Edge House Miami has unveiled a new collection of 100 private office suites exclusively available to qualifying condominium buyers, introducing a dedicated professional workspace component within the 57-story Edgewater development.
New renderings provide the first look at the offices, which will be available to buyers of select two- and three-bedroom residences priced from $1.2 million. Rather than placing another desk inside the residence, qualifying owners will have their own dedicated workspace elsewhere within the building.
Each private office will span approximately 100 square feet and be delivered fully furnished and ready for use, featuring a lockable glass entry, professional desk and chair, Wi-Fi connectivity and TV pre-wiring.
The offices will be incorporated into a larger business environment with conference and meeting rooms, reception services and coworking areas, along with a professional-grade podcast studio and an on-site café and bakery.
The concept responds to the growing role of remote and hybrid work in residential design. According to a 2026 Homes.com survey provided by the developer, 74% of new-construction buyers consider a home office important, while 49% want a second home office and 64% work remotely at least one day per week.
The private offices will also integrate with the development's flexible-ownership model. Through Edge House's EdgeFlex program, owners will be able to offer their residence and associated private office separately or together, subject to applicable terms and restrictions.
Construction is currently underway on Edge House Miami, developed by Grupo T&C with architecture by Kobi Karp and interiors by Adriana Hoyos Design Studio. Upon completion, the tower will feature 608 fully furnished residences, including studios and one-, two- and three-bedroom layouts, with many featuring lockout configurations designed for greater flexibility between personal use and rental opportunities.
The private offices join an amenity collection that includes a resort-style pool deck, wellness and fitness facilities, coworking and collaboration spaces, a golf putting green, children's playground and owners' lounges.
Residences at Edge House Miami start in the $550,000s, while select two- and three-bedroom residences qualifying for a private office begin at $1.2 million. Douglas Elliman Development Marketing is the exclusive sales and marketing representative, with completion anticipated in the fourth quarter of 2028.
With its new private office collection, Edge House is taking the home-office concept outside of the residence itself, giving qualifying owners a dedicated place to work within the building while maintaining separation between home and professional life.

Knotel Launches U.S. Work Club at Wyncatcher in Miami’s Wynwood District
Knotel is expanding to Miami with the launch of its first U.S. Work Club at Wyncatcher, bringing a hospitality-driven, design-led workspace to the heart of Wynwood.
Knotel, a global provider of flexible and managed workspaces, is bringing its Work Club concept to the United States with the opening of Knotel at Wyncatcher in Miami’s Wynwood Arts District. The two-story, nearly 40,000-square-foot workspace is scheduled to open in December, marking Knotel’s first U.S. Work Club location following the success of its flagship Old Sessions House in London.
The new Miami outpost reflects the company’s broader strategy of blending flexible office space with hospitality, culture, and community-driven programming. Located in one of Miami’s most creative neighborhoods, Knotel at Wyncatcher is designed to function as a hub for entrepreneurs, innovators, creators, and growing brands operating within the city’s expanding hybrid work ecosystem.
“Experience-led environments have become essential for companies navigating growth, talent attraction, and new ways of working,” said Catherine Le Druillenec, Managing Director at Knotel. She cited Miami’s rapidly expanding business community and international connectivity as key factors behind the company’s decision to launch the concept locally.
Knotel at Wyncatcher will feature a mix of private office suites, shared workspaces, and collaborative lounges, alongside hospitality-driven amenities more commonly associated with lifestyle destinations than traditional offices. Plans include a rooftop terrace, curated cultural programming, and an on-site restaurant and bar concept by Cotidiano Group, a hospitality company based in Guadalajara, Mexico, known for culturally driven dining experiences.
According to Samantha Phillips, Vice President of North American Operations at Knotel, the Work Club model is intended to support both focused work and large-scale social or professional gatherings. “From flexible work to intimate cultural moments and large-scale activations in a critical hub for international finance, trade, and culture, Knotel at Wyncatcher is positioned to serve companies and creators shaping Miami’s evolving economy,” Phillips said.
