OKO Group, the international real estate development firm founded by investor and developer Vlad Doronin and The Bastion Collection, a global leader in fine dining and luxury hospitality with a portfolio distinguished by 10 Michelin Stars and 3 Michelin Keys since 2019, have revealed a landmark partnership atop 830 Brickell, Miami’s premier 55-story Class A office tower.
The first building of its kind to be developed in the city for over a decade, 830 Brickell is a fitting home for the collaboration between OKO and Bastion who will bring a distinctive blend of business sophistication and vibrant social energy to Miami’s culinary landscape—filling a necessary niche in the city. The debut concept from the partnership introduces Seia, a contemporary Italian restaurant and private membership club located on the highest two floors of the tower (54th and 55th), complete with an expansive open terrace and panoramic views over Miami’s bustling financial district.
The two intrinsically connected yet distinct spaces, with interiors designed by Zervudachi, Roberts and Macadam London, will launch in 2026, complemented by an exclusive all-day café available to 830 Brickell tenants. Developed by OKO Group and Cain International, the newly delivered contemporary office tower brings a prestigious commercial offering to Miami’s Brickell Financial District – often referred to as the “Wall Street of the South.” The fully-leased building’s roster of best-in-class global tenants includes Microsoft, Citadel, Kirkland & Ellis, Marsh, Sidley Austin, Corient (formerly known as CI Financial), Thoma Bravo, Santander Bank, A-CAP, among others.
A distinguished partner to bring a refined hospitality offering to the area, The Bastion Collection’s stellar reputation in Miami is underscored by two acclaimed restaurants in the Design District: L’Atelier de Joël Robuchon, the city’s sole two-Michelin-starred establishment, and Le Jardinier, honored with one Michelin star.
Speaking about the collaboration, Vlad Doronin, Chairman and CEO of OKO Group, said, "With 830 Brickell, we set out to deliver an international calibre of architecture and lifestyle to the heart of Miami's financial district. Partnering with The Bastion Collection to develop Seia and Seia Club elevates that vision and introduces a new benchmark for culinary and exclusive social experiences in the city. Together, we are creating a destination that reflects Miami's global stature, bringing a new dimension of sophistication and world-class gastronomy to Brickell.’
“We’re proud to partner with premier developer OKO Group on Seia, which we know will become a crown jewel within the iconic 830 Brickell,” said Jamal Daniel, owner of The Bastion Collection. “This project is an extraordinary opportunity to bring our culinary and operational expertise to Miami’s most prestigious address, introducing concepts designed to evolve into institutions that serve Brickell’s corporate clientele by day. By night, Seia will become a destination for those seeking an elevated social experience.”

Iconic 'Delano Miami Beach' Hotel Reveals First Look At New Renovation Set to Reopen 2025
Ennismore, the fast-growing lifestyle and leisure hospitality company, and Cain International (‘Cain’), have revealed the first look of Delano Miami Beach to mark the countdown to its reopening in late 2025 after a complete renovation. This first look at the revisited Delano Miami Beach comes as the partnership recently celebrated the opening of Delano Dubai.
Ennismore, the fast-growing lifestyle and leisure hospitality company, and Cain International (‘Cain’), have revealed the first look of Delano Miami Beach to mark the countdown to its reopening in late 2025 after a complete renovation. This first look at the revitalized Delano Miami Beach comes as the partnership recently celebrated the opening of Delano Dubai, introducing the brand to a new destination and continuing its global expansion.
Since 1947, the striking Art Deco façade of original Delano Miami Beach has stood as a tangible celebration of the area’s architectural heritage and a homage to the mid-century Miami style. In the 90s, the Collins Avenue landmark underwent a complete renovation, overseen by hotelier Ian Schrager and world-famous designer Philippe Starck, and the result ignited Miami, transporting guests into a world of contemporary design, chic sensibility, and whimsical charm. Widely recognised for reshaping luxury lifestyle hospitality, Delano is known for swapping traditional five-star opulence for a contemporary elegance that is equally captivating – an urban resort with undeniable charm and a loyal clientele.
