The stalking horse bidder for the site of the former Champlain Towers South in Surfside, Florida which tragically collapsed in June 2021 has been revealed as the Dubai-based DAMAC Properties, led by billionaire developer Hussain Sajwani. The developer agreed to a $120 million bid for the oceanfront property located at 8777 Collins Ave. via one of their US entities, East Oceanside Development, LLC. East Oceanside Development will be required to submit a $16 million deposit with $150,000 non-refundable and the developer will now begin two months of due diligence on the site. The Surfside land at 8777 Collins Avenue spans ±1.88 acres or ±81,886 square feet.

Hanzman wants the sale to produce as much proceeds as possible in order to help compensate the families of the 98 people who lost their lives in the collapse and countless others who lost their homes. The victims and their families will also be the beneficiaries of a $49 million insurance payout.

Honorable Judge Michael A. Hanzman and the court appointed receiver Michael Goldberg tabbed Avison Young, led by Michael T. Fay, to market the property in late-August. Avison Young’s Michael T. The Aston Martin Residences Miami Welcomes Artist Fabio Mesa To Its Virtual Art Gallery Exhibition Series

Starting September 16 and running until November 15, Mesa’s exhibit, titled “The Dreamers” features more than 20 hand-picked pieces of art created as his own expression inspired by effects of light through shades and color -- recreating his own shapes and lines with a 'fusion' of his signature human crowds.

Starting September 16 and running until November 15, Mesa’s exhibit, titled “The Dreamers” features more than 20 hand-picked pieces of art created as his own expression inspired by effects of light through shades and color -- recreating his own shapes and lines with a 'fusion' of his signature human crowds, perceived trough endless spaces. To celebrate the opening, Mesa has created an original piece to convey his own expression of the Aston Martin Residences that is being used for the development’s marketing and advertising campaign.

Fabio Mesa was born in the city of Medellin, Colombia, and frequently travels to other countries to participate at different exhibitions and to take part in collaborative workshops. From 2014 until today, Mesa has shown his work throughout North America, as well as in major cities that include Miami, New York City, Panama City and Beijing. Mesa has developed his artistic technique of oil and acrylic on canvas, using delicate combinations of gray, silver, gold, black or white, accompanying them with the addition of one or more bright colors to create a vibrating effect and impact, making each work a unique experience. The artworks evolve into a deep intellectual approach towards the viewer, achieving an interactive visual effect. When there is light a vivid and intense color is presented also combined with deep shadows, conveyed in the unique painting created by Mesa for the Aston Martin Residences Miami.

When describing his hand-picked collection for the virtual art gallery, Mesa states: "In my work, crowds march toward common goals, which revolve around dreams that human beings share as a society: the search for peace, the struggle for a better life. In my paintings, the 'dreamers' tirelessly search for their dreams on the path of life that is often unknown to them but may lead to freedom and peace in another reality."

The Aston Martin Residences in Miami is creating a permanent art gallery on the 52nd floor of the luxury tower, which is due for completion at the end of next year. The Art Gallery celebrates a love of beauty and an appreciation of art in all forms, values shared by developer G&G Business Developments and its partner Aston Martin.

CI Financial To Launch US Headquarters At OKO Group and Cain International's 830 Brickell

Just one week after Microsoft announced that it would be taking 50,000 SF at 830 Brickell, CI Financial Corp., a leading Canadian asset and wealth management firm, has announced that they will open their new U.S. headquarters at the Class A-plus office tower which is under construction in Miami’s Brickell Financial District.

Just one week after Microsoft announced that it would be taking 50,000 SF at 830 Brickell, CI Financial Corp., a leading Canadian asset and wealth management firm, has announced that they will open their new U.S. headquarters at the Class A-plus office tower which is under construction in the heart of Miami’s Brickell Financial District. CI Financial’s full-floor, +/-20,000 SF office will solidify 830 Brickell as the new address of choice for financial, professional services, and technology firms establishing and growing their presence in South Florida. The 55-story tower, a joint venture between OKO Group and Cain International, is scheduled for completion in 2022.

“Miami is an incredible place to establish our U.S. headquarters and support our fast-growing U.S. business,” stated Kurt MacAlpine, Chief Executive Officer of CI Financial. “It serves as the next logical step for our expansion plans as we work to build the leading wealth management platform in the country. In addition, Miami is a vibrant, multicultural city that offers a deep talent pool, an attractive location for recruiting and a very business-friendly environment. Locating at 830 Brickell puts CI at the heart of this dynamic city and its growing financial community.”

CI Financial becomes the second major financial tenant to lease space at 830 Brickell in the last few months, joining private equity firm Thoma Bravo, which recently announced plans for a 36,500 SF office in the tower. Last week, technology giant Microsoft announced plans to occupy 50,000 SF in the tower. 830 Brickell’s ownership was represented by the Cushman & Wakefield team of Brian Gale, Ryan Holtzman and Andrew Trench. CI Financial was represented by Donna Abood and Mark Robbins of Avison Young.

