Duncan Robinson of The Miami Heat Purchases Unit at Villa Miami

Terra and One Thousand Group, developers of Villa, the first luxury condominium tower branded by the hospitality powerhouse, Major Food Group (MFG), confirmed the sale of a residence valued at $4.6 million to Duncan Robinson, a forward for the NBA’s Miami Heat. The announcement comes on the heels of the property’s September sales launch.

The 29-year-old, New Hampshire native purchased an expansive three-bedroom, three-and-a-half-bath condominium in Edgewater’s most exclusive residential offering. The 3,000-square-foot half-floor residence features large east and west-facing balconies, 10’ ceilings, floor-to-ceiling windows as well as custom wood flooring and doors. Designed by Vicky Charles of New York Design Studio Charles & Co., the building’s interior is outfitted with noble materials including travertine marble, wood flooring and soft lighting throughout.

Located at 710 NE 29 Avenue, Villa’s living experience encompasses land, air and sea, complete with a helipad and a private dock equipped with a boat slip overlooking unobstructed views of Biscayne Bay. The tower will also unveil MFG’s first waterfront restaurant with two floors of dining rooms, bar seats and private lounge space.

“I was attracted to the area first - Edgewater is Miami’s most ‘up and coming’ neighborhood featuring luxury buildings with incredible bay views and some of Miami’s best restaurants. Its proximity to downtown and Miami Beach really makes it a no-brainer.” says Robinson. “I love that Major Food Group will have not only a restaurant right downstairs, but also will be managing all the hospitality in the building for owners. I’m a fan of the brand and believe in the value it brings to the building.”

Inspired by MFG’s acclaimed dining concepts, Villa boasts a wide selection of food and beverage amenities including a residents-only juice bar and coffee lounge, on-site event catering as well as at-home private chef services or cooking lessons. Robinson will have access to the tower’s private Member’s Club featuring an array of spaces for every gathering and convenience, from a curated library, intimate lounge rooms, boardroom and private offices, screening rooms and more. Additionally, Villa grants its residents VIP status at all MFG restaurants, with early access and invitations to all brand events and openings.

“Robinson was attracted to the building’s high barrier to entry and its exclusivity with limited, high-value vertical residences,” said Julian Calderin of Douglas Elliman, who along with colleague Caroline Nava represented the buyer. Sari Libbin Shapiro, Sales Executive at Villa Miami, represented the development.

“Villa offers a new proposition for living in Miami,” said David Martin, CEO of Terra. “This project combines excellence in development, design, dining and hospitality, which makes it an entirely novel concept for Miami. Villa will afford residents all the luxuries, conveniences and amenities of high-rise living, along with the expansive living space and floor plans that they would expect from an estate home.”

“Coming from One Thousand Museum, we’re extremely proud to be working on yet another transformative project,” added Kevin Venger, Co-Founder of One Thousand Group. “I had an opportunity to spend some time with Duncan and discuss the lifestyle we are creating at Villa, and we are all excited to have him as one of our residents.”

Beyond the services, the tower’s health and wellness amenities create a refuge for relaxation. Residents are invited to a spa experience inspired by Ischia’s Mezzatorre thermal spas, containing marble plunge pools, an herbal steam room and various treatment rooms.

The state-of-the-art fitness center features yoga and boxing rooms, locker rooms and private or group fitness classes. Additionally, Villa’s elevated pool deck is fully serviced by MFG-trained staff and outfitted with a variety of lounges.

Douglas Elliman is the exclusive sales and marketing partner for the project.

Witkoff has revealed ‘Beach House at The Shore Club Private Collection’, a one-of-a-kind oceanfront Robert A.M. Stern-designed home within The Shore Club Private Collection five star resort. The $37.5 million Beach House spans 8,237 SF spread over 4 bedrooms, 4 bathrooms, 3 powder rooms and staff quarters. A rare oceanfront single-family home, Beach House offers privacy and individuality together with all the luxuries and amenities of The Shore Club Private Collections’s exceptional beachfront club.

