Mondrian South Beach Celebrates Reopening Revealing $20 Million Renovation And Baia Beach Club
The Mondrian South Beach has reopened, revealing its $20 million renovation and Baia Beach Club. The 220-room hotel, which is located at 1100 West Ave. in Miami Beach, recently completed a complete renovation including lobby, pool area, gym, spa, restaurant, event space, common areas and guest rooms. The renovation was designed by Peter Oleck and Danny Cubes of OS Design Group.

The Mondrian South Beach also revealed the Baia Beach Club, a members-only club located within the hotel which is overseen by LDV Hospitality. Baia Beach Club offers a new dining concept, multiple areas for dining and entertainment throughout, seaside cabanas and pavilions, boat dockage, access to a full-service wellness facility, a fitness center, curated programming, and exclusive member-only events.
“Since partnering with Russell Galbut, I knew this property deserved a complete makeover. As the audience of the hotel grows up, so should the property. Whether visiting as a Baia Beach Club member, dining at our bayfront restaurant or staying in one of our new guest rooms, Mondrian South Beach will be a new and exciting experience for all,” said Mondrian South Beach co-owner Michael Liebowitz, CEO and founder of Harbor Group Consulting.
The Mondrian South Beach was originally designed by Marcel Wanders and first opened in 2008. In December 2019 Michael Liebowitz acquired 50% of co-owner Russell Galbut’s stake in the hotel for an undisclosed amount.
Mondrian South Beach is one of five hotels worldwide carrying the Mondrian name, which as launched in 1996 by SBE. Other Mondrian hotels currently include Los Angeles, New York, Doha and Seoul, with future locations opening in Bordeaux and Cannes in 2021. In November 2020 Sam Nazarian’s sold the remainder of his 50% stake in SBE Entertainment Group to the Paris-based Accor, who had previously acquired an initial 50% stake in the company in 2018. The acquisition included a $300 million investment from Accor who will take ownership of all hotel operations including Mondrian, SLS and Delano hotel brands. Nazarian will focus on food and beverage operations through SBE’s Disruptive Restaurant Group.
Related Group Sells SLS Brickell Hotel For $43 Million
The Related Group has sold the hotel component of SLS Brickell for $43 million to an entity managed by Francois Faber of Fiduciaire Fernand Faber, who has also signed an agreement with SBE for the continued management of the property.

The sale accounts to roughly $347,000 per key, with the rooms designed by Philippe Starck. The building also houses celebrity chef José Andres’ Bazaar Mar and Fi’lia by Michael Schwartz. Other amenities include a gym, spa, 10th floor pool deck, theater room and concierge services. The sale marks the second SBE managed hotel sale by Related Group this development cycle after it sold the Hyde Midtown hotel to Haim Yehezkel’s Midtown Hotel Investment LLC for $21.8 million in April 2018.

Related Group has announced that they have paid off construction financing for the soon-to-open SLS LUX Brickell Hotel & Residences. The $166.1 million loan was issued by TPG Real Estate Finance Trust, the commercial real estate debt platform of TPG Real Estate, in September 2015.

The grand opening is slated for June 14. The 450-unit mixed-use SLS LUX, which was co-developed with The Allen Morris Company, broke ground in December 2014, is now 100% sold-out, with over 400 units already closed and/or occupied.
“Paying off the loan is a major milestone for us,” said Ben Gerber, Vice President of Finance for The Related Group. “It speaks to the quality of the product and to the strength of the Miami market.”

The buyer was Midtown Hotel Investment LLC, which is led by Haim Yehezkel of Elysee Investments and the agreement was first announced while the project was still under construction. The deal was financed via a $14.5 million mortgage provided by Bank of America and breaks down to roughly $363,000 per key. The deal was brokered by Hernan Gleizer of Optimar First International Realty. The 60-key hotel will be managed by sbe and is located at 4101 Northeast First Avenue in Midtown Miami. HYDE Midtown will be the first hotel to open in Midtown.
In total the HYDE Midtown Suites & Residences project features 410 luxury residential condos and 60 hotel suites. The 32-story, 480,000 SF building was designed by Arquitectonica with interior design by the Rockwell Group. Amenities were designed to be tailored towards millennials which include a HYDE Music Lounge & Piano Bar, restaurant, pool terrace with jacuzzi, putting green and tennis court, state-of-the-art fitness center and private screening theater. The Related Group and Dezer Development have released new, updated renderings of Hyde Midtown, their 31 story, 372 ft tall residential condo building in Midtown. The new renderings show a putting green, tennis courts, private dog park along a beautifully landscaped pool area. Designed by Arquitectonica, the residence will feature about 337 condo units and 60 hotel units. The hotel portion of the project will be managed by SBE, who continue to extend their exposure in Miami to Midtown. There will also be 21,745 SF of retail space and 526 parking spaces.
