13th Floor and Adler Group Complete Phase 1 of Miami's Link at Douglas Transit-Oriented Development Where Coral Gables Meets Coconut Grove

A JV between Miami-based real estate developers 13th Floor Investments and Adler Group has completed the first phase of Link at Douglas, a 7-acre master planned development that has transformed Miami-Dade County’s Douglas Road Metrorail Station into a mixed-use transit hub at the confluence of Miami’s Coral Gables and Coconut Grove neighborhoods. Now complete and open to the public, the project’s first phase encompasses two residential towers with a total of 733 apartment units.

A joint venture between Miami-based real estate developers 13th Floor Investments and Adler Group has completed the first phase of Link at Douglas, a 7-acre master planned development that has transformed Miami-Dade County’s Douglas Road Metrorail Station into a mixed-use transit hub at the confluence of Miami’s Coral Gables and Coconut Grove neighborhoods. Now complete and open to the public, the project’s first phase encompasses two residential towers with a total of 733 apartment units – the 312-unit CORE and the 421-unit CASCADE buildings – and more than 30,000 square feet of Milam’s Market-anchored retail space. The developers are also completing more than $17 million in public infrastructure improvements, including a fully renovated Metrorail station, and the development of a public plaza that connects with a section of The Underline linear park.

13th Floor Investments is now moving forward with plans for Link at Douglas’ second and final phase, which will encompass an additional two residential towers with approximately 850 multifamily units. Construction of Phase Two is estimated to get underway in late 2023.

Link at Douglas is the latest example of a successful public-private collaboration with Miami-Dade County in which the developers have entered into a ground lease for publicly-owned land in exchange for privately-funded transit and infrastructure upgrades at a critical connection point within the County’s transit system. Link at Douglas’ mobility plan includes connectivity to Metrorail, County buses and municipal trolleys. All told, Link at Douglas is expected to generate $800 million in new revenue for Miami-Dade County over the life of the lease.

“As Miami-Dade County’s population continues to experience rapid growth, we need to come up with forward thinking ways to reduce road congestion and that begins with connecting people with alternative forms of transit,” said Arnaud Karsenti, Managing Principal of 13th Floor Investments. “We’re extremely proud of our partnership with the County with Link at Douglas, which is setting a new standard for urban living in Miami, improving access to jobs, attainable housing opportunities, everyday amenities, and lifestyle-oriented retail for our residents and neighbors.”

The completion of Link at Douglas’ first phase was commemorated at a celebratory event on Monday, February 27, 2023. The ceremony was led by Miami-Dade County Mayor Daniella Cava, Director of Public Works Eulois Cleckley, Commissioner Raquel Regalado, and principals from the project’s development team.

“Link at Douglas is a model for the future of development and mobility in Miami-Dade County. The project will enable more residents to live, work and play without having to worry about traffic or parking, while helping to offset expenses, reduce emissions and promote increased ridership on our Metrorail system,” said Eulois Cleckley, Director and CEO of the Department of Transportation and Public Works for Miami-Dade County.

This milestone, which took place with a groundbreaking celebration on Thursday March 2, 2023 followed by an afterparty at Oak Row Equities’ Oasis Wynwood campus, comes on the heels of securing $215 million in construction financing from Bank OZK for this dynamic project, designed by renowned architecture firm Gensler.

The Wynwood Plaza will encompass a residential building featuring 509 luxury rental apartments, an array of indoor and outdoor dining and shopping options, as well as a highly amenitized office tower. Designed by James Corner Field Operations, the landscape architecture and urban design practice behind Miami’s Underline and New York City’s High Line, the most iconic public facing feature will be a pedestrian paseo adorned with large palm trees and a unique variety of local vegetation.

Two floors of the 12-story office tower are pre-leased. Prominent investment firm Claure Group, led by Marcelo Claure, will establish its headquarters in 25,400 square feet across the entire eighth floor. Now complete, the program features a variety of contemporary and modern art works – in the form of large-scale murals, paintings, and sculptures – created by globally acclaimed artists including Nina Chanel Abney, Woody De Othello, Viktor El-Saieh, Nick Cave, Trenton Doyle Hancock, Hernan Bas, Serge Toussaint, Zadok Ben-David and Franz Ackermann.