“Our design for Beach House evokes the romance of the great eras of Miami Beach architecture: Art Deco, Miami Modern and the city’s rebirth as a 21st-century destination.” said architect Robert A.M. Stern.

Nestled in its own botanical oasis overlooking the ocean, Beach House is as private as private gets. An architectural jewel inspired by the dazzling and dramatic fusion of Art Deco, Miami Modern and 21st-century design, has been masterfully imagined by Robert A.M. Stern Architects to complement the alluring aesthetic of The Shore Club Private Collection. The sprawling, sunlit, glass-bathed residence offers a discreet entrance leading to lush landscaping at the ocean’s doorstep. The home features a host of outdoor terraces, a custom triple-height staircase and an infinity-edge rooftop pool looking out to the ocean. In addition to the seclusion of a private oceanfront house tucked away behind lush botanical gardens, Beach House is afforded its own exclusive direct access to the private residential pool, gym, hot tub and poolside bar.

“We designed distinct outdoor spaces for every level of Beach House: a secluded covered loggia on the garden level; a main-level terrace off the living rooms scaled for entertaining; a primary-suite terrace; and an ocean terrace with a private infinity-edge dipping pool overlooking the ocean.” said Paul Whalen, a Partner at Robert A.M. Stern Architects.

The reinvention of the Shore Club Private Collection is a united vision in partnership with Auberge Resorts Collection. The residences will be serviced by Auberge but will offer privacy and seclusion within the five star resort. The collection of amenities and services exclusive to residents include a discreet porte cochere entrance, three separate swimming pools including a private residential pool, 75-foot lap pool and a leisure pool, state-of-the-art fitness center, library, lounge and other amenities. Auberge Resorts Collection’s one-of-a-kind reputation for intimate tailored service will also extend to the residences with numerous in-home offerings, as well as access to Auberge’s world-class spa, concierge services, housekeeping, beach club and culinary experiences, including in-residence dining, house sommelier services, a signature restaurant, poolside café and bar with dedicated cabana service, double-height café and bar leading to an outdoor lounge, and more.

Building on the rich history of Miami Beach’s Art Deco and modernism design style, while also fostering a seamless connection to its iconic location, Shore Club Private Collection will be home to 49 residences designed by award-winning New York-based firm, Robert A.M. Stern Architects. The architect is behind some of New York City’s most successful buildings, including 220 Central Park South and its predecessor, 15 Central Park West. Shore Club will be set on three oceanfront acres with lush botanical gardens curated by renowned landscape architect Nathan Browning of Island Planning Corporation.

The development is the first residential oceanfront project designed inside and out by Robert A.M. Stern and includes a ground-up new building, The Tower, a newly reimagined Art Deco building originally completed in 1939, The Cromwell House, and The Beach House, a signature single-family beach house. Each component relates architecturally yet is artistically distinctive, envisioned to maximize vistas and light with the curvature of each home to deliver a product that does not yet exist in the Miami market. The interiors further this vision, taking inspiration from yacht design and the patterns and movement of the ocean waves and sand on Miami’s coastline. RAMSA collaborated with Miami-based Kobi Karp Architecture & Interior Design on the architecture.

Casa Bella Residences by B&B Italia Locks Down $240 Million In Financing Following Groundbreaking

Related Group and partner Alta Developers have closed on $240 million in financing for the highly-anticipated residential tower, Casa Bella Residences by B&B Italia (Casa Bella), which broke ground earlier this month in Downtown Miami’s burgeoning Arts and Cultural District. The loan was provided by Cain International (Cain) — a privately held investment firm with over $16 billion in assets under management.

The capital infusion will fund the construction of the 56-story Italian-inspired condominium tower, which is slated to reach completion in 2026.

