The Estates at Acqualina Reveals 'Villa Acqualina' 45K SF Residents-Only Ultra Luxury Amenity Complex

The Estates at Acqualina, the highly anticipated $1.8 billion ultra-luxury residential development located in Sunny Isles Beach, has revealed Villa Acqualina, the 45,000 SF residents-only amenity complex in collaboration with New York-based architecture and design firm Reddymade Architecture & Design and Miami's STA Architecture Group. The Estates at Acqualina also collaborated with the late Karl Lagerfeld.

The Estates at Acqualina, the highly anticipated $1.8 billion ultra-luxury residential development located in Miami's Sunny Isles Beach, has revealed Villa Acqualina, the 45,000-square-foot residents-only amenity complex in collaboration with New York-based architecture and design firm Reddymade Architecture & Design and Miami's STA Architecture Group. The Estates at Acqualina also collaborated with the late Karl Lagerfeld, who designed the lobbies as his first interior design project in the United States.

Villa Acqualina, situated between the North and South Residential Towers, is adjacent to Acqualina Resort & Residences. Led by award-winning architect and designer Suchi Reddy, Villa Acqualina's design was inspired by the Acqualina brand's reputation for unparalleled quality and luxury and given a cool, contemporary design scheme.

"I wanted to create a singular signature in the amenity spaces that reflects the quality of the Acqualina brand," says Reddymade-founder Suchi Reddy. "We wanted to design unique experiences in each space that synthesizes playfulness and beauty," she continues, "from a magical ice rink that feels like an underwater ice cave to a vibrant and dynamic bowling alley that embodies the energy and movement of the game."

Villa Acqualina is spread over four full floors and features a cinema, golf simulator, Formula One racing simulator, and an ice skating rink that feels like a translucent crystalline cave in one section, along with a duplex nightclub and speak-easy in another. The latter is wrapped in walls of translucent glass and video installations and, when not filled with revelers, feels like an oversized art installation. It's an all-day destination for socializing, working out, or indulging in a well-earned dose of self-care.

Meanwhile, up above is ACQUAFIT, the wellness space set at the Villa's upper level designed by Miami's STA Architecture Group. According to STA's Todd Tragash, ACQUAFIT is divided into three distinct areas – all facing the Atlantic. At its airy center point is a cardio-fitness area; to one side is a studio for spinning, yoga, TRX, and Pilates; on the other is space for cardio, a boxing ring, and stretching.

Tragash has clearly looked to the ocean for his core inspiration; "the color palette is a striking contrast of black white with splashes of 'Dreaming Green' marble etched jade mirror accents," he said. "Within the ceiling, we placed mirror-polished stainless steel ovals to evoke a water ripple effect.

"The Estates will not only provide the world's finest residences but also the world's most luxurious amenities for our residents, redefining the standard for sophisticated living," said Jules Trump, developer of The Estates at Acqualina.

Villa Acqualina is also home to Avra Miami, the Miami-outpost of the acclaimed Greek restaurant from NYC. The Miami outpost is a dining experience like no other, with a covered outdoor dining patio overlooking the Atlantic Ocean, bringing the laid back Greek Island vibes and cuisine to Sunny Isles Beach.

AVRA Estiatorio Miami Brings a Taste of The Greek Islands to The Estates at Acqualina in Sunny Isles Beach

AVRA Miami, the acclaimed Greek restaurant from NYC, is now open at The Estates at Acqualina™ in Sunny Isles Beach. The debut marks the fifth outpost for the more than two-decade-old brand that opened its first location on Manhattan’s East 48th Street in 2000. Today, it has two more Manhattan locales and another in Beverly Hills. The Miami outpost is a dining experience like no other, with a covered outdoor dining patio overlooking the Atlantic Ocean.

The Miami outpost is a dining experience like no other, with a covered outdoor dining patio overlooking the Atlantic Ocean, AVRA Miami brings the laid back Greek Island vibes and cuisine to Sunny Isles Beach.

A collaboration between restaurateurs Nick Tsoulos, Nick Pashalis, and Marc Packer, Avra isn’t just a place to dine, it’s a destination that transports diners to the whitewashed islands of Greece with its setting and cuisine where incomparably fresh seafood, vegetables and hand-pressed extra-virgin olive oil are the stars.

