Ocean Terrace, a highly anticipated oceanfront mixed-use development in North Beach, Miami Beach. With architecture by Revuelta Architecture International and interiors by RAMSA (Robert A.M. Stern Architects), Ocean Terrace offers carefully envisioned residences that embrace Miami Beach’s scenic beauty and sophisticated coastal lifestyle. Located directly on the ocean between 74th and 75th Streets with 350 feet of shoreline, the project includes a rare collection of 52 private condominium residences, and a separate tower featuring 24 resort residences all perched above curated retail spaces that enrich the local streetscape. The project also features a separate RAMSA designed historic hotel that has 42 luxury guestrooms. Sales and marketing for Ocean Terrace are exclusively overseen by Douglas Elliman Development Marketing with pricing starting at $6.3M and completion expected in 2029.
With a focus on craftsmanship and timeless design, Ocean Terrace is accentuated by signature touches from the esteemed RAMSA, also known for designing interiors for projects such as Shore Club Private Collection in Miami Beach, as well as 20 East End Avenue and 30 Park Place in New York. The residences include thoughtful finishes such as Parquet de Versailles white oak flooring, custom RAMSA-designed cabinetry, natural stone countertops and chef-caliber Gaggenau appliances, as well as unique features such as private elevators in each home. Ranging from one-bedroom-den configurations to expansive five-bedroom homes in the condo tower to fully furnished one-to four-bedroom residences and penthouses in the resort residences, the interiors combine elements of Miami Modern and Art Deco while taking inspiration from mid-century Brazilian modernism, known for its use of tropical woods, and French modernism. Each home will boast expansive private terraces and uninterrupted views of the Atlantic Ocean, lush parklands, and the Miami skyline—delivering a rare trifecta of ocean, park, and skyline views, a highly sought-after combination in South Florida.
Designed to perfectly balance discretion and connection are Ocean Terrace’s over 18,000 square feet of interior amenities. RAMSA envisioned a sculpted lobby with custom detailing, a state-of-the-art fitness center with ocean views, a curated library, and a tea room with wood-paneled walls, stone flooring, and custom antique-style millwork. Outdoors, approximately 50,000 square feet of amenity space includes a private residential porte-cochere and motor court, a resident-only sunrise lap pool, a sunset pool with cabanas and dining service, and a variety of open-air gathering spaces designed for both relaxation and social connection. Landscape design by ENEA further enhances the harmonious connection between the built environment and the native charm of North Beach.
At the heart of Ocean Terrace lies a five-acre Raymond Jungles-designed park, a reimagined public space that blends nature, art and community. Inspired by iconic urban oases, the park features an art installation by acclaimed Parisian sculptor Prune Nourry. Now open, the park is the first part of Ocean Terrace to debut, leading a resurgence in the neighborhood and setting the tone for its transformation into a lively destination.
In addition to the retail, residential and hotel offerings, Ocean Terrace features an exclusive private Members Club, designed as a refined retreat for residents seeking a more intimate and personalized experience. With dedicated social, dining, and wellness spaces, the club provides a seamless extension of the Ocean Terrace atmosphere in a secluded and refined setting.

City of Miami Beach Approves Ocean Terrace Redevelopment Plan Along North Beach Beachfront
The City of Miami Beach Historic Preservation Board has approved the Ocean Terrace Holdings (OTH) redevelopment plan and Ocean Terrace streetscape masterplan. The redevelopment plan includes a 20-story, 75-unit residential building, new restaurant and retail options, and a 127-room hotel.
The City of Miami Beach Historic Preservation Board has approved the Ocean Terrace Holdings (OTH) redevelopment plan and Ocean Terrace streetscape masterplan. Led by OTH principals Sandor Scher and Alex Blavatnik, the redevelopment plan includes a 20-story, 75-unit residential building, new restaurant and retail options, and a 127-room hotel that incorporates the carefully renovated and unified historic Broadmoor and Ocean Surf properties. Following years of community outreach and negotiations with the City, the approval of OTH’s redevelopment plan will revitalize this underutilized area in North Beach along Collins Avenue, between 74th and 75th Street.
