Morabito Properties Expands and Refinances Mixed-Use Wyncatcher Development in Miami’s Wynwood Neighborhood

Morabito Properties, a Miami Beach-based real estate development company led by developer Valerio Morabito, has expanded the firm’s existing Wyncatcher development in Wynwood by acquiring an adjacent warehouse located at 2150 NW Miami Court.

Morabito Properties, a Miami Beach-based real estate development company led by developer Valerio Morabito, has expanded the firm’s existing Wyncatcher development in Wynwood by acquiring an adjacent warehouse located at 2150 NW Miami Court. Wyncatcher is a boutique, adaptive reuse mixed-use, creative office property located at 2413 NW 1st Avenue in Miami’s Wynwood Arts District. Morabito Properties also secured a $35 million loan with BridgeInvest, a private real estate lender, to refinance the entire assemblage including Wyncatcher I which is fully leased to Knotel and set to open this summer. Berkadia Managing Director Scott Wadler and Vice President Michael Basinski Miami secured the financing on behalf of the sponsor, Morabito Properties, the deal closed on May 29.

The newly acquired warehouse will be converted into a state-of-the-art commercial space (Wyncatcher II) with a variety of uses, ranging from event to office and retail. Designed by Vagabond Architecture, known for their work retrofitting existing buildings, the structure will join the existing two-story, 47,852 square-foot Wyncatcher I, designed by world-renowned architecture firm, Arquitectonica. Both buildings showcase exterior murals, an iconic feature of the vibrant neighborhood, by acclaimed Portuguese artist Alexandre Farto, known as VHILS.

Knotel, a flexible workspace operator owned by Newmark, one of the world’s largest commercial real estate advisory firms, signed a seven-year pre-lease deal for the entirety of Wyncatcher I and will open this summer, offering office space ranging from 3,976 square feet to 37,427 square feet, and a restaurant with 6,051 square feet of indoor space and 6,861 square feet of outdoor space. The unique structure sports elegant double-height, industrial-style windows over two stories.

“Wynwood has evolved into a cultural hub where people want to spend their days, whether it be by perusing art and retail or celebrating the next life milestone. Wyncatcher will be the community for it all,” said Valerio Morabito, CEO of Morabito Properties. “We’re grateful for our relationship with BridgeInvest to make this all possible.”

“BridgeInvest has been providing creative financing solutions for projects in Wynwood since our inception over 13 years ago,” said Alex Horn, managing partner of BridgeInvest. “Morabito Properties’ vision is both creative and discerning, and will deliver effective office and retail options as dynamic as the Wynwood neighborhood it will reside in.”

Originally an abandoned warehouse district, Wynwood has grown into a thriving haven for art, fashion, innovation and creativity, hosting over 15 million annual visitors. The neighborhood’s 50 blocks are home to leading technology and finance companies, including Spotify, Founders Fund and Live Nation. The area is also renowned for its top hospitality offerings, such as Uchi, Pastis and Michelin Bib Gourmand Doya. Its ever-growing development pipeline includes thousands of upcoming new residential units, hotel keys, office space and a new high-speed railway stop, built by Brightline, as part of the Northeast Corridor Project, the Miami-Dade portion of the Coastal Link, extending from Downtown Miami to the City of Aventura.

Why Wynwood?

To escape high rents, many companies are relocating to Class A buildings in Downtown Miami and Wynwood. These buildings accounted for 44% of the entire market’s absorption in the first quarter of 2022. Wynwood has dominated new development in office product over the past two years.

Tenants relocating to these submarkets are looking for buildings with Class A amenities, such as conferencing facilities, fitness centers (with showers), cafés or restaurants and updated finishes in the common areas. Proximity to restaurants and shopping, as well as easy access to Interstate 95, and other lifestyle considerations are also important factors.

The bayfront Onda Residences is a 41-unit boutique luxury condominium project being developed along Biscayne Bay at 1135 103rd Street. 85% of its units are already sold ahead of its completion which is slated for later this year. Coastal Construction serves as the development’s general contractor. Onda will be the first newly-built condominium to deliver and welcome residents among a slew of recently launched projects coming over the next few years to Bay Harbor Islands, which is currently experiencing a surge in new development activity.

“Once complete, Onda will be a coveted residential retreat in one of Miami’s most desirable neighborhoods,” said developer Ugo Colombo, Founder of CMC Group. “The building’s boutique lifestyle, idyllic bayfront location, and timeless design will make it a standout property for years to come,” added developer Valerio Morabito, CEO of Morabito Properties.

