Third Penthouse Goes Under Contract At The Ritz-Carlton Residences, Sunny Isles Beach For $19.75 Million

The third penthouse at The Ritz-Carlton Residences, Sunny Isles Beach, which is slated to be completed at the end of this summer/beginning of fall, is now under contract for $19,750,000. The price equates to nearly $2,600 SF at the unfinished residence (PH49/#4903), which is one of four penthouse units in the 52-story building being developed by Fortune International Group and Chateau Group. The penthouse is the third to go under contract since sales launched in January 2015, totaling more than $56 million of penthouse sales. At nearly 7,700 SF, PH49 features five bedrooms and seven and a half baths, as well as a garden terrace with a private pool and summer kitchen.

Luxury sales have been strong in Sunny Isles Beach through the start of 2019 including the $18.5 million sale of a penthouse at Jade Signature which closed Jan. 25 for $2,015 per square foot. The buyers of both the Ritz Carlton Residences, Sunny Isles Beach and Jade Signature penthouse transactions are undisclosed.

Jeff Soffer's Lavish Turnberry Ocean Club Reveals Its Ultra-Luxe Amenities In Sunny Isles Beach

Turnberry Ocean Club, currently under construction in Sunny Isles Beach, has revealed new renderings of its ultra-luxe amenities as well as unveiled its new amenity, the in-residence hotel guest suites. Laid out just like a grand hotel suite at Turnberry Isle, residents of Turnberry Ocean Club have access to two complimentary guest suites within the tower that can be reserved in advance. They are the only residential tower to house complimentary guest suites for resident’s guests.

Other resort style amenities include sunrise and sunset infinity-edge pools, an on-property coffee café, three on-site upscale residents-only restaurants, game room, kids club, and kids room. On floors 30-32 will be a Sky Club which will offer private dining and event space with over 1,585 SF and an equally sizable terrace, flanked by a catering kitchen and capable of entertaining up to 150 guests. The Sky Club will also offer a cantilevering infinity-edge sunset pool, indoor and outdoor fitness centers, fine dinging, a sunset lounge, hydrotherapy, cabanas with ocean views, a salon, "sky theater" and a "pet retreat." On the beach residents have access to a full-service beach club with chairs, umbrellas, towels, refreshments, snacks, meals and libations from the pool bar and restaurant. When complete Turnberry Ocean Club will rise 649’ tall, 54-stories, and will offer 154 units. Units range from 2,900 SF to over 10,645 SF. Pricing ranges from $3.9 to $35 million with the higher-end of the scale consisting of duplexes that come complete with their own swimming pools and start at $19.5 million. Turnberry Ocean Club Residences is being developed by Beach Club Acquisitions LLC, an affiliate of Turnberry Associates led by Donald Soffer, Jeffrey Soffer, and Jackie Soffer. The building will be designed by Carlos Zapata and Robert Swedroe. The tower broke ground in November 2016 at 40% sold and construction is nearing halfway complete.

The Estates At Acqualina Completes Foundation Pour For South Tower With Over 1,000 Concrete Trucks

The Estates At Acqualina has completed the foundation pour for the South Tower at the $1.6 billion ultra-luxury condo tower under construction in Sunny Isles Beach. Eddie, Jules and Stephanie Trump along with the broker community, the development’s future residents and local press witnessed one of the biggest residential construction pours in South Florida led by Coastal Construction and named the “Great Cement Event.” The pour started on Friday, December 14 at 9pm where more than 1,000 concrete trucks poured 24,000 tons of concrete and steel to lay the foundation of the development’s first tower. The pour lasted 17 hours and was completed by 200 construction workers.

Construction for The Estates at Acqualina began in May 2018 and has been moving along at record pace. The Estates at Acqualina will be home to approximately 245 ultra-luxury residences and the development will feature common areas created by fashion and design icon Karl Lagerfeld. In addition, The Estates at Acqualina will feature three single family homes and three, two-story penthouses, all with private pools within a private gated community.

The $600 million contract ranks as the largest ever for a condominium project in South Florida. Construction crews have been making significant progress with the foundation and site work as they prepare to go vertical.

Trump Group Affiliate Secures $558 Million Loan For The Estates At Acqualina In Sunny Isles Beach

The development team behind The Estates at Acqualina has closed on a $558 million construction loan on September 28, 2018 that will fund the vertical construction and completion of both residential towers at The Estates at Acqualina. The loan enables affiliates of the Trump Group led by Eddie, Jules and Stephanie Trump to complete the residential project where sales and construction of the South tower is already underway. The Trump Group’s ability to secure a loan of this size underscores the project’s appeal and the firm’s track record of development over the past four decades. Bilzin Sumberg partner Alexandra Lehson and Real Estate Department Chair Jim Shindell represented The Trump Group in the transaction. Gary Saul and Meredith Singer of Greenberg Traurig served as condominium counsel. The project broke ground in May 2018 and the South Tower is expected to top-off by December 2019 with expected delivery in 2020. The 154-unit south tower is over 65% sold, with sales reported at over 100 units and $550 million since launching in 2015. The north tower, which is currently on hold, will have an additional 93 residences. Condos at The Estates at Acqualina range from 2,917 SF 3-bedroom units to over 9,000 SF 7-bedroom residences. Completion is expected in late 2020.
