A penthouse at The Ritz-Carlton Residences, West Palm Beach has gone under contract after being listed for $16.95 million, setting a new benchmark as the highest-priced condominium sale ever recorded on North Flagler Drive by both total sales price and price per square foot.
The contract marks another milestone for the waterfront luxury development by Related Group and BH Group, underscoring continued demand for branded ultra-luxury residences in West Palm Beach as construction progresses toward its anticipated 2028 completion.
Located on the 27th floor, Penthouse A is the signature residence within the 27-story tower. The four-bedroom, five-and-a-half-bathroom home encompasses 4,897 square feet of interior living space, complemented by approximately 1,200 square feet of private outdoor terraces overlooking the Intracoastal Waterway, Palm Beach Island, and the Atlantic Ocean.

According to the development team, the purchaser is an existing Palm Beach resident seeking to upgrade to a larger primary residence while remaining in the area. Homes range from two to four bedrooms and approximately 1,532 to 3,331 square feet, with every residence oriented east to capture panoramic water views.

The Ritz-Carlton Residences, Palm Beach Gardens, is nearing completion where construction has now entered its final phase and continues to make steady progress toward its anticipated 2026 completion. Developed by Catalfumo Companies, led by Chairman, Founder, and CEO Daniel Catalfumo, the 106-unit project comprises three buildings designed by Spina O’Rourke + Partners, with hospitality interiors by Susurrus and model residential interiors by Decorators Unlimited.
Palm Beach Gardens is rapidly emerging as one of South Florida’s most compelling waterfront luxury markets, driven by over $100 million of investment in marina development and a growing demand for service-driven residential living. The Ritz-Carlton Residences, Palm Beach Gardens is set on the last 14 contiguous acres of Intracoastal waterfront in the Palm Beach Gardens Marina District. Residences span more than 3,800 square feet, with pricing from $3.8 million to over $10 million and sales overseen by Douglas Elliman Development Marketing.
Further signaling the project’s transition into its operational phase, the development recently appointed Monique Nussbaum as General Manager. With more than 25 years of experience across The Ritz-Carlton brand and luxury residential communities, she will oversee the property’s 106 residences, marina-front amenities, and service program as the team prepares for resident move-ins.
“Monique brings a deep understanding of branded residential operations and a longstanding commitment to service excellence,” said Daniel Catalfumo, chairman, founder and CEO of Catalfumo Companies. “As the residences approach completion and the vision becomes fully realized, her experience with The Ritz-Carlton brand comes at a defining moment, where luxury residential development is no longer defined by design and location alone, but by the integration of hospitality. At The Ritz-Carlton Residences, Palm Beach Gardens that philosophy is embedded throughout, from 24/7 concierge services to personalized in-residence offerings and seamless access to boating from the private 29-slip marina.”
Across the property, more than 20,000 square feet of resort amenities are now taking shape, offering a clear preview of the lifestyle at the center of the community. Anchoring the waterfront is a 95-foot infinity pool overlooking the Intracoastal, complemented by twelve private cabanas with dedicated food-and-beverage and towel service. A waterfront pavilion with outdoor grilling creates a natural gathering space, while early landscaping installations are beginning to frame pickleball courts, dog park, grilling terraces, and waterfront walking.
Above the marina, an upper amenity terrace introduces expansive green space the size of nearly two football fields, a putting green, and sweeping water views, with select residences offering direct access and private terraces exceeding 1,800 square feet. Inside, the amenity experience continues to take form, including the Lighthouse Lounge, a signature waterfront setting designed for entertaining and quiet retreat, along with a grand lobby with 24-hour front desk service, a waterfront fitness center, and a private clubhouse with bar and dining spaces. Together, residents will be immersed in The Ritz-Carlton’s anticipatory service, creating a seamless extension of the residential experience.
For the first time, the Estate Collection residences are becoming tangible. Across all three buildings, interior finishes are advancing, with appliance installation, drywall, and millwork well underway as the residences take shape.
Designed to live like true waterfront estates, these large-format residences feature expansive three- to five-bedroom layouts with dedicated dens and flow-through designs that capture natural light and water views from multiple exposures. Generous terraces extend the living experience outdoors, offering distinct living and dining areas for seamless indoor-outdoor living along the Intracoastal.
Interiors are anchored by oversized chef’s kitchens with Wolf and Sub-Zero appliances, gas ranges, and statement islands designed for gathering. Spa-style primary suites feature soaking tubs, backlit vanities, and oversized showers with multiple showerheads, while walk-in pantries, dedicated laundry rooms, and generously sized ensuite bedrooms bring the comfort and functionality of single-family living into a vertically integrated setting.

