Prosper Group and Versluys Group Announce $650M Ultra-Luxury Tower on the Miami River

Prosper Group partners with Belgium’s Versluys Group to develop a $650M ultra-luxury waterfront tower on the Miami River in Brickell, marking Versluys’ U.S. debut and reinforcing global demand for Miami’s luxury real estate.

Prosper Group, a Miami-based real estate development firm, has partnered with Belgium’s Versluys Group, one of Europe’s leading luxury property developers, to deliver a $650 million waterfront residential tower on the Miami River in Brickell, the city’s financial district. The collaboration marks Versluys Group’s official entry into the U.S. market and adds another world-class project to Miami’s expanding skyline.

The development will rise 60 stories across three prime parcels — 99 SW 7th Street, 66 SW 6th Street, and 625 SW 1st Avenue — which Prosper Group acquired earlier this year. Plans call for 158 ultra-luxury residences with over 300 feet of direct river frontage, offering residents a blend of urban sophistication and waterfront living. Delivery is anticipated for 2028.

“We’re honored to partner with Versluys Group, led by CEO Bart Versluys and COO Peter De Decker, whose century-long legacy of craftsmanship aligns perfectly with Prosper’s forward-looking vision for Miami’s next great waterfront address,” said Jay Roberts, CEO of Prosper Group.

Founded in 1908, Versluys Group brings more than a century of development expertise to the joint venture. The firm is known across Belgium and the Netherlands for its luxury coastal projects that pair refined European design with meticulous attention to detail. Versluys also completed the full renovation of La Réserve, a five-star superior hotel in the exclusive seaside town of Knokke-Heist, recognized as one of Belgium’s most prestigious hospitality destinations.

“That Versluys Group was selected from a range of internationally renowned developers is no coincidence,” said Bart Versluys, CEO of Versluys Group. “Since 1908, uncompromising quality standards, unmatched attention to detail, and a deeply rooted customer focus have formed the foundation of our company—values that align seamlessly with Prosper Group’s vision.”

Peter De Decker, COO of Versluys Group, added: “Jay Roberts and his exceptional team mirror our passion for innovation and our commitment to excellence. Having explored the Miami market, I’ve witnessed firsthand the extraordinary energy and momentum of this city. Together, we’re uniting European finesse with American drive to create something truly remarkable.”

Situated along the Miami River, the development will combine walkability, waterfront access, and connectivity, placing residents within steps of Brickell City Centre’s retail and dining destinations and minutes from Biscayne Bay’s boating and yachting lifestyle. The site also offers easy access to I-95, Miami International Airport, and Brightline, providing seamless mobility throughout South Florida and beyond.

Sawyer’s Walk, the largest mixed-use development in the historic community of Overtown, recently opened its retail section, marked by the launch of a 50,000-square-foot Target store. Over the next several months, additional major retailers are set to open, including Burlington, Five Below, Aldi supermarket, and Ross Dress for Less.

The 1.5 million-square-foot Sawyer’s Walk complex includes 578 residential units, primarily housing low-income seniors, as well as 175,000 square feet of retail space, a 25,000-square-foot public plaza, and 130,000 square feet of office space. MSC Group has secured the office space for its new North American headquarters, anchoring the development at 249 NW 6th St. The project was spearheaded by SG Holdings, a partnership between Swerdlow Group, SJM Partners, and Alben Duffie.

Among the new retail spaces, Burlington is scheduled to open in October with a 38,000-square-foot store. A 25,000-square-foot Aldi and a 10,000-square-foot Five Below will follow in November, while Ross Dress for Less is expected to open in March 2025.

Sawyer’s Walk was developed as a public-private partnership in collaboration with the City of Miami’s Southeast Overtown/Park West Community Redevelopment Agency, Miami-Dade County’s Department of Public Housing and Community Development, and city and county officials. The project aims to address both affordability and accessibility concerns in Greater Downtown Miami by delivering affordable residential options and value-focused retail stores.

The development also includes amenities designed to enhance the community, such as a public plaza with art murals, outdoor seating, a children’s playground, and a dog park. Residents and shoppers will have access to nearly 1,000 parking spaces and multiple public transit options, including Metrorail, Metromover, and Brightline.

