Oak Row Equities, a leading vertically-integrated real estate private equity and development company with over $4 billion of development in South Florida, OKO Group, the Miami-based development company founded by international investor and luxury real estate developer, Vlad Doronin, and Mariposa Real Estate have successfully completed the single largest land acquisition in Florida. The joint venture closed on the $520 million purchase of Aimco’s 4.25-acre waterfront parcel—located at 1001 and 1111 Brickell Bay Drive—with 485 feet of continuous Biscayne Bay frontage.

TYKO Capital is the senior lender, providing a $464.5 million acquisition and predevelopment loan. Positioned in the heart of Miami’s Brickell financial district, the overall site is zoned for over three million square feet of development, allowing for multiple towers that can rise up to 1,049 feet. The assemblage, the largest and last remaining developable site of this scale in Brickell, will feature an ultra luxury destination that redefines the future of holistic living and leisure. The first phase of development will feature a hotel and branded condominiums.

“Closing on Brickell Bay Drive is a historic moment for our growing firm—a milestone that speaks to the caliber of our team—and for the future of Miami. We are honored to partner with OKO Group to create a globally-coveted experience and new way of living that is singular to this once-in-a-lifetime waterfront site,” said Erik Rutter and David Weitz, Managing Partners at Oak Row Equities. “Tyko Capital has been an incredible partner and a true pleasure to work with. Their financing is a powerful validation of the underlying fundamentals of this exceptional transaction, and we are grateful for their partnership and belief in the unprecedented growth ahead for South Florida.”

“This landmark acquisition represents a pivotal moment for Miami and reinforces OKO Group’s long-term commitment to elevating the city’s global profile,” said Vlad Doronin, Founder and CEO, OKO Group. “Brickell’s final remaining waterfront site of this scale provides a rare opportunity to create an iconic mixed-use development that will set a new benchmark for design, wellness, and luxury hospitality in the United States. We are pleased to collaborate with Oak Row Equities, whose vision and expertise align with our ambition to deliver enduring value and an unparalleled lifestyle experience for residents and guests on Biscayne Bay.”

Oak Row Equities has rapidly ascended as a preeminent development firm in the South Florida real estate industry. Wynwood Plaza, the largest mixed-use development in Wynwood, is home to Amazon’s South Florida headquarters and 509 brand new luxury rentals. Oak Row assembled the land for this project in the largest off-market transaction in Wynwood’s history.

2900 Terrace, a premier luxury multifamily tower in Miami’s vibrant Edgewater submarket, broke ground in October following the close of a $142.5 million senior loan from Bank OZK and a $68.0 million mezzanine loan provided by Canyon Partners Real Estate. 2600 Biscayne, a 41-story Class AAA office and multifamily tower in Edgewater and currently under construction, was funded by a $181M construction loan from Bank OZK with over 50% of the commercial space pre-leased.

Simultaneously, ORE is finalizing plans for First & Fifth, a brand new luxury multifamily tower designed by ODP Architects, that will rise across the street from MiamiCentral Station – the hub of all four major train systems in South Florida. ORE is also advancing permits for Venus, a 440-unit multifamily project in North Miami Beach.

OKO Group builds on the formidable expertise of Doronin, one of the most successful and respected international developers, and his peerless track record in constructing world-class office, retail and luxury residential space over a total of 82 buildings.

OKO Group’s current U.S. portfolio of prime properties and development projects include 830 Brickell, a Class A-plus office tower in Miami’s Brickell Financial District; two luxury residential developments in Miami, Missoni Baia in Edgewater and Una Residences in Brickell; Aman Miami Beach, spanning two oceanfront buildings at 3425 Collins Avenue; the Crown Building in New York City, which opened in 2022 as Aman New York at the crossroads of Fifth Avenue and 57th Street; and One Beverly Hills, a 17.5-acre multi-billion dollar master planned development in partnership with Cain International which will include Aman Beverly Hills which will encompass an Aman hotel, branded residences, and a private club.