As before, guests will be swept into the resort through a veil of billowing white curtains that opens out into bright, Delano-white public spaces informed by soft minimalism and the interplay between dark and light. The 171 guestrooms and suites, including poolside Bungalow Suites and spectacular Penthouse Suites, will be guided by a tonal palette and organic fluidity expressed through bespoke lighting and furnishings and will incorporate reimagined Delano brand signatures, including a fresh new take on the classic ‘Apple a Day’ amenity, which will charm guests with a beautifully crafted apple-shaped glass vessel filled with curated treats. Taking advantage of the resort’s prime beachfront location, oversized windows and terraces offer breathtaking views over the dynamic Miami skyline or the shimmering Atlantic Ocean.
Delano Miami Beach will be home to four distinctive restaurant and bar concepts, including a reimagination of the iconic Rose Bar, which once played host to Hollywood royalty and the who’s who of Miami society. The resort will also feature curated retail and exclusive spaces for events and meetings, as well as a state-of-the-art wellness studio and sublime spa offering a wide array of cutting-edge treatments. Delano devotees will be delighted to rediscover the legendary ground-floor pool, which will be joined by a new beachfront amenity deck and a second pool on the fourth floor.
The design of Delano Miami Beach pays homage to its iconic Art Deco roots with careful preservation of key historical features that ensure the hotel's rich heritage is seamlessly integrated with modern elegance. The original vertical paint bands and terrazzo flooring will be reinstated, while the Delano logo and the lobby's hexagonal columns are being restored. The mezzanine bridge will be reimagined to maintain sightlines to the pool and gardens. Delano Miami Beach has been designed by Elastic Architects in collaboration with Ennismore’s in-house design team.
Sharan Pasricha, Founder & Co-CEO of Ennismore, said: “Thirty years ago, Delano ignited the Miami scene and redefined the urban resort experience. From the Rose Bar to the pool - it was a place to be, a playground for the global jet set looking for the ultimate discretion. Today, together with Cain, we continue the iconic Delano story, writing a new chapter for the brand journey, not only with the epic opening of Delano Dubai this month but with the reopening of the brand’s flagship, Miami Beach. We can’t wait for guests, both new and existing, to rediscover Delano Miami Beach.”
“Cain has always believed in the strength of combining distinctive branded offerings with coveted locations across leading gateway cities and hospitality markets,” said Jonathan Goldstein, Chief Executive Officer of Cain International “We are thrilled to be joining forces with Ennismore to breathe new life into what we consider to be one of America's most iconic hotel brands, and share its legacy with a new generation of global travelers.”
In October 2024, the Delano brand was introduced to a new destination and audience with the opening of Delano Dubai. The hotel has 251 guest rooms and suites culminating in the five-bedroom Delano Penthouse, six restaurant and bar concepts, including The Rose Bar and Blue Door restaurant, a reimagining of the famous Delano Pool and 250 meters of private beach. The first Maison Delano - the brand’s metropolitan concept - opened in Paris in April 2023, creating a bustling cocoon that seamlessly translates the Delano pillars and programming into a city social hub.
In 2024, Ennismore and Cain entered into a strategic partnership in which Cain acquired a minority stake in the Delano brand, focusing on the reopening of the flagship and global growth with exciting pipeline projects under discussions across all regions.

OKO Group & Cain International Complete Fully-Leased 830 Brickell Class A+ Office Tower
Construction of 830 Brickell, the Class A+ office tower that elevated Miami’s position as a destination for some of the world’s largest finance, technology, and professional services firms, has officially been completed after receiving its full Temporary Certificate of Occupancy (TCO) from the City of Miami.
Construction of 830 Brickell, the Class A+ office tower that elevated Miami’s position as a destination for some of the world’s largest finance, technology, and professional services firms, has officially been completed after receiving its full Temporary Certificate of Occupancy (TCO) from the City of Miami. 830 Brickell’s TCO allows for all of the building’s tenants to now begin buildouts and take occupancy of their spaces, while construction crews continue putting the finishing touches on the interior common areas and amenity spaces, which are expected to be ready within months.
The 57-story tower, developed by OKO Group and Cain International, is the first stand-alone Class A+ office tower to be built in Miami’s Brickell Financial District in over a decade. The fully leased building has emerged as the home base for new-to-market firms arriving in Miami, with more than 90 percent of the building’s tenants establishing their first office in Miami. Since its 2020 launch, average rents at the building have more than tripled – from $60-70/square foot, to nearly $200/square foot.