Led by Michael Swerdlow, Swerdlow Group has been active in bringing new retail options and affordable housing to South Florida. The company has over 8,000 affordable housing units in the pipeline, with a focus on revitalizing underserved areas and addressing food access in designated ‘food deserts.’ Swerdlow Group’s portfolio includes over 30 million square feet of residential, retail, industrial, and office space developed across the region.

Adam Neumann, co-founder of Flow, has announced the launch of his first condominium development project in Downtown Miami, marking Flow's expansion into the ownership market. The project, named Flow House, will be located in Miami Worldcenter and will include 466 units spread across 40 stories. Slated for delivery in 2025, Flow House will offer luxury living with a range of amenities, including coworking spaces, a fitness center, poolside restaurant, and spa. Sales will be managed by One World Properties led by Peggy Olin, with prices starting at $450,000 for studios.

Flow House is designed to address the growing demand for community-focused urban living, reflecting Flow’s ethos of integrating work, wellness, and connectivity into the residential experience. The project targets a wide range of buyers, with options from studios to larger one-bedroom units, all offering floor-to-ceiling windows and high-end finishes. Some units include private balconies, and residents can upgrade to gourmet kitchens as part of the customization options available.

Located at 697 N Miami Avenue, Flow House is part of the rapidly growing Miami Worldcenter district, a prime location close to restaurants, entertainment, and major transportation networks. The development aims to provide residents with both the convenience of city living and the wellness-focused amenities associated with Flow properties.

“We learned while building Flow over the last two years that the exact same needs faced by renters are also faced by owners in terms of lack of community and lack of connectivity,” said Flow co-founder Adam Neumann. “We are excited to build upon our vision and bring the full Flow experience, which is rooted in community and a sense of belonging, to anyone looking for a better experience from their permanent residence.”

In addition to the residential units, Flow House will feature a variety of shared spaces designed to enhance the resident experience, including coworking areas, a resort-style pool, yoga studios, and concierge services. The development also includes amenities such as a dog run, restaurant, and spa facilities, which cater to both the professional and leisure needs of residents.

Flow, which has been supported by venture capital firm a16z, is expanding its portfolio across the U.S. and internationally. The Miami condo project represents a major milestone in the company’s growth as it continues to develop properties that prioritize community, connectivity, and sustainable living.

Founded by industry veteran Tim Ng who has over 16 years of experience, the platform has already facilitated the sale of 80,000 units in Canada and is now expanding into Miami. Blackline is a cutting-edge real estate sales platform designed to streamline new development sales through technology. Founded by industry veteran Tim Ng who has over 16 years of experience, the platform has already facilitated the sale of 80,000 units in Canada and is now expanding into Miami. Blackline offers tools like interactive floorplans, inventory management, and custom reporting, helping developers and sales teams work more efficiently and make data-driven decisions.

Give us your background, how did you get involved in the real estate industry?

I come from a real estate family… literally. Both my parents were in the industry on the brokerage and developer side, so it’s been a part of my life for as long as I can remember. Watching them navigate the market and sell real estate was an inspiration and it felt natural to follow in their footsteps. What I didn’t want to do was go the traditional route. I wanted to combine my passion for technology with real estate. So 16 years ago, straight out of university, I started our parent company, Adhoc Studio, which focused on creating award-winning renderings and building interactive sales gallery software.

Why did you decide to set out on your own to launch a real estate software?

Working closely with developers and sales teams for over 16 years, I saw firsthand the challenges and inefficiencies within the new development sales and marketing process. These experiences sparked my interest in finding solutions that could streamline operations and create efficiencies that will bring this segment of the industry into the digital age. My process for the research phase was anything but Adhoc. I conducted focus groups with industry change-makers and thought leaders, and after a year of listening and understanding the needs of my future clients, I realized what we can offer is going to be a game-changer.

Tell us about Blackline? Who is it for and what services does the Blackline offer?

Blackline is an industry-leading sales platform built to accelerate new development sales. Ideal for developers, sales agencies and brokerages, the platform brings a very antiquated process of new development sales into the digital age. Utilizing robust features like the interactive floorplan module, inventory management, custom reporting and suite stacking plans enables our clients to sell faster and more efficiently, resulting in higher profits and data driven insights.

What inspired you to expand Blackline to Miami? What factors did you consider when choosing Miami as the next market for expansion?