Following extensive below-grade piling, excavation work and construction from OKO Group and Access Industries’, Aman Residences, Miami Beach, will commence vertical construction. With the development’s foundation system now complete, general contractor Suffolk is now progressing skyward with approximately one floor set to be completed every two weeks through top-off in early 2026. Delivery of the fully committed 18-story residential tower, designed by renowned architect Kengo Kuma, remains on track for 2027.

Located at 3425 Collins Avenue, Aman Miami Beach will blend ultra-luxury amenities and residential offerings within Miami Beach’s Faena District. The tower will feature 22 Aman-branded residences alongside the preserved historic Versailles Hotel, which will host 56 hotel rooms, designed by the acclaimed Jean-Michel Gathy of Denniston, a long-time interior and architecture collaborator with Aman.

“With the foundation of Aman Residences, Miami Beach nearing completion, we’re entering a pivotal stage in the project as the structure begins to rise visibly above grade,” said Alan Chun, Chief Operating Officer of OKO Group. “This momentum builds on Aman’s record-setting residential sell-out, with the development poised to elevate Miami Beach as a world-class destination for design, wellness, and luxury living.”

The start of vertical construction follows intensive groundwork, including the creation of a two-level underground parking structure – an engineering feat made possible through advanced Deep Soil Mixing and Triple Soil Mixing techniques. These methods stabilized the beachfront site’s soil and mitigated groundwater intrusion, enabling the installation of the building’s foundation system.

“Suffolk is honored to help bring this exceptional project to life,” said Tom Thrasher, General Manager of Suffolk’s Florida East Coast. “The prestige of the Aman brand and the design pedigree of Kengo Kuma make this one of the most exciting builds in the history of Miami Beach. We are thrilled to leverage our cutting-edge technologies, data, and AI solutions to deliver an exceptional experience and project that will exceed expectations and help redefine how iconic projects are built.”

Designed by celebrated Japanese architect Kengo Kuma, Aman Residences, Miami Beach, embraces a minimalist aesthetic that combines angular lines and soft, undulating forms. It draws on Japanese materials and motifs while respecting Miami Beach’s Art Deco heritage. Kuma’s design introduces fluid transitions between interior and exterior spaces, creating a structure that is both visually striking and harmonious with the surrounding landscape.

Construction of Brickell’s first waterfront residential development in over a decade, Una Residences, has completed vertical development and “topped off” at 47 stories. The ultra-luxury project, situated at 175 NE 25th Road within Miami’s picturesque and private South Brickell enclave, is being developed by OKO Group and Cain International. Construction is expected to complete in early 2025.

Designed by world-renowned architects Adrian Smith + Gordon Gill (AS+GG), Una Residences comprises 135 spacious condominiums with unobstructed views of the Atlantic Ocean, Key Biscayne, and the Downtown Miami skyline.

The construction milestone comes amidst South Florida’s recent business and wealth migration trend which has driven steady pre-sales to the tower, now nearly sold-out. In 2022, Una’s two upper tri-level penthouses sold for $17.75 million each – a price point which still stands today as the highest recorded condominium sale in Miami’s Brickell submarket. A handful of residences remain available for purchase priced from $4.4 million to $10 million.

“This marks a pivotal moment for our team, as we introduce a one-of-a-kind building to the Brickell City skyline. With its yacht-inspired aesthetics, world-class amenities, and a prime waterfront location, Una Residences offers a luxury living experience unique to the South Florida market. This exceptional combination has enabled the project to command market-leading premiums in Miami and set a new standard for luxury residences in Brickell,” said developers Vlad Doronin, Chairman and CEO of OKO Group, and Jonathan Goldstein, CEO of Cain International, in a joint statement.