“We’re proud to partner with Cain to bring Casa Bella Residences by B&B Italia to life,” said Nick Pérez, President of Related’s Condominium Division. “This collaboration underscores our commitment to creating an exceptional residential product that will enhance and elevate the surrounding neighborhood. The capital infusion strengthens our ability to deliver on this commitment, as we redefine the standard for design-driven living within one of Miami’s most in-demand residential destinations.”

Located at 1400 Biscayne Boulevard, Casa Bella represents the first residential partnership for the famed Italian design house, B&B Italia, known around the world for its high-end collaborations with legacy brands such as Rolex, Hermès, and Rolls-Royce. With architecture by Arquitectonica and interiors by renowned designer Piero Lissoni — who also serves as creative director for B&B Italia — and the B&B Italia team, every aspect of the building is envisioned as an oasis, offering a refined Miami aesthetic rooted in contemporary Italian design.

The transaction builds upon Cain’s existing investments in Miami which include 830 Brickell, Una Residences and The Delano. Cain has originated over $7.5 billion in loans globally since its founding in 2014 and has committed over $2 billion in new loans throughout the United States since 2019.

“This was an opportunity to build on the core principles that have guided our lending strategy to date; working with outstanding sponsors to deliver exceptional assets in markets we believe in,” said Matthew Rosenfeld, Head of U.S. Debt at Cain International. “We are thrilled to be partnering with Related as they continue to shape the future of this leading global city.”

Newmark arranged the transaction with a Debt and Structured Finance team led by Co-Presidents Jordan Roeschlaub and Dustin Stolly alongside Executive Managing Director Nick Scribani, and Holden Witkoff.

Over 80% of Casa Bella’s 319 residences are now in contract. Earlier this year, Casa Bella set a price record with a contract signed for a 5,893-square-foot triplex penthouse for $12.6 million, or $2,138 per square foot, signifying the neighborhood’s most expensive condominium sale on a price-per-square-foot basis.

The residences at Casa Bella range from one to four bedrooms and feature soaring ceilings, sweeping views, private elevator access, state-of-the-art kitchens with Sub-Zero and Wolf appliances, and an exquisite selection of European fixtures hand-picked by the B&B Italia team. Casa Bella’s Penthouse Collection comprises 10 meticulously designed homes with seven distinct floor plans, the crown jewel of which is a pair of 54th-floor triplex residences with private rooftop terraces, each featuring spa pools and indoor/outdoor summer kitchens with panoramic water views. The 54th floor is also home to two duplex penthouses, spanning 4,100 and 4,560 square feet.

To further elevate the luxurious lifestyle experience, Casa Bella offers two full floors of amenities complete with stunning vistas overlooking Biscayne Bay. Offerings include a spacious venue for hosting events, a wine vault and private tasting lounge, as well as a plush private theater and co-working spaces. A world-class wellness center caters to fitness-minded residents, featuring professional-level equipment, as well as dedicated yoga and spin rooms, while the spa facilities offer an array of on-demand services including massages, facials, blowouts, and manicure/pedicures.

Outdoors, landscape architect Enzo Enea envisioned a pool deck with lush Italian-inspired gardens to create an oasis within Downtown Miami. The 80-foot lap pool is surrounded by private cabanas and shaded lounge areas, as well as an open-air lawn for yoga and meditation. A poolside bar and Mediterranean café will have light bites and refreshments on offer. On the 56th floor, residents can access the tower’s rooftop pool and terrace, which is complete with a state-of-the-art observatory.

Fortune International Realty is the building’s exclusive sales and marketing agent with a sales team led by Olga Monson.

1428 Brickell has revealed their ground-breaking $60 million, two-story, fully-finished penthouse crowning The Residences at 1428 Brickell. The penthouse residence encompasses over 12,000 square feet set under a soaring 30-foot ceiling, unveiling an unrivaled tapestry of views: the jewel box of the Miami skyline with visibility of the Fort Lauderdale cityscape to the north, the vast beauty of the Everglades to the west and sweeping perspectives of the Atlantic Ocean to the east and on the southern horizon. The Residences at 1428 Brickell is being developed by 1428 Brickell, LLC, a subsidiary of Miami-based real estate development firm Ytech. The Residences at 1428 Brickell is slated for completion in 2027.