After establishing Blackline as a market leader selling over 80,000 units across Canada on the platform in our first 4 years, I wanted to strategically expand to the US. South Florida, particularly Miami fit the bill as their sales and marketing programs are similar to Toronto. Additionally, Miami’s dynamic and diverse real estate landscape, combined with the lifestyle appeal of condo living, made it an ideal entry point that aligned with our mission to provide cutting-edge tools that meet the needs of a fast-paced, evolving market.

What value does Blackline add for the developers and sales teams?

The Blackline platform combines innovation and sophistication to deliver features developers and sales teams can utilize to propel their new development sales programs. From the realtor portal to writing up final contracts, everything is branded and customized to the specific project. The platform has been built for realtor engagement, maximizing operational efficiency while also capturing the highest revenue. By using Blackline, clients also get access to real-time insights on their projects that show demand, activity and over 100 reports that can help inform them in making data-driven decisions. This data can help inform marketing strategies and planning of multi-phased selling programs. With all the tools you need, developer and brokerages save time and money while maximizing revenue.

How has the software evolved since you first launched? What new features or services can users expect in the near future?

Part of our corporate mission is to always be innovating. We stay closely connected to industry trends and experts to inform us of new pain points and the evolving needs. We recently launched two new features, Blackline Cast and Blackline Realm. Both cater towards enhancing the experience for realtors and buyers in sales galleries and tie into the Blackline software seamlessly. At the five year mark for the company, we are working to launch Blackline V2 which will have a lot more customization and control for clients while further creating efficiencies for their sales programs. Also, we are excited to be working on building a CRM into the platform which will make Blackline a front to back, full-service solution for New development sales.

What sets Blackline apart from other real estate sales software or CRM systems?

We pride ourselves on Blackline being a platform that is built for the industry, by the industry. We spent over a year meeting with leading developers and sales companies to deeply understand the complexities, needs, and pain points of the sales and marketing process. Our mission was clear: to digitize and streamline the manual processes that sales teams, realtors, contract administrators, and marketing teams handle daily, making their workflows more efficient and seamless.

How do you plan to integrate Blackline into the Miami market and what unique opportunities do you see there?

Miami is an exciting market right now. With the plethora of branded residences and high profile projects, Blackline is ideal for developers looking to maintain brand value through the sales process while being efficient and easy to use. Our platform is being utilized by CMC Group and Fort Partners for the Four Seasons Coconut Grove and we are excited to have other branded residences adopt the platform for their sales programs.

What challenges do you anticipate facing when expanding Blackline to Miami and how do you plan to overcome them?

The localized nuances of a new market will always be one of the biggest challenges. Each real estate market has a tried and true way of doing things and not everyone is open to change. Blackline also has an educational component to understanding how it can take your sales program to the next level. The challenges we face right now are trying to introduce it on a large scale to the Miami industry players. We’ve been fortunate to develop close relationships and align with some of the industry’s top sales and marketing leaders early on in our expansion and they have been mentors to us providing their invaluable guidance as we expand into the South Florida market.

You have built out quite a team at Blackline, tell us about the team and how you plan to expand in Miami?

Our product, engineering, and customer success teams are made up of seasoned vets who have been at the forefront of real estate technologies and innovation for the past 16 years. Many of our team members have firsthand experience working for developers and new development brokerages, so they truly understand the industry - we really ‘get it’. Before we decided to expand into the Miami market, we spent 6 months learning the local market - engaging with new development realtors, listening sessions with sales managers and contract administrators at sales galleries. We also have our team there monthly, meeting with developers and brokerages, educating about the product whenever possible and attending industry events to stay connected to our clients.

How do you envision Blackline making a positive impact on the Miami community?

Miami is ready for change and I feel Blackline is perfectly suited to complement the current lineup of large residential projects in the pipeline. Miami real estate is also being watched on a global stage and using Blackline gives developer and sales team the ability to connect with clients anywhere, anytime. The ability for everyone involved with a pre-construction transaction (developer, sales team, outside realtor, purchaser, lawyer) to interact with a single ecosystem will streamline their experience, maintain brand value and result in a more efficient sales process.

What long-term goals do you have for Blackline in Miami and beyond and how do you plan to achieve them?

Miami is a primary market we’re focused on in the US but we have our sights set on going global. There is a real appetite to integrate technology into the new development sales process and Blackline is suited ideally for those looking to accelerate their sales, achieve efficiency and make data driven decisions for their projects. We are offering a product that has proven itself with over 80,000 units sold on the platform and we continue to innovate to meet industry needs. Through targeted education of the product, and exposure from marquee projects looking to adopt the platform, we believe Blackline will soon become the industry standard for new development sales, not only in Miami but globally.

