Construction Update: South-of-Fifth's Louver House from Mast Capital Nears TCO

June 2, 2017

Mast Capital's Louver House, located in South of Fifth at 3rd and Meridian, is cruising towards completion. Designed by award-winning architect Rene Gonzalez, the four-story boutique property features 12 exclusive luxury residences and is on track to receive its TCO by the end of June 2017. Louver House complements the residential, walking neighborhoods lush, natural environment. The city of Miami Beach asked that the original bungalow that stood on the property be restored in some way, so Mast Capital created a public walking space via a louvered bungalow, paying hommage to the area's original beachside setting.

“Like all of my work, Louver House is designed to both reflect and respond to its environment. The building embraces the tropical qualities of the South of Fifth neighborhood and reinterprets them for contemporary living," said architect Rene Gonzalez.

“Louver House offers everything that today’s buyers are looking for, including luxurious amenities and an extremely desirable location walking distance to some of the best restaurants and our beach club,” said Camilo Miguel Jr., CEO of Mast Capital. “This milestone gets us one step closer to delivering the Louver House lifestyle.”

“This project broke ground in December 2015 and has progressed very nicely, reaching each progress point on target. Our team is excited to reach the next and final step, completion,” said Beauchamps Construction president Dean Thomas.

Louver House features a number of amenities, including a health club with an outdoor yoga area, pool deck with negative edge pool, landscaped lounge area, rooftop terrace, sunken lobby gardens as well as electric vehicle charging stations. Units at Louver House range from 2,088 to 2,432 square feet and prices range from $2.5 million to $3.9 million. South Beach has long been one of the United State's most iconic zip codes, fusing culture, tourism and nightlife. Despite this, areas of South Beach have remained stale and stagnant to the development community until now. Developers have set their sites on the West Ave. pocket just west of Alton Road along Biscayne Bay from Lincoln Road through 5th Street. Serving to connect high-end neighborhoods of South-of-Fifth and Sunset Harbor, the strip has seen a real estate renaissance that has been marked by the introduction of several top brands and developments including 1675 Alton Road, a mixed-use development with retail and restaurants; Kimpton’s Hotel Palomar South Beach; The Lincoln Eatery; Trader Joe’s, which will open its first Miami Beach location at 17 West, a new mixed-use development with ground floor retail and loft-style apartments; 1671-1673 Alton Road, a soon-to-be redeveloped property with three ground-floor retail units and a second-floor loft space; a $5 Million renovation to the iconic Mondrian South Beach in which was recently taken under management by Menin Hospitality; 1212 Lincoln, a five-story mixed-use development that will feature a hotel, luxury retail and an indoor food court; and Baptist Health’s Urgent Care Facility; "Made in South Beach," a 501 unit rental community between Alton Road and West Ave; as well as Mondad Terrace, a luxury residential condo development from JDS Development Group, Jean Nouvel and Kobi Karp. Miami Beach has also set its sights an a major Lincoln Road redesign with the addition of enlarged sidewalks, more open space, water features and bike lands, further engraining its status as the social spine of Miami Beach.

Eleven on Lenox will feature a collection of 11 "ocean-inspired beach homes" which match the "spirit of the coastal retreat, infused with the luxury, style and sophistication of a private home in one of the most desirable neighborhoods." The project will be located at Lenox Ave. and 15th Street. Townhomes will start at $2.9 million and range from 4,403 SF to 4,669 SF.