“Our objective was clear: to create one of the most exceptional penthouse residences in the world. The Penthouse at 1428 Brickell sets new standards in luxury living, not just in Miami but globally,” shared Yamal Yidios, CEO of Ytech.

Curated by the esteemed Milan-based ACPV ARCHITECTS led by Antonio Citterio and Patricia Viel, this epitome of luxury is a testament to unrivaled design, influenced by iconic figures of the 20th century, including Oscar Niemeyer, Luigi Caccia Dominioni, Angelo Mangiarotti, Charlotte Perriand, and Philip Johnson. Antonio Citterio reflected, “Our commitment was to evoke the spirit of architectural and design masters of the 20th century. Through a unique combination of light, space, and texture, we've created a penthouse that reinterprets luxury.” Patricia Viel added, “We took inspiration from design greats, channeling their genius into crafting a space that harmoniously combines elegance and functionality. Each detail prioritizes residents’ experience from the moment they arrive at the building, until they reach the privacy of their residence."

By channeling the genius of icons, such as Niemeyer’s sublime curves, Philip Johnson’s emphasis on creating truly livable, engaging spaces, and Mangiarotti’s reverence for natural materials, the penthouse became an opulent tapestry of silk georgette marble, eucalyptus wood claddings, mineral lime-based finishes, fluted glass walls, spaghetti stone touches and ash flooring. These lavish materials were handpicked by Ytech's diligent team during their global expeditions, ensuring each selection met the project’s unparalleled standards.

The development and design teams collaborated in consideration of crucial elements including configuring front- and back-of-house circulation schemes, planning the flow of rooms within the residence to balance day and night areas, integrating a specialized structural and envelope design for the residence, and bringing in specialists for comprehensive 3-D concept, schematic, and design analysis of key spaces within the estate in the sky. Exhaustive research underpinned the creation of a stone-clad sculptural stairway, a centerpiece of the residence, where more than 32 different designs were studied showcasing the lengths taken to achieve perfection. An extensive solar study guarantees every space captures optimal light, imbuing the residence with a mesmerizing glow that shifts with the sun, allowing residents to immerse in the sublime, panoramic city vistas, and ensuring a seamless blend of indoor and outdoor luxuries.

This penthouse's ambitious two-story floor plan includes multiple facets, from a custom-designed library bar featuring silk georgette to a Salvatori stone-adorned master bathroom. Contributing to the residence’s sophistication, refined staging showcases other unique elements that dazzle the eye, such as pivoting walls, a sculptural stone bar, and a walk-in, temperature-controlled wine cellar. The artisans of Vaselli, chosen for their exclusivity, immense history, and excellence in stonework, will craft a stunning centerpiece-like front-of-house kitchen. Italy’s Arclinea will similarly design a one-of-a-kind separate chef’s kitchen within the residence. The firm, known for its innovative and precise construction of complex kitchens, was handpicked for its integral consideration of one’s individual livability and function within culinary spaces.

The Penthouse at The Residences at 1428 Brickell will feature two stories, extraordinary 30-foot ceilings equal to almost four levels of a traditional building, 7 bedrooms, 9 bathrooms, two east-facing balconies with unparalleled views of the Brickell skyline, two elevators leading to a private foyer, and an additional elevator within the residence that leads to the second floor.

In addition to this masterpiece, The Residences at 1428 Brickell offerings include a limited collection of residences, priced from $2 million to $7 million, that will be fully finished with two- to four-bedroom plus den homes ranging from 1,800 to 4,000 square feet. The property’s Penthouse Collection also includes lower penthouses starting from $8 million and ranging in size from 4,000 to 10,000 square feet. These residences showcase stunning water views and have been thoughtfully created with a true flow-through configuration to maximize light. A significant portion of residences within the property are two-story, creating the feeling of a single-family home in the sky.
