office Building 'The Ursa' Designed By Arquitectonica

The Miami Design District has revealed the next iconic building to come to life in the dynamic neighborhood, The Ursa. Located at 30 NE 39th Street, The Ursa will be the first new Class A office building in the neighborhood. The fifteen-story building was designed by Arquitectonica, who was charged with creating world-class architecture that fits within the creative neighborhood.

The Miami Design District has revealed the next iconic building to come to life in the dynamic neighborhood, The Ursa. Located at 30 NE 39th Street, The Ursa will be the first new Class A office building in the neighborhood. The fifteen-story building was designed by Arquitectonica, who was charged with creating world-class architecture that fits within the award-winning creative neighborhood, and generous, modern spaces for companies inventing the future.

With museum-quality exterior public art and interior art and furniture by Daniel Arsham, The Ursa makes an artform out of office space and is in keeping with the ethos and energy of the Miami Design District. At the same time, the state-of-the-art facility offers businesses all the amenities and conveniences expected in the modern workplace -- all within a neighborhood that features the best in shopping, dining, and culture in Miami. Leasing is now underway.

“We are thrilled to be bringing The Ursa to the Miami Design District. Integrating state-of-the-art workspaces into the neighborhood has always been a part of our plan. People want to work in centers of creativity, culture, and commerce; and the District really provides the type of environment where innovation can take flight,” said Craig Robins, Chief Executive Officer and President of Dacra. “Beyond providing office space in the neighborhood, The Ursa as a structure itself adds to the beauty of the Miami Design District. Arquitectonica has created an iconic, elegant, and functional building that highlights both art and natural beauty. We couldn’t be happier with the design and know that businesses will find a special place to call home within The Ursa.”

“The Ursa is an exceptional addition to the Miami Design District. In keeping with our development approach, our emphasis was creating something that truly enhanced the built environment and added to the overall experience of being in this unique community. Bringing a dynamic office building offering to the Miami Design District is an important next step in the neighborhood’s evolution and we are so excited to watch it unfold. We know the District has so much to offer and businesses want to be a part of what we have built here. We cannot wait to welcome them,” said Mathieu Le Bozec, Managing Partner, L Catterton Real Estate.

The Ursa is being developed by Miami Design District Associates, a joint venture between Dacra, L Catterton Real Estate, and Brookfield Properties. The fifteen-story building houses ten floors of approximately 180,000 square feet of office space, with efficient floor plates that embody a center core design. There are also two retail spaces available on the ground floor. The building has abundant outdoor space. Each floor has its own private balcony, and floor-to-ceiling glass windows which provide unobstructed 360-degree views and seamlessly connect the building to the neighborhood. The building also has a rooftop garden deck (indoor/outdoor) accessible to all tenants. Verdant landscaping on each level is by Island Planning Corporation (IPC).

“The building will mark the western gateway to the Miami Design District in a design that combines Miami’s outdoor living with a boutique office building. The District not only has one of the most impressive collections of art and architecture, but also is lined with a stunning native landscape palette throughout. The tree-lined streets of the neighborhood served as the inspiration for bringing the landscape into the building as a series of stepped planters that wrap around the building alongside terraces for the floor-to-ceiling glass office spaces. We are excited to work with Dacra and the team to bring the project to the Design District,” said Raymond Fort, Senior Associate, Arquitectonica.

In keeping with the neighborhood’s commitment to art, culture, and design, The Ursa provides a unique office experience with museum-quality art. Daniel Arsham, famed contemporary artist and founder of architecture and design company Snarkitecture, has created new monumental site-specific artworks to be incorporated into the façade of The Ursa. The works are inspired by sculptural reliefs from Greek and Roman Antiquity, such as sarcophagi, and the walls of the Parthenon enlarged to a monumental scale of up to 36 feet in height. The interior lobby of The Ursa will also feature artworks and furniture specifically designed for the location. Arsham has a long history with the Miami Design District as he attended the Design and Architecture Senior High School (DASH) and was provided his first studio space in the District by Dacra. He has also collaborated with brands that have flagship stores in the District like Tiffany’s and Dior.

“Having an almost life-long personal presence and relationship within the Design District it’s an honor to be invited to collaborate with Dacra on The Ursa. The integration of the surrounding tropical landscape with world-class architecture, contemporary art, and design sums up, to me, what is special about Miami and this neighborhood specifically. I expect this building to become a landmark to the city and an important example of how art and architecture can coexist in exciting new ways,” said Daniel Arsham.

