A penthouse at The Ritz-Carlton Residences, West Palm Beach has gone under contract after being listed for $16.95 million, setting a new benchmark as the highest-priced condominium sale ever recorded on North Flagler Drive by both total sales price and price per square foot.

The contract marks another milestone for the waterfront luxury development by Related Group and BH Group, underscoring continued demand for branded ultra-luxury residences in West Palm Beach as construction progresses toward its anticipated 2028 completion.

Located on the 27th floor, Penthouse A is the signature residence within the 27-story tower. The four-bedroom, five-and-a-half-bathroom home encompasses 4,897 square feet of interior living space, complemented by approximately 1,200 square feet of private outdoor terraces overlooking the Intracoastal Waterway, Palm Beach Island, and the Atlantic Ocean.

Accessed via a private elevator, the residence features expansive entertaining spaces, soaring 12-foot ceilings, floor-to-ceiling glass, oversized closets, dual primary bathrooms, and a highly customized floor plan designed to maximize indoor-outdoor living. Its elevated position within the tower and unobstructed southeast-facing views distinguish it as the project's premier home.

According to the development team, the purchaser is an existing Palm Beach resident seeking to upgrade to a larger primary residence while remaining in the area. The penthouse's spacious layout, privacy, and ability to accommodate both everyday living and large-scale entertaining were key factors in the purchase decision.

Developed by Related Group in partnership with BH Group, The Ritz-Carlton Residences, West Palm Beach will introduce 138 waterfront residences within a 27-story tower. Homes range from two to four bedrooms and approximately 1,532 to 3,331 square feet, with every residence oriented east to capture panoramic water views.

Designed by Arquitectonica, with interiors by Rockwell Group and landscape architecture by Naturalficial, the development combines contemporary architecture with The Ritz-Carlton's signature hospitality. Residences feature soaring ceilings, floor-to-ceiling glass, custom Italian cabinetry, premium appliances, expansive terraces, and private elevator access.

The amenity collection includes a resort-style waterfront pool deck, state-of-the-art fitness and wellness center, spa, entertainment lounges, coworking spaces, children's playroom, golf simulator, guest suites, and a full suite of Ritz-Carlton residential services. Construction is currently underway, with completion anticipated in 2028.

Related Group and GTIS Partners Secure $328 Million Construction Loan From Bank OZK for 75-Story Baccarat Residences Miami in Brickell

Related Group and GTIS Partners have secured a $328 million construction loan to finance the development of Baccarat Residences Miami, an ultra-luxury condominium tower located at the gateway of Brickell Avenue. Bank OZK provided the floating-rate loan.

Related Group and GTIS Partners have secured a $328 million construction loan to finance the development of Baccarat Residences Miami, an ultra-luxury condominium tower located at the gateway of Brickell Avenue. Bank OZK provided the floating-rate loan with a competitive interest rate. Berkadia South Florida arranged the nine-figure loan, with efforts led by Managing Director Scott Wadler and Vice President Michael Basinski, Senior Managing Director Mitch Sinberg and Managing Directors Matt Robbins and Brad Williamson.

The property, which launched in late 2021 and is now more than 95% sold, is currently under construction and is expected to complete in early 2028.

"From breaking ground last October, to now closing this loan, our vision for a skyline-defining property is quickly becoming a reality,” said Jon Paul Perez, President of Related Group. "We’d like to thank our lender, Bank OZK, and our various partners for sharing our optimism on the long-term potential of the South Florida market and our commitment to creating an iconic property the entire city can be proud of.”

The loan extends Brickell’s positive momentum, with the sub-market continuing to outperform other central business districts around the country while bucking macro headwinds.

“Brickell is an exceptional neighborhood that only continues to get stronger and more attractive,” said Robert Vahradian, Partner and Head of US investments for GTIS Partners. “With the entrance of marquee companies, like Citadel; and continued expansion of the area’s retail and cultural offerings and, of course, best-in-class residential product, Brickell continues to exhibit immense potential.”

“Despite a shifting capital markets environment, Related and GTIS continue to shape the skyline of this leading global city,” said Scott Wadler, Managing Director of Berkadia South Florida. “The tower’s strong pre-sale commitments underscoring Miami’s market fundamentals, coupled with the sponsors’ proven track record of success in the immediate submarket, created a compelling lending opportunity to capitalize Brickell’s most distinguished new address. The introduction of Baccarat Residences and its storied brand will further enhance the skyline and elevate Miami’s status as a region for ultra-luxury investment and development.”

The sister property to the record-breaking Baccarat Hotels & Residences NYC, the Brickell tower is made up of 355 residences, including just eight exclusive penthouses. Envisioned by internationally recognized architecture firm Arquitectónica, Baccarat Residences Miami honors the French crystal company's storied two-and-a-half century heritage, while simultaneously introducing a modern architectural marvel that pushes South Florida’s design ethos forward.

Residents will enjoy over 75,000 SF of luxurious five-star amenities throughout five levels of the tower — including exquisitely appointed social spaces, a state-of-the-art health and fitness center, La Mer spa facilities, a private marina with residents’ yacht and more — that will be cohesive in essence but unique in design elements and all expertly managed by SH Hotels & Resorts. The property will also feature a curated collection of museum-quality art.

Jorge M. Perez, the billionaire Chairman and CEO of Related Group, has sold his Apogee Beach PH in Hollywood, FL for a record $6,000,000 to William Schwitzer, CEO of William Schwitzer & Associates, a personal injury law firm based in NYC.