“We are thrilled by CI Financial’s decision to make 830 Brickell the home of its U.S. headquarters. This move demonstrates the firm’s commitment to Miami and underscores the city’s rise as a hub for global and domestic businesses. Attracting a group like CI Financial is precisely what we envisioned when we decided to develop this best-in-class office tower in the Brickell Financial District,” said Jonathan Goldstein, CEO of Cain International.

“830 Brickell has become a natural fit for new-to-market finance firms establishing a presence in Miami,” said Ryan Holtzman of Cushman & Wakefield. “Offering tenants market-leading amenities, a walkable location in the heart of the Brickell Financial District, and access to several transit options and countless shops, restaurants and residences nearby, 830 Brickell is in a league of its own – the first trophy office tower to be developed in Miami’s urban core in more than a decade, and South Florida’s only building capable of accommodating tenants in the market for core Class A-plus space.”

A 2021 analysis of Downtown Miami’s finance sector surveyed the district’s emergence as a hub for asset managers and investment advisors. A report by the Miami Downtown Development Authority (DDA) and Convergence found that the number of S.E.C.-Registered Investment Advisors (RIAs) in Downtown Miami grew from 82 in 2018 to 111 through year-end 2020, a 35% net increase. Total Reported Assets Under Management in the district more than doubled from $75 billion in 2018 to $152.4 billion during the same period.

“The steady flow of financial firms into Downtown Miami is strengthening our position as Wall Street of the South, creating job opportunities for locals, bringing new life to our city streets, and supporting existing businesses in our community,” said Miami DDA Chairman and City Commissioner Manolo Reyes. “The arrival of CI Financial reflects the Miami DDA’s ongoing pursuit of finance and technology firms across the U.S. and abroad. Each day, companies from New York, Chicago, Connecticut, California and around the world are moving or expanding to Miami and growing their businesses, hiring talent, and offering their employees an improved lifestyle along with cost savings.”

The growth of Downtown Miami has been fueled an influx of businesses, investors and people. The list of recent businesses that have expanded into Downtown Miami includes Blackstone, Pipe, Point72, Moore Capital, Founders Fund, ShiftPixy, and BlockTower Capital. Greater Downtown Miami’s residential population now stands at 115,000, a 65% increase since 2010. The district is home to a daily population of more 250,000 people and attracts nearly six million visitors annually. This activity is opening the door to new entertainment, shopping and dining options, including restaurants, retailers, cinemas, grocery stores, museums and performing arts venues.

830 Brickell was designed by renowned architecture firm Adrian Smith + Gordon Gill, with interiors by Italian architecture and design company Iosa Ghini Associati. Together with OKO Group and Cain International, the designers have anticipated how the COVID-19 pandemic will reshape the future of business by incorporating new features into the plans, including ultraviolet lighting in air filtration systems, touchless technologies, world-class health and wellness center, a rooftop bar and first-class restaurant, and more.

The tower’s amenities include a rooftop restaurant and lounge with expansive views of the City and Biscayne Bay, a world-class health and wellness center, a conference facility, an outdoor terrace, cafeìs and street-level retail. Multiple transit options are nearby, including Metrorail and Metromover, the Brightline, walking paths, cycling lanes and bay access points. Additionally, some of Miami’s top residential and lifestyle-driven neighborhoods are situated just minutes away, such as Miami’s Design District, Wynwood, Edgewater and Miami Beach.

City of Miami Beach Approves Ocean Terrace Redevelopment Plan Along North Beach Beachfront

The City of Miami Beach Historic Preservation Board has approved the Ocean Terrace Holdings (OTH) redevelopment plan and Ocean Terrace streetscape masterplan. The redevelopment plan includes a 20-story, 75-unit residential building, new restaurant and retail options, and a 127-room hotel.

The City of Miami Beach Historic Preservation Board has approved the Ocean Terrace Holdings (OTH) redevelopment plan and Ocean Terrace streetscape masterplan. Led by OTH principals Sandor Scher and Alex Blavatnik, the redevelopment plan includes a 20-story, 75-unit residential building, new restaurant and retail options, and a 127-room hotel that incorporates the carefully renovated and unified historic Broadmoor and Ocean Surf properties. Following years of community outreach and negotiations with the City, the approval of OTH’s redevelopment plan will revitalize this underutilized area in North Beach along Collins Avenue, between 74th and 75th Street.

“The approved plan for Ocean Terrace is more economically viable, will attract a world-class hotel operator, and will incorporate a beautifully-designed oceanfront greenspace for the entire community to enjoy,” said Sandor Scher, principal of Ocean Terrace Holdings, LLC. “We look forward to getting to work on our long-awaited project, which will restore the street-level historic architecture, transform Ocean Terrace into a lushly-landscaped oasis and give new life to this cherished beachfront.”