Design played a central role in shaping the project. Kim Kolkovich, Knotel’s Head of Design, said the goal was to create an environment that reflects Wynwood’s creative energy while remaining adaptable to different uses throughout the day. Art and culture will also be embedded into the experience. The workspace will feature a rotating art program showcasing both emerging and established artists, transforming the building into a living gallery that evolves with the community and seasonal programming. In addition to workspace and amenities, members will have access to concierge services, premium food and beverage offerings, and a curated calendar of events and brand activations aimed at fostering professional and social connections.
Knotel operates flexible and managed workspaces globally, providing workplace services that range from design and delivery to day-to-day operations and curated Work Clubs. The company is part of the Newmark platform. Newmark Group, Inc. (Nasdaq: NMRK) is a global commercial real estate services firm providing advisory, transaction, and management services across all property types. For the twelve months ended September 30, 2025, Newmark reported revenues exceeding $3.1 billion, with operations spanning approximately 170 offices worldwide.

The desire to live and work in city centers throughout the world is often met with challenges in accessibility, mobility, and sustainability…until now. Location Ventures – a Miami-based, integrated real estate platform that delivers thoughtfully-designed and fully-connected residential and mixed-use projects – announced today the launch of residential sales for URBIN. A first-to-market, mixed-use brand, URBIN unites design-forward residences for short- or long-term rent with all-inclusive co-working spaces, wellness amenity programming, social activations, and lifestyle-oriented retail, all in one central address.
URBIN has initiated condo presales for its first location in Miami Beach, marking the first phase of the brand’s official launch with 60 percent pre-sold in the first 30 days. The launch of presales for a second location in Coconut Grove will immediately follow to meet growing demand. The brand will further scale with additional locations in key markets throughout the U.S., designing each to fit into the context of its carefully selected setting.
With exclusive sales and marketing representation by ONE Sotheby’s International Realty, URBIN presents turnkey units, designed in a collective living style. Priced from $400,000, residences will be available in diverse floor plans. In Miami Beach, studios will start at 275 square feet and expand to spacious multi-room residences that range from two- to four-bedrooms at up to 1,334 square feet. In Coconut Grove, residences range from studios at 331 square feet to six bedrooms at 2,352 square feet. Both locations will feature fewer than 100 units to allow for a tailored and more private living experience.
As an opportunity to own property in one of the world’s most sought destinations through URBIN, owners will have exclusive access to a lease-back program with the dual freedom to stay on property for up to 90 nights per year. While away, the residence is professionally managed by the brand and available for rent.
“URBIN celebrates a new way of living by bringing people together through home, work, and wellness in a single setting,” said Rishi Kapoor, CEO of Location Ventures. “Through integrating quality design, technology, wellness and social programming, we’re hoping to foster community and enable a high-quality of life in these city-centric ‘urban’ neighborhoods.”
URBIN residences will offer various layouts and provide a selection of shared spaces per unit, such as a common kitchen, dining and living area. The contemporary-designed condos are fully furnished and include efficient layouts to maximize space, while featuring high-end fixtures and Energy-Star stainless steel appliances, and plenty of storage space. Enticing, service-driven amenities, such as housekeeping, room service, and valet are complemented by on-site food and beverage venues; a wellness center with programming for mindfulness, movement, nourishment, and healing; and a rooftop pool deck with green spaces and lounge areas.
From owners of large enterprises to remote workers, URBIN’s co-working space brings a heightened level of service to the work experience. Members are given access to bespoke support tools, including consulting, administrative and networking, to further drive their business goals. Those who utilize the space are not required to live on property; however, members who both live and work at URBIN unlock exclusive rates.
URBIN Miami Beach, located at 1260 Washington Ave., is designed by Touzet Studio, led by Carlos Prio-Touzet and Jacqueline Gonzalez-Touzet. The building’s façade will complement the playful energy of Miami Beach, featuring geometric styles and colors found throughout the neighborhood with a nod to its Art Deco heritage. Its common area and amenity interiors are curated by Meyer Davis, the award-winning design studio from New York City. The property will undergo a complete renovation to the existing 33,488-square-foot site, in addition to the ground-up development of a 44,000-square-foot building.
