Ken Griffin and Goldman Properties Acquire Landmark 545 Wyn Office Building In Wywnood From Sterling Bay For $180 Million
Billionaire investor Ken Griffin has expanded his South Florida real estate presence with the acquisition of 545 Wyn, a premier office property in Miami’s Wynwood Arts District. Partnering with Goldman Properties, the duo purchased the 10-story building for approximately $180 million, signaling continued institutional confidence in Miami’s evolving office market.
The deal reinforces Wynwood’s transition from a creative enclave into a fully formed mixed-use business district attracting global capital and blue-chip tenants.
Located at 545 Northwest 26th Street, 545 Wyn stands as one of the neighborhood’s most visible commercial assets. The transaction brings together complementary strengths: Griffin, founder of Citadel, provided the majority of the equity, while Goldman Properties will oversee management and long-term strategy for the building. The sellers were Sterling Bay, which developed the project in 2019 after acquiring the site from Goldman Properties years earlier—creating a full-circle moment for the Miami-based firm.
Developed by Sterling Bay, who broke ground on 545wyn in January 2019 and completed the building in late 2020, the 298,000 square feet of creative office and retail property offers future and current tenants access to large flexible floorplates and an unmatched suite of exclusive, highly sought-after healthy building amenities including a state-of-the-art wellness center, touchless elevator systems, vast outdoor lounges and high-quality air filtration systems. The building was designed by Gensler Architects and was Wynwood’s first-ever Class A office and retail property. To reflect the artistic aesthetic of Wynwood, Sterling Bay commissioned a number of creative installations at the property, including three very prominent exterior murals, to engage local and international artists and establish a sense of place for tenants. After recently achieving WELL Health-Safety Rating, 545wyn has also achieved RESET Air marking the property as one of the healthiest commercial buildings in Miami.
Spanning roughly 298,000 square feet of Class A office space along with more than 26,000 square feet of ground-floor retail, 545 Wyn has become a cornerstone of Wynwood’s commercial core. Its tenant mix reflects the area’s growing appeal to established corporations and forward-looking firms alike, including Sony Music Group, PwC, Gensler, cryptocurrency exchange Gemini, and crypto-backed mortgage lender Milo. This diversity underscores Wynwood’s ability to attract tenants across media, professional services, design, and financial technology.
For Griffin, the acquisition adds another strategic foothold in Miami, a city that has increasingly drawn high-net-worth individuals and major firms seeking business-friendly conditions and global connectivity. For Goldman Properties, long known for shaping Wynwood’s cultural and real estate identity, the partnership represents a continuation of its role in guiding the district’s next phase of maturation. Together, the acquisition of 545 Wyn highlights not only confidence in a single asset, but belief in Wynwood’s long-term position as a major office and mixed-use hub within Miami’s urban core.

Focus and Group Fox secure administrative site plan approval for Brickell Apartment tower
Focus, a seasoned real estate development and construction firm, and Group Fox, a family-owned property and asset management firm, both headquartered in Chicago, have received administrative site plan approval for their latest project, the 517-unit Brickell Starlite apartment tower. This milestone sets the stage for the development of a 39-story luxury high-rise in the heart of Miami’s Brickell neighborhood.
“We are thrilled to finalize the entitlements on this property in Miami,” said Tim Anderson, CEO and Founder of Focus. “The world-class design, unparalleled location, and favorable zoning were strategically developed to meet the needs of the modern renter flocking to the Brickell neighborhood.”
Located within walking distance of the Brickell Metrorail station, the property will offer seamless access to Miami’s Brightline, Tri-Rail, Metrorail, and Metromover transit systems, providing residents with connectivity across South Florida. The developers and design team, led world renowned architectural firm Gensler, proposed a pedestrian and vehicular paseo at the building’s base, linking 7th and 8th streets. This feature will enhance accessibility to retail spaces within the tower and improve connectivity to the nearby I-95 on- and off-ramps.
The Brickell neighborhood remains a focal point for rental demand in South Florida, driven by a booming economy, favorable tax policies, and national migration trends. In 2024, Miami recorded its most competitive rental market in recent history, with apartments renting in an average of just 33 days and nearly 20 renters vying for each available unit.
Focus and Group Fox are in the final stages of permitting for the project and have enlisted a Cushman & Wakefield team—including Chris Lentz, Chris Moyer, Jeff Altenau, Susan Tjarksen, and Marc Royer—to capitalize the development.
Chris Lentz, Executive Director at Cushman & Wakefield, emphasized the project’s significance: “Brickell Starlite is a landmark multifamily development in Miami’s most vibrant and sought-after Brickell neighborhood and represents one of the only new luxury high-rise multifamily products underway in this well-occupied submarket. With extremely limited new developments coming online in Brickell, and the most recent multifamily deliveries dating back to 2019 and 2021, Brickell Starlite is uniquely positioned to meet the strong sustained demand for luxury.”

Managing Director Scott Wadler and Vice President Michael Basinski of Berkadia South Florida secured the financing on behalf of the developers, a joint venture between L&L Holding Company, a vertically integrated real estate company based in New York, N.Y., Oak Row Equities (formerly Carpe Real Estate Partners), a real estate private equity and development company based in New York, N.Y., and Shorenstein, a real estate investment company based in San Francisco, Calif.
Bank OZK provided the three-year, floating-rate loan with two one-year extension options.
The developers acquired the site, a 15-parcel assemblage, in late 2021 for $53 million, after filing plans for a development that would deliver one million square feet of office, retail, residential and outdoor entertainment space. The project, which Gensler is designing, is slated to complete in 2024.