Miami Worldcenter occupies 10 city blocks within walking distance of Museum Park, home to Pérez Art Museum Miami and the Frost Museum of Science; FTX Arena; the Adrienne Arsht Center for the Performing Arts; and Miami Dade College’s Wolfson Campus. It is also adjacent to Brightline’s MiamiCentral station, which offers direct train service to Fort Lauderdale, West Palm Beach, and will soon reach Orlando, together with access to Tri-Rail, the Metromover, and the Metrorail – making Miami Worldcenter the largest and most connected transit-oriented development in Florida.

As Miami’s bustling Brickell neighborhood evolves into one of the nation’s most desirable urban cores, New York-based developer Chetrit Group has announced a transformative new district designed by Kobi Karp that will reimagine over six acres of the Miami River’s waterfront into a premier destination for art, entertainment, music, and culture.

The River District, located at the long-underutilized delta between I-95, Southwest Second Avenue and Jose Marti Park, brings high-end living, working, dining, shopping and yachting to the area with four distinct, brand-new skyscrapers, a pair of two-story waterfront retail buildings, a marina and lush new streetscapes inspired by Brazil’s tropical modernism aesthetic. The first tower is already rising and can be seen on the Miami River from I-95 west of Brickell.

Situated just south of the Miami River, The River District will comprise of 4 million square feet of new development in all. This includes about 1,600 residences, Class A office space, 30,000 square feet of curated retail, a boat marina that can accommodate 60-foot vessels, 2,000 covered parking spots, as well as vibrant restaurants and nightlife venues. The first building to come to market at The River District will be its luxury condominium. Expected to launch in early 2023, sales and marketing will be exclusively handled by Douglas Elliman Development Marketing.

“The Miami River has been ripe for a new archetype of riverfront living, especially as the Brickell neighborhood continues to attract national companies and new residents to its urban core,” said Michael Chetrit of Chetrit Group. “With demand for new, curated experiences walkable from Brickell Avenue at an all-time high, we are excited to introduce a ground-up new neighborhood that builds and honors community, with a Brazilian twist. The River District is going to create a riverwalk experience for the first time in the city, and we expect to completely transform how people in the area live, work and play.”

To elevate the standard of hospitality, Chetrit Group partnered with David Grutman of Groot Hospitality – the globally renowned nightlife and hospitality visionary behind the goodtime hotel, nightclubs LIV and Story and restaurants Gekkō, Papi Steak, Swan and Komodo, among more – to deliver innovative new culinary and residential concepts exclusively to the ambitious master planned development. Through a lens of lavish design, in-demand talent and a frisson of celebrity and social media moments, Grutman is known for reestablishing Miami as a global contemporary hotspot for hospitality and aims to infuse this same spirit throughout The River District.

"The River District is going to be a highlight in Miami city's ongoing transformation," said David Grutman. "Paired with Chetrit Group's overall vision, I'm incredibly excited to bring Groot Hospitality to this game-changing development. We plan to feature versions of our existing concepts as well as all new ideas, across residential, restaurant and entertainment spaces."

The four skyscrapers at The River District – a luxury condominium, office tower and two premier rental buildings – are each distinguished by their own, unique interpretation of the Brazilian tropical modernism motif. This design vision, a hallmark of the vibrant culture at The River District, will be spearheaded by leading local architecture firm Kobi Karp Architecture and Interior Design. Having helped shape many of Miami’s most exclusive neighborhoods, from Fisher Island to Surfside, Kobi Karp is the top architect for transformative projects of The River District’s scale and level of importance. He is responsible for creating the master plan for the site, as well as the architecture, which together are reminiscent of the beachfront walkways of Rio de Janeiro.

For the interiors, Chetrit Group tapped New York-based, award-winning architecture and design firm Rockwell Group. Rockwell Group is known for creating unique narratives for award-winning projects across the globe, which range from restaurants, hotels, airport terminals, and hospitals, to festivals, museum exhibitions, and Broadway sets. Projects include multiple Oscar award ceremony production designs; Nobu hotels and restaurants worldwide; Equinox Hotel New York; restaurants like Katsuya and Peak in New York and Gekkō and CHICA in Miami; set designs for Broadway shows, such as Hairspray and Kinky Boots; and many more. Rockwell Group will design the condominium tower, including the lobby, amenity spaces and 378 studios to three bedroom residences. Rockwell Group and IDDI, an international design firm, will envision the rental tower, where Rockwell Group is designing the lobby and restaurant.