URBIN’s second location is at 3162 Commodore Plaza in Coconut Grove, a less than five-minute walk from the newly-unveiled CocoWalk. Arquitectonica and Paredes Architects designed the exterior to integrate seamlessly with the contemporary new builds in the surrounding area. The residences will feature interior design by am studio, a boutique design collaborative committed to creating cohesive, resourceful, and oneiric spaces. The development of URBIN Coconut Grove will include the conversion of a nearly 33,000-square foot commercial building, roughly 5,000-square-foot restaurant, and 23,490-square-foot property, as well as a ground-up development.
URBIN will join the renaissance and expansion currently underway on Washington Avenue and Commodore Plaza – two streets situated in two of the city’s most thriving and in-demand districts. The sales launch of URBIN aims to reach both domestic and international investors attracted to South Florida by providing a unique live-work-well offering in the market.

WeWork Leaves Lincoln Road Location As Landlord Seeks $19.5 Million In Unpaid Rent
WeWork’s trouble’s due to COVID-19 continue as the landlord of their 350 Lincoln Road location has sued the co-working giant in Miami-Dade Circuit Court. SML 350 Lincoln Inc., an entity controlled by Shaul Levy and Meir Levy, alleges that WeWork breached their lease by failure to pay rent in April, May and June.
WeWork’s trouble’s due to COVID-19 continue as the landlord of their 350 Lincoln Road location has sued the co-working giant in Miami-Dade Circuit Court. SML 350 Lincoln Inc., an entity controlled by Shaul Levy and Meir Levy, alleges that WeWork breached their lease by failure to pay rent in April, May and June while occupying the 40,000 square foot space and now owes in-excess of $19.5 million in back-rent and legal fees. WeWork said in a statement that the lawsuit is without merit and will continue to work with the landlord to resolve the situation in a mutually beneficial fashion. WeWork’s 16-year lease at 350 Lincoln Road began in November 2014 and runs through October 2030.
WeWork will close the Lincoln Road location on August 14 and has also moved to consolidate its Miami Beach members to 429 Lenox Avenue. Last month we reported that Goddard Investment Group has moved to evict WeWork from the Lenox Avenue location, but the two parties were reportedly able to resolve their differences.
WeWork, which is now led by CEO Sandeep Mathrani, still has locations in Downtown Miami, Brickell and Coral Gables. Times have not been good to WeWork following its failed IPO in 2019. The coworking giant recently announced that it will being closing its first location to ever open in New York City and saw its valuation slashed from over $47 billion to $2.9 billion.
In May 2020, a group of WeWork’s members moved toward suing the co-working giant demanding that WeWork cease collecting rental fees. Many tenants had already requested rent relief, cancelled their leases or stopped paying, which put over $5.5 billion of CMBS loans backed by WeWork occupied properties at risk. Some of the CMBS loans back WeWork flagship locations in New York and San Francisco. WeWork has retained Newmark Knight Frank and JLL to try to renegotiate leases and negotiate concessions from landlords at some of their properties as the firm try to stave off a potential bankruptcy.
WeWork’s problems do not end there. Former CEO and co-founder Adam Neumann is reportedly under investigation for self-dealing by the New York State Attorney General. In addition, the Tokyo-based SoftBank led by Masayoshi Son and a special committee of WeWork board members have been locked in a legal battle after Softbank walked away from a $3 billion tender offer in April 2020 which was part of the $9.5 billion bailout package SoftBank signed with WeWork following WeWork’s failed IPO.
Goddard Investment Group Moves To Evict WeWork From South of Fifth Location
WeWork’s landlord at 429 Lenox Avenue, Goddard Investment Group, has moved to evict WeWork from their South of Fifth location at 429 Lenox Avenue in South Beach. The 43,500 SF building is fully leased by WeWork who skipped out on rent payments for April, May and June.