830 Brickell’s roster of best-in-class financial, technology, professional services firms and other global companies includes Microsoft, Citadel, Kirkland & Ellis, Marsh Insurance, Sidley Austin, CI Financial (Corient), Thoma Bravo, Santander Bank, A-CAP, among others. About 20% of the building is currently occupied and operational, with the remainder of tenants slated to complete their individual build-outs and open for business by the end of the year.
“As the only office tower of its caliber in the market, we are delighted to announce that 830 Brickell has successfully secured full TCO. The building has been a catalyst for the migration of business to South Florida, becoming the headquarters for the world’s leading finance, technology and professional services firms, and boosting an office market that continues to outperform other major cities. This achievement marks a major milestone for Miami as a city and as a global business destination,” said developers Vlad Doronin, Chairman and CEO of OKO Group, and Jonathan Goldstein, CEO of Cain International.
Since construction of 830 Brickell launched in 2020, the tower’s average leasing rates have more than tripled, setting pace for an office market that continues to outperform other major cities.
830 Brickell was designed by renowned architecture firm Adrian Smith + Gordon Gill, with interiors by Italian architecture and design company Iosa Ghini Associati. The tower’s amenities will include a Mediterranean restaurant with an outdoor terrace, and bar / private club on the top floor showcasing expansive views of the City and Biscayne Bay, a world-class health and wellness center, conferencing facilities, an outdoor terrace, cafeìs and street-level retail. Multiple transit options are nearby, including Metrorail and Metromover, the Brightline, walking paths, cycling lanes and bay access points. Additionally, some of Miami’s top residential and lifestyle-driven neighborhoods are situated just minutes away, such as Miami’s Design District, Wynwood, Edgewater and Miami Beach.
830 Brickell is part of an extensive portfolio of best-in-class offerings being delivered across South Florida by OKO Group and Cain International. The portfolio, encompassing both luxury residential and commercial spaces, also includes Una Residences, a luxury condominium under construction in Miami’s Brickell enclave; Missoni Baia, a newly delivered luxury condominium in Miami’s Edgewater neighborhood; and One River, a rental condominium in Downtown Fort Lauderdale.
OKO Group and Cain International’s partnership further extends to One Beverly Hills, a 17.5-acre mixed-use urban destination master planned by Norman Foster. The development will mark the introduction of Aman’s inaugural urban resort and Aman Branded Residences to the West Coast of North America, designed by Kerry Hill Associates, featuring a limited number of Aman residences, an Aman Hotel, and an exclusive Aman Club.
FIRST ON PROFILE: OKO Group and Cain International Top Off Bayfront Una Residences in Brickell at 47 Stories
Construction of Brickell’s first waterfront residential development in over a decade, Una Residences, has completed vertical development and “topped off” at 47 stories. The ultra-luxury project, situated at 175 NE 25th Road within Miami’s picturesque and private South Brickell enclave, is being developed by OKO Group and Cain International.

The ultra-luxury project, situated at 175 NE 25th Road within Miami’s picturesque and private South Brickell enclave, is being developed by OKO Group and Cain International. Construction is expected to complete in early 2025.
Designed by world-renowned architects Adrian Smith + Gordon Gill (AS+GG), Una Residences comprises 135 spacious condominiums with unobstructed views of the Atlantic Ocean, Key Biscayne, and the Downtown Miami skyline.
The construction milestone comes amidst South Florida’s recent business and wealth migration trend which has driven steady pre-sales to the tower, now nearly sold-out. In 2022, Una’s two upper tri-level penthouses sold for $17.75 million each – a price point which still stands today as the highest recorded condominium sale in Miami’s Brickell submarket. A handful of residences remain available for purchase priced from $4.4 million to $10 million.
“This marks a pivotal moment for our team, as we introduce a one-of-a-kind building to the Brickell City skyline. With its yacht-inspired aesthetics, world-class amenities, and a prime waterfront location, Una Residences offers a luxury living experience unique to the South Florida market. This exceptional combination has enabled the project to command market-leading premiums in Miami and set a new standard for luxury residences in Brickell,” said developers Vlad Doronin, Chairman and CEO of OKO Group, and Jonathan Goldstein, CEO of Cain International, in a joint statement.
Residences range from two- to five-bedroom units measuring between 1,100 to 4,786 square feet. Una’s two ultra-exclusive upper tri-level penthouses measure approximately 7,089 square feet with an additional 2,871 square feet of outdoor terrace and rooftop space, with each residence boasting two private pools, a summer kitchen, sauna, and steam room.
