Terra and Turnberry To Begin Construction of Grand Hyatt Miami Beach After Locking Down $392 Million In Financing

Terra and Turnberry, two of South Florida’s leading real estate development firms, have secured $392 million in construction financing that will help advance the development of Grand Hyatt Miami Beach, an 800-room, 17-story property adjacent to the Miami Beach Convention Center.

Terra and Turnberry, two of South Florida’s leading real estate development firms, have secured $392 million in construction financing that will help advance the development of Grand Hyatt Miami Beach, an 800-room, 17-story property adjacent to the Miami Beach Convention Center. The financing was provided by TYKO Capital, a multi-billion-dollar commercial real estate private equity and private credit investment management platform, backed by Elliott Investment Management and led by Adi Chugh. With pre-construction sitework already completed, the financing paves the way for the project’s groundbreaking, with delivery slated for late 2027.

"With construction financing in place and strong public support behind us, we are eager to bring this landmark hotel to life," said David Martin, CEO of Terra, and Jackie Soffer, Chairman and CEO of Turnberry. "Grand Hyatt Miami Beach will fill a longstanding gap in Miami Beach’s hospitality offerings, elevating the conventions and events that come to our community while creating jobs, new revenue and economic impact."

Strategically located at 17th Street and Convention Center Drive, Grand Hyatt Miami Beach will provide seamless access to the newly renovated Miami Beach Convention Center. With resort-style amenities, the hotel will aim to serve as Miami Beach’s first major convention hotel adjacent to and connected to the Miami Beach Convention Center, enhancing the city’s ability to attract major national and international clients.

"Grand Hyatt Miami Beach is a game-changer for major meeting and event planners and a transformative addition to our convention center ecosystem,” said David Whitaker, President & CEO of the Greater Miami Convention & Visitors Bureau. “With an unmatched location seamlessly connected to the Miami Beach Convention Center and just steps from world-renowned Miami Beach, this hotel creates a one-of-a-kind experience for meeting planners and attendees alike. As a premier, year-round destination, Greater Miami is already a powerhouse for major events, and this addition solidifies our position as a top choice for high-profile conventions and meetings from around the globe."

“Miami Beach is an iconic, grand destination known for its dynamic energy, cultural richness and world-class hospitality, and we are thrilled to introduce our Grand Hyatt brand to this key leisure and business travel market,” said Pete Sears, Group President, Americas for Hyatt. “Grand Hyatt Miami Beach will work to seamlessly blend the destination’s colorful, vibrant spirit with the brand’s bold architecture, inventive restaurants and luxury accommodations. We look forward to offering guests and World of Hyatt members a new way to experience Miami Beach in a setting that will be as inspiring as the city itself.”

Designed by Arquitectonica’s Bernardo Fort-Brescia, the property will feature 12 floors of guest rooms, including 52 suites with sweeping views of Miami Beach, along with four floors of meeting and ballroom spaces that will complement the Miami Beach Convention Center’s event programming. Guests will be able to enjoy a resort-style pool deck with panoramic city views, a signature restaurant, lobby lounge and bar, as well as retail space designed to activate the street-level pedestrian experience. Additionally, a climate-controlled skybridge will provide seamless access between the hotel and the Miami Beach Convention Center, enhancing connectivity and convenience for event attendees.

The financing news comes on the heels of a $75 million grant that the development was awarded through the Miami Beach Redevelopment Agency in late 2024, underscoring its role as a critical economic driver for the region. The grant reflects strong public and private support for the hotel’s potential to enhance Miami Beach’s global competitiveness as a premier destination for meetings, conferences and events.

The development also plans to introduce new public spaces, pedestrian-friendly promenades, bike-sharing stations, and connectivity to public transit, aligning with Miami Beach’s broader sustainability and resilience goals while providing access to the city’s nearby Lincoln Road district.

Grand Hyatt Miami Beach has been years in the making, with plans for the hotel overwhelmingly approved by Miami Beach voters in 2018. The project is a key component of the city’s efforts to transform its Convention Center District into a more dynamic, walkable and economically vibrant hub.

