Deco Capital Group has broken ground on Eighteen Sunset, the newest mixed-use development coming to Miami Beach’s Sunset Harbour neighborhood. The five-story, mixed-use building will feature street-level retail and restaurant space, two floors of Class A+ offices, and an exclusive top-floor home in the sky with a private rooftop deck. Rising at 1769 Purdy Avenue, construction of Eighteen Sunset broke ground on November 4, 2021, during a ceremony involving the development’s partners, city officials including, and community stakeholders.

Situated between Purdy Avenue and Bay Road – overlooking Biscayne Bay and Maurice Gibb Park – Eighteen Sunset will offer unmatched walkability and accessibility in the heart of Sunset Harbour, which has emerged as one of South Florida’s hottest lifestyle, retail, fitness and dining destinations. Designed by Domo Studio, the project is estimated to be completed by Spring 2023 and will pursue LEED® Gold certification for energy efficiency. The project marks ORIGIN Construction’s third ground-up development to rise in Sunset Harbour, a meaningful neighborhood in the firm’s vast project portfolio.

“As Miami Beach experiences an influx of capital and investment from domestic and international sources, we are thrilled to begin construction of Eighteen Sunset. This development will meet demand for office, retail and residential space in one of South Florida’s most dynamic and walkable neighborhoods,” says Deco Capital Group Founder Bradley Colmer. “Eighteen Sunset will be the perfect complement to Sunset Harbour’s sought after commercial and residential assets, and we’ve assembled a first-rate design and construction team to see the development through.”

Deco Capital Group has selected ORIGIN Construction as the development’s general contractor. Throughout its history, ORIGIN has built and transformed more than 10 million of square feet of commercial real estate, ranging from commercial offices and retail shops, to restaurants, hotels and medical offices. The company is led by a team with a 20-year track record focused on core business lines of commercial workplaces, retail and restaurant interiors, boutique hotels and medical offices. The firm’s high-profile projects include Facebook’s Miami office, Porsche’s Latin American Headquarters, the Prada store in the Design District, and Pipeline Workspaces co-working locations across Florida.

“Eighteen Sunset combines two of ORIGIN Construction’s core capabilities on a larger scale with office and retail,” said John Wood, ORIGIN Construction co-founder. “This is a special opportunity for ORIGIN to further solidify its presence in the market and deliver a unique mixed-use space for best-in-class office and retail tenants.”

Eighteen Sunset’s third and fourth floors will be comprised of approximately 40,000 square feet of Class A-plus office space featuring thirteen-foot ceilings, expansive exterior deck spaces, an architectural overhang, and floor-to-ceiling windows, with Sunset Harbour’s stylish mix of shops and eateries just steps away. Office tenants will also have secure parking on the building’s second floor.

The crown jewel of Eighteen Sunset is a penthouse residence featuring more than 15,000 square feet of interior space as well as a breathtaking rooftop pool deck. All told, the residence comprises approximately 30,000 square feet of private indoor and outdoor space, including a pool and hot tub, outdoor dining room, expansive gardens, seating and recreational areas affording the owner and their guests panoramic vistas of Biscayne Bay, Downtown Miami, and evening sunsets to the west.

Eighteen Sunset’s ground floor totals approximately 17,000 square feet of high-visibility, rentable commercial space, split into four areas ranging in size offering retail and restaurant concepts a selection of spaces to choose from. A central breezeway and cantilevered sidewalk cover will feature expansive outdoor covered sidewalk and breezeway spaces designed to encourage community wellness.

The Eighteen Sunset residential penthouse is listed with Oren Alexander of Douglas Elliman, the retail leasing is being overseen by Sara Wolfe of Koniver Stern and the office leasing is being overseen by Stephen Rutchik of Colliers International.

CMC Group and Morabito Properties Break Ground On Onda Residences In Bay Harbor Islands

Veteran Miami developers Ugo Colombo of CMC Group and Valerio Morabito of Morabito Properties have broken ground on Onda, a new boutique luxury condominium in Miami’s exclusive Bay Harbor Islands neighborhood which is designed by world-renowned architect Bernardo Fort-Brescia of Arquitectonica.

Veteran Miami developers Ugo Colombo of CMC Group and Valerio Morabito of Morabito Properties have broken ground on Onda, a new boutique luxury condominium in Miami’s exclusive Bay Harbor Islands neighborhood. Designed by world-renowned architect Bernardo Fort-Brescia of Arquitectonica, the 8-story waterfront development, now rising at 1135 103rd Street, will boast more than 300 linear feet of bay frontage, a private marina, and sweeping views of Biscayne Bay and the Atlantic Ocean. Construction is expected to be completed in 2023.

