The Perigon, an ultra-luxury oceanfront condo building being developed by Camilo Miguel Jr.’s Mast Capital and Barry Sternlicht’s Starwood Capital Group in Miami Beach, has partnered with celebrated Michelin-starred chef Shaun Hergatt to open Miami Beach’s first ever resident only concept by a Michelin-starred chef as an exclusive amenity to the property. Shaun Hergatt will curate the food and beverage concept at The Perigon including a private resident-only restaurant and speakeasy. Chef Shaun Hergatt, the executive chef and owner behind some of New York’s most famed Michelin-starred restaurants both public and private, including Vestry in Soho and 432 Park Avenue respectively, is renowned for his technically precise cooking and painterly presentations. Nota at The Perigon will be Hergatt’s first-ever Mediterranean concept, while FiftyThree, a speakeasy cocktail lounge, will have a bold, playful style.

“We are designing more than a condominium at The Perigon, it is a private, highly serviced five star resort exclusively for the owners,” said Camilo Miguel, Jr., CEO of Mast Capital. “The Perigon is offering Miami Beach’s first-ever resident-only Michelin-starred chef dining concept, where residents can enjoy their privacy or mix and mingle with their neighbors. Additionally, our partnership with such a notable chef as Shaun Hergatt further solidifies the commitment to the quality of luxury, The Perigon will offer to its residents.”

Taking advantage of the oceanfront location and abundance of rich, local ingredients, Nota at The Perigon is centered around a clean, crisp palate. With seafood anchoring the Mediterranean inspired menu, Chef Hergatt plans to use woodfire grilling techniques to create dishes that are elevated yet approachable, with health and wellness at the forefront.

“Food brings people together and through this partnership with Mast Capital, I’m thrilled and honored to further elevate the experience for the residents at The Perigon,” said Chef Shaun Hergatt. “Paying homage to the regional flavors and ingredients, our rotating seasonal menus will offer an elevated yet approachable cuisine, exclusive to residents and their guests.”

The interiors of Nota were designed by Tara Bernerd to blend into the larger residential concept at The Perigon. The design will incorporate rich materials from intricate stones to linens. The furniture will integrate a unique combination of organic materials with subtle hues that cohesively blend to the environment of coastal living on the sands of Miami Beach. The oceanfront restaurant will accommodate up to 70 guests, with service extending to the pool deck.

The speakeasy, FiftyThree, will experiment with bold colors and patterns, embracing a whiskey themed palate. Darker browns and greens will set a more intimate mood, featuring bronze fixtures and accents creating the perfect nighttime setting. The cocktails will also embody the more playful aesthetic, while focusing on fresh ingredients and creative curations.

The Perigon’s food and beverage concept represents Chef Hergatt’s triumphant return to South Florida. Chef Hergatt first debuted in Miami in 2005 when he was the executive chef at The Setai Miami Beach. Hailing from Australia but having worked at restaurants around the world garnering international accolades for culinary craftsmanship, Chef Hergatt is known for two of his Michelin star restaurants, Juni and Vestry, and previously SHO Shaun Hergatt, which garnered acclaim for its geographically inspired dishes. Today, one of Chef Hergatt’s many restaurants is the Caviar Bar in Las Vegas. Many of his most famed dishes are inspired by his travels and surroundings, an approach he will bring to The Perigon.

Completing the culinary experience at The Perigon will be several additional private amenity spaces for dining and lounging. An indoor-outdoor conservatory doubling as a breakfast lounge and terrace will host residents for their early morning coffee. Here, a barista will be available upon request to serve hot or iced coffee to a resident’s liking. Residents can also request meals be delivered directly to their private residence or to their poolside cabana.

Further elevating the experience at The Perigon is a new private concierge partnership with BHB Private Concierge, a premium provider servicing private properties and clients. In addition to offering residents seamless experiences tailored to their individual wants and needs, the concierge at The Perigon will further enhance the programming throughout the amenity suites. To begin living The Perigon lifestyle before stepping foot inside, residents will have access to select services provided by BHB Private Concierge shortly after contract signing.

Located at 5333 Collins Avenue along the tranquil 200-foot stretch of sand between Indian Creek and the Atlantic Ocean, The Perigon comprises 73 two- to four-bedroom condominiums ranging from 2,100 to 6,700 square feet, with eight private guest suites offered to residents only. With an overall 20,000 square feet of amenities that provide both exclusivity and an idyllic setting for connection and socializing, the building is elevating a palatial lifestyle evocative of a five-star hotel. Pricing starts at $4.15 million with completion slated for 2025.

The Perigon Reveals Sophisticated Interiors by Tara Bernerd In Miami Beach

The Perigon, the first residential project on Miami Beach designed by award-winning architecture firm OMA as well as the only new pre-construction, ultra-luxury condominium currently offered on the city’s iconic beach, has revealed its elegant interiors by Tara Bernerd, the London-based designer internationally renowned for her work on luxurious hotels and private yachts.

