Missoni Baia Releases Redesigned Floor Plans Based Off of Buyer Feedback

Russian real estate magnate and property developer, Vladislav Doronin, of OKO Group, the developers behind Edgewater's Missoni Baia, has released redesigned their floorplans that they tailored based off of buyer feedback. After tapping Fortune International Group in the spring (2017) to take over sales of Missoni Baia following a successful pre-sales campaign, the Missoni Baia sales team has been busy hosting events in the Hamptons and south of the border in Colombia, Chile, and Argentina while they gear up for a September groundbreaking. The project is the first to be branded by the Italian fashion house. Missoni’s home collection and signature design palettes will be used throughout the building’s public spaces and amenities. Asymptote Architecture and Revuelta Architecture will design the project, along with landscaping by Swiss architect Enzo Enea and interiors by Paris Forino Design.

“Domestic and foreign buyers looking to purchase second or third homes in Miami, their primary residence is generally a larger home so when they come on vacation they still want the high level of quality, services, and amenities that the Missoni Baia brand offers but prefer to have a smaller size residents to simplify their overall vacation experience. The introduction of the smaller floorplans has proven to be successful with our recent sales,” said Jim Cohen, Senior Vice President of Development Sales, Fortune International Group.

Tour the Historical Palm Beach Estate Built by Howard Major in 1928 That Just Sold for $15 Million

A historical Palm Beach mansion built by Palm Beach architect Howard Major in 1928 has sold for $15 million. The mansion covers 10,501 SF spread over 7 bedrooms, 9 bathrooms and 2 half-bathrooms as well as an additional 3 bedrooms for staff. The home also features a chef’s kitchen, butler pantry, a library, exercise room, an elevator, a two-car garage and a saltwater pool. The home is one of the most magnificent historical homes in Palm Beach, located at 124 Via Bethesda. Howard Major designed the mansion in a “Creole” French Classical design with ornate features including a coral block coquina exterior quarried from Cuba, walnut paneling from a 17th century French chateau, and marble floors from the early 1600s. The home was listed with Ashley Mcintosh of Douglas Elliman and the buyer was represented by Chris Leavitt of Douglas Elliman.

“124 Via Bethesda represents one of the few remaining historic gems left in Palm Beach County. My buyer searched high and low for a classic home featuring the old world elegance that Palm Beach is known for and very hard to replicate,” said Chris Leavitt of Douglas Elliman who represented the buyer.

Miami Beach Commissioners Vote to Approve Redesign of Convention Center Park

Miami Beach Commissioners voted to approve a redesign of Convention Center Park by reallocating the tree-count and landscaping to boost the usable lawn space in the 5.8-acre park to 87,000 SF, up from 28,000 SF. The changes were to accommodate Design Miami, a 5 day furniture show founded by Dacra founder Craig Robins. The Miami Beach Design Review Board will review the changes in November.

New Arquitectonica Designed Hotel Coming to Brickell's El Eden Motel Site

More change is expected in Brickell as the owners of the lot currently occupied by the aging El Eden Motel, located at 115 Southwest Eighth Street, 726 Southwest First Court and 110 Southwest Seventh Street; are working on approvals for a new project. Tony Cho of Metro 1 Development and Robert Finvarb of Robert Finvarb Companies purchased the property last year (2016) for $18.4 million and aim to develop a mixed-use millenial-driven hotel with a retail component via a joint venture partnership. The proposed design will be designed by Arquitectonica, will rise 24-stories, cover 250,000 SF, cost about $90 million, and feature 263 keys. The project is currently in the approval process.

Lawsuit Filed Against David Beckham & Miami's Proposed Overtown MLS Stadium

Despite the success of El Clasico Miami, yet another delay has hit David Beckham and Miami's future MLS stadium which has been proposed in Overtown. Bruce Matheson has filed a lawsuit against Miami-Dade County, challenging the future use of the land on the basis of its acquisition. Matheson's suit aims to stop a $9 million sale of 3 acres as part of the assemblage, which was sold based on the state of Florida's Economic-Development Law as a no-bid sale and was never offered to other buyers. Bruce Matheson has previously blocked the expansion of the Miami Open on Key Biscayne and his antics have begun to frustrate city officials who allege that Matheson's goals seem to be to drive professional sports out of Miami. County commissioners originally approved the sale on June 6 and Beckham expects to receive league approval to officially launch Miami's franchise in August (2017).