Terra and Turnberry Tap Balfour Beatty As GP For Grand Hyatt Miami Beach Convention Center Hotel

Two of South Florida’s premier real estate developments groups, Terra and Turnberry, have selected Balfour Beatty as the general contractor for the new Grand Hyatt Miami Beach Convention Center Hotel. Located at the intersection of 17th Street and Convention Center Drive, the 17-story, 800-room hotel will serve as the central anchor of the Miami Beach Convention Center District

Two of South Florida’s premier real estate developments groups, Terra and Turnberry, have selected Balfour Beatty as the general contractor for the new Grand Hyatt Miami Beach Convention Center Hotel. Located at the intersection of 17th Street and Convention Center Drive, the 17-story, 800-room hotel will serve as the central anchor of the Miami Beach Convention Center District, steps away from the beachfront, hundreds of shops and restaurants along Lincoln Road, the New World Center, the Bass Museum, and the Fillmore Miami Beach. Early site work at the property is now underway, with vertical construction anticipated to start this year and be completed in 2025.

“A project of this magnitude and significance requires the best in-class team and we are thrilled to have Balfour Beatty onboard leading the construction efforts,” said developer David Martin, CEO of Terra, and Jackie Soffer, Chairman and CEO of Turnberry. “The firm’s extensive experience pioneering new technologies and transforming communities through smart infrastructure aligns with our goal to deliver a hotel that will transform the City’s convention center campus into one of the most desirable meeting and convention destinations in the world.”

Headquartered in Dallas with full-service offices throughout the U.S., Balfour Beatty is a leading commercial construction company with a portfolio of high-profile projects including terminal expansion projects at Jacksonville International Airport, Florida International University Student Academic Success Center, the W hotel in Fort Lauderdale, Loews Sapphire Falls Resort at Universal Orlando, Paseo de la Riviera in Coral Gables, and Greater Fort Lauderdale Broward County Convention Center among others.

“This is a beacon development for Miami Beach,” commented Scott Skidelsky, Balfour Beatty president in the Southeast. “Balfour Beatty’s national operations started its roots in South Florida and being a part of the community is a point of pride for our company. Being chosen to construct this icon project means the world to our project team who are some of the best builders in the industry and they are all so excited to work with our stakeholders to make this an incredibly successful build experience.”

Development of the Grand Hyatt comes as Miami Beach and South Florida solidify their position among the world’s most visited destinations. According to a recent report by the Greater Miami Convention & Visitors Bureau, 15.9 million overnight visitors and an additional 8.3-million-day visitors totaling 24.2 million came to the area in 2021, matching the total volume of tourists seen pre-pandemic in 2019. Furthermore, visitor spending rebounded, and tourists spent an estimated $19.2 billion, an increase of 8% over 2019. In 2022, Miami-Dade County hotel occupancy from January through October was up 10% over the previous year, a total of 72.2% occupancy – the sixth-highest occupancy in the country in major markets – with an average daily rate of $251, which is 18.8% higher than 2021.

“The Grand Hyatt Miami Beach will be a great addition to the local hotel landscape,” said Wendy Kallergis, President & CEO of the Greater Miami and the Beaches Hotel Association. “Miami Beach has a broad range of hotel options – from luxury brands, meetings, leisure, independent and boutiques – but there has long been a need for a conference hotel that maximizes the impact of the newly-renovated Convention Center. The Grand Hyatt’s 800 rooms will meet this demand, and it comes at a time when meeting planners around the world are looking at Miami Beach for their upcoming conferences, conventions, and trade shows.”

The 17-story Grand Hyatt Miami Beach will include 12 floors of guest rooms and 52 suites offering views of Miami Beach, four floors of meeting spaces and ballrooms that will complement the Convention Center, a resort-style pool deck with panoramic views, a signature restaurant, lobby lounge and bar, and limited retail space that will activate the district at street level. An elevated skybridge will enable event attendees to move freely between the hotel and Convention Center in a climate-controlled, art-filled corridor.