“The approved plan for Ocean Terrace is more economically viable, will attract a world-class hotel operator, and will incorporate a beautifully-designed oceanfront greenspace for the entire community to enjoy,” said Sandor Scher, principal of Ocean Terrace Holdings, LLC. “We look forward to getting to work on our long-awaited project, which will restore the street-level historic architecture, transform Ocean Terrace into a lushly-landscaped oasis and give new life to this cherished beachfront.”
The approved plan includes a few recently added enhancements that will elevate the project’s hotel and residential components. To help attract a world-class hotel flag to the project, the plan adds a new hotel building with 72 rooms that will be built within previously approved height restrictions. The hotel will be managed as one operation with the historic Broadmoor and Ocean Surf hotel buildings. The hotel will include restaurants, bar, meeting rooms, fitness, spa, outdoor pool and deck, rooftop lounge, and on-site parking.
With an historically inspired design, the residential component will feature curvilinear designs reflective of MiMo style, such as curved balconies and eyebrows. Units will range in size from 2 to 5 bedrooms and feature a full complement of luxury amenities. The masterplan also calls for approximately 15,000 square feet of commercial space along Collins Avenue and approximately 3,000 square feet along Ocean Terrace.
“We are grateful to the North Beach community and City of Miami Beach for working together with us to create a vision for Ocean Terrace that incorporates historic preservation, activation of the oceanfront, and economic revitalization,” said Alex Blavatnik, principal of Ocean Terrace Holdings, LLC. “We are excited to now be able to bring that vision to life, starting with an iconic and activated public space that will belong to the City for future generations.”
The first stage of the redevelopment plan will focus on a new $15 million, five-acre public greenspace along Ocean Terrace designed by world-renowned landscape architect Raymond Jungles. The asphalt street will be converted into an active, pedestrian-focused greenspace with native trees that will provide much-needed shade. A public-private partnership with the City of Miami Beach, the streetscape plan will also offer new walking trails, water features, public seating, and a covered pavilion. A mid-block open breezeway in the Ocean Terrace development will also connect Collins Avenue retail to Ocean Terrace, allowing enhanced public access to the oceanfront. OTH will fully fund the park, with no cost to taxpayers, and will deliver the greenspace on an expedited timeline.
Construction on the public greenspace is set to begin in the third quarter 2022. Pre-construction sales for the residential building are also estimated to launch in 2022.

Terra, New Valley, Great Eagle Holdings and Bizzi & Partners Pay Off $155 Million Construction Loan For Eighty Seven Park
The partners behind Eighty Seven Park, Pritzker Prize winning architect Renzo Piano’s first residential development in the United States, have paid off $155 million in construction financing for the newly-completed Miami Beach condominium tower.
The partners behind Eighty Seven Park, Pritzker Prize winning architect Renzo Piano’s first residential development in the United States, have paid off $155 million in construction financing for the newly-completed Miami Beach condominium tower. The loan, which was issued in 2017 by United Overseas Bank, helped fund the development of the 18-story, luxury tower located at 8701 Collins Avenue in the city’s North Beach neighborhood, which was delivered in November 2019. More than 90% of the development’s 66 residences have been sold, with unit sales representing over $400 million in total transaction value. Remaining residences are available from about $2 million to $10 million.
“Our ability to pay off our financing shortly after completion speaks to the strength of Eighty Seven Park’s development and design teams, and to the high-demand we’ve seen for this one-of-a kind iconic building,” said developer David Martin, President of Terra. “Renzo Piano and West 8 had such a powerful vision for this project, and we are thrilled by the response from our owners from across the U.S. and around the world.”
Since launching sales in 2016, Eighty Seven Park has attracted a diverse mix of residents including a significant percentage of domestic buyers. While the tower has enjoyed steady sales activity among global buyers, U.S. buyers have accounted for approximately 50% of all unit sales to date.
Residences at Eighty Seven Park feature floor-to-ceiling windows and wrap-around terraces. Each unit offers breathtaking panoramic views of the ocean and lush greenery. Among the design team was internationally acclaimed Parisian architect, Rena Dumas (RDAI), who created the tower’s interior and exterior living spaces. Luxurious amenities include around-the-clock concierge and butler service, an outdoor juice bar, a full-service salon for residents, and a full-time botanist who assist residents with their private balcony gardens. The residences feature large outdoor living spaces with summer kitchens, accounting for approximately 70% of each unit’s interior space. Additionally, owners and their guests have access to have a two-acre park.