Residences range from two- to five-bedroom units measuring between 1,100 to 4,786 square feet. Una’s two ultra-exclusive upper tri-level penthouses measure approximately 7,089 square feet with an additional 2,871 square feet of outdoor terrace and rooftop space, with each residence boasting two private pools, a summer kitchen, sauna, and steam room.

Amenities at the boutique-style tower will complement Miami’s outdoor lifestyle, including a private marina, three swimming pools, a children’s splash-pad area and playroom, a movie theater, a resort-inspired spa and steam room, a state-of-the-art fitness center featuring yoga and personal training facilities, onsite dining, and more. Una’s amenities will also extend beyond the property, as residents will receive exclusive membership to the Grand Bay Club on the beachfront of Miami’s Key Biscayne.

Una Residences is part of an extensive portfolio of best-in-class offerings being delivered across South Florida by OKO Group and Cain International. The portfolio, encompassing both luxury residential and commercial spaces, includes Missoni Baia, a newly delivered luxury condominium in Miami’s Edgewater neighborhood; 830 Brickell, a class A-plus office tower nearing completion in Miami’s Brickell Financial District; and One River, a luxury multifamily tower under construction in Downtown Fort Lauderdale.

Cain International and OKO Group’s partnership further extends to One Beverly Hills, a 17.5-acre mixed-use urban destination master planned by Lord Norman Foster. The development will mark the introduction of Aman’s inaugural urban resort to the West Coast of North America, featuring a limited number of Aman residences, an Aman Hotel, and an exclusive Aman Club.

Separately, OKO Group, the U.S. development firm founded by Aman’s CEO and Chairman Vlad Doronin, is also developing Aman Miami Beach, which encompasses a restored Art Deco hotel and a newly constructed Kengo Kuma-designed Aman-branded residential tower, now under construction along the oceanfront.

Una's upper penthouse residence was purchased by a domestic buyer seeking a secondary home in Miami amidst South Florida’s recent business and wealth migration trend – which has driven steady sales to the tower, which is currently over 80% sold. Situated at 175 NE 25th Road within Miami’s picturesque and private South Brickell enclave, the 47-story development will be the first waterfront residential tower to deliver in the Brickell Financial District in over a decade upon its completion in 2024.

Designed by world-renowned architects Adrian Smith + Gordon Gill (AS+GG), Una Residences will comprise 135 spacious condominiums with unobstructed views of the Atlantic Ocean, Biscayne Bay, and the Downtown Miami skyline. Vertical construction is currently underway, with crews having recently surpassed the tower’s fifth level and now constructing residence levels.

“The unprecedented sales momentum at Una Residences is representative of the solid dynamics backing Miami’s luxury real estate market and reaffirms our belief in the region as an increasingly important player in the U.S. and on the global stage,” said Vlad Doronin, Chairman and CEO of OKO Group, and Jonathan Goldstein, CEO of Cain International. “We continue to see strong levels of domestic and international interest as market leaders establish a base in the city and anticipate this trend to progress as Miami continues its growth as a world-leading hub for businesses, hospitality, and residential living."

Una’s three-story penthouse – located on levels 45 through 47 of the building – measures approximately 7,084 square feet of interior space, with an additional 2,871 square feet of outdoor terrace and rooftop space. The expansive unit includes six bedrooms, seven bathrooms, and features a media room, study, and private internal elevator accessing all three floors of the residence. Additionally, the triplex penthouse features two private rooftop pools – a lap pool and plunge pool – with a summer kitchen, sauna and steam room.

The penthouse will be delivered fully finished and include over 12-foot-high ceilings, private elevator entry, premium finishes and fixtures, and panoramic 180-degree vistas of the expansive Brickell waterfront.

Amenities at the boutique tower will complement and enhance Miami’s desirable outdoor lifestyle, including a private marina, three swimming pools, a children’s splash-pad area and playroom, a movie theater, a resort-inspired spa and steam room, a state-of-the-art fitness center featuring yoga and personal training facilities, onsite dining, and more. Una’s amenities will also extend beyond the property, as residents will receive exclusive membership to the Grand Bay Club on the beachfront of Miami’s Key Biscayne.