The Perigon, the first residential project on Miami Beach designed by award-winning architecture firm OMA as well as the only new pre-construction, ultra-luxury condominium currently offered on the city’s iconic beach – has revealed its elegant interiors by Tara Bernerd, the inimitable London-based designer internationally renowned for her work on luxurious hotels and private yachts. Inspired by the tower’s tranquil, dual waterfront location between the Atlantic Ocean and the Intracoastal waterway, the interiors evoke the sophistication of a European riviera and the essence of a five-star resort, further establishing The Perigon as Miami Beach’s premier destination for oceanfront living.

Located at 5333 Collins Avenue, and developed by a joint venture between Mast Capital and an affiliate of Starwood Capital Group, The Perigon’s highly anticipated interior preview includes a first look at the arrival experience and lobby; the private spa, sauna, and treatment room; and the elegant residential interiors and finishes. Drawing from the surrounding natural coastal environment and the color palette of Miami Beach, Bernerd imagined a residential aesthetic that emphasizes panoramic ocean views, abundant natural light, private outdoor space, and expansive floor plans of The Perigon’s 74 two-to four-bedroom residences and 8 resident owned guest suites.

“Combining Tara’s extraordinary talent with the genius of OMA’s architecture and Gustafson Porter+Bowman’s landscaping has differentiated The Perigon in the market,” said Camilo Miguel, Jr., CEO of Mast Capital. “The Perigon captures attention to detail in a way that is unmatched for the area, and there is no better representation of that than in the rich amenity spaces. Through her timeless aesthetic and European sensibility Tara has created a true sanctuary in Miami Beach.”

Inside the residences at The Perigon, Bernerd’s design incorporates a unique combination of organic fabrics, refined materiality and tailored weaves. Juxtaposing stone, glass and wood to create dimension and texture, the interiors include noticeable influences from Europe and its famed rivieras. This is evident in the open kitchen, for example, which features Italian cabinetry custom designed by Bernerd with a focus on craftsmanship and detail. The overall color palette is soft and natural, drawing from The Perigon’s premier location.

In the primary suite, the bathrooms are adorned in marble with dark bronze fittings, and select residences feature dramatic soaking tubs that overlook the shoreline and Miami skyline. Bernerd’s timeless aesthetic further enhances gracious ceiling heights and floor-to-ceiling panoramic views of the ocean and bay. Residences at the intimate 17-story building range from 2,100 square feet to 6,700 square feet and are priced from $4 million.

“The Perigon represents a unique opportunity to establish the next iteration of luxury living in Miami Beach,” says Tara Bernerd, founder of Tara Bernerd & Partners. “Responding to and embracing the tower’s statement architecture, the amenity spaces have been designed to be indicative of a high-end hotel, presenting a unique challenge to infuse a sense of exclusivity together with a sense of warmth for residents. What Mast Capital and Starwood Capital Group have envisioned is setting a new bench-mark in design, and we are proud to collaborate with them on this first look at our designs.”

The collection of amenities at The Perigon best showcases how Bernerd has interpreted the firm’s hospitality prowess into the context of a condominium tower. For the spa, she created an evolved Miami Beach aesthetic that should appeal to the well-traveled, design-conscious resident and their penchant for experiencing a destination through the lens of a local. It features a mixture of materials and fabrics selected both for their authenticity to the area and their connection to sought-after locales.

In the lobby, Bernerd enhances OMA’s bold architecture. By playing with the architectural concept and working with the geometry, she scaled the space to bring warmth and intimacy into the design, so that it feels both grand and welcoming upon arrival, befitting a building of this stature. The floors are finished in a white natural stone with a diamond pattern mimicking the footprint of the tower while contrasting with elegant polished plaster walls trimmed in Italian stone. The result is a new design language inspired by Miami and its nautical and cultural traditions.

The Perigon will deliver many more amenities in addition to these newly unveiled spaces, including a resident-only oceanfront restaurant andspeakeasy bar, conservatory with a daily breakfast bar, sunrise lounge and terrace. Residents will also enjoy an oceanfront swimming pool and spa, as well as poolside cabanas and sunbeds all situated within lush landscaping by Gustafson Porter+Bowman, the firm responsible for redesigning the green space at the Eiffel Tower and the powerful Princess Diana Memorial Fountain in London’s Hyde Park. Benefiting from the coveted beachfront location, residents will have exclusive beach access complete with food and beverage service. Other amenities include a terraced fitness center with ocean views, children’s playroom, private salon, screening room, and wine room. The spaces will be activated by a dedicated lifestyle concierge and residential butler. Imagery is forthcoming.

PROFILE Exclusive: Exploring W Fort Lauderdale & The Fast Growth of Fort Lauderdale Beach with ISG Principal Craig Studnicky

PROFILEmiami had the exclusive opportunity to sit down with Craig Studnicky, Principal and Co-Founder of ISG Realty and leads sales at The Residences at W Fort Lauderdale. Take a look inside Related Group and Related Companies $60 million renovation of the iconic property and find out how the Fort Lauderdale Beach real estate market is on the move.

