Developers Lionheart Capital, Leviathan Development, and Well Duo, is set to further transform the Miami Design District with the introduction of MIRAI Design District at 4200 NE 2nd Avenue designed by Kengo Kuma and Associates. This groundbreaking mixed-use development, which will be super-star Architect Kengo Kuma first mixed-use project in the United States.

A consortium of three visionary developers, Lionheart Capital, Leviathan Development, and Well Duo, is set to further transform the Miami Design District with the introduction of MIRAI Design District at 4200 NE 2nd Avenue designed by Kengo Kuma and Associates (KKAA). This groundbreaking mixed-use development, which will be super-star Architect Kengo Kuma first mixed-use project in the United States. promises to redefine elegance and simplicity in architectural design and become another world-class draw for Miami.

MIRAI, the Japanese word that signifies “the distant future,” emphasizes the forward-thinking and innovative nature of this project. MIRAI is set to create a luxurious and uncluttered lifestyle in the heart of the city, where refined design and prime positioning come together to offer a sophisticated shopping retreat.

The project will break ground in Summer 2024 with completion by the end of 2025. Critically acclaimed landscape architecture firm Island Planning Corporation, led by Nathan Browning, has been enlisted to envision complementary greenscapes, along with celebrated Italian lighting company, Viabizzuno, who will oversee lightscapes. This all-star design team has been recruited to ensure a harmonious fusion of natural elements and cutting-edge technology.

“MIRAI Design District will be an architectural masterpiece with world-class allure, offering a distinctive fusion of boutique luxury retail and exceptional workplace environments,” said Allison Greenfield, Principal of Leviathan Development and Chief Development Officer at Lionheart Capital. “We aim to re-awaken a sense of discovery in the retail experience; emphasizing a unique, curated shopping experience housed in a structure with the same philosophy. MIRAI Design District is more than just a building; it's an invitation to immerse yourself in meaningful design that connects seamlessly with the vibrant future-forward energy of the Miami Design District and the City itself. It will be another distinctive stamp on the future of architecture in this electrifying city.”

Looking to attract bespoke and high-street retail brands with design excellence, the mixed-use development will have a ground floor with 17 modular retail units, totaling approximately 15,500 rentable square feet. Modular units can be combined with ease for larger footprints or remain singular for an individual brand experience. Almost all retail bays have “corner” conditions. The developers are aligning with the global trend favoring boutique-like spaces in the retail landscape. The second and third floor will feature four commercial units, offering approximately 41,000 square feet, and will be geared towards businesses looking for trophy office locations in a highly designed building.

"For me, architecture is a canvas, a medium to create liberating spaces with essential walls and columns, inviting people to traverse and dream. Inspired by the energy and natural beauty of Miami, MIRAI embodies the harmonious blend of Japanese traditions and the intricate tapestry of old-world architecture,” said Kengo Kuma. “The purpose of MIRAI is to fashion a space that not only frames the natural tropical elements of Miami but also harmonizes seamlessly with its surroundings. It's about providing a haven that exudes tranquility and comfort, inviting all who visit and inhabit to partake in the essence of the vibrant city—a sanctuary where dreams can take flight amid the lush beauty of Miami.”

Kuma's designs, known for merging architecture and nature, extend beyond the physical structure, incorporating greenery, pedestrian passages, and a living rooftop. The building integrates tech-savvy and sustainable features, offering high-tech lobbies, operable windows, VRS systems, and a living green roof adorned with solar panels.

Inspired by Japanese aesthetics and local Floridian landscapes, a lush central garden invites tenants and visitors to engage in an al-fresco cultural experience, creating a vibrant social scene. Situated at the north-east corner of the Design District, MIRAI Design District bridges commercial and residential areas, embracing the pedestrian-oriented nature of the District. With convenient access to the major highway I-95, easy commute to Miami International Airport and private jet charters leaving Miami-Opa Locka Executive Airport, the development offers a seamless connection to the city's pulse in Downtown, Brickell and Miami Beach.