Residences consist of impeccably finished units ranging from two- to four-bedroom plus den floorplans, measuring between 1,809 and 3,535 square feet in size. Four penthouse residences measure up to 5,073 square feet – two of which include private rooftop pool decks. With only a limited selection of residences remaining, inventory is priced between $5 million and $8.4 million.

All residences will feature an office/den, private and semi-private high-speed elevators, floor-to-ceiling, impact-resistant sliding glass doors and windows, spacious tiled terraces with private gardens, open floor layouts with up to 9-foot grand ceiling heights, fully-accessorized Snaidero kitchens with top-of-the-line Miele appliances, bathrooms with Italian marble and wood cabinetry, exquisite Italian flooring throughout, energy-efficient air conditioning and heating systems with ultra-quiet technology, and air and water filtration systems.

Onda – also known as the Italian word for “wave” – is designed by Bernardo Fort-Brescia of Arquitectonica, with interiors imagined by creative design masterminds Carlo and Paolo Colombo of A++ Human Sustainable Architecture, and lush landscaping by award-winning landscape architect Enzo Enea of Enea Garden Design.

Onda’s prime Bay Harbor Islands location offers more than 300 linear feet of bay frontage and sweeping views of Biscayne Bay and the Atlantic Ocean. Among Onda’s most popular features is its private marina with 15 boat slips, which are exclusively available for residents to purchase. The development will also include a water sports launch dock with kayaks, paddle boards and inflatables available for use, in addition to direct ocean access through Miami’s Haulover inlet.

Building amenities will include a rooftop pool deck and lounge area; a state-of-the-art fitness center with Technogym equipment, a yoga studio, a spa with massage treatment rooms, changing facilities, and steam bath and sauna rooms. Onda will also feature personalized services, state of the art security and technology along with a front desk reception, covered valet drop-off area, personal parking spaces, electric vehicle charging stations and bicycle storage, and residential storage space. The building will offer an integrated digital concierge along with readily accessible WiFi throughout all public spaces, and FTTH (fiber to the home) technology for voice, video and high-speed internet.

Colombo and Morabito previously partnered in 2016 to lead the development of Beach House 8, a nearby boutique waterfront condo building on Collins Avenue in Miami Beach. Most recently, Colombo and his firm CMC Group delivered Brickell Flatiron, a 64-story luxury tower in Downtown Miami’s Brickell Financial District. Now, the firm is gearing up to start construction at Vita at Grove Isle, an ultra-luxury boutique condominium development located on the private island of Grove Isle in Miami’s Coconut Grove neighborhood. Morabito is also currently developing Wyncatcher, a mixed-use office development in Miami’s Wynwood Arts District.

CMC Group and Morabito Properties Break Ground On Onda Residences In Bay Harbor Islands

Veteran Miami developers Ugo Colombo of CMC Group and Valerio Morabito of Morabito Properties have broken ground on Onda, a new boutique luxury condominium in Miami’s exclusive Bay Harbor Islands neighborhood which is designed by world-renowned architect Bernardo Fort-Brescia of Arquitectonica.

Veteran Miami developers Ugo Colombo of CMC Group and Valerio Morabito of Morabito Properties have broken ground on Onda, a new boutique luxury condominium in Miami’s exclusive Bay Harbor Islands neighborhood. Designed by world-renowned architect Bernardo Fort-Brescia of Arquitectonica, the 8-story waterfront development, now rising at 1135 103rd Street, will boast more than 300 linear feet of bay frontage, a private marina, and sweeping views of Biscayne Bay and the Atlantic Ocean. Construction is expected to be completed in 2023.

News of Onda’s groundbreaking comes as the next wave of residential development in Miami takes hold, fueled by an uptick in demand from domestic buyers looking to relocate from major U.S. cities who are attracted to Florida’s desirable quality of life, lower business and living expenses, and tax-friendly policies.

More than 60% of Onda’s 41 luxury residences have already been pre-sold, with the majority of its buyers hailing from the U.S. Impeccably finished residences include two- to four-bedroom plus den layouts measuring between 1,809 and 3,535 square feet in size, with four penthouse residences measuring up to 5,073 square feet – two of which include private rooftop pool decks. Prices range from $1.8 million to over $9.5 million.

“We set out to create an ultra-luxurious intimate building with a handful of units and residents in one of the nicest waterfront communities in South Florida,” said Ugo Colombo, Founder of CMC Group. “Onda’s boutique exclusivity, commanding bay views, and top-quality finishes and materials will brand it as a standout property for a long time to come.”