State-of-the-art technology will be integrated throughout the building, with 24-7 onsite security and property management services. The Ursa also benefits from its ideal location and from being a part of the larger Miami Design District ecosystem. In the Miami Design District, tenants have access to over 20 restaurants, 170 retail stores, leading cultural institutions and community programming all with direct accessibility to I-95, and easy connectivity to Miami Beach and surrounding markets.

The Ursa is expected to be completed by fall 2024 with the first tenants moving in by winter 2024.

Wynwood Annex Sells For $49 Million To New-To-Miami-Market San Francisco-Based Buyer

Wynwood Annex has sold for $49 million to a new-to-market San Francisco-based buyer Brick & Timber Collective. The transaction was overseen by DWTNWN Realty Advisors who represented both the buyer and the seller. The milestone transaction underscores a paradigm shift in rates and market fundamentals and sets a new bar for the Miami office market

Related Group and East End Capital have sold Wynwood Annex for $49 million to a new-to-market San Francisco-based buyer Brick & Timber Collective. The transaction was overseen by DWTNWN Realty Advisors Co-Founders Devlin Marinoff and Tony Arellano P.A., who represented both the buyer and the seller. The milestone transaction underscores a paradigm shift in rates and market fundamentals and sets a new bar for the Miami office market and represents the culmination of many years of organic, artistic and eclectic development efforts in Wynwood led by many shareholders with vision and grit inspired by visionaries like Tony Goldman.

Related Group and East End Capital developed Wynwood Annex and retailed DWNTWN Realty Advisors to lead the marketing and lease-up efforts, stabilizing over 60,000 square feet of rentable office area within six months to 100% occupancy, with landmark tenants all new-to-market.

Following the successful lease-up effort Wynwood Annex attracted unsolicited offers from investors from all over the country. DWNTWN ran an off-market process and connected with a new-to-market buyer, Brick & Timber Collective, who closed the approximately $49 million sale.

“Typically, we see relocations from within the city as the majority of tenants play musical chairs,” Lerner said. “In this cycle our firm took advantage of changing fundamentals and with our feet on the ground, led the charge outpacing competitive office towers in Miami, pushing Wynwood as the go-to creative office district.”

“We are honored and grateful to be a participant in Wynwood over the past 16 years. We are excited to see Wynwood become the go-to neighborhood for technology and modern finance,” Arellano said. “Wynwood Annex is the perfect fit for this San Francisco-based buyer’s debut investment in our market. DWNTWN is grateful to investors like Brick & Timber Collective for adding value to our market, community and the Greater DWNTWN Miami Area.”

Wynwood has been a hot market recently as more than 400 businesses have moved into the neighborhood in including Blockchain.com, OpenStore, WeWork, Founders Fund, Spotify, Live Nation, Atomic VC, GAC Financial, Ramp Financial, Schonfeld and others. Leading Crypto Firm Blockchain.com Signs Lease At Tricera Capital and LNDMRK Development's Cube Wynwd

Leading crypto firm Blockchain.com has finalized a lease to occupy the top two floors of Tricera Capital and LNDMRK Development’s Cube Wynwd as its new Miami office. The ~22,000 SF lease brings Cube Wynwd to full occupancy less than 10 months after Tricera and LNDMRK acquired the Class A, 100,000 SF office and retail building.

Leading crypto firm Blockchain.com has finalized a lease to occupy the top two floors of Tricera Capital and LNDMRK Development’s Cube Wynwd as its new Miami office. The ~22,000-square-foot lease brings Cube Wynwd to full occupancy less than 10 months after Tricera and LNDMRK acquired the Class A, 100,000-square-foot office and retail building. The deal also gave Blockchain.com naming rights for the building. Blockchain.com, one of the most widely used consumer crypto products and the leading institutional solutions provider, will soon begin designing its permanent office on the seventh and eighth floors.

Danet Linares, Tere Blanca and David Valdez of Blanca Commercial Real Estate, Inc. represented Blockchain.com in the Cube Wynwd lease. JLL’s Eric Groffman, Cameron Tallon and Edward Quinon represented Tricera and LNDMRK.