MIRAI Design District will not just be a building; it will be a destination within Miami’s cultural core and an extension of Miami’s Design District (MDD). Tenants will be a part of ultra-luxury retail, captivating architecture, art galleries, and Michelin-starred restaurants.

“Our vision for the Miami Design District has always been to create a destination that would inspire architects and developers who share our passion for thoughtful design and celebrate our city’s tropical identity," said Craig Robins, CEO of DACRA. “MIRAI Design District brings the depth and modernity that is a signature of Japanese design. We are pleased to welcome this brilliant team to the Miami Design District.”

The boutique carries an expanded offering of men’s products including shoes, ready-to-wear, luggage, small leather goods, and eyewear. Customers will discover the House’s signature travel offering, Gucci Valigeria, as well as lines presented alongside the Cruise collection.

Guests are warmly welcomed by the building’s green and white façade, distinguished by a mono-hued motif which elegantly frames the House’s logo. The design of the interiors is equally refined and reference details from the House’s collections, as the dual-colored marble flooring echoes the façade through its discreet palette and geometric shapes. Soft rich fabrics in lighter tones adorn the walls, harmoniously complementing the ivory boiserie, which acts as a delicate backdrop to the items on display. The use of clean lines and an understated palette adds to the environment’s polished and subtle charm.

Envisioned to make guests feel at home, the store is framed with built-in displays reminiscent of walk-in closets while newly designed racks with an art-deco mesh metal pattern gracefully accommodate diverse product categories. Gucci Décor velvet armchairs and leather sofas are combined with shaggy moss-green, wool monochrome rugs and placed throughout to create intimate corners. Major Food Group and Kith have partnered once again for the first-ever U.S.-based outpost of Kith for Sadelle’s in Miami Design District. Sadelle’s, Major Food Group’s enduringly popular all-day dining institution that originated in New York, is now open to the public on the second floor of Kith’s new Miami Design District flagship. Kith and Major first collaborated on Sadelle’s at Kith Paris before expanding the brand with the Miami opening. A lifestyle as much as a restaurant, Sadelle’s has also teamed up with Kith to release a limited edition Capsule Collection featuring a selection of Sadelle’s X Kith branded apparel exclusive to the Miami Design District location.

The Sadelle’s concept, which first opened in downtown Manhattan in 2016, is a breakfast-centric haven, power-lunch hotspot, and energetic dinner destination all in one. Named after MFG Co-Founder Jeff Zalaznick’s great grandmother, the New York-inspired restaurant attracts a worldly clientele in search of leisurely sophistication and some of the best bagels in America, among many other signature dishes.

The Miami Design District location features white-washed ash walls with picture frame molding which are met by a checkerboard floor, fluted ming green counter, and fluted Carrara marble header, creating a space that is both polished and inviting.

Kith for Sadelle’s Miami offers the restaurant's signature menu items including its infamous brunch. Guests can look forward to quintessential Sadelle’s classics: bagels, sliced-to-order House Salmon, chopped salads, and world-famous French Toast and Blueberry Pancakes, but it will also offer a variety of exclusive specialty breakfast sandwiches that pay homage to popular NYC ‘deli-style’ sandwiches culture. The sandwich menu is available only at the bar counter, and features three sandwiches served exclusively at Sadelle's in Kith Miami Design District: The Spicy Hash – over-medium egg, crispy hash brown, and roasted pepper on a kaiser roll; LEO – salmon, egg, onion, and cream cheese on a bagel; and "BLT" – bacon, tomato, and Sadelle's signature coleslaw. Other notable menu highlights include a variety of cocktails, wine and beer, coffee, and more.

