Torose Equities, LNDMRK Development and Terranova Corporation Acquire 255 Alhambra Class-A Office In Coral Gables

A partnership among Miami-based real estate investment firms Torose Equities, Lndmrk Development and Terranova Corporation has acquired 255 Alhambra, an approximately 220,000-square-foot Class A office building in downtown Coral Gables. The acquisition gives the JV access to one of Miami’s most sought-after office submarkets.

255 Alhambra, located on 1.3 acres on Alhambra Circle, offers top-notch amenities, including floor-to-ceiling windows, a newly renovated lobby and proximity to Coral Gables’ best restaurants and entertainment. The seller was an affiliate of Deutsche Bank/RREEF. The JV partners plan to further amenitize the property, building on the recent improvements and capitalizing on the demand for Class A office space in Coral Gables.

“It is rare to find an institutional-grade property like this strategically located in a high-barrier-to-entry submarket with so much upside potential,” said Scott Sherman, founder and principal of Torose Equities. “This property is positioned to generate strong returns with stable in-place cash flow. Our contrarian approach of buying office and retail spaces when everybody is being extremely cautious has once again enabled us to find strong value in an asset class and market we’re very bullish on.”

The JV partners expect to see strong demand for office space in Coral Gables in the coming months and years, as leases in more expensive office submarkets begin to expire. Rental rates in markets like Brickell, downtown Miami and Coconut Grove have increased significantly since the onset of the pandemic, making lease renewals unaffordable to some companies. Case in point: between Brickell and downtown Miami, approximately 1.9 million square feet of tenant leases are scheduled to expire over the next four years. On top of that, companies from outside the region continue to move to Miami in pursuit of a more business-friendly environment. The influx of tenants seeking to take advantage of Coral Gables’ discounted rents will, in turn, fuel rents in 255 Alhambra.

“Terranova has long seen the growth potential for Coral Gables, and we are thrilled to continue to invest in the community through the office building acquisition at 255 Alhambra Circle,” said Stephen Bittel, founder and chairman of Terranova Corporation. “We enjoy working alongside the Torose Equities team and aligning on our understanding that Coral Gables is in the midst of an incredible commercial and office real estate boom. The area offers companies a holistic business and lifestyle opportunity which serves as an extremely attractive alternate to traditional hot commercial real estate markets like Brickell and Downtown Miami.”

As the largest property owner along Miracle Mile, Terranova has a strong, active presence in Coral Gables. The company’s retail expertise will play a significant role in bringing top retail tenants to activate the building’s ground-floor retail space.

Together, Torose, Lndmrk and Terranova will execute the business plan for 255 Alhambra. The JV will leverage its extensive experience in leasing and operating office assets to lease up the existing vacancy and upgrade the building amenities.

"Coral Gables is a market with a great deal of untapped potential, and this acquisition is a tremendous opportunity for the partnership," said Alex Karakhanian, founder and principal of LNDMRK Development. "I look forward to continuing to grow our relationship with Torose and Terranova as we explore other opportunities for acquisition and repositioning in this bourgeoning submarket.”

Downtown Coral Gables is one of South Florida’s most pedestrian-friendly neighborhoods with the ideal environment to live, work, eat and shop all in one place. 255 Alhambra is a block away from Giralda Avenue, home to “Restaurant Row” with 22 food and beverage establishments all concentrated in the portion of the street closed to traffic. The building is also about four blocks north of Miracle Mile, a premiere destination for shopping, dining, and entertainment.

This acquisition comes shortly after Torose’s first office acquisition of 6302 Corporate Center in partnership with Merrimac Ventures in Tampa and its recap of a 300,000-square-foot office building in Midtown Atlanta, called The Peachtree, with Banyan Street Capital. Torose remains bullish on select office and retail markets as it continues to employ its contrarian approach to investing.

One Brickell City Centre is situated at the entrance to Brickell City Centre, which is LEED Gold Certified and includes: 500,000 square feet of shopping, culinary and entertainment offerings; the 352 key EAST Miami hotel; the condominium towers Reach & Rise; two additional office towers providing 260,000 square feet of space; the $30 million Climate Ribbon, which promotes sustainability through water conservation and energy efficiency; and a 2,600-space underground parking garage. Quest Workspaces, a leading Florida-based developer and operator of high-quality flexible workspace solutions in Miami and New York, has signed a 22,522 square foot lease at the Allen Morris Company’s iconic Alhambra Towers in Coral Gables, located at 121 Alhambra Plaza. Quest Workspaces will occupy the entire 10th floor of Coral Gables’ premier Class A+ building and is expected to open in Q3 2023.

Quest’s newest location in Alhambra Plaza will be the shared workspace brand’s 13th location throughout Florida and New York. Quest Workspaces is the largest female-owned shared workspace brand in the U.S., has been named one of INC’s 5000 Fastest Growing Companies and has been voted a ‘Best Place to Work’ every year for the past 10 years.