“Onda will deliver a one-of-a-kind living experience that you won’t find anywhere else in Miami,” said Valerio Morabito, CEO of Morabito Properties. “Our unique location in Bay Harbor Islands offers residents the best of both worlds – the convenience of being connected to the energy of Miami Beach with access to an abundance of restaurants, shopping and entertainment options just minutes away, with the privacy that comes with living in a private family-oriented neighborhood away from the congestion.”

Located just west of the world-class shopping mecca Bal Harbour Shops, Bay Harbor Islands is one of the most coveted residential neighborhoods in Miami. The exclusive two-island waterfront enclave is situated roughly two miles north of Miami Beach and neighbors Indian Creek Island, a private island famously known as “Billionaire Bunker” for its roster of celebrity residents. Bay Harbor Islands is renowned for its charming small-town community vibe, proximity to Miami’s poshest retailers and restaurants, and stunning waterfront views. The walkable family-oriented village also offers an abundance of parks and green space, along with access to one of the best schools in Miami-Dade County.

Among Onda’s most popular features is its private marina with boat slips ranging from 35 to 60 linear feet. The marina’s 15 slips, which are already 70% sold, are available for purchase by residents only. The development will also include a water sports launch dock with available kayaks, paddle boards and inflatables, boasting direct ocean access through Miami’s Haulover inlet.

PROFILE Exclusive: Inside Onda Residences In Bay Harbor Islands With Developer Valerio Morabito

PROFILEmiami caught up with Valerio Morabito, CEO of Morabito Properties, to discuss his newest joint venture condo development with Ugo Colombo’s CMC Group, Onda Residences in Miami’s Bay Harbor Islands. Designed by world-renowned architect Bernardo Fort-Brescia of Arquitectonica, the 8-story boutique building’s waterfront location will boast more than 300 feet of bay frontage.

PROFILEmiami caught up with Valerio Morabito, CEO of Morabito Properties, to discuss his newest joint venture condo development with Ugo Colombo’s CMC Group, Onda Residences in Miami’s Bay Harbor Islands. Designed by world-renowned architect Bernardo Fort-Brescia of Arquitectonica, the 8-story boutique building’s waterfront location will boast more than 300 feet of bay frontage, a private marina, and sweeping views of Biscayne Bay and the Atlantic Ocean. Construction of Onda is estimated to begin this November with completion slated for 2023.

PROFILEmiami: What are your plans for Onda and what does “Onda” mean?

Valerio: When my partner Ugo Colombo and I were envisioning Onda, we had a “less is more” philosophy in mind – an intimate boutique-style condominium with large residences and luxury amenities. The project’s most unique feature of all, it’s waterfront location on the shores of the exclusive Bay Harbor Islands, was our biggest inspiration.

Onda is the Italian word for “wave.” With over 300 feet of direct bay frontage, the property will include a private marina for residents, a water sports launch dock with available kayaks, paddle boards and inflatables, and direct ocean access through Miami’s Haulover inlet.

PROFILEmiami: Tell me about the building’s architectural design.

Valerio: We chose Bernardo Fort Brescia of Arquitectonica for Onda’s architectural design. Bernardo is a world class architect that knows how to translate the beauty of this city into design. That's what he successfully did with Onda, reflecting the movement of the water and the beauty of the bay into the building’s exterior façade with its undulating balconies.

We have always imagined a place immersed in nature, facing the crystal waters of Biscayne Bay and overlooking Haulover natural park, an oasis of peace and tranquility. Steps away from the best shopping, restaurants, beaches and schools in this city. A place where people can connect with nature, enjoy watersports and boating thanks to the marina and the immediate proximity to the ocean. A place where residents can relax and reinvigorate in the spa and gym. A small, private and fully amenitized building in a unique location that makes life easy and filled with great experiences.

PROFILEmiami: What about the rest of the design team and the interiors?

Valerio: We partnered with A++ Human Sustainable Architecture to imagine the building’s interior design and amenity spaces, and with Enzo Enea of Enea Garden Design to create a signature landscape design for the surrounding grounds.

Onda’s interior décor is being imagined by Carlo and Paolo Colombo, the creative masterminds and founders behind A++. The partners, who are both from Milan, the design capital of the world, have built their reputation by designing and building architectural projects – from hotels and restaurants, to residences and commercial spaces – inspired and heavily rooted on the vision of sustainability and well-being.

Their design of the building incorporates natural materials and textures amid light wooden floors, stone and marble accents, and mid-century style furnishings – all in tones of white, beige, gray, brown and gold. Lush green foliage and planters are incorporated into every space, with views of the turquoise waters of Biscayne Bay on full display.

We wanted Miami’s tropical spirit to come together with an Italian sense of style and elegance, and I believe we have achieved it through these great collaborations.