Representing the first master-planned project developed by Chetrit Group in South Florida, The River District will showcase the company’s level of focus and expertise delivering large-scale real estate developments. Construction will be completed in phases, with phase one currently underway. That includes the first rental tower, as well as the two retail buildings. The next phase will begin with the groundbreaking of the luxury condominium, which is slated for early 2023 with a target completion in 2026.

Miami-based real estate developer Location Ventures has broken ground on URBIN Miami Beach. The milestone marks construction commencement for the first-to-market, mixed-use brand that unites design-forward residences for short- or long-term rental with co-working spaces, wellness amenities, social activations, and lifestyle-oriented retail, all in one central address.

On November 15, Location Ventures, development partners and city officials gathered at the project site, 1260 Washington Ave., for the official groundbreaking ceremony. Special guests included Miami Beach Mayor Dan Gelber, Washington Avenue Business Development Executive Director Troy Wright and Miami Beach Commissioner Alex Fernandez. Guests enjoyed breakfast hors d’oeuvres, freshly brewed coffee and sparkling wine, while learning about the future development.

URBIN Miami Beach is the first property to launch of the URBIN brand portfolio, with a second location in Coconut Grove and plans underway to further scale in key U.S. cities. With exclusive sales representation by ONE Sotheby’s International Realty, URBIN Miami Beach is comprised of 69 units, which are sold out and attracted a diverse buyer demographic, including Latin America and Europe. URBIN Coconut Grove is set to break ground in 2023, with 90% of its residential offerings currently sold.

The URBIN development is the latest addition to the renaissance now underway for Miami Beach’s Washington Avenue. Known for its prime location in the epicenter of lively culture, dining and entertainment and just blocks from the beach, efforts led by the local Business Improvement District, City of Miami Beach and private enterprises have established a healthy pipeline of new businesses and contemporary concepts that will transition the area into its next evolution.

“Following immense sales interest, we are excited to initiate the construction process for the first URBIN location at a ripe moment in Miami Beach’s history,” said Rishi Kapoor, CEO of Location Ventures. “This property will infuse living, working and wellness into a singular location, while contributing to the quickly-evolving, iconic Washington Avenue district. We selected this site because it represents our brand ethos to increase accessibility and mobility in urban cores.”

The turnkey residences at URBIN Miami Beach range from 275-square-foot studios to two- to four-bedrooms up to 1,334 square feet, offering city or partial ocean views. Shared spaces, including a common kitchen, dining, and living area, will foster community, collaboration, and networking. Unit owners will have exclusive access to a lease-back program that allows stay on property for up to 90 nights per year. While away, the residence is professional managed in-house and available for extended stay rentals.

A variety of resort-inspired services, such as valet parking, concierge, housekeeping, and room service will complement onsite amenities to create an environment to “live-work-well.” Residents and members of the adjacent URBIN coworking space will enjoy a rooftop with a bar lounge area and green spaces, as well as the wellness center with programming for mindfulness, movement, nourishment, and healing. Food and beverage offerings can be found at the ground-floor café and bar and gourmet market.

Catering to the increased demand for quality office space in Miami Beach, URBIN’s dedicated coworking component will bring an elevated level of service to the work experience. In addition to the physical space, coworking members will have access to necessary business support tools, including consulting, administrative and networking services.

URBIN Miami Beach is designed by Touzet Studio, led by Carlos Prio-Touzet and Jacqueline Gonzalez-Touzet. The building’s façade will complement the playful energy of Miami Beach, featuring geometric styles and colors found throughout the neighborhood, with a nod to its Art Deco heritage. Its common areas and amenity interiors are curated by Meyer Davis, the award-winning design studio from New York City. The property is two blocks from the beach, steps from Ocean Drive and Lincoln Road, and part of the world’s largest Art Deco district.