Grand Hyatt Miami Beach will be designed by internationally acclaimed architect Bernardo Fort-Brescia and his firm, Miami-based Arquitectonica. The team also includes Stonehill Taylor, a New York City based hospitality-focused architecture and interior design firm in charge of designing the hotel’s interior lobby and lounges, ballroom, meeting and hotel rooms, and all common areas; EoA, a local architecture, interior design and landscape firm tasked with designing the pool deck hospitality features of the hotel; and Arquitectonica GEO, who will lead the creation of the pedestrian promenades and landscapes.

As part of the improvements to the area, the nearby Fillmore Miami Beach at Jackie Gleason Theater is also receiving renovations to its back of house areas. The theater, which is owned by the City of Miami Beach and managed by Live Nation, was once home to “The Jackie Gleason Show” and remains one of the most beloved cultural venues in Miami Beach. These renovations will ensure the iconic institution will have the ability to continue to present music, theater and dance to the expanding community of the Convention Center district.

The Grand Hyatt Miami Beach project also includes landscaped pedestrian promenades on surrounding streets, bike sharing stations, connectivity with public transit routes, dedicated ridesharing pick-up and drop-off zones, and direct access between the Convention Center and Lincoln Road. The project’s resiliency and sustainability measures include storm water management and reuse, flood risk mitigation, and the use of solar power – all of which are designed to ensure operational continuity during weather events.

Voters Approve Privately Funded Miami Beach Convention Center Hotel

In the highly anticipated election on Tuesday night, Miami Beach residents approved the construction of an 800-room convention center hotel. The referendum needed a 60 percent vote in order to lease public land from the city and passed at 64 percent in its third attempt to bring a headquarter hotel to Miami. The hotel will be built on a city-owned parking lot adjacent to the newly renovated convention center.

The previous attempt in 2016 failed due to concerns over the size, originally twice as large as the current proposal, and traffic congestion. The tourism bureau estimates Miami Beach lost at least $250 million in economic revenue over the last several years because it was unable to accommodate larger scale conventions.

South Beach resident Andres Montejo, 43, said that the convention center hotel was one of the issues that drove him to the polls. Montejo, a businessman who travels frequently for work, said that the other cities he visits already have hotels connected to their convention centers.

“A convention center is great, but without a hotel it’s just another convention center,” he said after casting his ballot at Miami Beach Senior High School. “Anybody that travels ... you know that’s how the game works. It’s like that all over the world.”

Other residents, annoyed with the constant flow of construction and resulting noise and traffic in the area, decided to vote against the hotel.

The hotel will connect to the convention center via a pedestrian bridge and include a 53-foot podium containing parking, meeting spaces and ballrooms as well as two 185-foot-tall wings of hotel rooms. Voters authorized the lease and the construction of an 800-room hotel with a maximum height of 185 feet, but specifics of the hotel design will be evaluated by the city’s Design Review Board at a later date.

The group behind the proposal — Turnberry’s Jackie Soffer, Terra Group’s David Martin, Miami Design District developer Craig Robins and architecture firm Arquitectonica — emphasized that the hotel would be roughly 100 feet shorter than the previous proposal and include six times more space for cars to queue on the property so that they don’t spill onto the street.

“This is the right project for our city at the right time, and Jackie, Craig and I look forward to working with the community to deliver a hotel that will make Miami Beach proud,” said developer David Martin.

On a related ballot item, residents voted to earmark the guaranteed hotel rent payments for traffic reduction measures, stormwater projects and education initiatives, rather than sending the money to the city’s general fund where it could be used for a broader range of expenses.

According to the terms of the lease agreement, the hotel will have to pay Miami Beach either fixed rent totaling $16.6 million over the first 10 years or a percentage of hotel revenue, whichever is greater. Miami Beach estimates that the city will also collect $96 million in taxes from the hotel over the next 30 years.