As a commemoration of its official opening, Kith and Sadelle's have collaborated on a capsule collection exclusively for their newly opened location at Kith Miami Design District. The apparel and accessories collection features the beloved all-day dining institution’s logo and vintage American diner-inspired colorway with a signature Kith twist, paying tribute to their new home in Miami. The Sadelle's x Kith capsule collection includes a trucker hat and a range of crew necks, hoodies, and t-shirts, with prices ranging from $50 to $165 USD available exclusively for in-store purchase.

Sadelle’s is a modern ode to New York’s classic tradition of all-day dining. Since opening its first location in the heart of SoHo in 2016, the brand has reached iconic status thanks to its urbane, celebratory atmosphere and a menu of hits, including some of the best bagels served anywhere. Among its many accolades, Sadelle’s was named an essential brunch destination by Harper’s BAZAAR and Cosmopolitan, and its sticky buns were ranked one of the Best Dishes of 2015 by The New York Times. Sadelle’s currently has outposts in New York, Las Vegas, Miami, and Paris, with Dallas and Miami Beach’s Lincoln Road location to follow.

In the span of a decade, MFG has grown into one of the most acclaimed hospitality groups in the world. They have pioneered a celebratory style of dining at such iconic restaurants as CARBONE and The Grill, forged groundbreaking partnerships with leading designers and luxury brands, and opened The Ludlow Hotel in Manhattan and The Newbury Boston. Since 2020, the company has expanded into several markets, from South Florida to Paris, while exploring new ventures like the private membership venue ZZ’s Club in Miami and The Crown Club at Brooklyn’s Barclays Center. In addition to building renowned restaurants, MFG is proud of its support of various social causes and its lasting partnership with the Robin Hood Foundation, one of New York City’s most important forces in the fight against poverty. To date, MFG has been awarded a total of 18 stars from The New York Times and three from the Michelin Guide. MFG’s businesses are located in New York City, Miami, Boston, Las Vegas, Hong Kong, Paris, and Tel Aviv. Established in 2011, Kith is both a multifunctional lifestyle brand as well as a progressive retail establishment.

Kith has opened its second Miami location in Miami Design District, including Miami’s inaugural Sadelle’s at Kith restaurant with Major Food Group and a standalone Kith Treats store. This new store is two stories and will carry Kith’s in-house and multi-brand ready-to-wear, accessories and footwear offerings for men, women and kids. Established in 2011, Kith is both a multifunctional lifestyle brand as well as a progressive retail establishment. Kith offer an array of premium products, ranging from their own in-house label to a highly-curated luxury selection of multi-brand apparel and footwear.

The Kith Miami Design District concept mirrors that of Kith’s signature retail designs, transposed against details that embody modern elements the Miami neighborhood is known for. With this retail expansion Kith continues to offer its customers a unique shopping experience reflective of the location’s environment.

The brand’s quintessential neutral color palette is juxtaposed alongside vibrant shades of green, incorporated through the interior landscape design as a small nod to Miami’s natural beauty. Santa Margherita Rosa Perlino, Perlato Royal and Carrara marble floors and structures are woven alongside wavy fluted plaster, birch wood, brass and painted gypsum throughout both floors. The result is a sophisticated atmosphere that is light and expansive, as designed by Kith’s Founder and Creative Director Ronnie Fieg.

“Evolving and expanding our spaces with tact is as challenging as it is motivating. Each store must feel completely unique while retaining the red thread that runs through all of our flagships. Our new Miami Design District location feels like a true notch in our timeline. It marks our first standalone Kith Treats bar, as well as our first US Sadelle’s at Kith restaurant. After opening our first one in Paris with Jeff and Major Food Group a few years ago, I’m excited to bring our partnership to Miami.” - Ronnie Fieg, Founder and Creative Director, Kith.

Upon entering, a circular structure centers the space separating the menswear from the womenswear. A deep hallway of changing rooms with birch paneled walls and ceilings is located at the rear of the showroom. Floor to ceiling windows flood the staircase with natural light, providing strong visual contrast against the white floating steps that connect the main level to the second floor. Once upstairs, customers are met with ribbed fabric walls across the expansive circular shoe room, providing a moment of warmth against the otherwise minimal design.