Amenities at the boutique-style tower will complement Miami’s outdoor lifestyle, including a private marina, three swimming pools, a children’s splash-pad area and playroom, a movie theater, a resort-inspired spa and steam room, a state-of-the-art fitness center featuring yoga and personal training facilities, onsite dining, and more. Una’s amenities will also extend beyond the property, as residents will receive exclusive membership to the Grand Bay Club on the beachfront of Miami’s Key Biscayne.
Una Residences is part of an extensive portfolio of best-in-class offerings being delivered across South Florida by OKO Group and Cain International. The portfolio, encompassing both luxury residential and commercial spaces, includes Missoni Baia, a newly delivered luxury condominium in Miami’s Edgewater neighborhood; 830 Brickell, a class A-plus office tower nearing completion in Miami’s Brickell Financial District; and One River, a luxury multifamily tower under construction in Downtown Fort Lauderdale.
Cain International and OKO Group’s partnership further extends to One Beverly Hills, a 17.5-acre mixed-use urban destination master planned by Lord Norman Foster. The development will mark the introduction of Aman’s inaugural urban resort to the West Coast of North America, featuring a limited number of Aman residences, an Aman Hotel, and an exclusive Aman Club.
Separately, OKO Group, the U.S. development firm founded by Aman’s CEO and Chairman Vlad Doronin, is also developing Aman Miami Beach, which encompasses a restored Art Deco hotel and a newly constructed Kengo Kuma-designed Aman-branded residential tower, now under construction along the oceanfront.

Related Group and partner Alta Developers have closed on $240 million in financing for the highly-anticipated residential tower, Casa Bella Residences by B&B Italia (Casa Bella), which broke ground earlier this month in Downtown Miami’s burgeoning Arts and Cultural District. The loan was provided by Cain International (Cain) — a privately held investment firm with over $16 billion in assets under management. The capital infusion will fund the construction of the 56-story Italian-inspired condominium tower, which is slated to reach completion in 2026.
“We’re proud to partner with Cain to bring Casa Bella Residences by B&B Italia to life,” said Nick Pérez, President of Related’s Condominium Division. “This collaboration underscores our commitment to creating an exceptional residential product that will enhance and elevate the surrounding neighborhood. The capital infusion strengthens our ability to deliver on this commitment, as we redefine the standard for design-driven living within one of Miami’s most in-demand residential destinations.”
Located at 1400 Biscayne Boulevard, Casa Bella represents the first residential partnership for the famed Italian design house, B&B Italia, known around the world for its high-end collaborations with legacy brands such as Rolex, Hermès, and Rolls-Royce. With architecture by Arquitectonica and interiors by renowned designer Piero Lissoni — who also serves as creative director for B&B Italia — and the B&B Italia team, every aspect of the building is envisioned as an oasis, offering a refined Miami aesthetic rooted in contemporary Italian design.
The transaction builds upon Cain’s existing investments in Miami which include 830 Brickell, Una Residences and The Delano. Cain has originated over $7.5 billion in loans globally since its founding in 2014 and has committed over $2 billion in new loans throughout the United States since 2019.
“This was an opportunity to build on the core principles that have guided our lending strategy to date; working with outstanding sponsors to deliver exceptional assets in markets we believe in,” said Matthew Rosenfeld, Head of U.S. Debt at Cain International. “We are thrilled to be partnering with Related as they continue to shape the future of this leading global city.”
Newmark arranged the transaction with a Debt and Structured Finance team led by Co-Presidents Jordan Roeschlaub and Dustin Stolly alongside Executive Managing Director Nick Scribani, and Holden Witkoff.
Over 80% of Casa Bella’s 319 residences are now in contract. Earlier this year, Casa Bella set a price record with a contract signed for a 5,893-square-foot triplex penthouse for $12.6 million, or $2,138 per square foot, signifying the neighborhood’s most expensive condominium sale on a price-per-square-foot basis.