Fairmont Hotels & Resorts, part of world leading hospitality group Accor, in partnership with Gregg Covin, notable Miami real estate developer, announced the signing of definitive agreements for the development and management of the first luxury branded residential offering in the Blue Ridge Mountain region of North Carolina - Fairmont Heritage Place - The Cedars, Hendersonville. Set to debut in 2025, the residences will build upon The Cedars’ legacy as a significant landmark while ushering in a new era of contemporary design, outstanding amenities and engaging service infused with local culture and premier hospitality.

Fairmont Heritage Place - The Cedars, Hendersonville will join an exclusive collection of extraordinary Fairmont-branded residences worldwide, offering private ownership with the option to participate in a rental program. Owners will enjoy all the benefits of owning a home with singular access to luxurious amenities and world-class services at Fairmont’s legendary hotels and resorts.

“We are pleased to announce the addition of Fairmont Heritage Place - The Cedars, Hendersonville, the first Fairmont-branded residences in North Carolina. For over a century, Fairmont has been intrinsically tied to the communities the brand calls home and committed to the stewardship of landmark hotels, restoring and preserving historic buildings with great care,” said Heather McCrory, CEO, Accor North & Central America. “A rare opportunity to own a piece of one of the Blue Ridge Mountain region’s most celebrated national buildings, The Cedars will be the most luxurious branded residential offering in the state. We are proud to add The Cedars iconic landmark to our rapidly growing luxury portfolio and continue its legacy for years to come.”

Fairmont Heritage Place – The Cedars, Hendersonville, a 127-unit luxury residential community, is set to transform the mountain city that has become the preferred second-home destination for generations of South Floridians and Northeasterners, due to its central East Coast setting and friendly outdoor culture. The 3.55-acre development includes a magnificent restoration of the original Antebellum grand hotel, which sits on the National Register of Historic Places, as the focal point. Two new six-story, mid-rise buildings will be comprised of studios, 1-, 2-, and 3-bedroom units and stunning penthouses, all with sprawling terraces and impressive mountain views. Prices are expected to range from USD $400,000 to USD $3.8 million.

The Cedars hotel was originally built in 1914 in Neo-Classical Revival style for Jeannie Bailey, whose husband, railroad tycoon J.W. Bailey, headed Southern Railway at the time. Just a few years prior, Theresa Fair Oelrichs and her sister, Virginia Fair Vanderbilt, debuted the first Fairmont hotel in San Francisco in honor of Nevada Senator and mining magnate, James Graham Fair. The historic similarities made for a harmonious union between The Cedars and Fairmont brand.

In 1976, the property was acquired by Clifton Shipman, great grandfather of Gregg Covin’s children. Covin began exploring the property’s potential in 2018 and has since partnered with the Shipman family and Brian M. Gaines to make his vision a reality.

“My family grew up at The Cedars and there is no better time to welcome the next generation to discover and feel at home in Hendersonville. Fairmont brings decades of experience restoring historic properties to their former grandeur and will deliver a level of sophistication the market has been waiting for while complementing the region’s inviting culture,” said Gregg Covin, Developer. “Fairmont Heritage Place - The Cedars responds to increasing desires for second-home ownership in Western North Carolina. Market studies show less than two months’ supply of available housing inventory, with demand outnumbering supply”.

The property will bring a new level of luxury, unforgettable experiences and outstanding service to the Blue Ridge Mountain region known for its beautiful scenery, rich culture and history, and welcoming community. Situated two blocks from the historic Main Street, the residences will be the new home to many of the area’s five-star amenities, offering an exceptional cuisine and beverage program appealing to owners, guests and locals, including a signature restaurant, a lobby bar and a specialty café. Additional property features will include flexible meeting and events space; an expansive wellness center with spa, multiple swimming pools and fitness center; a cooking school; a multifunctional family room; and retail space. Residents and guests have access to nearby private club with Tom Fazio-designed Champion Hills Golf Club. All of the area’s popular destinations are located within a 30 minute radius of Hendersonville, including Downtown Asheville, The Biltmore Mansion, the Asheville Regional Airport, the Blue Ridge Parkway and both Pisgah National and Dupont State Forests.

