Miami-based developer Shoma Group has completed its two-tower, 304-unit multifamily rental community in Hialeah, Shoma Village. They will begin welcoming residents to their brand new apartments on August 1. Leased by KW Property Management & Consulting and managed by Shoma MGMT, the development is 65% rented and expected to be fully leased by the end of summer. Amid South Florida's red-hot real estate market, Shoma Village is the latest example of a growing trend of new apartment buildings that have opened with over half of its units rented.

The project’s success is a testament to Shoma’s shrewdness as a developer who identifies and builds in promising areas often bringing a new type of product to the neighborhood. Shoma Village is leading a wave of new development and investment trickling into Hialeah, known as the City of Progress, aiming to spur economic growth and cater to a younger demographic of professionals who are Hialeah natives. The project was one of the first new Class A mixed-use housing and retail developments to break ground in the community in recent years. In addition to apartments, it will deliver an upscale Shoma Bazaar food hall, hair salon and store.

“Hialeah has always been a desirable location full of possibilities. That was true when we built Shoma Homes at Country Club of Miami here 20 years ago, and it’s still true today,” said Masoud Shojaee, CEO and Chairman of the Board at Shoma Group. “The overwhelming response we've seen, with the first tower becoming fully leased before future tenants could even tour the finished product, shows the unprecedented demand for brand new, Class A housing in this area with a large list of amenities, a private parking garage, and a Shoma Bazaar with retail space on site. People are ready for a new standard of living in Hialeah.”

Shoma Village offers elevated, thoughtfully designed common and living spaces by architecture and design firm MSA Architects. Floorplans at Shoma Village range from studios measuring about 640 square feet to three-bedroom units totaling about 1,370 square feet. The units offer a bright and lively atmosphere, boasting chic barn doors, spacious walk-in and linen closets, and an inviting wood-style flooring throughout each apartment. They also include private balconies, energy efficient hurricane-impact windows, Honeywell PRO programmable thermostats, and Whirlpool front-load washers. Kitchens and bathrooms feature quartz and Marble-Lite countertops, designer vanities, a rain showerhead, and an oversized soaking bathtub. Tech-savvy security upgrades include fingerprint readers, keyless entry, and ButterflyMX video intercoms that allow residents to easily and securely let in visitors from their smartphones.

Residents have access to a wide array of amenities for their entertainment and leisure. These include a fully equipped fitness center with yoga, spinning, and an interactive mirror, a private conference room, and a two-story clubroom with extra large LED TVs, kitchens, and a pool table. Outdoor amenities include a large pool with a gazebo and courtyard, a playground, a grilling area, and a dog park. As with other Shoma developments, pet owners will have the additional benefit of an on-site Evolution Pet Spa.

The apartments will be anchored by a 22,000-square-foot Shoma Bazaar food hall and 12,000 square feet of on-site retail shops. In addition, a night concierge, covered and gated parking garage, and electric car station will provide extra safety and convenience for residents as they come and go from the property.

“We could not be happier with the amazing reception that Shoma Village has seen and we look forward to continuing that momentum as we lease the second tower,” said Stephanie Shojaee, President of Shoma Group. “We have put our heart and soul into carefully selecting every color, finish, and feature to make Shoma Village an exemplary and enjoyable live-work-play community for Hialeah. I am very excited to introduce it to the community and welcome people into their new, luxurious homes.”

Upon moving in, residents will receive housewarming gifts from Kris Jenner's home care line, Safely, including complimentary plant-based cleaning products, and from Shoma, including a glass water bottle, coffee mug, hand sanitizer, duffle bag, and Lemon Perfect flavored water.

Shoma Group Sells 10 Units At Luxury Boutique Condo Ten30 South Beach In 15 Days

Ten30 South Beach, a curated collection of 43 one-, two-, and three-bedroom condominiums nestled in one of South Beach’s most vibrant neighborhoods, is quickly selling out its inventory as demand for Miami luxury real estate heightens.

Ten30 South Beach, a curated collection of 43 one-, two-, and three-bedroom condominiums nestled in one of South Beach’s most vibrant neighborhoods, is quickly selling out its inventory as demand for Miami luxury real estate heightens. Shoma Group along with the project’s exclusive residential brokerage, Fortune Development Sales, have reported a record pace for sales with 10 units sold in just 15 days. Ten30 South Beach now has more than 75% of its residences under contract as sales continue to climb.