Affiliates of Miami-based Gencom, a U.S.-based investment firm that owns, operates, and develops prized real estate globally, announced that it has reacquired a majority interest the 115-key The Ritz-Carlton Coconut Grove situated at 3300 SW 27th Ave. in Miami, Florida.
A Gencom-led joint venture originally acquired The Ritz-Carlton Coconut Grove back in 2011 and sold a majority stake on the property to Hersha Hospitality Trust in 2017. The new acquisition transaction was financed by Banco Inbursa, a leading international financial institution with a strong track record financing hospitality and commercial real estate assets, for an undisclosed amount.
“The Ritz-Carlton Coconut Grove has always been a special property for Gencom, reflected by our history with the asset and Coconut Grove’s timeless appeal,” said Karim Alibhai, Founder of Gencom. “Reacquiring a majority stake aligns with our strategy of investing in high-quality assets in markets with strong fundamentals. We see significant opportunity to build on the property’s legacy and exceptional brand by creating value through disciplined investment and asset management.”
The Ritz-Carlton Coconut Grove property first opened in 2002 in Miami’s historic Coconut Grove neighborhood. In addition to the hotel’s 115 guestrooms, the Ritz-Carlton property features ~30,000 square feet of flexible indoor and outdoor meeting space, a swimming pool, poolside restaurant, boutique spa and salon, and a fitness center. The 21-story upscale hotel underwent its latest renovation in 2018. The upgrades included renovating the guestrooms and suites, the lobby, swimming pool, and food and beverage spaces that led to the opening of Isabelle’s Coconut Grove and The Commodore cocktail bar.
“This acquisition reflects our long-term conviction in Miami’s lodging fundamentals and the sustained strength of its local economy,” said Alessandro Colantonio, Chief Investment Officer at Gencom. “Having previously owned The Ritz-Carlton Coconut Grove, we recognize the enduring value of the asset and the importance of Coconut Grove as one of Miami’s most established and in-demand submarkets for both leisure and business travel. Regaining a majority ownership in this iconic property enables us to further scale our hospitality platform in Miami, one of North America’s most compelling and resilient tourism markets.”
Miami’s Coconut Grove waterfront neighborhood has emerged as one of the city’s most authentic and highly coveted communities. Known for its lush streets, historic charm, and vibrant cultural scene, the Grove has seen significant growth and redevelopment in recent years. The addition of several Class A office buildings has attracted new residents and businesses, while the revitalization of its anchor lifestyle center, Cocowalk, has introduced dozens of restaurants, retail shops, and a new movie theater. Coupled with the development of luxury condos and hotels, these enhancements have strengthened Coconut Grove’s position as a premier live-work-play district. Today, the neighborhood offers a unique blend of luxury living, shopping, dining, cultural attractions and entertainment, making it one of Miami’s most appealing destinations for residents, visitors, and investors alike.
Gencom’s Miami holdings include the recently reopened Ritz-Carlton Key Biscayne, Miami following a $100 million renovation and Miami Riverbridge, a transformational, privately funded mixed-use development planned along the Miami River, reinforcing the firm’s long-term conviction in the city’s growth and waterfront revitalization. The company’s illustrious branded hotel portfolio also includes other Marriott Hotels brands such as The Ritz-Carlton Bachelor Gulch; The Ritz-Carlton Philadelphia; The Ritz-Carlton New Orleans; The St. Regis Chicago; and Nekajui, a Ritz-Carlton Reserve; in addition to other five-star flags such as Auberge, Four Seasons, Rosewood, Fairmont, Hyatt, InterContinental, and more.

Poised between the cosmopolitan grace of Miami and the natural beauty of the Atlantic, The Ritz-Carlton Key Biscayne, Miami, is embarking on a new chapter. Nearly 25 years since Gencom co-developed the asset, the iconic resort has begun a transformational improvement plan totaling over $100 million, ushering in a new era of coastal luxury. Following completion of the planned improvements, the property is slated to reopen its doors in December 2025.
Located at 455 Grand Bay Drive, the 275,000-square-foot resort spans 17 acres on the barrier island of Key Biscayne. Rising 13 stories above the shoreline, the 420-key hotel features 600 feet of pristine beach access. Since its debut in 2001, the resort has become a premier destination in Miami’s luxury hospitality landscape. The upcoming transformation marks the first comprehensive renovation of this iconic property since its inception.