Jorge M. Perez, the billionaire Chairman and CEO of Related Group, has sold his Apogee Beach PH in Hollywood, FL for a record $6,000,000 to William Schwitzer, CEO of William Schwitzer & Associates, a personal injury law firm based in NYC. Perez’s penthouse 2401 at Apogee Beach in Hollywood, FL was represented by Oren Alexander of Douglas Elliman while Schwitzer was represented by Gillian Fessler of Douglas Elliman. The 5,051 SF residence traded at $1,190 PSF which equates to over 285% increase since Perez acquired the property in 2013 for about $2 million.

The full-floor penthouse features 6,307 SF of terraces, has five bedrooms, a den, five full bathrooms and one half-bathroom. The penthouse at Apogee Beach was completely custom designed to be a luxurious home for entertaining and grand living with extraordinary views in every direction from its many outdoor spaces, including the all-encompassing balconies on the east & west facades, an expansive rooftop deck with outdoor kitchen and private pool, and a private poolside cabana downstairs. The residence features custom interiors with high ceilings and pale wood floors, a massive living room, and a master suite complete with private office.

“All of South Florida is seeing huge growth, but few markets can even come close to Hollywood Beach in terms of price appreciation,” said Jorge M. Perez, CEO of Related Group. “This neighborhood was long overlooked, but this transaction, and the considerable pent-up demand for similar product, is reaffirmation of what we’ve always known – Hollywood, Hallandale and other hidden gems across the region are poised for their moment in the sun.”

Related Group completed the Apogee Beach condo tower, located at 3951 South Ocean Drive, in 2013. It was designed by architect Carlos Ott, interiors by New York-based David Rockwell and art contributions by Michele Oka Doner and Carolina Sardi. The beachfront condo was the first new construction project developed post 2008 financial crisis on the barrier Island, and has been touted as the pilot for all post-crisis developments across South Florida.

Following the transition, Jon Paul stands poised to continue Related’s legendary track-record of transforming neighborhoods across all sectors, and ultimately expand the firm’s more than four decades of success.

“Jon Paul has shown time and again he has the passion and vision to carry forward what I started more than 40 years ago,” said the Pérez family patriarch Jorge Pérez, who will continue as Chairman & CEO. “He brings the same tireless energy that defined my early years, but more importantly, injects a new way of thinking that will expand the business far beyond anything I could’ve imagined. There’s no one better suited to take Related into the future.”

Miami-Dade County And Related Urban Development Group Break Ground on Three Round Towers

Miami-Dade County Mayor Carlos A. Gimenez, Chairwoman Audrey M. Edmonson and Related Urban Development Group (RUDG) have celebrated the ground-breaking of Three Round Towers B&C and Brisas del Este, an affordable housing development encompassing three buildings for a combined total of 383 units in the Allapattah area of Miami-Dade County.

They were joined by a special guest on this occasion, the Honorable Dr. Benjamin S. Carson, Secretary for the U.S. Department of Housing and Urban Development.

The Three Round Towers development was originally built in 1970 on approximately 6.98 acres and included three towers (Towers A, B and C), a Community Center and parking for residents. Tower A was substantially renovated in 2018 by Related Urban. The current renovations are focused on the major rehabilitation of Towers B and C along with the construction of Brisas del Este, a new 120-unit affordable housing project. RUDG, the affordable housing arm of prolific developer Related Group, will serve as Miami-Dade County’s developer partner.

The rehabilitation of the two existing towers and the new construction of Brisas Del Este will result in stylish, well-appointed residences tailor made to serve a primarily senior population through elevated accessibility options. The projects will serve residents from 30% area median income (AMI) up to 80% AMI and will be completed in the beginning of 2022.

“By fully leveraging multiple financing sources, our County is paving the way more for smart projects that create vital affordable housing for our residents,” said Miami-Dade County Mayor Carlos A. Gimenez. “Miami-Dade’s public-private partnership with Related Urban Development Group has been a key component leading to the success of this particular project, and I look forward to the County’s continuing wise use of P3’s moving forward.”

The total development cost for the three buildings is more than $106 million. The layering of financing makes this development the largest of its kind in the nation  utilizing Opportunity Zone Funds ($24 million) in combination with other federal and HUD resources, such as Low-Income Housing Tax Credits (LIHTC), Rental Assistance Demonstration funding (RAD), Home Investment Partnerships (HOME) from the City of Miami, and a Purchase Money Mortgage (PMM) of $18 million from Miami-Dade County to the developer. County and State surtax funds are also being invested in the project. More importantly, the Opportunity Zone investment of $24 million was made by personally by Related Group CEO Jorge M. Peréz.

“The redevelopment of Three Round Towers and the addition of Brisas Del Este leverages the widest range of financing available in affordable housing development,” said Albert Milo, Jr President of RUDG. “It is truly a first-of-its-kind project made possible by our partners at the County, who we have worked with over a dozen times to create transformative affordable housing solutions across Miami-Dade. Through collaborations like this, we are able to continue making a real difference for the residents of the communities we build in.”

“With this project we are proving that Opportunity Zone funding is scalable for major affordable housing developments,” said Michael Liu, Director for Miami-Dade Public Housing and Community Development (PHCD). Liu continued, “With a visionary like Jorge Perez and extraordinary builder in Albert Milo, our plan to transform all of our public housing with private sector partners will succeed.”