News of Onda’s groundbreaking comes as the next wave of residential development in Miami takes hold, fueled by an uptick in demand from domestic buyers looking to relocate from major U.S. cities who are attracted to Florida’s desirable quality of life, lower business and living expenses, and tax-friendly policies.

More than 60% of Onda’s 41 luxury residences have already been pre-sold, with the majority of its buyers hailing from the U.S. Impeccably finished residences include two- to four-bedroom plus den layouts measuring between 1,809 and 3,535 square feet in size, with four penthouse residences measuring up to 5,073 square feet – two of which include private rooftop pool decks. Prices range from $1.8 million to over $9.5 million.

“We set out to create an ultra-luxurious intimate building with a handful of units and residents in one of the nicest waterfront communities in South Florida,” said Ugo Colombo, Founder of CMC Group. “Onda’s boutique exclusivity, commanding bay views, and top-quality finishes and materials will brand it as a standout property for a long time to come.”

“Onda will deliver a one-of-a-kind living experience that you won’t find anywhere else in Miami,” said Valerio Morabito, CEO of Morabito Properties. “Our unique location in Bay Harbor Islands offers residents the best of both worlds – the convenience of being connected to the energy of Miami Beach with access to an abundance of restaurants, shopping and entertainment options just minutes away, with the privacy that comes with living in a private family-oriented neighborhood away from the congestion.”

Located just west of the world-class shopping mecca Bal Harbour Shops, Bay Harbor Islands is one of the most coveted residential neighborhoods in Miami. The exclusive two-island waterfront enclave is situated roughly two miles north of Miami Beach and neighbors Indian Creek Island, a private island famously known as “Billionaire Bunker” for its roster of celebrity residents. Bay Harbor Islands is renowned for its charming small-town community vibe, proximity to Miami’s poshest retailers and restaurants, and stunning waterfront views. The walkable family-oriented village also offers an abundance of parks and green space, along with access to one of the best schools in Miami-Dade County.

Among Onda’s most popular features is its private marina with boat slips ranging from 35 to 60 linear feet. The marina’s 15 slips, which are already 70% sold, are available for purchase by residents only. The development will also include a water sports launch dock with available kayaks, paddle boards and inflatables, boasting direct ocean access through Miami’s Haulover inlet.

Building amenities will include a rooftop pool deck and lounge area; a state-of-the-art fitness center with Technogym equipment, a yoga studio, a spa with massage treatment rooms, changing facilities, and steam bath and sauna rooms. Onda will also feature personalized services, state of the art security and technology along with a front desk reception, covered valet drop-off area, personal parking spaces, electric vehicle charging stations and bicycle storage, and residential storage space. The building will offer an integrated digital concierge along with readily accessible WiFi throughout all public spaces, and FTTH (fiber to the home) technology for voice, video and high-speed internet.

All residences will feature an office/den, private and semi-private high-speed elevators, floor-to-ceiling, impact-resistant sliding glass doors and windows, spacious tiled terraces with private gardens, open floor layouts with up to 9-foot grand ceiling heights, fully-accessorized Snaidero kitchens with top-of-the-line Miele appliances, bathrooms with Italian marble and wood cabinetry, exquisite Italian flooring throughout, energy-efficient air conditioning and heating systems with ultra-quiet technology, and air and water filtration systems.

Onda – also known as the Italian word for “wave” – has been architecturally designed by Bernardo Fort-Brescia of Arquitectonica, with interiors imagined by creative design masterminds Carlo and Paolo Colombo of A++ Human Sustainable Architecture, and lush landscaping by award-winning landscape architect Enzo Enea of Enea Garden Design.

Onda benefits from the track-record and expertise of Ugo Colombo of CMC Group and Valerio Morabito of Morabito Properties – two world-class developers driven by their Italian instincts for quality, style, and craftsmanship. Colombo and Morabito previously partnered in 2016 to lead the development of Beach House 8, a nearby boutique waterfront condo building on Collins Avenue in Miami Beach. Most recently, Colombo and CMC Group delivered Brickell Flatiron, a 64-story luxury tower in Downtown Miami’s Brickell Financial District.

Legacy Hotel and Residences, America's First 'Covid-Conscious' Mixed-Use Tower Breaks Ground In Downtown Miami

Dan Kodsi of RPC (Royal Palm Companies) has announced the groundbreaking of Downtown Miami’s most anticipated mixed-use luxury development, Legacy Hotel & Residences coming to one of the U.S.’s most ambitious and largest private master-planned communities, Miami Worldcenter (MWC).

The Kobi Karp-designed neo-futurism-inspired tower sitting on 1.3 acres, 60,000 SF, will feature 310 sold-out branded residences sitting atop a 219-room hotel, which will be managed and operated by Accor under The Morgan’s Originals Portfolio.