Una Residences is OKO Group and Cain International’s latest residential tower in South Florida. The successful joint venture between the two companies has another three developments under construction, including Missoni Baia, a luxury condominium in Edgewater; 830 Brickell, a class A-plus office tower in the Brickell Financial District; and One River, a multifamily tower in Downtown Fort Lauderdale.

Ken Griffin Expands Brickell Holdings As Citadel Leases 95,000 SF At 830 Brickell

The multi-billionaire hedge fund magnate Ken Griffin, who founded the Chicago-based Citadel Securities, has continued to expand his Brickell portfolio while Citadel signed a lease for 95,000 SF at OKO Group’s 830 Brickell office tower. Griffin announced earlier this year that both Citadel and Citadel securities will move to Miami from Chicago.

Through an entity Griffin acquired acquired the adjacent 1250 Brickell Bay Drive and 1260 Brickell Bay Drive for $20 million, the lots total roughly 6,655 SF. The lots are adjacent to 1221 Brickell Avenue, which an entity tied to Citadel reportedly acquired in June 2022 for $286.5 million.

The assemblage of properties spanning from 1221 Brickell Avenue to 1250-1260 Brickell Bay Drive is across the street from 1201 Brickell Bay Drive, which Citadel was revealed as the buyer of after Tibor Hollo’s Florida East Coast Realty sold the 2.5 acre supertall development lot in a $363 million mega-deal also in April 2022. The price equated to $145 million per acre, $3,340 PSF dirt value. Citadel is planning to develop the property with the Chicago-based developer Sterling Bay.

The lease signing at 830 Brickell comes following the news of developers OKO Group and Cain International buying WeWork out of their 146,000 square foot lease covering 10-floors. WeWork was one of the first to sign a major lease at the Class A office tower in 2019 which was set to become their largest location Florida. Rents at 830 Brickell are now in excess of $125 PSF, representing a 42% rise year-over-year. Other top-tier office users who have signed leases at 830 Brickell include Microsoft, international law firm Sidley Austin LLP, New York-based insurance firm A-CAP, private equity firm Thoma Bravo, CI Financial, Marsh Insurance, AerCap, and others.

The news comes as the Miami office market continues to boast one of the lowest vacancy rates with absorption faring better than other competing markets across the U.S, according to the Miami Downtown Development Authority’s 2021 Office Market Report. In fact, Downtown Miami was the only major urban office market in the country to achieve net-positive absorption in 2021.

OKO Group and Cain International’s Missoni Baia tower in Miami is one step closer to completion after topping out at 57 stories, 649’. The Missoni-branded luxury condominium is designed by Asymptote Architecture, led by Hani Rashid, and is located at 777 NE 26th Terrace along Biscayne Bay in the City’s Edgewater neighborhood. Most of the tower’s 249 units are already sold ahead of its projected completion later this year with $110 million in sales since January 2021.

Missoni Baia is being developed by a partnership between OKO Group, one of South Florida’s most active and successful luxury development firms helmed by international real estate mogul Vladislav Doronin, and Cain, a privately held investment firm with approximately $6.7 billion in real estate equity, debt and leisure business investments led by Jonathan Goldstein. Sales and marketing are led by Fortune Development Sales.

Reaching this milestone is a huge step for Cain and our partners and we look forward to continuing to support Miami’s growth into a global gateway city.”

The top off announcement comes as Miami’s real estate market experiences a surge in sales from domestic buyers, specifically coming from major U.S. cities across the Northeast and Midwest regions, enticed by South Florida’s desirable quality of life, lower business and living expenses, and tax-friendly policies. Since January 2021, Missoni Baia has completed over $110 million in condo sales, widely purchased by domestic buyers either buying second homes or looking to relocate to Miami completely.