The approved plan includes a few recently added enhancements that will elevate the project’s hotel and residential components. To help attract a world-class hotel flag to the project, the plan adds a new hotel building with 72 rooms that will be built within previously approved height restrictions. The hotel will be managed as one operation with the historic Broadmoor and Ocean Surf hotel buildings. The hotel will include restaurants, bar, meeting rooms, fitness, spa, outdoor pool and deck, rooftop lounge, and on-site parking.

With an historically inspired design, the residential component will feature curvilinear designs reflective of MiMo style, such as curved balconies and eyebrows. Units will range in size from 2 to 5 bedrooms and feature a full complement of luxury amenities. The masterplan also calls for approximately 15,000 square feet of commercial space along Collins Avenue and approximately 3,000 square feet along Ocean Terrace.

“We are grateful to the North Beach community and City of Miami Beach for working together with us to create a vision for Ocean Terrace that incorporates historic preservation, activation of the oceanfront, and economic revitalization,” said Alex Blavatnik, principal of Ocean Terrace Holdings, LLC. “We are excited to now be able to bring that vision to life, starting with an iconic and activated public space that will belong to the City for future generations.”

The first stage of the redevelopment plan will focus on a new $15 million, five-acre public greenspace along Ocean Terrace designed by world-renowned landscape architect Raymond Jungles. The asphalt street will be converted into an active, pedestrian-focused greenspace with native trees that will provide much-needed shade. A public-private partnership with the City of Miami Beach, the streetscape plan will also offer new walking trails, water features, public seating, and a covered pavilion. A mid-block open breezeway in the Ocean Terrace development will also connect Collins Avenue retail to Ocean Terrace, allowing enhanced public access to the oceanfront. OTH will fully fund the park, with no cost to taxpayers, and will deliver the greenspace on an expedited timeline.

Construction on the public greenspace is set to begin in the third quarter 2022. Pre-construction sales for the residential building are also estimated to launch in 2022.

Affiliated Development Closes On $53 Million Loan And Begins Construction On West Palm Beach Workforce Housing Project

Fort Lauderdale-based Affiliated Development has started construction on the highly anticipated mixed-income workforce housing project, The Grand. The Grand was capitalized by a $53 million first mortgage from Bank United and an investment from Affiliated Housing Impact Fund, LP and a private family office.

Fort Lauderdale-based Affiliated Development has started construction on the highly anticipated mixed-income workforce housing project, The Grand, after closing on financing. The Grand was capitalized by a $53 million first mortgage from Bank United and an investment from Affiliated Housing Impact Fund, LP and a private family office.

Located in downtown West Palm Beach between 2nd and 3rd Street along Rosemary Avenue, The Grand is walking distance to the city’s newest office complexes, shopping, dining, and entertainment venues, as well as the Brightline and Tri-Rail stations. Fit with luxury finishes, features and amenities, the 8-story building will offer 301 one and two-bedroom apartments and 9 three-bedroom townhomes with ground floor commercial space.

The Grand is being constructed by Moss & Associates and was designed by MSA Architecture. Expected completion is slated for Spring 2023.

The Grand celebrates a successful collaboration between public and private entities to address both redevelopment and housing. In December 2019, the West Palm Beach CRA and city’s Housing & Community Development department awarded the developer $15 million in various funding incentives to bridge the funding cap and help finance the project.

“Our goal is to work with our city and CRA partners to create a transformative project that ignites redevelopment activities within the CRA target area and increases the quality of life for the city’s residents,” says Jeff Burns, Co-Founder and CEO of Affiliated Development. “West Palm Beach’s leadership and staff have been amazing to work with, and we are excited to play a role in this city’s evolution.”

The project will offer downtown class-A living and rents the average resident can afford. As part of the city and CRA funding incentives, the developer agreed to restrict 2/3 of the units at various income levels starting at 80% of AMI.

“Affiliated Development’s $81 million investment into the city’s historic Northwest community represents the single largest private investment in this neighborhood’s history and will deliver much needed workforce housing for our city’s residents,” said West Palm Beach Mayor Keith A. James. “This project supports the city’s efforts to build stronger neighborhoods and to provide better connections for residents between their home and their job.”

The project supports Mayor Keith James’ “500 in 3” initiative, an effort to create 500 workforce and/or affordable housing units in West Palm Beach within three years.

West Palm Beach is experiencing a wave of new residents and economic development as the city is quickly becoming a prime financial center for firms relocating from New York and other U.S. markets.

“Recent job growth has exacerbated the housing need,” explains Nick Rojo, Co-Founder and President of Affiliated Development. “As a longtime resident, it’s especially meaningful for me to help deliver such an impactful and transformative project to the city.”

In December 2020, Affiliated Development announced the successful closing of their $125 million housing impact fund to capitalize the company’s projects and tackle the region’s workforce housing crisis, largely comprised of local public pension plans. Affiliated Development has found a niche in public-private-partnership development and have over one-thousand workforce units in the pipeline throughout South Florida.