RPC and OneWorld Properties, led by Peggy Olin announced a $160 million sellout of its 310 residences in May, just 12 months after launching sales.

Adventist Health and Blue Zones, the organization that became famous for identifying places in the world where people live longer/healthier life spans, signed a joint venture (Blue Legacy Ventures - JV) to operate Legacy’s $100 million, 10-floor medical and well-being center in Miami, making Downtown Miami home to the world’s first Blue Zones Center. The JV is one of the largest commercial leases to be executed in Downtown Miami’s history. The joint venture is the first step in turning Miami into the next Blue Zone city.

The partnership is one of the largest commercial leases to be executed in Downtown Miami’s history. The $100 million center will occupy 10 floors and 120,000 SF within Legacy Hotel & Residences and is expected to become the most technology advanced health and well-being facility in the world, according to Adventist Health.

The groundbreaking will bring to life a first-of-its-kind ‘Covid-conscious’ development as RPC looks to expand The Center’s medical-grade features into the entire tower with air-filtration systems and touchless sanitation features such as voice-activated elevators, touchless room key access, apps that can call medical staff and UV sterilization wands for common room items. All aspects of the 50-floor tower, from the hotel rooms and residences to the five restaurants, to the design and programming, will follow Blue Zones methods and guidelines to living long and happy lives.

The center will offer teams of physicians and practitioners, an onsite lab, pharmacy, full AI-powered diagnostic center and rooms outfitted with medical gas and ventilator capabilities – this would allow the hotel to remain operational during future pandemics, ultimately becoming a refuge for travelers, owners and members, as well as a resource for the Miami community.

The luxury skyscraper will also host ground-floor retail, downtown’s largest pool deck set on one acre, the city’s first enclosed seven-floor rooftop atrium with a restaurant bar and lounge, the city’s first Singapore-inspired cantilevered pool soaring 500 feet in the sky, and a members-only international business lounge.

Legacy’s MICROLUXE® residences range from 350 SF to 850 SF with studios to two-bedroom units, offering the functionality of a micro-style home with the high-quality design and superior finishes of an elite condominium.

While continuing to maintain its healthcare-sector focus, the firm has also expanded into multifamily, residential, and industrial spaces over the last decade. Projects currently under construction include:

  • Canopy Park/500 Alton, a three-acre public park at the gateway to Miami Beach, for developers Terra Group and Crescent Heights

  • Broward Sheriff’s Office Training Center, an 80,000-square-foot property with administrative offices, auditorium, Fire Rescue simulation labs, a repel tower, indoor firearm ranges and ‘Memorial Lobby’ dedicated to the victims of Marjory Stoneman Douglas High School shooting

  • Vista Verde at Sunrise, a 288-unit apartment community in Sunrise for developer Rilea Group

  • Village View, a 100-unit affordable senior apartment community in the Flagler Village section of Fort Lauderdale, for developer Housing Trust Group

  • Miramar Medical Office Building II, a 126,000-square-foot facility with an ambulatory surgical center, for Memorial Healthcare System

"Our milestone anniversary is an opportunity for us to reflect on our accomplishments, contributions, and the future and evolution of construction," said Al Fernandez, President of ANF.  "The COVID pandemic presented some clear challenges for the overall construction industry, with the disruption of supply chains and rising costs, but overall, the outlook remains positive.”

“Florida continues to attract new residents,” he continued, “and this is prompting the demand for new medical facilities outside the normal bounds of hospitals as well as more multifamily housing and industrial/warehouse space. With no signs of slowing down, the construction sector in South Florida is thriving, and ANF Group will remain at the forefront, providing exceptional construction service to South Florida's development community for years to come.”

ANF is a family-owned and operated business led by Alberto Fernandez, Jr., Nelson Fernandez, and Alberto Gil.  The company's commitment to providing exceptional quality and customer service remains at the core of its identity. While the company has grown significantly in the last decade, the principals continue to abide by a strict business practice put in place long ago – the firm will not accept any sizable project unless it can guarantee that one of the three principals can be integrally involved. Based in Davie, Florida, ANF currently has 66 employees.

ANF’s philanthropy is a big part of who ANF and the Fernandez family are. The firm established the Peaceful Haven Ranch Group Homes in Fort Lauderdale. This facility provides care for residents who suffer from developmental disabilities. The company was one of the founding members of the ANF Group Tour de Broward, an annual fundraiser that helps underwrite programs, services, and facilities for kids and families at Joe DiMaggio Children's Hospital.  In its history, the fundraiser has raised more than $6 million.  In addition to making financial contributions, every employee is encouraged to find worthy opportunities to dedicate time and resources.