“We are thrilled to welcome Blockchain.com to Cube Wynwd and the Wynwood neighborhood,” said Tricera Co-Founder and Managing Principal Ben Mandell. “Blockchain.com’s leadership shares our long-term belief in Wynwood, which still has vast potential on top of the incredible growth and activity that has already occurred.”

In 2021, Blockchain.com announced its intentions to relocate its national headquarters from New York to Miami and aggressively hire throughout the local Miami job market. It also committed to make a significant investment to support the South Florida STEM community.

“As Miami solidifies its status as a mecca for crypto, we couldn’t be more excited to announce the location for planting our permanent roots in the city,” said Peter Smith, Blockchain.com CEO. “The speed at which our business is growing matches that of Wynwood and Miami itself, creating the perfect backdrop for us to continue scaling worldwide from our very own Blockchain.com building.”

Tricera and LNDMRK purchased Cube Wynwd, which also includes ground-floor retail space and a verdant rooftop terrace occupied by popular Japanese restaurant Kissaki, in an April 2021 off-market transaction. The 222 NW 24th St. Cube Wynwd, the neighborhood’s first boutique office-over-retail building, was just ~35% occupied at the time of Tricera and LNDMRK’s acquisition.

The joint venture partners rapidly stabilized the building with a compelling mix of tenants, including Ecuadorean fintech firm Kushki, Shaolin Capital Management, Brazilian footwear manufacturer Grendene, office supply and furniture online retailer Poppin, tech firm Transmit, and more.

Coworking operator Spaces occupies about 30% of the office space and about 1,700 square feet of the retail space in Cube Wynwd’s lobby. Renowned chef Gabriele Bonci’s Rome-based Bonci Pizza and Mini Market are among the existing retail tenants. The building features loft-style office space with expansive floorplates.

“Cube Wynwd is a case study for how we identify off-market opportunities and move quickly to execute our hands-on ownership approach,” Tricera Co-Founder and Managing Principal Scott Sherman. “We are proud of the building’s dynamic tenant roster, with Blockchain.com joining numerous new-to-market companies. Wynwood will continue to experience intense corporate relocation demand from the technology and finance sectors.”

Tricera and LNDMRK are frequent collaborators on real estate investments and developments. The companies are partnering with The Related Group to develop The Dorsey, a 12-story apartment building with a parking garage and nearly 95,000 square feet of office and retail space on a former Coca-Cola plant in Wynwood.

Canadian asset and wealth management firm CI Financial Corp has doubled the size of its planned office space at 830 Brickell, a Class A-plus office tower under construction in the heart of Miami’s Brickell Financial District. Just months after signing a 20,000 square-foot lease that will house the firm’s U.S. headquarters, CI Financial has expanded with an additional floor. The new office will total approximately 40,000 square feet. The firm’s expansion further solidifies 830 Brickell as the address of choice for financial, professional services, and global firms looking to establish or grow their presence in South Florida. The 55-story tower, which is being developed by a joint venture between OKO Group and Cain International, is slated for completion later this year.

CI Financial will join other notable tenants at 830 Brickell including private equity firm Thoma Bravo, which recently announced plans for a 36,500 square foot office in the tower, and global tech company Microsoft, which signed a 50,000 square foot lease for its Latin American regional headquarters.

“830 Brickell already enjoys a reputation as Miami’s most desirable and best located trophy office tower, and CI Financial’s commitment to expand its space at the building reinforces the confidence we’ve seen from high-end office users and global businesses seeking a location in South Florida,” said Vlad Doronin, Chairman and CEO of OKO Group. “Our team has drawn from our collective experience in the luxury hospitality industry to bring five-star-hotel-inspired features, amenities and services to 830 Brickell that have lured top-tier companies looking for a best-in-class, urban setting in Brickell’s prestigious financial district.”

"We remain extremely confident in Miami’s future and the role that premium office assets will play in its expansion into a global gateway city."

830 Brickell’s ownership was represented by the Cushman & Wakefield team of Brian Gale, Ryan Holtzman and Andrew Trench. CI Financial was represented by Donna Abood and Mark Robbins of Avison Young.

“Boasting the newest standards in building design and finishes in South Florida, 830 Brickell continues to attract the highest quality tenants,” said Brian Gale, Vice Chairman at Cushman & Wakefield, who oversees leasing for the project. “830 Brickell’s ownership team’s financial strength and commitment to the asset have been key factors for these types of savvy tenants. 830 Brickell has signed over 150,000 square feet of leases in the last six months, and we look forward to announcing additional tenants soon, as we continue to lease up the building.”