Renzo Piano's Eighty Seven Park Reveals Record-Breaking $68 Million Penthouse
Eighty Seven Park by Renzo Piano Building Workshop has revealed its penthouse in record breaking fashion. Priced at $68 million, the penthouse is unlike any other property on the market and is 2018’s most expensive home in Miami.
Eighty Seven Park by Renzo Piano Building Workshop has revealed its penthouse in record breaking fashion. Priced at $68 million, the penthouse is unlike any other property on the market and is 2018’s most expensive home in Miami. The penthouse floats atop 18 stories and completes the remaining two floors of the boutique condominium, spanning 25,000 SF with 360-degree park, city and ocean views that embrace nature more than anywhere else.
As the realized vision of Pritzker-Prize-winning architect Renzo Piano, Eighty Seven Park’s expertise at “bringing the outdoors in” has captured contracts with high-profile buyers like Novak Djokovic and more. The project is developed by Terra, along with Bizzi & Partners Development, New Valley and Pacific Eagle. A true gem and a modern-day sanctuary, Eighty Seven Park’s penthouse is filled with every luxe amenity anyone could ever imagine to ensure there’s no need to ever want to leave home.
Terra’s President David Martin said he wanted the penthouse to offer its future keyholders a home that “pays unrivaled attention to detail,” and this iconic residence truly leaves no stone left unturned.
The penthouse is designed by RDAI, best-known for their long history with Hermès. It features six bedrooms, eight bathrooms, three powder rooms with 12,410 SF of interior space and 18,247 SF of outdoor terrace. The residence also features unobstructed ocean, park and city views; a personal fitness center, two private elevators, a state-of-the-art home cinema, floor-to-ceiling windows, vertical gardens, a personal Turkish hammam, two 40’ long sunset and sunrise infinity pools, jacuzzi, outdoor theatre, putting green and two summer kitchens.
“We looked to provide a serenely relaxed atmosphere,” said RDAI Design Director Julia Capp about the penthouse. “Its incredible location and views allow the light to gently infuse the interior and maintain contact with the exterior – which was an integral part of the design.”
“We want to engage and bring purposeful living not only to the buyers of Eighty Seven Park, but to the North Beach neighborhood as a whole,” says David Martin, President of Terra. “Along with the attention to detail that was poured into every aspect of Eighty Seven Park, our development also focused on urban planning that contributes to the neighborhood. We have discerning buyers from all around the world who recognize that there is intrinsic value in purchasing long-lasting assets with positive community impact.”
Away from the noise, Eighty Seven Park is nestled in North Beach where exclusivity is high, yet availability is low. At 80% sold, Eighty Seven Park is the one of the only boutique options still available for purchase. Eighty Seven Park is also the only building that has no more than four residences per floor, a residents-only garden, five-star amenities without hotel hassles, and a 35-acre park transformed by West 8 next door.
“Eighty Seven Park is a project that is truly singular for the South Florida market,” said Howard M. Lorber, Chairman of Douglas Elliman Realty. “It’s world-class architecture by Renzo Piano, direct oceanfront location, high-caliber interior design and luxury suite of amenities has proven to be appealing to buyers from across the United States and from around the globe. We look forward to continued sales success now that the super-structure is complete.”

The City of Miami Beach’s Design Review Board and Planning Board approved a newly proposed hotel to rise at 7128 Indian Creek Drive in North Beach. The hotel will be developed by IC Property Capital Corp and is being designed by Miami Beach-based architects Laure Tirouflet and Jose Carlo. The hotel will be built with "future street raising in mind" and the design includes 16-hotel rooms, underground parking, a rooftop pool deck, and graphic mosaic pattern on the front façade masking the garage and architectural treatments running along the spine of the elevator shaft. The community has an upcoming ballot in which Miami Beach voters will have the chance to approve or strike down the master plan to reenergize North Beach with a new downtown from 71st Street between Collins Avenue and Indian Creek Drive.
“This is the type of beautifully designed, boutique hotel that people have been waiting to see in North Beach and dovetails nicely with the community’s Master Plan vision for this area,” said Greenberg Traurig Miami Real Estate Shareholder Ethan B. Wasserman, who represented IC Capital before the board. “Its location is ideal: in the Town Corridor just north of 71st Street and within walking distance of the ocean and park, as well as the local commercial sector that includes restaurants and other venues.”