Spearheaded by design architect Hart Howerton, with public spaces envisioned by Design Agency and guestrooms redesigned by Chapi Chapo Design, the renovation’s vision is deeply rooted in the resort’s island identity while elevating its refined sense of place. Each space will harmonize with the surrounding coastal landscape, incorporating soft natural tones, lush greenery, and textures that evoke the sand and seas.
“With this transformative renovation, we are honoring the property’s legacy and doubling down on our 25-year commitment to the Key Biscayne community,” said Karim Alibhai, Founder and Principal of Gencom. “These enhancements will allow the property to remain competitive in the region’s increasingly sophisticated hospitality landscape, while further elevating Key Biscayne as a premier destination.”
As a visual cue for what is to come, the resort's exterior will be introduced with a fresh, modern color palette that will reflect the surrounding sand and sea. Inside, the lobby will undergo a complete transformation, anchored by a new East-facing glass façade that will seamlessly merge the exterior’s coastal landscape with layered natural textures and warm interior tones. The newly redesigned arrival experience will embrace the island’s tropical elegance, evoking a sense of calm and wonder.
The Spa at The Ritz-Carlton Key Biscayne, Miami, will also undergo a complete redesign to reflect the serenity of its surroundings. Drawing inspiration from the island’s native elements, mangroves, limestone, and the ocean, it will reemerge as a sanctuary for rejuvenation and renewal.
The culinary experience will also evolve with the introduction of a completely refreshed signature restaurant, offering guests and locals bold flavors and locally inspired ingredients. In addition to the new dining offering, The Ritz-Carlton Key Biscayne, Miami will continue to welcome guests to its six long-standing dining venues, including RUMBAR, Cantina Beach, Dune, Scoop, Stefano’s, and Key Pantry. The Ritz-Carlton Residences, Naples, the first Ritz-Carlton-branded private residences in Naples, FL, has broken ground. With an idyllic setting flanked by Vanderbilt Beach and the Gulf of Mexico to the west and Vanderbilt Lagoon to the north (250 Center Street North, Naples, Fla.), The Residences are slated for delivery in 2026 and will feature a limited collection of just 128 estate-like dwellings and penthouses, along with over 50,000 SF of amenities, spread throughout five boutique buildings. The lush, six-acre development, which is being developed by Naples-based STOCK Development, is more than 50% sold, equating to $300 million in pre-construction sales.
“This is a landmark moment for us,” said Brian Stock, CEO of STOCK Development. “Our dream for this project has been meticulously crafted and perfected over the course of many years, so to be celebrating this latest accomplishment, propelling us forward, is a point of overwhelming pride. Even before we began putting shovels in the ground, global interest was rapidly rising, as evidenced by the phenomenal response among homebuyers. Savvy consumers know full well that what we are creating here, in the heart of one of Naples’ most beloved communities, will offer an opportunity for sophisticated, Gulf-front living that cannot be replicated.”
The Residences’ architecture and designs have been uniquely inspired by the unspoiled beauty that surrounds them. Under STOCK’s direction, a trio of visionaries has crafted the haven-like retreat: Curts Gaines Hall Jones (CGHJ) Architects, internationally renowned interior designer Cristian Pinedo of SUSURRUS, and landscape architectural firm Booth Design Group and J.R. Evans Engineering. The general contractor is nationally acclaimed Suffolk.
The Ritz-Carlton Residences, Naples will include three, four, and five-bedroom homes, penthouses, and Grand Penthouses, which start at $3.7 million. Amenities, which are numerous and highly distinct, comprise a 22-slip marina, verdant park with walking trails, a putting green, and covered pavilions, and The Vanderbilt Club -- a spectacular, 28,000-square-foot club with a Grand Owner’s atrium and lobby lounge, private restaurant, business center and coffee lounge, state-of-the-art fitness center, and a full-service spa. There will also be rooftop lounges, a kids’ room, a teen room with a Formula 1 simulator, and a club lounge with a golf simulator and private theater, among other features. The project will additionally have 22,000 square feet of outdoor amenities, including a resort-style pool, lap pool, cabana suites, and fire pits. The Residences are furthermore located directly between Naples’ two existing Ritz-Carlton hotels -- both of which are approximately three miles apart.
A penthouse at The Ritz-Carlton Residences, West Palm Beach has gone under contract after being listed for $16.95 million, setting a new benchmark as the highest-priced condominium sale ever recorded on North Flagler Drive by both total sales price and price per square foot.