Avra’s cuisine is inspired by the seaside tavernas dotted all over Greece’s coast and more than 200 islands. The menu offers iterations of fresh fish with familiar favorites such as branzino, red snapper and wild Dover sole as well rarer Mediterranean gems like fagri and lithrini.

Picking your seafood from the ice display that features in-season catch is a signature part of the Avra experience as is deciding how to enjoy it: have it grilled whole over charcoal, deboned and finished with Avra’s signature ladolemono sauce or baked in salt. Or try it raw as a carpaccio or in a ceviche.

Vegetables and cheeses play a big role with salads such as the classic horiatiki with plump tomatoes, crisp cucumbers and creamy feta, and cooked dishes like spinach rice and baked saganaki cheese.

Avra’s most popular menu items include Avra Chips, paper-thin sliced zucchini and eggplant chips; Chilean Seabass Souvlaki; and Halloumi Cheese that’s grilled and drizzled with the brand’s own honey. Avra’s extra virgin olive oil, hand-pressed at a farm in Greece’s Peloponnese, plays a role in nearly every option on the menu.

Executive Chef Jose David Diaz created dishes that are unique to Avra Miami such as a ceviche with chickpeas and seasonal fruit in a leche de tigre sauce, mussels in a tomato garlic broth studded with crumbled feta, grouper en papillote and Dover sole meuniere with Ossetra caviar.

Designed by STA Architectural Group, AVRA Miami spans 12,000 square feet and has a 330-seat main dining room. The airy space is chic yet inviting with its floor-to-ceiling windows, high ceilings, white color tones and brass finishes. Diners will be able to hear the waves crashing while they eat alfresco and savor oceanfront views. The entryway features a bougainvillea intertwined pergola with the backdrop of three salt stone sculptures that evoke the beachfront setting and were designed by the renowned New York-based artist Fernando Mastrangelo.

Other design elements include a 22-seat, 360-degree bar and an expansive seafood display on ice- similar to ones found at traditional Greek markets. This sleek aesthetic was inspired by the Greek village of Nafpaktos, where Avra’s cofounder Nick Tsoulos was born and brought up.

The wine program at Avra is as impressive as the food with a list that includes more than 1,200 varieties and spans the globe. The highlight is Greek wine and top producers in the country who are increasingly getting international acclaim. But the list also pays homage to regions such as Burgundy, Bordeaux, Tuscany and Napa and features rare bottles like Harlan, Petrus, Romanee-Conti and Colgan. Less-discovered areas- Slovenia, Slovakia, Israel and more figure in too.

For those who want to imbibe by the glass or sip on several different selections, Avra has a robust by-the-glass menu with more than 30 choices.

When it comes to spirits, Avra's options span in the hundreds and include 25 varieties- expect everything from bourbons, ryes, vodkas, gins and rums to tequilas and whiskies- the latter of which includes hard-to-find-American whiskies and Shibui Whisky from Japan, aged either 10, 15, 20 or 25 years. Greek spirits are part of the mix with ouzos and mastichas.

Cocktails are creative and a nod to Greece: Helios Heat with Creyente Mezcal, Diplomatico and fresh Spicy Mango; Santorini with Hendrick’s Gin, Crop Cucumber, Basil, Giffard Pamplemousse; and Cyprus Serpent with Maestro Doble Diamante, Combier Orange, Agave Lime.

Avra Miami is open for dinner Tuesday through Sunday from 5 to 11 p.m., followed by lunch and brunch to come. It is located at The Estates at Acqualina at 17945 Collins Ave, Sunny Isles Beach, FL 33160.

Inside The Estates at Acqualina's Newly Revealed Masterpiece Penthouse 'Palazzo di Paradiso' With 2 Private Pools

Palazzo di Paradiso is a singular, two-story bespoke masterpiece perched on the top two floors - 51 and 52 - of The Estates at Acqualina, the $1.8 billion residential development opening later this year in Sunny Isles Beach. Completely customizable by the buyer, Palazzo di Paradiso is unique in the luxury space, says President of Sales Michael Goldstein.

“We haven’t created the floor plan; we’ve created the canvas.” says Goldstein, “It’s the world’s finest penthouse in the world’s finest residence, and because it’s so unique and rare, we didn’t want to design it ourselves; we wanted to sit down with the buyer and create what they need,” he says.