“We are honored to have Quest Workspaces join the Alhambra Towers family,” says Spencer Morris, President of The Allen Morris Company. “The location of the building, coupled with Quest’s highly successful operating structure is ideal for the post-pandemic hybrid work model desired by so many. The expanded building amenities create an unparalleled value proposition in the shared workspace arena as well as for all of Alhambra Towers’ tenants. The furnished, fully landscaped outdoor terraces will be ideal for special events, lunch, and coffee breaks.”

The shared workspace offerings will include individual offices, most with expansive windows, shared meeting spaces and multiple conference rooms of various sizes. Alhambra Towers’ 10th floor also includes one-of-a-kind amenities, including three large, wrap-around, multi-use outdoor terraces totaling 6,000 square feet, offering 360-degree views of the city.

Quest Workspaces plans on completely renovating the terraces, turning them into zen-like spaces for lunch breaks, casual meetings, recreational usage and special events. The space will be accessible to all building tenants.

Quest’s lease coincides with a $4 million renovation of the building’s lobby and common areas, and the addition of a ground-floor, soon-to-be-announced destination restaurant on the building’s ground floor, scheduled to open this summer.

Lance Benson of Newmark represented Quest, Thad Adams, Maricarmen Cabrera and Rafael del Rosal represented Alhambra Towers.

“We are so excited to expand our presence in Coral Gables, and bring our unique approach to shared workspace to more businesses and entrepreneurs in our community,” says Laura Kozelouzek, CEO of Quest Workspaces. “Our new location in Alhambra Towers is the corner of ‘Main and Main,’ within minutes from dozens of restaurants and hotels. Plus, a building owned and operated by The Allen Morris Company ensures us that our clients are benefiting from being in a superior office building with the highest level of service, quality and amenities.”

Global Investment Management Firm Pretium Signs Lease At Eighteen Sunset In Miami Beach's Sunset Harbour

Specialized investment management firm Pretium plans to open an office at Deco Capital Group’s Eighteen Sunset, a Class A office building being constructed at 1769 Purdy Avenue in Miami Beach. Pretium has leased 11,591 square feet on the fourth floor of the project, which together with other completed leases represents approximately 80% of all available office space at Eighteen Sunset.

About 9,500 square feet in the building is still available. The project is currently rising after securing a $60 million construction loan last year.

“Miami Beach is excited to welcome Pretium to our community where our business assistance programs and incentives ease the ability of doing business, and our culture and lifestyle benefit business leaders, create jobs, and attract and retain talent,” shared Miami Beach Mayor Dan Gelber.

With more than 4,500 employees, Pretium has over $50 billion in assets under management across U.S. residential real estate, residential credit and corporate credit. Pretium’s Miami Beach office will span more than half of the fourth floor in the five-story building. The company will join a multibillion-dollar, publicly traded Toronto firm that signed a 20,000 square foot lease earlier this year. On the ground floor, Uchiko, a restaurant concept by award-winning Hai Hospitality group, will occupy approximately 6,000 square feet of space. Stephen Rutchik, executive managing director of Colliers International Florida, and Neil King, vice chairman of CBRE New York, represented Deco Capital Group in the transaction, and Daniel Posy, executive managing director of JLL New York, represented Pretium.

“Pretium is excited to be expanding its office presence to Miami, a region with a growing financial services community,” said Laura Cappiello, Pretium’s Chief Human Resources Officer. “Having an office in Miami will enable Pretium to attract and retain premium talent and broaden the pool of diverse candidates we seek to recruit.”

“Miami Beach has seen a significant increase in inbound investment, and the most fundamental change to the city’s economy has been the drive to develop Class A, best-in-class office space capable of accommodating the needs of preeminent global companies,” said Bradley Colmer, founder of Deco Capital Group. “Pretium operates from exemplary offices in international financial hubs and is proud to be one of the trailblazing companies relocating or expanding and establishing a more substantial presence in South Florida. Pretium is drawn to Eighteen Sunset for its quality design, prime waterfront location in the Sunset Harbour neighborhood and market-leading amenities and views.”

The City of Miami Beach has assisted a number of technology and financial services companies in expanding or relocating their operations after launching meaningful business incentive programs and business concierge services in 2021. Pretium participated in the city’s Expedited Plan Review and Permitting Program which offers an accelerated permitting review process of 10 business days. The city’s Job Creation Incentive Program offers an incentive of up to $60,000 per year for up to four years for businesses in targeted industries that create or relocate a minimum of 10 new, full-time jobs with average annual wages that meet or exceed 125% of Miami-Dade County or Florida average wages.

“It is really encouraging to see great companies, like Pretium and others, take advantage of Miami Beach’s programs and services,” affirmed Miami Beach City Manager Alina Hudak. “These programs were created to diversify the Miami Beach economy for the benefit of the entire community.”