830 Brickell was designed by renowned architecture firm Adrian Smith + Gordon Gill, with interiors by Italian architecture and design company Iosa Ghini Associati. The building’s design incorporates top-of-the-line wellness features and technologies, including ultraviolet technology in air filtration, ventilation, and water purification systems, as well as touch-free fixtures and contactless entry/exit points.

The tower’s amenities will include a rooftop bar/lounge with a five-star restaurant showcasing expansive views of the City and Biscayne Bay, a world-class health and wellness center, a conference facility, an outdoor terrace, cafeìs and street-level retail. OpenStore, The Platform Where Entrepreneurs Can Sell Their Shopify Businesses, Leases Office Space In The Gateway at Wynwood

As tech companies continue to rapidly expand and enter the Miami market, OpenStore has moved into its new office space in Wynwood. Founded by Keith Rabois of Founders Fund, Jack Abraham of Atomic, and Michael Rubenstein of AppNexus, OpenStore is a platform that allows entrepreneurs with Shopify businesses to sell their companies.

As tech companies continue to rapidly expand and enter the Miami market, OpenStore has moved into its new office space in the Kobi Karp-designed The Gateway at Wynwood. Founded by Keith Rabois of Founders Fund, Jack Abraham of Atomic, and Michael Rubenstein, the former President of AppNexus, OpenStore is a platform that allows entrepreneurs with Shopify businesses to sell their companies and receive liquidity for what they’ve built. The tech company now occupies 14,914 square feet at The Gateway at Wynwood, located at the intersection of the iconic Wynwood and Midtown Miami neighborhoods. It is the first tenant to move into the recently completed building.

R&B Realty Group, the developer behind The Gateway at Wynwood, was represented by Colliers’ Executive Managing Director Stephen Rutchik, Managing Director Tom Farmer and Director Tyler de la Pena. OpenStore was represented by JLL’s Adam Bernstein and Jeffrey Gordon.

“We are very excited to welcome OpenStore to The Gateway at Wynwood,” said Shelby Rosenberg, R&B Realty’s Head of Development and Acquisitions, Asset and Property Manager, US Portfolio. “OpenStore is a fantastic fit for our spec suite program, offering the tech company flexibility as it continues to scale up and grow. We are continuing to see strong leasing activity and continued interest from a variety of sectors. We expect to have more exciting news to announce soon.”

OpenStore connects merchants and customers into a single unified shopping experience through access to data, information, and capital. The company announced in July that it raised $30 million in Series A funding, with a valuation of $250 million. OpenStore’s goal is to offer instant liquidity for eCommerce entrepreneurs.

OpenStore’s founders, Keith Rabois and Jack Abraham, helped fuel the rise of Miami’s tech scene when they were among the first high-profile executives to announce their move to Miami. The Miami tech movement, which was sparked by City of Miami Mayor Francis Suarez’s now infamous tweet - “How can I help?” - has transformed the city’s office market. Companies and executives in search of a better quality of life, lower taxes and great weather have descended upon Miami, now dubbed the “Silicon Valley of the South.”

R&B Realty devoted the entire 10th floor of The Gateway at Wynwood to fully built-out and ready for move-in office space, dubbed ‘spec suites.’ Designed by Gensler, the spec suites take the stress out of the office leasing and build-out process, providing companies flexibility in their space, and the ability to move in almost immediately upon completion of the building. OpenStore’s lease occupies the remainder of the spec suites available on the 10th floor. Due to its success, the spec suites program has been expanded to the 9th floor. The move-in ready suites, starting at 2,000 square feet, can be combined to form bigger units as well.

The Gateway at Wynwood offers about 195,000 square feet of leasable Class A office space and nearly 25,900 square feet of prime street-level retail space. Designed by renowned architect Kobi Karp, the environmentally responsible building features flexible floorplans, a private rooftop terrace, gym, unique bay window system, 24/7 on-site security, vibrant exterior cladding, and 2:1,000 on-site covered parking. This summer, R&B Realty Group announced the building's first office lease with biotech company Veru Inc. The eight-year, 12,155-square-foot lease will serve as the company's global headquarters and triple Veru's current office space