The sky is the limit underneath 20-foot ceilings, a staircase that rises 38 feet, and two private terrace pools, one ingeniously cantilevered over the building with a glass-bottom rising 646 feet above the sand. Though the penthouse has the capacity for nine bedrooms and 10.5 bathrooms, with a one-bedroom guest suite and kitchen, it’s the owners who will decide how they want to tailor-make their new home. For the ultimate in privacy, an air-conditioned four-car garage attaches to an equally cool 458-square foot, oceanfront, Fendi Casa-furnished cabana, complete with shower, kitchen, and direct pool access.

Offered at $59 million, it is the most expensive penthouse currently on the market. From opulent rugs to chandeliers and accessories, buyers have $3.2 million to use within Miami’s Luxury Living Group showroom on Fendi Casa, Paul Mathieu, Trussardi Casa, and other Made in Italy collections to furnish their new palatial home with panache. Their designers will space-plan the home for effortless design precision. At the same time, Todd and Isabel Tragash of STA Architectural Group will work with owners to curate the finest stone, appliances, and cabinets.

“This is a house in the sky,” says Goldstein, “It’s ideal for someone who’s been thinking about a house but wants two pools, space, and maximum privacy with services and amenities where everything is maintained for them,” he says.

The development team behind The Estates at Acqualina has closed on a $558 million construction loan on September 28, 2018 that will fund the vertical construction and completion of both residential towers at The Estates at Acqualina. The loan enables affiliates of the Trump Group led by Eddie, Jules and Stephanie Trump to complete the residential project where sales and construction of the South tower is already underway. The Trump Group’s ability to secure a loan of this size underscores the project’s appeal and the firm’s track record of development over the past four decades. Bilzin Sumberg partner Alexandra Lehson and Real Estate Department Chair Jim Shindell represented The Trump Group in the transaction. Gary Saul and Meredith Singer of Greenberg Traurig served as condominium counsel. The project broke ground in May 2018 and the South Tower is expected to top-off by December 2019 with expected delivery in 2020. The 154-unit south tower is over 65% sold, with sales reported at over 100 units and $550 million since launching in 2015. The north tower, which is currently on hold, will have an additional 93 residences. Condos at The Estates at Acqualina range from 2,917 SF 3-bedroom units to over 9,000 SF 7-bedroom residences. Completion is expected in late 2020.

“Lenders that are active in South Florida’s condominium market are increasingly focused on the quality of the loans they are financing, in terms of the sponsor’s track record and the development itself,” explains Alexandra Lehson of the Bilzin Sumberg law firm in Miami.

“Since launching The Estates at Acqualina, our clients have demonstrated excitement about this project resulting in strong pre-sales, and now their confidence is being matched by the banking community,” said developer Jules Trump. “We look forward to expanding the Acqualina brand with two towers defined by unmatched attention to detail, the highest caliber of design excellence, and amenities and services that will be the ultimate in residential living.”

The Estates at Acqualina will be home to approximately 245 ultra-luxury residences and will feature common areas created by fashion and design icon Karl Lagerfeld. In addition, the Estates at Acqualina will feature three single family homes and three, two-story penthouses, all with private pools within a private gated community. Residences at The Estates at Acqualina are priced from $4.2 – $14 million to $35 million for penthouses.

The Estates at Acqualina will also be home to Villa Acqualina, 50,000 SF of amenities and resident services, including a spa and fitness center, an ice-skating rink, bowling lanes, a movie theater, golfing and Formula One simulators, children’s playroom, a speakeasy and more. A world-renowned restaurant will be announced later this year.

“It was our vision to create a unique lifestyle that will set The Estates at Acqualina apart from the rest of the world,” said developer Eddie Trump. “The commitment from our buyers and clients has been tremendous. The Estates will be a spectacular celebration of art, architecture and lifestyle.”

Mayor Bud Scholl of Sunny Isles Beach commented, “The Estates at Acqualina boasts one of South Florida’s most prominent developers, a fantastic design and amenity package, a location directly on the ocean, and strong pre-sales. This closing shows that for the right development with the right sponsor there is robust demand for ultra-luxury residential living. We are very proud that once again Sunny Isles Beach is recognized for one of the most spectacular developments in the world.”