Riva Fort Lauderdale is powering towards completion and sales have continued to be strong, reported to be over 55% sold in May with a penthouse unit recently selling for $3.75 million. Construction is in the home stretch after topping off in February 2017 and is expected to be completed in September. Riva is being developed by Premier Developers who obtained a $65 million construction loan to finance completion of the tower in May. Riva will rise 15-stories and feature 100 condo units ranging in size from 1,538 SF to 8,788 SF and in price from $645,000 to $1.75 million with penthouses starting at $2 million. Amenities include water taxis, state-of-the-art fitness center, ground floor retail with a restaurant, a private dock and a watersports center. Riva is located at 1180 North Federal Highway.

The recently sold penthouse was located as part of the collection located on the upper half of the building. The 11 story building is being developed by Jeffrey and Samuel Sobel and features 23 condo units with interiors by Steven G. Sales are reportedly over 20% and units are priced starting at $2 million. Units range from 2,600 SF to over 4,100 SF with 3 penthouses that feature an additional 1,434 SF. Units feature floor-to-ceiling glass, expansive living areas, designer kitchens with exclusive Italian furniture, Hansgrohe faucets, quartz countertops and Gaggenau appliances. Amenities include pool with pool bar, jacuzzi, wine tasting room, fitness center with sauna, docks for yachts up to 70'. 321 Water's Edge is located at 321 N Birch Road which is walking distance to the beach and just across from Las Olas Boulevard.

Related Group  continues to power ahead in Hollywood, reporting strong sales at their Hyde Resorts and Residences and Hyde Beach House developments. Hyde Resorts and Residences is fully sold-out and the have closed on 100% of their units. Hyde Beach House, its sister property, has sold 80% of its residences and plans to go vertical this summer. The booming success of the Hollywood market speaks volumes to the demand for luxury residences.

Hyde Resort & Residences Hollywood opened earlier this year (January 2017) and features 407 total units, 40 condos and 367 condo-hotel style units, which are restricted to 150 nights per year to the owner/ resident. Hyde Beach House will rise 42-stories and the condo-hotel which will feature 265-condo-hotel units and 77 condo units. Owners in both buildings take part in a unique hotel pool which manages the hotel rental aspect of their ownership. Pricing ranges from $400K to $1,000,000.

The Ritz-Carlton Residences, Sunny Isles Beach Secures Registration in New York to Market to NYC Buyers

The Ritz-Carlton Residences, Sunny Isles Beach, has secured registration in New York to market directly to high-net-worth homebuyers in New York. Fortune International Group and Château Group, joint developers of The Ritz-Carlton Residences, Sunny Isles Beach, have taken the steps to register the project in the Empire City for the final stretch of their sales efforts after releasing new renderings and fly-through preview videos of some of the layouts. The private condominium tower, which will have no hotel on the premises, completed its concrete foundation pour in April and is slated for occupancy in 2019.

“The Ritz-Carlton Residences, Sunny Isles Beach have been designed with New Yorkers in mind, offering features and finishes found only within the most expensive residential properties in Manhattan,” said Edgardo Defortuna, CEO of Fortune International Group. “From the spa and fitness facilities to the latest technologies, the synergies here are overwhelmingly evident.”

“We are now able to bring this project directly to New Yorkers, giving us the opportunity to highlight our residences with an added level of seamlessness and immediacy,” said Manuel Grosskopf, CEO of Château Group.  “We know these buyers highly value The Ritz-Carlton name and would like to capitalize on the chance to own such well-sited dwellings -- not only because of their size, appointments and amenities, but direct access to the beach.”

The Ritz Carlton Residences, Sunny Isles Beach will rise 52-stories and feature 212 residential condo units. The tower, with its signature curvilinear silhouette, is designed by Arquitectonica, while interiors, inspired by South Beach’s 1960s heyday, have been crafted by acclaimed Florentine architect Michele Bönan. Residences range from $2.6 million to $5.2 million, with penthouses offered upwards of $25 million. Amenities include a private club level on the 33rd floor, beach restaurant, pool deck, kids club, spa, fitness center and wellness center, among other top-line amenities. Construction has completed their foundation pour and has begun vertical rise. The building is slated for delivery in 2019.
