South Florida COVID-19 Update (Last Updated: 3/23/2020)
Unfortunately there is just no avoiding it, COVID-19, also known as the Coronavirus is here in Miami and spreading. The Cities of Miami Beach and Fort Lauderdale addressed the public regarding new measures taken due large spring break crowds and ongoing concerns over COVID-19 outbreak.

All U.S. Citizens traveling around the world should return home ASAP or be prepared to stay abroad for an indefinite period. (3/19/2020)
Continue to check back for updates to below as we continue to track COVID-19 across South Florida:
Unfortunately there is just no avoiding it, COVID-19, the deadly strain of Coronavirus is here in Miami and spreading. Across the United States, social distancing has become a top priority in the government’s efforts to slow down the spread of the virus. COVID-19 spreads through droplets that can extend out six feet from the body via cough or sneeze. The White House has advised the public to avoid gathering in groups of more than ten people and has asked municipalities where the virus has spread to close public places such as bars and restaurants.
The Cities of Miami Beach and Fort Lauderdale addressed the public regarding new measures taken due to large and rowdy spring break crowds and ongoing concerns over COVID-19 outbreak. Miami Beach is closing beaches, limiting hours at restaurants and has enforced a curfew that will be going into effect in Miami Beach's entertainment district starting at 10 p.m.
“It simply can’t be business as usual in our City,” said Miami Beach Mayor Dan Gelber. “COVID-19 is a threat as much here as anywhere. We simply cannot endure these kinds of gatherings and crowds. Our measures are intended to send a clear message that Spring Break is cancelled and that everyone, even young people home from school, need to embrace these health and safety concerns. We are proud of our hospitality industry, and concerned with the toll it will have on our businesses and workers but we cannot elevate those concerns above very real health risks.”
“I want to be clear, this isn’t an overreaction, but a way to stop further cases of COVID-19 in our community,” Fort Lauderdale Mayor Dean Trantails said. “We must all do our part to save the lives of our residents, visitors and first responders.”
Remember, the majority of infections are mild. 81% will experience flu-like symptoms, 14% will experience severe symptoms and only 5% will need intensive care. The mortality rate is below 3%. The most important thing you can do is think about the others that you may affect if you become a carrier. If you suspect you have been exposed to someone with the virus or are showing symptoms, then you should self-quarantine yourself immediately for 14 days. You should limit your exposure to the elderly or those with pre-existing conditions. Governor Ron DeSantis previously acknowledged that Florida is experiencing "community spread," so taking the time to limit your exposure to others will help keep you healthy, others healthy and curb the nations growing public health crisis.
"It is a very uncertain time, especially in the real estate world. You having so many moving parts, whether it is lost time and rising construction costs in development or commission based pay many that realtors rely on getting held-up as society grinds to a halt," said Demetri Demascus, Editor of PROFILEmiami and a local real estate investor, developer and broker. "Everything is a chain reaction. If tenants cannot pay their rent, will a landlord be able to pay their employees or their own bills? We have to be extremely cautious about how we proceed across all aspects of life and business right now.”
While many businesses with lots of interaction between the staff and customers have had to shutter for the time being in order to protect customers and employees, in other cases, local business’ have been taking measures to keep business as usual while also keeping their office and employees safe, sanitary and healthy.
"We are monitoring the Coronavirus situation closely, and will continue to do so as the situation evolves. In the meantime, we have asked our team to put their health and safety first as not only will this help keep our team safe, but our families as well. We have also asked for all non-essential travel plans to be delayed, all team-members to practice good hygiene, stay home if they are sick and we have increased sanitization frequency of our office," said Jacques Bessoudo, Managing Partner of Galium Capital, a Miami-based Private Equity group focused on investing in commercial real estate.

Galium Capital Closes On Palm Square Retail Center In Pembroke Pines For $20.475 Million
Galium Capital, a Miami-based private equity firm, has closed on Palm Square, a 77,621 SF shopping center in Pembroke Pines, Florida. The sales price was $20.475 million and the closing was overseen by Institutional Property Advisors (IPA), a division of Marcus & Millichap (NYSE: MMI).
