Concierge Auctions and ONE Sotheby’s International Realty to Sell $159 Million Florida Estate Without Reserve
Playa Vista Isle, a Neoclassical work of art, is spread out on five acres on one of the highest points of Florida's "Millionaires Mile," and is one of the most expensive real estate listings in the country at $159 million.
Playa Vista Isle, a Neoclassical work of art, is spread out on five acres on one of the highest points of Florida's "Millionaires Mile," and is one of the most expensive real estate listings in the country at $159 million. The unique estate will sell Without Reserve at a live auction on November 15th via Concierge Auctions in cooperation with ONE Sotheby's International Realty.
Completed in 2018 and ideally located in Hillsboro Beach, which is midway between the metropolitan areas of Miami and Palm Beach, Playa Vista Isle is the only Ocean-to-lntracoastal Waterway estate on the entire Gold Coast to offer both 500± feet of private oceanfront beach as well as two deep-water docks.
With 11 bedrooms and 22 bathrooms, Playa Vista Isle's amenities include: the world's first private 3D-IMAX© in-home theater, a 20-car garage with secure tunnel access, 3,000± bottle wine cellar with individually-controlled temperature and humidity secured by biometric access with an adjacent tasting room, 4,500-square-foot heated infinity edge pool, a Jacuzzi perched 40 feet above the ocean featuring unobstructed panoramic views of the horizon, 13 water features including six waterfalls, and a putting green.
These unique features, among many others, establish Playa Vista Isle as oen of the most unique, premier properties in the entire country. Encompassing more than 58,000-square-feet, the property was carefully constructed using hand-selected finishes from around the globe highlighted with 22-karat gold leaf gilding. Playa Vista Isle was awarded the "World's Best Property”, “Best Residential Property-Florida”, and “Best Architecture Single Residence-Florida" by the International Property Awards.
Sean Murphy of Coastal Construction states, “Our client not only wanted a house with world-class finishes, he wanted a house built to last generations. At every stage of construction, no expense was spared. A house this size with the same spare-no-expense approach, ultra-high-end finishes, and over-the-top unique features like an IMAX theater, could easily have construction costs in excess of $100 million for the building itself.”
The property is a piece of structural art that cannot be replicated, which makes it very difficult to value and lends itself well to the Concierge Auctions platform.

Fort Lauderdale Will Soon Be Home to Cincinnati Bengals Running Back Giovani Bernard

Architectural firm Choeff Levy Fischman is designing its first project in Fort Lauderdale: a sprawling mid-century, modern home - with a tropical twist. The home was purchased by Giovani Bernard of the Cincinnati Bengals in April 2018, and is expected to be completed next summer.
The one-story, single-family residence sits on a pie-shaped 18,245 square-foot lot. It will feature four bedrooms, four bathrooms, a theater, pool, and 4,762 square feet of indoor space. The open layout design and floor-to-ceiling glass doors will emphasize South Florida’s indoor-outdoor lifestyle and the Tropical Modern design that Choeff Levy Fischman is known for.
Setting the tone for warm interiors, the architects are incorporating exposed, poured-in-place concrete, South American Ipe wood and smooth stucco to the walls, white Oak wood flooring throughout, and exotic stone in the bathrooms. The NFL player’s kitchen will boast matte gray acrylic cabinetry, quartz countertops and a custom backsplash.
Designed with South Florida’s top natural environmental challenges in mind, the residence will include onsite stormwater management, which will minimize the impact on the City’s stormwater sewer and will eliminate toxic runoff into the Bay. The residence is also built one foot higher than code requirements with a newly raised dock and seawall designed to address ongoing sea level rise. Additional green features implemented into the design include low-e glazing to minimize solar heat gain and glare, and a high-albedo roofing system and spray insulation to minimize heat transmission into the residence.
Choeff Levy Fischman is providing both the architecture and interior design for the residence.

Avra Jain and Dragonfly Investments Buy Another MiMo Motel
A partnership between Avra Jain and Dragonfly Investments, called Gold Dust 7700 LLC, just purchased a motel in the MiMo District – not far away from the Vagabond Hotel, also owned by Jain. Property records show they paid $6 million for Motel Blu at 7700 Biscayne Boulevard.
A partnership between Avra Jain and Dragonfly Investments, called Gold Dust 7700 LLC, just purchased a motel in the MiMo District – not far away from the Vagabond Hotel, also owned by Jain. Property records show they paid $6 million for Motel Blu at 7700 Biscayne Boulevard, a two-story, 60-unit building next to the cabaret nightclub Gold Rush. The deal breaks down to $100,000 per room.
Jain wrote that she and Dragonfly planned to enhance and renovate the hotel, and to modernize its name: Gold Dust. The partners financed the acquisition with a $5.5 million dollar loan from Continental Bank. Jain has been credited with leading new investment and preservation in the MiMo District, where she also restored the Vagabond Hotel and South Pacific Motel.
Jain says she was attracted to the aesthetics of the neighborhood and the historical designation many buildings have. Unlike many developers, she considers her local environment thoughtfully when investing to avoid disrupting residents who want to preserve the residential sentiment of their community.
"Sense of place is created by the people there, not the developers, so it's developers' responsibility to keep the placemakers around. I’m really sensitive to that," she says. Her restoration plans aim to improve existing structures, instead of capitalizing on a higher-density project. Despite the opinion of many residents that the city favors developers, many attempts of going vertical have not approved in MiMo.
MiMo refers to Miami Modern Architecture, a local style of architecture that advanced in South Florida throughout the post-war period. It is known as a playful response to the international architectural movements, that embraced the climate and booming resort industry in Miami at the time. MiMo’s themes of glamour, fun, and material excess can be observed in the Design District, Miami Beach, and Biscayne Boulevard.

Nukondo: Capturing the International Buyers Market in Miami
South Florida has and continues to be a hotbed for international buyers, according to the 2017 Survey conducted by the Miami Association of REALTORS. Foreign buyers purchased 15,400 residential units (between August 2016 - July 2017), totaling over $7.2 billion in sales in the Miami-Dade, Broward, Palm Beach, and Martin counties.
A new real estate tech company called Nukondo is attempting to capitalize on this market segment. Their app provides a platform for real estate developers and new construction brokers to stay informed on the latest luxury projects. It standardizes and distributes this information globally, so that buyers and their agents can decide which condominium is most suited for their needs.
After three months of beta-testing, Nukondo has successfully on-boarded 72 of the most prominent projects in Miami such as One Thousand Museum, Missoni Baia, and Turnberry Ocean Club, with over 10,000+ units in inventory. “Our app helps developers expose their projects globally 24/7, allowing them to speed up sales and cut marketing costs,” says founder Jorge Brugo. “Be informed when you’re searching for that special new condominium and make sound buying decisions.”
Nukondo exposes international buyers to the Miami and Florida markets and directs them to a condominium sales team. In Miami, these international buyers are primarily coming from:
1. Argentina: 15%
2. Venezuela: 11%
3. Canada: 11%
4. Colombia: 9%
5. Brazil: 8%
The company will move into its full release once user feedback and content curation have been finalized. The company plans to scale beyond its pilot market of Miami, into other major U.S. and international metropolitan cities.