Further into the second floor is Sadelle’s at Kith bringing Major Food Group’s renowned New York restaurant to the Miami Design District. Kith and Major first collaborated on Sadelle’s at Kith Paris before expanding the brand with the Miami opening. White washed ash walls with picture frame molding are met by a checkerboard floor, fluted ming green counter and fluted Carrara marble header, creating a space that is both polished and inviting. Sadelle’s at Kith Miami will offer the restaurant's signature menu items including its infamous brunch.

"Major Food Group and Kith's partnership developed naturally out of mutual respect and our shared New York DNA. Our first collaboration launched in Paris, and we couldn’t be more proud to bring our beloved Sadelle's to our new home in the Miami Design District.” Said Jeff Zalaznick, Major Food Group Co-Founder.

In addition, Kith introduces the brand's first permanent standalone Kith Treats outpost, located directly across the street from Kith’s retail location, at 84 NE 41st Street. A circular bar of Rosa Portugalo marble centralizes the 1,000 square foot space against Carrara marble barstools and stainless-steel accents, highlighted by Kith Treats’ discernible parlor-style cereal canister wall. The location will serve new exclusive Signature Specials created by friends and family of Kith, and for guests seated at the counter, an extended menu of original Belgian waffle offerings with custom Kith branding. The space will also stock the brand’s global inline apparel capsules.

Kith was founded by Ronnie Fieg, a prominent figure in the footwear industry, who has over twenty years of hands-on experience. Conceptualizing Kith as an extension of himself, Fieg seeks to shift the current landscape of fashion, while operating under a personal philosophy of giving the consumer more than what they pay for.

To celebrate the opening, Ronnie Fieg and ASICS reprise their long-standing partnership by introducing the GEL-LYTE III Remastered – Super Yellow. A return of the exact dimensions featured on the inaugural pair that Fieg introduced in 2007 when he began his partnership with the brand. The silhouette features original key GEL-LYTE III elements including a nubuck upper, split tongue and the classic form stripes that the brand is known for in a suede orange execution. The duo also brought back the original ASICS box and hang tags.

The Ronnie Fieg for ASICS GEL-LYTE III Remastered – Super Yellow will commemorate the opening of the Kith Miami Design District flagship. It will launch later at Kith’s international locations as well as Kith.com & EU.Kith.com.

Kith Miami Design District is located at 69 NE 41st Street Miami, Florida 33137.

In keeping with tradition, on Saturday night, the Miami Design District then rolled out the event's signature red carpets in preparation for the weekend’s main attraction, taking place on Sunday.

The red carpet served as a magnificent backdrop for the world-class, hand-picked automobiles, as collectors and enthusiasts witnessed real-time, official judging; explored an unmatched, historical display of Lamborghinis on 39th Street - a nod to the Italian manufacturer’s 60th Anniversary; and discovered an unforgettable display of Hypercars from Pagani Automobili as they celebrated their 25th Anniversary along with Czinger Vehicles, as they presented the 3D printed 21C.

“Miami Concours is an incredible platform for luxury cars, presenting some of the most coveted rarities in automobile history. Each year, this weekend unites the community and devout car enthusiasts from all over the world for the shared appreciation of remarkable craftsmanship. I can’t imagine a more fitting destination than the Miami Design District to host this spectacular weekend,” says Craig Robins, President and CEO of Dacra.

Judging was led by Mark Moskowitz MD (Board of Directors of Carolina Motorsports Park and Vice Chairman of the Board of Directors of The Motorsports Hall of Fame of America), Miami Concours showcases superlative examples from Aston Martin, Lamborghini, Ferrari, Pagani, Maserati, Jaguar, Ford, BMW, Bentley, Rolls Royce, Porsche and Mercedes-Benz.