“Palm square is a true service-oriented neighborhood retail center located in one of the most sought-after markets in South Florida” said Jacques Bessoudo of Galium Capital. “Buying un-anchored “e-commerce proof” retail assets in sound markets is an investment thesis we feel strongly about, and are very excited about this latest acquisition”
Palm Square has more than 600 linear feet of prime retail frontage along Pembroke Pines’ a main retail corridor, Pines Boulevard, and over 160,000 people live within a three-mile radius. Tenants include Dunkin’ Donuts, KFC, Sherwin-Williams, and Goldfish Swim School. The property was built in 1987 on eight acres.
“Palm Square is service-oriented, unanchored retail strip center that at the time of the sale was 96% occupied by free-standing national tenants and prominent inline lessees,” said Jean-Baptiste Ramet of Marcus & Millichap’s Miami office. “The property is positioned within a thriving Broward County submarket just two blocks from the Pembroke Pines City Center and in the midst of newly completed and proposed multifamily, retail and mixed-use development.”
Ramet, Kirk D. Olson, and Drew A. Kristol, IPA senior directors, represented both the seller, Bar Invest, a Miami-based private investment group and the Buyer, Aventura-based Galium Capital. Galium Capital manages over $350 million of commercial property comprised of multifamily, office, and retail product across different national markets. Palm Square is their second retail acquisition in Florida, after The Shoppes at Lake Mary (101 N. Country Club Dr.) was purchased in early 2018. Galium Capital is led by Jacques Bessoudo and Iser Rabinovitz.
Terra Closes on $91 Million Refinancing For Pines Garden at City Center Apartments in Pembroke Pines
Terra, a South Florida-based residential and commercial development firm, has closed on $91 million in financing for its newest multifamily community, Pines Garden at City Center in Pembroke Pines. The firm secured the loan through an affiliate of Mack Real Estate Group.
Terra, a South Florida-based residential and commercial development firm, has closed on $91 million in financing for its newest multifamily community, Pines Garden at City Center in Pembroke Pines. The firm secured the loan through an affiliate of Mack Real Estate Group. With approximately 40% of its apartments already leased just three months after opening to residents, Pines Garden at City Center is Broward County’s latest example of suburban mixed-use development combining retail and residential uses within one pedestrian-friendly property. Located at 10400 Southwest City Center Boulevard, the recently completed 387-unit luxury rental development is part of Pines City Center, a 47-acre master-planned village featuring approximately 300,000 SF of lifestyle-oriented retail, entertainment and restaurant space including to Publix, Cooper’s Hawk, Outback Steakhouse, West Marine, BurgerFi, Smoothie King, Bento Café, Halal Guys, UFC Gym and a movie theater.
“Our ability to close this significant loan reflects the early leasing success we’ve experienced at Pines Garden, the significant demand for luxury rentals in Pembroke Pines, as well as the strong relationship between Terra and Mack Real Estate Group,” said David Martin, president of Terra. “Our team created a master plan comprising high-end rental homes and lifestyle-centered retail that will service the community’s tenants as well as surrounding residents. The result is a condensed area of development that is introducing a new amenity for Pembroke Pines and maximizing value for the neighborhood.”
Pines Garden at City Center offers one- to three-bedroom garden apartments and two- or three-bedroom townhouses covering 651 to 1,491 SF of living space, as well as private balconies and terraces. Modern-designed residences are equipped with stainless steel appliances and quartz countertops, and protected by hurricane-grade, impact-resistant windows. High ceilings, extra-wide baseboards, custom cabinetry and designer fixtures exhibit an attention to detail usually reserved for custom-built homes. Monthly rents begin at $1,645 for a one-bedroom apartment; $1,795 for a two-bedroom apartment; and $2,256 for a three-bedroom apartment. Two- and three-bedroom townhouses range from $2,475 to $2,845 per month.