The 43,500 SF building is fully leased by WeWork who skipped out on rent payments for April, May and June. An eviction notice reportedly alleges WeWork behind in excess of $650,000 in unpaid rent which must be paid by today or WeWork must vacate the property (July 7, 2020). WeWork first opened the South of Fifth location in early 2016 and is committed to the NNN lease until 2031. Goddard Investment Group financed 429 Lenox Ave. with a $23 million floating-rate loan issued by Granite Point Mortgage Trust, Inc. In Miami WeWork has other locations at 350 Lincoln Road, Brickell, Downtown Miami and Coral Gables.

WeWork Lawsuit-Threat By Tenants Requesting Rent Relief Sends Shudders Through $5.5 Billion Of CMBS Debt
A group of WeWork’s members have moved toward suing the co-working giant in a letter sent by Walden Macht & Haran demanding that WeWork cease collecting rental fees. Many tenants have already requested rent relief, cancellation of their leases or stopped paying, which has put over $5.5 billion of CMBS loans backed by WeWork occupied properties at risk,
A group of WeWork’s members have moved toward suing the co-working giant in a letter sent by Walden Macht & Haran demanding that WeWork cease collecting rental fees. Many tenants have already requested rent relief, cancellation of their leases or stopped paying, which has put over $5.5 billion of CMBS loans backed by WeWork occupied properties at risk. Some of the CMBS loans back WeWork flagship locations in New York and San Francisco. WeWork, who was previously valued at $47 billion before dropping to a pre-covid valuation of $8 billion, has been working to renegotiate leases and has even skipped out to rent at some of their properties. This has in turn caused the price of bonds backed by payments from WeWork to fall drastically.
WeWork has made an effort to keep their locations open during the COVID-19 pandemic, but many of their tenants have expressed that they think WeWork should have shut their locations. Should WeWork not, Jim Walden of Walden Macht & Haran, threatened to start an arbitration process for WeWork members if the company continues to collect the fees in his letter to the company.
“State and local authorities around the country have directed businesses to cease operation and have prohibited workers, including our clients, from using their workplaces,” said Jim Walden. “As long as this pandemic prohibits our clients from using their WeWork office spaces, the purpose of their membership agreements is frustrated, thus excusing their obligation to pay membership fees.”
Tenants have accused WeWork of turning their backs on small business by continuing to collect fees. Due to WeWork’s short term lease model, the co-working giant is more at risk than the standard office landlord as many of WeWork’s tenants have elected not to renew and can be more flexible about actually going to an office as opposed to working from home. Many of WeWork’s tenants do not want to take the risk of going to their WeWork office location during the middle of the COVID-19 pandemic with 1.37 million confirmed cases in the US. Walden claims that the way the leases are structured are closer to that of gym memberships as opposed to true office leases, meaning that under New York law members are not liable for payments if they cannot physically access the space.
“Our clients have no legal obligation to pay their membership fees while the purpose of their membership agreements remains frustrated by the COVD-19 pandemic,” Walden wrote. “Ignoring this fact, WeWork continues charging these members full monthly fees and refuses to offer concessions or compromise.”
WeWork’s problems do not end there. Former CEO and co-founder Adam Neumann is reportedly under investigation for self-dealing by the New York State Attorney General. Additionally, one of WeWork’s major financial backers, the Tokyo-based SoftBank led by Masayoshi Son, walked away from a $3 billion tender offer in April 2020 which was part of the $9.5 billion bailout package SoftBank signed with WeWork in October 2019 following WeWork’s failed IPO. In May 2020 a special committee of WeWork board members filed a motion in Delaware to prevent SoftBank from disbanding the company as they purse legal action against the majority owner SoftBank Group Corp. WeWork’s special committee also represents minority shareholders including co-founder Adam Neumann. SoftBank and the SoftBank Vision Fund, which is a tech-focused venture capital fund with includes capital from the Saudi Arabian and Abu Dhabi sovereign wealth funds, Apple, Qualcomm, Foxconn and Sharp, have invested $14.25 billion into WeWork.