Missoni Baia’s modern architectural design and sleek, minimalist art-inspired façade is being brought to life by architect Hani Rashid of Asymptote Architecture, with a richly layered landscape designed by Enzo Enea of Enea Garden Design.

“With its exceptional location, spectacular views, superior quality and top-of-the-line luxury amenities, Missoni Baia stands out as one of the best value-buys in all of Miami – and we’re excited to soon welcome residents to their new homes,” said OKO Real Estate CEO Vanessa Grout, who oversees sales for OKO Group. “As we quickly approach the building’s completion later this year, purchasers are seeing a new standard of construction and design brought to Miami’s best new neighborhood.”

As Missoni’s first-ever branded residential tower, the Italian design and fashion house is incorporating its trademark colorful design palette and Missoni Home furniture collection into the tower’s vibrant interiors, including all public spaces and amenity areas. New York designer Paris Forino, under the creative direction of Angela and Rosita Missoni, has envisioned the tower’s elegantly crafted residences, furnishings, and artworks.

Priced from about $650,000 to upwards of $9 million, residences at Missoni Baia range from one- to five-bedroom layouts measuring between 776 and 3,788 SF in size. Residences feature 10’ ceilings, 8’-10'-deep terraces, impact-resistant glass windows and sliding doors, floor-to-ceiling glazing, marble-encased bathrooms with European style lacquered cabinets and mosaic tile floors, and custom-designed kitchen cabinetry with top-of-the-line appliances.

Additional perks include a state-of-the-art gym with 180-degree bay views, dedicated yoga and Pilates studios, a kids’ club and indoor play area, a hair and nail salon, a pet spa, and a private screening room. Residents will also receive exclusive membership access to the Grand Bay Club on the beachfront of Miami’s Key Biscayne.

Situated along the bayfront just north of Downtown Miami, nestled between the Venetian and Julia Tuttle Causeways,, the two main arteries connecting the City of Miami and Miami Beach, Edgewater has fast-emerged as the epicenter of the new Miami. The surrounding neighborhoods of Downtown’s Arts & Entertainment District, Miami Design District, Wynwood Arts District, Midtown Miami, and Miami Beach put residents within blocks of luxury retail shops, high-end restaurants and world-class arts and culture venues.

Missoni Baia is OKO Group and Cain International’s latest residential tower in Miami. OKO Group and Cain International Complete $74 Million in Condo Sales Since the Start of the New Year at Miami’s Missoni Baia and Una Residences

Miami’s newest luxury condominium towers are tapping into a surge of domestic buyers fueled by the city’s desirable quality of life, lower business and living expenses, and Florida’s tax-friendly policies.

Miami’s newest luxury condominium towers are tapping into a surge of domestic buyers fueled by the city’s desirable quality of life, lower business and living expenses, and Florida’s tax-friendly policies. At Missoni Baia and Una Residences, two new luxury towers under development by OKO Group and Cain International in Miami, approximately $74 million in sales have been completed in the last 60 days. The vast majority of units sold have been purchased by domestic buyers, reflecting the influx of new residents pouring into South Florida from cold weather and tax-burdened states.

This recent surge in sales from domestic buyers is the latest example of how business and wealth migration is fueling the South Florida condo market. The pandemic, coupled with people and companies looking to relocate from major U.S. cities – specifically in the Northeast and Midwest regions – to tax-friendly states with reduced business and living expenses, is enticing out-of-state residents to make the move to South Florida, with this trend expected to continue throughout 2021.

According to a recent report by brokerage ISG World, domestic buyers have taken over as the leading source of new condo purchases in Miami and Fort Lauderdale during the pandemic, with only 3.9 percent of recently completed units remaining unsold in December 2020. The latest statistics support that fierce competition and ballooning prices for single-family homes in South Florida are driving buyers toward condominiums instead.