An enclave of moderately priced, Mid-Century Modern design-inspired Miami Beach condominiums by development firm Shoma Group, sales for the four-story boutique development have been fueled by the momentum received from the project’s top off in December and upcoming imminent opening this summer.

“As the tide of Northeasterners and West Coast residents from states like California rise in Miami seeking all that South Florida has to offer, the extraordinary demand we’ve recently experienced certainly stands out,” said Masoud Shojaee, President and CEO of Shoma Group. “The popularity of luxury boutique residential real estate has certainly risen this year as buyers are seeking less dense living along with larger units and outdoor spaces. Ten30 South Beach is front-and-center as an idyllic offering to fill that need and is well-positioned from a large slate of new offerings.”

“Buyers are taking notice of Ten30 South Beach. With the project set to be completed very soon it provides a significant competitive edge and is an important selling point for those who want to move here now,” said Edgardo Defortuna, President and CEO of Fortune International Group. “Offering the privacy of a single-family home, with the turnkey appeal and convenience of a condominium, we have seen pent-up demand for this unique type of boutique product and are confident that sales will continue to reflect this.”

Set to open to residents this summer, the project offers the style and prestige of an exclusive address surrounded by premier shopping, dining and dazzling attractions of Miami Beach. For Ten30 residents to leisurely explore the neighborhood and savor South Beach, the developer recently debuted a unique offering of a Vespa at closing for new buyers on select units. Gifted with a voucher at closing, buyers will be able to choose from a premiere lineup of models from the world’s most iconic scooter brand that can easily be stored in their private, covered parking space.

“The sales pace we’ve seen the last few weeks has been nothing short of incredible,” said Stephanie Shojaee, Chief Marketing Officer of Shoma Group. “Several of our recent buyers have purchased multiple units with plans to combine them and update the floorplans to create larger units to enjoy. This is a consistent trend we’ve seen throughout the project as more and more buyers are seeking larger units along with rooftop terraces. We originally were seeing several second home buyers, but are now seeing many people who are looking to relocate permanently and want space to entertain.”

Primed for pure relaxation and a healthy lifestyle, Ten30 South Beach also recently introduced plans for its saltwater rosé-colored rooftop pool. Situated on a sprawling 6,000 square-foot rooftop deck, Ten30’s pool offers a restful retreat to relax and recharge with the added health benefits of the salt water that includes improved wellness with increased buoyancy reducing the weight of gravity on joints and muscles, soothing tension, and a gentler overall experience. Also, fewer chemicals means less irritation on skin and eyes, and the water feels softer, smoother, and purer than water sanitized using a traditional system.

Additional amenities include a lounge and outdoor kitchen area complete with barbecue and yoga space, as well as a dual gym showcasing spinning and treads with Pilates reformers and rock-climbing. The well-appointed condominiums offer a variety of floor plans each with state-of-the-art technology and high-end finishes.

Located at 1030 15th Street, Ten30 South Beach offers one-, two- and three-bedroom units with expansive private rooftop terraces. Kitchens epitomize modern elegance and functionality with Italian cabinetry and premium appliances, and designer finishes throughout compliment the spacious master bedrooms that boast a unique open bathroom concept. Residences are priced from the $500’s with low association fees of less than $400 per month.

Each Shoma Bazaar will be home to approximately a dozen unique restaurant vendors.

The invitation only culinary event featured 7 of the 14 artisanal vendors that have signed on to open the food hall including B.F.F. “Burgers, Franks, Fries”, Doce Provisions, Ella’s Oyster Bar, Shahs of Kabob, Sweet Manifesto, Trattoria Dal Plin and The Market Milkshake Bar. Other vendors will include Pubbelly Sushi, Tintto By Tributto, In Ramen, Juice & Java, Eating House and Ash Pizza Parlor.

One lucky winner was selected by Braman Miami to enjoy their complimentary weekend ride.

Serving as a kickoff for upcoming regularly scheduled events that will take place year-round at Sanctuary at Doral for residents and commercial tenants, hosts Shoma Group and Braman Miami rolled out the red carpet as event-goers enjoyed cocktails and delicious samplings from the participating restaurants getting a true taste of what’s to come once Shoma Bazaar officially debuts this Fall.