The residences at Casa Bella range from one to four bedrooms and feature soaring ceilings, sweeping views, private elevator access, state-of-the-art kitchens with Sub-Zero and Wolf appliances, and an exquisite selection of European fixtures hand-picked by the B&B Italia team. Casa Bella’s Penthouse Collection comprises 10 meticulously designed homes with seven distinct floor plans, the crown jewel of which is a pair of 54th-floor triplex residences with private rooftop terraces, each featuring spa pools and indoor/outdoor summer kitchens with panoramic water views. The 54th floor is also home to two duplex penthouses, spanning 4,100 and 4,560 square feet.
To further elevate the luxurious lifestyle experience, Casa Bella offers two full floors of amenities complete with stunning vistas overlooking Biscayne Bay. Offerings include a spacious venue for hosting events, a wine vault and private tasting lounge, as well as a plush private theater and co-working spaces. A world-class wellness center caters to fitness-minded residents, featuring professional-level equipment, as well as dedicated yoga and spin rooms, while the spa facilities offer an array of on-demand services including massages, facials, blowouts, and manicure/pedicures.
Outdoors, landscape architect Enzo Enea envisioned a pool deck with lush Italian-inspired gardens to create an oasis within Downtown Miami. The 80-foot lap pool is surrounded by private cabanas and shaded lounge areas, as well as an open-air lawn for yoga and meditation. A poolside bar and Mediterranean café will have light bites and refreshments on offer. On the 56th floor, residents can access the tower’s rooftop pool and terrace, which is complete with a state-of-the-art observatory.
Fortune International Realty is the building’s exclusive sales and marketing agent with a sales team led by Olga Monson.

The 7,084-square-foot residence, sold at $2,506 per square foot, also stands as the highest price per square foot deal in the City of Miami. Una's upper penthouse residence was purchased by a domestic buyer seeking a secondary home in Miami amidst South Florida’s recent business and wealth migration trend – which has driven steady sales to the tower, which is currently over 80% sold. Situated at 175 NE 25th Road within Miami’s picturesque and private South Brickell enclave, the 47-story development will be the first waterfront residential tower to deliver in the Brickell Financial District in over a decade upon its completion in 2024.
Designed by world-renowned architects Adrian Smith + Gordon Gill (AS+GG), Una Residences will comprise 135 spacious condominiums with unobstructed views of the Atlantic Ocean, Biscayne Bay, and the Downtown Miami skyline. Vertical construction is currently underway, with crews having recently surpassed the tower’s fifth level and now constructing residence levels.
“The unprecedented sales momentum at Una Residences is representative of the solid dynamics backing Miami’s luxury real estate market and reaffirms our belief in the region as an increasingly important player in the U.S. and on the global stage,” said Vlad Doronin, Chairman and CEO of OKO Group, and Jonathan Goldstein, CEO of Cain International. “We continue to see strong levels of domestic and international interest as market leaders establish a base in the city and anticipate this trend to progress as Miami continues its growth as a world-leading hub for businesses, hospitality, and residential living."
Una’s three-story penthouse – located on levels 45 through 47 of the building – measures approximately 7,084 square feet of interior space, with an additional 2,871 square feet of outdoor terrace and rooftop space. The expansive unit includes six bedrooms, seven bathrooms, and features a media room, study, and private internal elevator accessing all three floors of the residence. Additionally, the triplex penthouse features two private rooftop pools – a lap pool and plunge pool – with a summer kitchen, sauna and steam room.
The penthouse will be delivered fully finished and include over 12-foot-high ceilings, private elevator entry, premium finishes and fixtures, and panoramic 180-degree vistas of the expansive Brickell waterfront.
Amenities at the boutique tower will complement and enhance Miami’s desirable outdoor lifestyle, including a private marina, three swimming pools, a children’s splash-pad area and playroom, a movie theater, a resort-inspired spa and steam room, a state-of-the-art fitness center featuring yoga and personal training facilities, onsite dining, and more. Una’s amenities will also extend beyond the property, as residents will receive exclusive membership to the Grand Bay Club on the beachfront of Miami’s Key Biscayne.
Una Residences is OKO Group and Cain International’s latest residential tower in South Florida. The successful joint venture between the two companies has another three developments under construction, including Missoni Baia, a luxury condominium in Edgewater; 830 Brickell, a class A-plus office tower in the Brickell Financial District; and One River, a multifamily tower in Downtown Fort Lauderdale.
Mast Capital and BH Group have announced Raffles Residences Coconut Grove, the brand’s first standalone residential development, with 35 homes from $4.5 million and architecture by Brandon Haw.