“We’ve just had our best month of sales, and we’re seeing demand for condos intensify as the inventory of single-family homes continues to dwindle and Miami’s newest residents put emphasis on low maintenance, high-touch service and amenities that only a condo can offer,” said Vanessa Grout, CEO of OKO Real Estate, the sales and marketing arm of OKO Group. “Now that remote work has become so prolific and many people can work from wherever they choose, we’re seeing buyers from cities like New York, Chicago and San Francisco making the move to South Florida. They’re attracted by our lifestyle, our diverse culture and business community, and an overall quality of life.”

Now under construction, Missoni Baia and Una Residences are being developed by a partnership between OKO Group, one of South Florida’s most active and successful luxury development firms helmed by international real estate mogul Vladislav Doronin, and Cain International, a privately held investment firm with over $6.3 billion in real estate equity, debt and leisure business investments led by Jonathan Goldstein.

“This accelerated sales momentum reaffirms our strong belief in Miami's innovation, culture and lifestyle and its future as a global gateway city. We are extremely pleased with the progress across our Miami portfolio and look forward to delivering two world-class developments to the city’s residential market and welcoming their residents in the near future.” said Jonathan Goldstein, CEO of Cain International.

Designed by Hani Rashid of Asymptote Architecture, Missoni Baia is a 57-story luxury residential tower now rising on Biscayne Bay in Miami’s Edgewater neighborhood. Magic City Tech Boom? Microsoft In Negotiations At 830 Brickell And Elon Musk Wants To Build Tunnels Under Miami

Miami, the magic city, is on track to become the next Silicon Valley as the fallout from the COVID-19 pandemic has brought people flocking to South Florida. Florida saw the second highest population growth over any other state in 2020, following Texas, adding over 240,000 new residents in a single year.

Miami, the magic city, is on track to become the next Silicon Valley as the fallout from the COVID-19 pandemic has brought people flocking to South Florida. Florida saw the second highest population growth over any other state in 2020, following Texas, adding over 240,000 new residents in a single year. The influx of new residents is being driven by those looking to take advantage of remote-working opportunities or seek a state that has let business remain open and has pro-business tax structure. This has led to Miami and Palm Beach real estate pricing and absorption reaching near record highs.

Not only are the new residents flocking from the high-tax New York, at the same time as South Florida’s population boom, the San Francisco Bay Area has seen an exodus of venture capitalists and tech entrepreneurs. Mayor Francis Suarez has opened up the city to tech entrepreneurs and has expressed interest in bringing innovative companies to the magic city and making Miami a global tech hub. Mayor Suarez recently announced he will be appointing a Chief Technology Officer for the city.

Miami’s office market is being a surge in demand and setting record high pricing. Microsoft (NASDAQ: MSFT) is one of the major tech firms looking to move to Miami, the multinational software provider is actively in negotiations to lease 30,000 square feet of space at OKO Group’s 830 Brickell, a 56-story office tower adjacent to Brickell City Centre which is currently under construction. Pricing is still relatively cheap compared to other major markets, asking rates at 830 Brickell are reportedly in the $70’s PSF range. Ken Griffin’s Citadel Securities hedge fund is also reportedly looking at office space in 830 Brickell as is the Chicago-based law firm Baker McKenzie.

The biggest news came when Tesla and SpaceX founder Elon Musk tweeted that he had talked with Florida Governor Ron DeSantis about building a tunnel system underneath Miami to eliminate traffic and pollution. Mayor Suarez tweed that “we will do it,” and invited Musk to visit him at City Hall. In the past Miami has had success building tunnels at a comparatively low cost. The initiative would be led by Elon Musk’s Boring Company, who is getting ready to reveal the Vegas Loop to the public, a 4,475’ tunnel loop under the Las Vegas Convention Center. In the Las Vegas Loop passengers will reach speeds up to 155 mph and will ride in Tesla Model X’s, Model 3’s, and a 16-passenger modified Model 3. Las Vegas in now working with the Boring Company to build a citywide network of tunnels.