PROFILEmiami: What makes Bay Harbor Islands so unique?

Valerio: Bay Harbor Islands has been Miami’s best kept secret. It’s a quiet and charming neighborhood surrounded by some of South Florida’s finest shopping, beaches, and schools. The area is synonymous with an upscale, family-oriented lifestyle that appeals to buyers from across the country and around the world. You can be close to the ocean without having to deal with the traffic and hustle-and-bustle of Miami Beach.

PROFILEmiami: What types of buyers are purchasing residences at Onda?

Valerio: The vast majority – more than 80 percent – of our buyers are coming from across the U.S., particularly the northeast markets. We are seeing an uptick in demand from domestic buyers looking to relocate from major U.S. cities lured by South Florida’s quality of life, lower business and living expenses, and tax-friendly policies.

Our buyers are attracted the quality of our finishes and construction, our large residences, our private boutique model, our amenities – and overall, our unmatched waterfront lifestyle. Onda provides all the conveniences of luxury condo living on the Miami waterfront, but at less cost than a single-family house.

Our private marina and direct ocean access via the Haulover inlet is a huge selling point for buyers with boats.

Two-Story Penthouse At Onda Residences In Bay Harbor Sells For $9.5 Million

A two-story penthouse at Onda, a new boutique luxury condominium planned for Miami’s exclusive Bay Harbor Islands neighborhood, has sold for $9.5 million dollars to a buyer from Louisville, Kentucky. The 8-story development is being developed by a joint venture between CMC Group and Morabito Properties

A two-story penthouse at Onda, a new boutique luxury condominium planned for Miami’s exclusive Bay Harbor Islands neighborhood, has sold for $9.5 million dollars to a buyer from Louisville, Kentucky. The 8-story development, which is being developed by a joint venture between Ugo Colombo’s CMC Group and Valerio Morabito’s Morabito Properties, enjoys an enviable waterfront location with more than 300’ of bay frontage, a private marina, and sweeping views of Biscayne Bay and the Atlantic Ocean. Nearly 40% of Onda’s 41-units have already been pre-sold since launching sales in March, with a majority of buyers hailing from the U.S. Construction is estimated to begin in Fall 2021, with completion slated for 2023.

The expansive penthouse will include a total of 7,199 SF, encompassing 5,073 SF of interior space with 4 bedrooms, 4.5 bathrooms, an office/bonus room, and a wine cellar. The residence will also include an additional 2,126 SF of outdoor space in the form of 9-foot-deep wrap-around terraces and a private rooftop deck complete with its own pool, garden, and summer kitchen.

Melissa Pardo of Fortune Development Sales represented the developers in the transaction, while Fernando Rodriguez Parilli of Fortune International Realty represented the buyer.

“Our vision for Onda was to create a boutique-style building that felt like you were living in a private waterfront home with all the amenities and conveniences of a luxury condominium,” said Valerio Morabito, CEO of Morabito Properties. “Our residences boast oversized floorplans and an abundance of outdoor space. With its own rooftop pool deck and direct water views overlooking Biscayne Bay and the Atlantic Ocean, the sale of our signature penthouse speaks to its unique caliber in the Miami market.”

The news of the penthouse sale comes as a wave of wealthy domestic buyers migrating to South Florida and diminishing single-family home inventory has sparked renewed interest in Miami’s luxury condo market. According to the Miami Association of Realtors, sales of existing condos jumped a whopping 286% in May year-over-year, from 563 to 2,176, driven primarily by U.S. buyers from tax-burdened states. The latest statistics support that fierce competition and ballooning prices for single-family homes are driving buyers towards condominiums instead.

Located just west of the world-class shopping mecca Bal Harbour Shops, Bay Harbor Islands is one of the most sought-after residential neighborhoods in Miami. The exclusive two-island waterfront enclave is situated roughly two miles north of Miami Beach and neighboring Indian Creek Island, a private island famously known as “Billionaire Bunker” for its roster of celebrity residents. The walkable family-oriented village also offers an abundance of parks and green space, along with access to one of the best schools in Miami-Dade County.

“Bay Harbor is like an undiscovered jewel in Miami. It’s a little island community that’s in the middle of everything with fantastic water views and just a few steps away from Bal Harbour Shops,” said Ugo Colombo, Founder of CMC Group. “With Onda, we set out to create an ultra-luxurious intimate building with a handful of units and a handful of residents in one of the nicest waterfront communities in South Florida.”