In addition to onsite privileges, Fairmont-branded residence owners are invited to join the Accor Ownership Benefits Program, presenting them with an invitation to join Diamond status in ALL-Accor Live Limitless, with access to a VIP reservation desk, and special residence owner rates at more than 5,000 Accor hotels and resorts worldwide.

Established in 1907, Fairmont Hotels & Resorts has built beacons of hospitality, magnificent architecture and service in extraordinary destinations; playing a significant role in shaping the social fabric of each location. Renowned for creating unforgettable grand hotels and residences in the heart of each destination, Fairmont was a natural match to continue the next era in The Cedars’ longstanding history. While, Pura Vida, South Florida’s beloved wellness-driven destination, will be serving guests within their own dedicated area on-site throughout the weeklong event. In true Miami fashion, attendees can expect daily/nightly live music programming and impromptu celeb performances, including a special performance by Ludacris, a multitude of dining options, concessions, and a not-to-be-missed selection of retail offerings, all set against the beautiful backdrop of Biscayne Bay and Downtown Miami.

The Honorary Chairperson for this year’s Blockchain.com Miami Padel Open is famed Miami Heat superstar and padel enthusiast, Jimmy Butler. An avid fan of the sport himself, the five-time NBA All-Star has been very supportive of Boich Investment Group’s efforts in bringing the World Padel Tour to Miami.

“Padel became an instant obsession for me back when my trainer first introduced me to the sport as a new conditioning workout. I love to compete - it really drives me, which ultimately drove my passion for padel to where I’ll play two to three hours a day when I can,” said Butler.

A true first for the city of Miami and within World Padel Tour history, the Blockchain.com Miami Padel Open will feature both the male and female Circuit, a major step in establishing the professional competition on North American soil. The event will also mark the second time that the World Padel Tour will touch down in the United States in the last five years.

The Miami Design District, Miami’s premier luxury shopping Mecca, dedicated to innovative fashion, design, art, culture, architecture and dining, has tapped seasoned fashion maven and celebrity stylist Danielle Merollo to lead the neighborhood’s emblematic personalized shopping and style curating service, Styled by MDD. Styled by MDD is an exceptionally novel luxury concierge program that offers clients an extensive range of complimentary resources from wardrobe consultations and contactless virtual styling, to white glove at-home delivery services and customized gifting assistance.

Adding a compelling new chapter of distinct luxury services to the area, Styled by MDD was originally brought to life in 2019 by Dani de Cespedes, Miami Design District’s dedicated Personal Shopper and Stylist. Characterized by its impressive reach into all avenues within the world of luxury, Styled by MDD offers impeccably tailored, one-on-one experiences with complimentary styling consultations, a dedicated shopping suite with services spanning closet curating, alterations, delivery within the U.S., suitcase packing, and more. Miami Design District, home to the most globally-recognized and influential brands, devised the program alongside Dani de Cespedes to support its array of over 120 luxury boutiques, shoppers, and guests with its specialized clienteling services, providing an exclusive one stop direct connection to access all the stores have to offer. Bringing over 30 years of experience and knowledge into the neighborhood, Merollo now joins the Miami Design District with plans to refine Styled by MDD to even greater heights.

“I couldn’t be more excited to have this opportunity to call the Miami Design District my new home-base and to support expanding this already remarkable program in some really unique new ways,” says Danielle Morello. “I’ve watched this neighborhood grow so much, from afar, over the last eight years, which has only motivated my own efforts in personalized fashion and styling further. Coming from New York and witnessing the influx of New Yorkers making Miami their new home as well, I’m looking forward to being able to accommodate new clientele and to be a part of all the profound developments happening within the neighborhood as Miami itself is becoming a true epicenter for fashion, culture and opportunity.”

Merollo has over 30 years of experience as an accomplished stylist that has forged the reputation she has today. Beginning her career at Manhattan’s Saks Fifth Avenue, she acquired over 13 years of highly-valued experience before joining Americana Manhasset as the luxury center's sole personal shopper. Working under the mentorship of esteemed real estate developer and philanthropist Frank Castagna, Merollo developed the department into a full-service experience, leading a team of three additional personal shoppers, four assistants and two seamstresses. Danielle and her team supported over 60 of the world’s most impressive brands and provided impeccable service to hundreds of personal shopping clients. Danielle also helped spearhead top-tier events in partnership with stores and charitable organizations, developing genuine long-lasting relationships with a plethora of celebrity clientele, which she plans on bringing to the Miami Design District.