Neocis, the leader and pioneer in robot-assisted dental implant surgery, has signed a new lease for 38,000 SF of Class A office space at 545wyn in the Wynwood Arts District. Neocis, the leader and pioneer in robot-assisted dental implant surgery, has signed a new lease for 38,000 SF of Class A office space at 545wyn in the Wynwood Arts District. The move is scheduled for October 2022 following Neocis’ exponential sales and employee growth since securing U.S. Food and Drug Administration (FDA) market clearance for its Yomi® Robot-Assisted Dental Surgery System in 2016. As the first and only robotic-assisted surgical system cleared by the FDA for dental implant surgery, Yomi has been used to place more than 10,000 dental implants to date and has steadily increased in usage among dental implant surgeons throughout the United States. Since 2016, over 140 dental surgeons have completed cases using Yomi.
“Miami is an excellent market for business growth and this relocation will provide us with even more space and flexibility to build upon our footprint as a healthcare technology innovator,” said Alon Mozes, PhD, co-founder and CEO of Neocis. “Over 75 Yomi systems have been installed thus far and we expect this number to rise significantly as our employee headcount increases in the new office.”
The Neocis team currently consists of more than 130 employees. The company made over 60 new hires in 2021 and plans to continue expanding throughout 2022.
"I was so excited to learn that Neocis was re-committing to the Magic City. Their presence is critical to our expanding healthtech industry, and they are a Miami success story. With $122M+ raised and 100+ employees, they are further proof that you can raise capital, find talent, and scale within our ecosystem.” Said Mayor Francis Suarez
Dental implant surgery, which has become the standard of care for replacing missing teeth, requires extreme accuracy to avoid critical anatomical structures. Yomi allows the dentist to precisely pre-plan the dental implant procedure and then guides their hand during the surgery according to the pre-operative plan by using haptic robotic feedback. Due to the increased accuracy and digital planning provided by Yomi, dentists are often able to operate with a smaller incision, resulting in less pain and faster recovery for patients.
JLL Managing Director, Cameron Tallon, represented the tenant, Neocis, in the lease transaction totaling 38,000 square feet. The Blanca Commercial Real Estate team of Juan Ruiz and Randy Carballo represented Sterling Bay, the 545wyn property’s ownership.
Developed by Sterling Bay and designed by Gensler, 545wyn is Wynwood’s first-ever Class A office and retail property, offering tenants an unmatched suite of exclusive, highly sought-after tenant amenities including a state-of-the-art wellness center, touchless entry technology, indoor/outdoor conference rooms, sweeping outdoor lounges and private balconies. After recently achieving WELL Health-Safety Rating, 545wyn has also achieved RESET Air marking the property as one of the healthiest commercial buildings in Miami. Join us on March 5th at X Miami for People to Watch: Leaders in South Florida Real Estate, where Joe Furst will be discussing his long-term value creation play in Wynwood and other neighborhoods, how he’s managed to cultivate the right partnership structure in his deals, and why he’s selective about projects that fit his skills, a hybrid between controlled placemaking, development and operations, including hospitality.
Joe Furst is the founder and managing principal of Place Projects, a Miami-based real estate investment firm, operating partner and placemaker focused on creating value in urban neighborhoods through thoughtful development, planning and content curation. Place Projects’ current real estate portfolio includes several residential, commercial and retail developments throughout Florida, including Wynwood, Doral, West Palm Beach and St. Petersburg.
Prior to launching Place Projects, Joe spent over 10 years at Goldman Properties developing the Wynwood neighborhood of Miami and was responsible for all strategy, development, financing and leasing initiatives. Joe played an integral role in the transformation of Wynwood from a fragmented industrial district into an engaging destination and live-work-play neighborhood.
Joe also founded and served as Chair of the Wynwood Business Improvement District (“WBID”), where he championed policy initiatives that ensured Wynwood’s thoughtful growth while preserving its unique character. Ultimately, the WBID, in cooperation with the City of Miami, created the Wynwood Revitalization District (“NRD”) zoning overlay which allowed Wynwood to develop into a diverse, mixed-use neighborhood. The NRD won the 2016 American Planning Association Award for best planning and zoning policy for economic development.
His involvement and deep commitment to the area gave him the runway for his own large-scale, ground-up development project: 545 Wyn, the first Class-A office space in Wynwood, whose amenities more closely resemble a hotel than a traditional office. As of today, the building has topped off and glass casing has been installed.
Joe and his development partner, Sterling Bay, acknowledge the risk in building a spec project, especially given the new supply of office space on the market, but their strategy is unwavering. They are confident that the introverted retail plaza, side-core design of the building and lifestyle amenities will attract the right tenants. Amenities will include an activated roof deck and full service fitness facilities, including yoga, spinning and gym.
The development includes 298,000 square feet of flexible office space on large floorplates, as well as 26,000 square feet of ground-floor retail and an 18,000-square-foot tenant amenity floor featuring indoor and outdoor collaborative workspaces, ultra-modern conference rooms and a state-of-the-art wellness center. 545 Wyn will afford its tenants the option of having private open-air balconies and direct access to an adjacent paseo park. Newmark Knight Frank is leading leasing efforts and they are hoping to attract creative tenants in high-growth industries like tech and media.
Sterling Bay announced that Gensler, a leading architecture, design and planning firm, has signed a long-term lease to be the first office tenant at 545 Wyn. Gensler is also the lead designer and architect for the project and will lease 13,456 square feet in 545 Wyn, which is anticipated to open in late 2020.
Joe was born and raised in Miami, Florida. He graduated from Hamilton College and obtained a law degree from the University of Miami. After practicing law, Joe returned to graduate school to obtain a Masters in Real Estate from the Warrington College of Business at the University of Florida.