CMC Group and Morabito Properties, the developers behind Miami’s newest luxury condominium development, Onda Residences, have announced the official opening of a new state-of-the-art waterfront sales gallery in Bay Harbor Islands. The Onda sales gallery showcases the modern interior elements, quality materials and high-end finishes that emulate the sophisticated look and feel of the 41-unit boutique development imagined by world-renowned Italian designers A++ Sustainable Architecture. Now open to the public at 10301 East Bay Harbor Drive, Onda’s sales gallery is situated directly adjacent to the condominium’s future waterfront site along Biscayne Bay. Construction of Onda is slated to get underway later this year and be completed in 2023.

CMC Group And Morabito Properties Launch The Arquitectonica-Designed Onda Luxury Condo On Bay Harbor Islands

As the appetite for luxury residential real estate in South Florida mounts, CMC Group and Morabito Properties, two of the region’s most experienced developers, are joining forces to launch Onda, a new boutique luxury condominium in Miami’s Bay Harbor Islands.

As the appetite for luxury residential real estate in South Florida mounts, CMC Group and Morabito Properties, two of the region’s most experienced developers, are joining forces to launch Onda, a new boutique luxury condominium in Miami’s Bay Harbor Islands. Designed by world-renowned architect Bernardo Fort-Brescia of Arquitectonica, the 8-story building’s enviable location will feature more than 300 feet of bay frontage, a private marina, and sweeping views of Biscayne Bay and the Atlantic Ocean. Construction of Onda is estimated to begin in Fall 2021, with completion slated for 2023.

Onda’s 41 impeccably finished residences include two- to four-bedroom layouts measuring between 1,809 to 3,525 square feet, with four penthouse residences up to 5,073 square feet in size – two of which will include private rooftop pool decks. Prices range from $1.8 million to over $8 million.

Onda will benefit from the track-record and expertise of Ugo Colombo of CMC Group and Valerio Morabito of Morabito Properties – two world-class developers driven by their Italian instincts for quality, style, and craftsmanship. Colombo and Morabito previously partnered in 2016 to lead the development of Beach House 8, a nearby boutique waterfront condo building on Collins Avenue in Miami Beach. Most recently, Colombo and CMC Group delivered Brickell Flatiron, a 64-story luxury tower in Downtown Miami’s Brickell Financial District.

“Diminishing single-family home inventory and growing interest in Miami’s luxury condo market have sparked the next wave of development, but few projects benefit from Onda’s prime waterfront location in one of the city’s most desirable neighborhoods,” said Ugo Colombo, Founder of CMC Group. “Bay Harbor Islands is Miami’s best kept secret. Surrounded by some of South Florida’s finest shopping, beaches and schools, the area is synonymous with an upscale, family-oriented lifestyle that appeals to buyers from across the country and around the world.”

Onda, the Italian word for “wave,” has been architecturally designed by Bernardo Fort-Brescia of Arquitectonica, with interiors imagined by creative design masterminds Carlo and Paolo Colombo of A++ Human Sustainable Architecture, and lush landscaping by award-winning landscape architect Enzo Enea of Enea Garden Design.

“Onda will be the address of choice for residents seeking the highest caliber of luxury in a technology-forward boutique building with top-quality finishes and materials,” said Valerio Morabito, CEO of Morabito Properties. “Onda residents will enjoy a premium lifestyle with all the conveniences of luxury condo living and the unique amenities that come with owning a piece of the Bay Harbor waterfront.”

Residences will feature floor-to-ceiling, impact-resistant sliding glass doors and windows, spacious tiled terraces with private gardens, private and semi-private residential elevators, open floor layouts with up to 9-foot grand ceiling heights, fully-accessorized Snaidero kitchens with top-of-the-line Miele appliances, bathrooms with Italian marble and wood cabinetry, exquisite Italian flooring throughout, energy-efficient air conditioning and heating systems with ultra-quiet technology, and air and water filtration systems.

Building amenities will include a rooftop pool deck and lounge area; a state-of-the-art fitness center with Technogym equipment, a yoga studio, a spa with massage treatment rooms, changing facilities, and steam bath and sauna rooms. Onda also features 300 feet of bay frontage, a private marina for the exclusive use of residents with boat slips, a water sports launch dock with available kayaks, paddle boards and inflatables, and direct ocean access through Miami’s Haulover inlet.

Onda will offer residents personalized services, advanced security and technology along with a front desk reception, covered valet drop-off area, personal parking spaces in a fully enclosed garage, electric vehicle charging stations and bicycle storage, and residential storage space. The building will offer an integrated digital concierge along with readily accessible WiFi throughout all public spaces, and FTTH (fiber to the home) technology for voice, video and high-speed internet.

Sales and marketing are being exclusively overseen by Fortune Development Sales.
