Check Out The Newly Revealed Renderings of Lion Development and Terra's Midtown 1

Renderings have been revealed for Midtown 1, a 48-story tower set to become the tallest in Midtown Miami. The project is being developed by a joint venture between leading Miami-based developers Terra, led by David Martin, and Michael Simkins’ Lion Development Group. The partnership on the 1.6-acre property, which is located at 3501 NE 1st Ave., in June 2023 for $40 million. The Arquitectonica-designed tower will rise 48-stories, 596 feet, and will offer 400 residential units, 27,658 SF of retail and 498 parking spaces. The interiors will be designed by international design studio Yabu Pushelberg. The project is set for review by Miami’s Urban Development Review Board on May 15.

Terra’s portfolio of luxury developments across South Florida includes Five Park, a 48-story residential tower rising at the entrance to Miami Beach; the two-tower Mr. C Residences Coconut Grove, which is nearing completion later this year; THE WELL Bay Harbor Islands, a wellness-focused mixed-use property planned for Miami’s Bay Harbor Islands with 54 luxury residences and 80,000 square feet of class A office space; and Villa Miami, a 55-story waterfront tower planned for Miami’s Edgewater neighborhood with roughly 50 full-floor residences.

Lion Development Group, LNDMRK Development and Tricera Capital Close On Society Wynwood Retail For $22.5 Million

A partnership between Lion Development Group led by Michael Simkins, LNDMRK Development led by Alex Karakhanian and Tricera Capital led by Ben Mandell have closed on 32,000 square feet of ground-floor retail space at Society Wynwood for $22.5 million. Tricera and LNDMRK signed four leases pre-closing to fill about 50% of the leasable area to Starbucks, Nacho Daddy,Chama De Fogo Brazilian Steakhouse, and I Scream Gelato. Property Markest Group (PMG) and Greybrook, who developed the mixed use project, sold the retail portion for $22.5 million to the buyer group, and the deal closed on April 26. Jason Krane with Ackman Ziff helped source Seacoast Bank, the senior lender that financed the deal.

“Wynwood's growth over the last decade has been tremendous, and our team is excited to continue to play a role in elevating the community,” said Tricera Capital CEO Ben Mandell. “We have had success leasing at Society thus far and intend to continue our momentum with new leases soon to be announced.”

The property at 2431 NW Second Ave. is conveniently located in the center of the Wynwood Art District, within walking distance of many new restaurants and boutique businesses. Along with the ground-floor retail, Society Wynwood has almost 300 modern residential units and a private parking garage, making it a premier destination.

Lion Development, PMG and LNDMRK Development Team Up To Purchase Overtown Development Site

Michael Simkins’ Lion Development, Property Markets Group (PMG) and Alex Karakhanian’s LNDMRK have partnered to purchase Overtown’s Block 19 located at 105 NW 11th Terrace for $16.5 million. The 1.5 acre development site will be a Transit Oriented Development (TOD) with a combination of market-rate and workforce housing apartments, along with parking for residents and visitors. City National Bank has provided an initial $8.25 million mortgage on the property.

As one of the largest property owners in Overtown, Lion Development Group has been a longtime catalyst for growth and vitalization in the area, working alongside the community and partner agencies such as the Southeast Overtown Community Redevelopment Agency (CRA) to reinvigorate the area with the goal of creating a dynamic and walkable urban core, promoting economic advancement and culture-building environments.