Amenities include a two-story Pines Garden Clubhouse, the social center of the neighborhood, which features a state-of-the-art fitness center, children’s playroom and game room, resort-style pool, co-working lounge and coffee bar, outdoor cooking area and other recreational options. There’s a gazebo, a life-size chess board, a dog park, and play spaces that include an enclosed tot-lot area. Gated for privacy and security, Pines Garden offers the beauty and serenity of a nature preserve within walking distance of the urban conveniences of Pines City Center.

Terra has launched leasing at its newest luxury rental development, Pines Garden at City Center, ahead of opening to residents this month. The 387-unit residential community is part of Pines City Center, a 47-acre master-planned village rising within the city of Pembroke Pines. Located just off Pines Boulevard, the two phases of Pines City Center will comprise approximately 300,000 total square feet of lifestyle-oriented retail, entertainment and restaurant space alongside residential apartments. Monthly rents at Pines Garden begin at $1,645 for a one-bedroom apartment; $1,795 for a two-bedroom apartment; and $2,256 for a three-bedroom apartment. Two- and three-bedroom townhouses range from $2,475 to $2,845 per month. Apartments at Pines Garden at City Center are ready for occupancy as of April 2019.
“Pines City Center is a good example of how underutilized land can be brought to life through carefully-planned development that contemplates the right mix of uses,” said David Martin, president of Terra. “In this case, our team created a master plan comprising of high-end rental homes and lifestyle-centered retail that services the community’s tenants as well as surrounding residents. The result is a condensed area of development that is introducing a new amenity for Pembroke Pines and maximizing value for the neighborhood.”
Pines Garden has been designed to be distinctively different from typical residential destinations with a stunning tropical ambience highlighted by lush mature landscaping and contemporary, plantation-influenced architecture. Modern-designed residences will be equipped with stainless steel appliances and quartz countertops, and protected by hurricane-grade, impact-resistant windows. High ceilings, extra-wide baseboards, custom cabinetry and designer fixtures exhibit an attention to detail usually reserved for custom-built homes.
Gated for privacy and security, Pines Garden will offer the beauty and serenity of a nature preserve within walking distance of the urban conveniences of Pines City Center.

KoDA (Kean Office for Design and Architecture) is a Miami Beach-based practice designing with ambition for its clients and optimism for the world. KoDA architects and designers are experts in connecting architecture with nature and finding radical solutions to sea-level rise and other environmental concerns. Led by Principal and Founder Wesley Kean, the award-winning KoDA uses analysis and research to inform the design of highly distinctive buildings, landscapes, interiors and experiences. KoDa is bringing nature into the workplace for the design of the new headquarters for Aviation Resource Group, a company that provides a unique portfolio of aviation services. Located in Dania Beach, KoDA’s design breaks from corporate tradition and creates a space that promotes productivity, collaboration and well-being.
“Research shows that incorporating nature within workplace design improves employee productivity, health, and well-being. Aviation Resource Group’s new office building reexamines the importance of enjoying time spent in the workplace,” said KoDA Principal and Founder, Wesley Kean.
“KoDA took the time to understand our business and our needs, and that is completely reflected in the design they have created for our new space,” said Aviation Resource Group Founder and CEO, Milan Rakic. “We immediately fell in love with the way the indoors and outdoors blend together, and we’re excited to see our office come to life.”
The design of the 3,300 SF building connects and enhances the abundance of existing sub-tropical landscape. A combination of Gumbo Limbo trees and century-old Oaks contrast the building’s rigid, steel structure. Contained within two horizontal planes, KoDA designed various functions of the space around a central courtyard, which allow for maximum daylight, transparency, and visual connectivity throughout. The building’s outdoor spaces are activated through a combination of private and public functions including an entry plaza for special events and sequestered gardens, which serve as break-out areas for a collaborative work environment. KoDA enclosed the building’s private offices within darkened wood-clad volumes, while the public areas like the kitchen and reception are defined by expansive glass walls. The design also features screens made of re-purposed helicopter rotor blades that divide the open workspaces.
“Green elements were incorporated from the inside out to truly create a sustainable building that serves staff and the environment,” added Kean. “The result will be a building that exemplifies what celebrating nature in design means for both well-being and productivity in the workplace.”