PM: Fort Lauderdale and Fort Lauderdale Beach have seen an influx of high-end condo and hotel developments in recent years. What sets The Residences at W Fort Lauderdale apart?

CS: The W Fort Lauderdale was completed in 2009. It was designed and developed as part hotel and part condo, essentially a condo hotel. A lot of the developments on the ocean in Fort Lauderdale, like Auberge and Paramount, are being developed for the end-user. Auberge and Paramount have typical rental restrictions for end-user condominiums. The Residences at W Fort Lauderdale, by contrast, has the ability to be rented short-term. The original developer designed the W as two towers, with the hotel in the east tower, and the condo residences in the west tower.

What really sets The Residences at W Fort Lauderdale apart is the flexible use of the units. You can buy a unit as a second home and never rent it, buy it as your permanent residence and live there year-round, or you can buy it as a combination second home and rental property. Most of the people who buy at the W use their condo as a combination of a second home and rental property. When owners are not in town, they sign a management contract with Starwood and Starwood manages the unit as a “hotel residence” which generates income for the owner.

W Fort Lauderdale was acquired by Related in 2014. Related has developed more than 80,000 condos over the past thirty years, and are clearly the largest condo developer in the U.S. After taking ownership, Related decided to do a $60 million renovation to the entire property. The W, Starwood and Related agreed to use New York-based design firm Meyer Davis to head up the redesign. Meyer Davis has also been hired by Related for Auberge Beach Residences & Spa, the Paraiso Bay Beach Club in Edgewater, Park Grove in Coconut Grove and 1 Hotel & Homes in South Beach.

PM: Do you see a need for more hotel branded residences in Fort Lauderdale?

CS: Absolutely. We are welcoming the Four Seasons, just two blocks north of the W, which promised to break ground this fall. The Four Seasons is the most recent addition to the high-end branded residences in the area, including W Fort Lauderdale and Ritz-Carlton.

PM: So, you guys were selling strong when a lot of other projects were slowing down?

CS: We are selling strong because Fort Lauderdale Beach is selling strong. The pricing gap between oceanfront properties in Miami Beach vs. oceanfront properties in Fort Lauderdale Beach has never been greater, and developers and buyers from around the world have noticed. Historically, the price difference from Miami Beach to Fort Lauderdale Beach has been about 25 to 30 percent, with Miami always getting the premium. Today, Miami Beach is about 200 percent more expensive than Fort Lauderdale Beach.

In the last three years, $1.5 billion in new development has taken place in Fort Lauderdale, 70 percent of which has already been sold.

PM: Where do you see most of the buyers coming from? Are there a lot of New Englander’s and New Yorkers who want a second home and like the supplemental income and the ability to show up with their golf clubs?

CS: The United States is the number one market for The Residences at W Fort Lauderdale. The overwhelming majority of buyers are from the northeast, including New York, Boston, Philadelphia, Washington D.C., Chicago but also Canada, Toronto and Montreal. The next market after that is Brazil. Brazilians have discovered Fort Lauderdale and the price difference between Miami Beach and Fort Lauderdale is very appealing to them. They love the beach, and the beach in front of the W is the nicest beach in Fort Lauderdale. Even though the dollar is high, they love the idea of buying into a condo hotel because they get their rental income in U.S. dollars, which is valuable for Brazilians.

PM: So how did you start to connect with Chinese buyers?

CS: I have owned my company for 25 years and we have done lots of work for developers, but I can honestly say, this is the first time I have ever sold to Chinese buyers. About 18 months ago, I started a division called ISG Asia and currently have 20 Mandarin-speaking agents working with me. A majority of China has not been exposed to South Florida and needs a lot of education on what Florida is and the different markets it includes. They are starting to discover South Florida and interest is rising because Florida is a bargain compared to pricing in Los Angeles, New York and San Francisco. The Chinese are only investing so far, mostly looking for income-producing properties. Of all of the properties I show them, The Residences at W Fort Lauderdale is one that they like the most because of its brand.

When President Xi visited President Donald Trump at Mar-A-Lago in Palm Beach in April, travel websites from China were completely sold out of availability for Florida. The visit was really big for Florida real estate in terms of introducing Florida to the biggest country in the world. By the end of 2017, we are supposed to have a non-stop flight from Tokyo, and by the end of 2018, we are supposed to have non-stop flights from Beijing and Singapore, which will be a real game changer for South Florida real estate.

PM: Can they move money freely out of China? How easy is it for them to invest their capital in the United States?

CS: Currently there is a $50,000 restriction per individual on foreign investments annually, which is a challenge. There are ways of getting around it, but it is very challenging. The Chinese government is watching them very closely at the moment.

PM: What else does Related Group and Related Companies have in store for Fort Lauderdale Beach?

CS: I think you will see Related develop more high-end condos like Auberge Beach Residences & Spa. The value difference between Miami Beach and Fort Lauderdale Beach makes this Fort Lauderdale’s time.
